The cabin recently underwent significant renovations creating a cozy, updated space perfect for couples and small families. 20 min to Skyline Drive, Luray Caverns, Appalachian Trail Starlink High Speed Internet (150-200 Mbps Download/ 5-15 Mbbs Upload) DISH TV with premium movie channels (Please read Guest Access: steep gravel driveway FWD/AWD required) The space This house was built in 2008 and the living areas were remodeled in 2021. Guest access This unique setting up in the mountains is accessed by a gravel State Road and steep gravel driveway which requires a Front Wheel Drive vehicle at a minimum although an All Wheel Drive Vehicle is preferable. A rear-wheel drive vehicle will not be able to access the Cabin. A list vehicle models which have successfully driven all the way up the driveway are listed in "Getting Around". There is a lower parking lot (60 yards from Cabin) for vehicles which are unable to get all the way up the driveway. When traveling on check-in day guests are encouraged to text the host so instant communications can be relayed most guests are not aware the settings on their phone are not set to allow instant notifications such as a text message. This will make the check-in experience much smoother as route information and approximate arrival time are communicated with a timely response. The space ** PLEASE read entire description before booking** The Main Level at Knobbyshire Farm is an 1100 square foot, two-bedroom private luxury unit with with a spacious private deck, a cozy front porch, a huge designer kitchen, and a pull-out sofa bed in the living room. The Main Level unit sits in a three level Barn home. The upper level is another luxury listing called the Loft that can be booked as well as the main level. The basement level is not available for booking. The farm will also have other guests enjoying the walks in the pasture, the creek, fire pits, and horse shoe pits. But your unit is private and completely. separate from the Loft. The road to our property is only a few hundred feet from the main road, but it is still quite bumpy and will require a sturdy vehicle. Winter months will require a 4 wheel drive vehicle to handle the possible snow. Please note that we, as well as our neighbors, have farm animals who may crow, bleat, or moo in the early morning hours. During hunting season, you may hear loud gunfire from the shooting range behind the rescue squad. The sound is startling, but the range is pointed in the opposite direction so is safe for us and our guests. Remember that this property is a farm and we will need to work on it which means you may hear tractors, mowers, and other and farm equipment during the daylight hours. Historic Joseph House is a fully restored Greek-Revival-Italianate-style farmhouse built circa 1845 and is listed on the National Register of Historic Places. Joseph House has 3 bedrooms, 3 & 1/2 bathrooms, a full modern kitchen, dining room, a parlor, a library, a magnificent staircase and an outside balcony over the front portico. There are gas fireplaces in every bedroom, the master bathroom and all common rooms. The grounds are well maintained. Joseph House is on a working farm. The space Parking is on a paved driveway next to the house. There are four steps to enter the house. On the ground floor you will find the kitchen, dining room, parlor, library, powder room, a side porch that is partially covered and a back porch that is covered and screened. On the second floor are three bedrooms, three bathrooms and a laundry room. The master bedroom has a four-poster king bed. The master bath has a claw-foot tub but NOT a shower. The second bedroom has two queen beds and is served by the hall bathroom which has a combination tub/shower. The third bedroom is accessed by the back stairs and has a queen bed. This bedroom has a private bathroom with a shower and laundry room. The hot tub is in a covered patio next to the screened porch. Joseph House is located on a working farm. Please refrain from leaving any food or trash outside, as it may attract wild animals. Please keep in mind, this is a cabin in the mountains, our natural surroundings may include bugs, insects, and wildlife, as we cannot control their presence. WIFI/CELL SERVICE: -WiFi is available through satellite internet. Please keep in mind, it will not be as fast and as reliable as regular cable internet. We can't guarantee the speed and reliability. Due to the unique location of the cabin, it is impossible to get standard wifi service. Cell phone signal is decent and guests should not have any issues. ACCESS / ROAD: Please be advised you are considering a mountain property. However, it is accessible via state roads, which are paved. There a gravel, gently sloped driveway to the cabin. 4WD/AWD vehicle is REQUIRED to access the cabin, especially during the winter months in case of the inclement weather. We do not offer refunds or cancellations due to weather or natural disasters, so make sure you're okay with this before you book. We highly suggest purchasing a travel insurance. AGE 25 OR OLDER TO BOOK: The guest booking the property must be 25 years of age or older. We reserve the right to request a photo or scan of a government-issued photo ID. The guest who books must stay at the property--you may not book for others if you do not intend to stay at the property. NUMBER OF GUESTS: Only the specific guests noted in the booking are allowed on the premisses. A violation of this rule will result of immediate removal of all guests (and any visitors) from the property without a refund. It is important to have the correct number of guests in the reservation, so please update accordingly if the number changes after you first book. The number of guests is strictly limited to 8 including children. Sleeping 8 people will require 2 people in each king bed, and 2 people on the queen pull out sofa bed on the main level and 2 people on the queen pull out sofa bed on the lower level. If the cabin is filled to capacity, 4 people will be sleeping on the lower level and sharing 1 bathroom down there (or need to go to the main level bathroom), and 4 people will be sleeping on the main level. NO PARTIES OR EVENTS, NO OUTSIDE VISITORS, NO OVERNIGHT GUESTS PETS POLICY: We allow one dog per stay with the prior authorization and a $175 non refundable pet fee. Pet must be added to your reservation, and pet fee must be paid at the time of reservation. To ensure the best experience for all our guests, we kindly ask that any dog accompanying you is fully potty trained and at least 1 year old. We have the following Guidelines for guests who is coming with a dog: - Guests are liable for any damage caused by a dog, including excessive cleaning. - Dog must use the bathroom outdoors. Indoor pee pads are not allowed. Guests are expected to clean up after their dog and are expected to bring their own supplies for doing so. Please place any excrement bags into the garbage bins located in the wood crate behind the shed. Dog is not allowed on the furniture or counters. Dog must never be left alone in the house (even in the crate). - Please have the animal well groomed for the benefit of future guests and our cleaning staff. - As you know, our cabin located in the wooded/forest area. We will not be liable for any wild life encounter or harm to the pet while staying in our property. Additional Notes: We reserve the right to request additional information about your dog (such as age, size, breed, and behavior history) before approving your stay. At our sole discretion, we may decline a pet’s stay if we believe it is not a good fit for the property. We may also decline dogs of restricted breeds. Approval will be determined on a case-by-case basis. NO ILLEGAL SUBSTANCES AND ACTIVITIES: Illegal substances are strictly prohibited and grounds for immediate eviction from the property. Guests agree that any drug use on the property or any use of the Property in any unlawful purpose or violation of any law or ordinance on or about the Property will immediately terminate the occupancy and be grounds for immediate eviction from the Property. Guests shall be liable for any and all costs incurred by Host and the refund will not be provided for the remaining balance of the stay. QUIET HOURS START AT 10 PM: Our property's quiet hours of 10 pm to 6 am are required by county ordinance and enforced by local police. If the police respond to a noise complaint, every individual on the property may face a misdemeanor criminal charge and be subject to a fine by the county of $250. Failure to abide by the county noise ordinance will result in the immediate termination of the stay without refund. Absolutely no parties allowed. SMOKING: Smoking/vapping/hookah is never allowed inside and anywhere outside the house. A $200.00/day penalty will be incurred if any sign or smell of smoke is encountered after the guest checks out. NEST DOORBELL (CAMERA) and SECURITY CAMERAS: There is a Nest doorbell installed by the front door, which has ability to record and turned on at all times. There also two security camera. One on the car port post facing the driveway, and other one on the front corner of the house observing the car port, front door and the front yard. This is for the security of our guests and property, and to help us verify the number of guests on site. Any tampering with the doorbell camera is a violation of the guests occupancy agreement and will result in immediate cancelation of your stay with no refund. There NO cameras on the back of the building, back yard, hot tub/ fire pit area and inside of the property. AIR CONDITIONING/HEATING: There central a/c and heating in the cabin. There also additional heater provided. One portable fan is provided. NO FIREWORKS: Fireworks are strictly prohibited on the grounds and in the event of fireworks being use, you will be required to vacate the property without a refund and will be fined accordingly. ADDITIONAL CLEANING IS AN EXTRA CHARGE: At sole discretion of the host, an additional cleaning fee of $100.00-$200.00 will be billed to guests if additional clean up is required that goes above the standard cleaning. GUEST AGREES TO PAY FOR DAMAGES EXCEEDING DEPOSIT: Any damage made to property or furnishings which exceeds the deposit amount will be billed to the guest and will be reported to Airbnb. CHECK OUT ON-TIME: If guest decides not to follow our Airbnb house rules, and which triggers a refund/ discount to the next guest, you will be responsible for any loss of income by the host. WATER AND SEPTIC: The property use private wells and septic systems. The mineral content in the water may be high and the well water may have an odor and/or color. The septic system is effective under normal conditions; however, it will clog if improper material is flushed. DO NOT FLUSH anything other than toilet paper. Feminine hygiene products may not be flushed at anytime. If it is found that improper products have been flushed causing a clog in the septic system, Guest will be responsible for repair charges. TRASH: A garbage bins enclosure is located outside of the house behind the shed. Please leave all trash bags inside the trash bins, and always ensure the garbage bin enclosure is properly locked. Due to abundant wildlife, absolutely no trash should be left anywhere outside. WAIVER OR LIABILITY FOR USE OF HOT TUB: The guests agree to use extreme caution and care in the hot tub on the premises and to pay any and all repair charges for damage to the hot tub and/or property caused by the guests. Guests further agree that everyone using a hot tub will shower and clean feet upon use of hot tub. Furthermore, agreement is made that NO oils, bubble bath, soaps, other liquids, or any other harmful materials will be used in the hot tub. No glass products whatsoever are allowed in or around the hot tub. If any items such as soaps, bath products, food, alcohol, etc. are found in the tub, the guest will be charged a cleaning fee of $200. Damage to a hot tub cover will result in a $700 charge. Cover should remain on the hot tub at all times when not in use. Guest agrees that there will be no horseplay in the hot tub as well as not to sit on, jump on, or misuse the hot tub cover in any manner. Guests acknowledge and accept the risks inherent by the use of the hot tub. Guests voluntarily assume the risk of injury, accident, death, personal injury or property damage which may arise from the use of the hot tub. By using the hot tub guests agree to follow all house rules associated with it and release the Host/property owner from any and all claims, liability or loses whatsoever arising out of or in any way associated with the guests use of the hot tub, including but not limited to death, personal injury, or property damage, regardless of whether injuries are caused by negligence. (See Additional Rules section for detailed Hot Tub Rules) WAIVER OF LIABILITY FOR USE OF ARCHERY: Guests acknowledge and accept the risks inherent in the use of the bow. Guests voluntarily assume the risk of injury, accident, or death which may arise from the use of the bows. By using the archery guests agree to follow all house rules associated with it and release the host from all liability relating to injuries that may occur while using the archery, regardless of whether injuries are caused by negligence. Archery rules and instructions will be provided in the welcome packet after the reservation is complete. Guests are responsible for any damages caused to the archery, equipment or property. BOOKING MINIMUM: 3 night minimum to book all holidays, 2 night minimum for all non-holiday dates. CANCELATION POLICY: Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that. Please consider purchasing a travel insurance in case of unforeseen circumstances, unexpected events and weather conditions. *In the event a reservation is canceled, any portion of the payment retained pursuant to the applicable cancellation policy shall be deemed non-refundable. The plug is a J1772 and is compatible with all EVs (some EVs may need an adapter) CELL SERVICE AND WIFI Ava has offered great cell service as tested on AT&T, Verizon, and T-Mobile allowing you to stay connected during your stay. In addition, free wifi is offered but you may find that your cell service be more performant due to limited wifi options in the area. We have been WFH from Ava for several weeks and have been able to take video calls and upload files without much issue. Weather Warning: As the weather can be unpredictable in the mountains, there is a possibility of storms or power outages. We do not offer weather related refunds outside of our cancellation policy so you may wish to purchase trip cancellation insurance for your travels in case you do need to cancel WAIVER OF LIABILITY FOR USE OF HOT TUB The guests agree to use extreme caution and care in the hot tub on the premises and to pay any and all repair charges for damage to the hot tub and/or property caused by the guests. Guests further agree that everyone using a hot tub will shower and clean feet upon the use of the hot tub. Furthermore, the agreement is made that NO oils, bubble bath, soaps, other liquids, or any other harmful materials will be used in the hot tub. No glass products whatsoever are allowed in or around the hot tub. If any items such as soaps, bath products, food, alcohol, etc. are found in the tub, the guest will be charged a cleaning fee of $200. Damage to a hot tub cover will result in a $400 charge. The cover should remain on the hot tub at all times when not in use. Guests agree that there will be no horseplay in the hot tub as well as not to sit on, jump on, or misuse the hot tub cover in any manner. Guests acknowledge and accept the risks inherent in the use of the hot tub. Guests voluntarily assume the risk of injury, accident, death, personal injury, or property damage that may arise from the use of the hot tub. By using the hot tub guests agree to follow all house rules associated with it and release the host/property owner from any and all claims, liability, or losses whatsoever arising out of or in any way associated with the guests' use of the hot tub, including but not limited to death, personal injury, or property damage, regardless of whether injuries are caused by negligence. WAIVER OF LIABILITY FOR USE OF ARCHERY AMENITY Guests understand and acknowledge the inherent risks associated with using the bow. Guests willingly assume the potential for injury, accidents, or even death that may arise from bow usage. By engaging in archery, guests commit to adhering to all relevant house rules and relieve the host of any liability for injuries resulting from archery, irrespective of negligence. Comprehensive archery rules and instructions will be outlined on the signage located adjacent to the equipment. Guests bear responsibility for any damages inflicted on the archery equipment. WAIVER OF LIABILITY FOR USE OF LOFT STAIRS The guests agree to use extreme caution and care while climbing the alternating tread ladder to the loft. Ladder should only be used as intended while facing the steps and using both hand rails. Absolutely no horseplay while climbing the ladder. Only 1 person may climb the ladder at a time. Children must be accompanied by an adult from below at all times as they climb the ladder. When entering the loft, children should climb the ladder first when going up, followed by the supervising adult. When exiting the loft, the supervising adult should climb down the ladder first followed by the children. Guests under the influence of alcohol or drugs are not to climb the ladder. If guests require an alternative sleeping arrangement, please contact your host and an air mattress will be provided. When the loft is occupied and the ladder is not in use, the gate should be in the closed position. Guests acknowledge and accept the risks inherent in the use of the alternating tread ladder. Guests voluntarily assume the risk of injury, accident, death, personal injury that may arise from the use of the ladder. All of our wines are made onsite in the cellar adjacent to The Rustic Reserve! During harvest, you might catch a glimpse of us harvesting grapes, crushing grapes, or pressing grapes. Our property offers a little over 15 acres of land. Three of those acres are our vineyard. We have a creek that runs through the rear of our property. We have a nice walking trail through the vineyard and down to the creek. We have a large fire pit that guests can use anytime the county isn't under a fire ban. There is a playground just past our current tasting room. We have chickens, ducks, turkeys, and sheep that can be viewed anytime throughout the day. Chickens and ducks roam freely throughout the property; however, the turkeys and sheep are in their barnyard area. Please ask the winery staff if you would like to meet them up close. Guests have access to most of our property including the tasting room during business hours. Production and equipment sheds for the winery and vineyard are off limits but feel free to walk through the vineyards down to the creek. Other things to note Our cottage is nestled on active farm land, offering a peaceful escape into nature. With this setting, you may occasionally see tiny visitors like ladybugs or other harmless insects. We maintain a high standard of cleanliness and use regular pest control, but being so close to the animals, vines, and woods means a few critters may still find their way inside. They’re simply part of the natural surroundings and not a sign of poor housekeeping. If you have any concerns, our team is happy to help! There are mountain views from every room in the house, but its crème de la crème is the view from the living room overlooking the Shenandoah Mountains and local farm pastures. It truly is a sight to behold. MMG has 4 bedrooms. The first master bedroom features a king size bed and large bathroom suite which includes glass shower and soaking tub. The second master bedroom includes a queen bed and private bathroom featuring a glass shower. The third bedroom has a queen bed and shares a bathroom with the fourth bedroom which has bunk beds. A washer and dryer are available for your use. The kitchen is fully stocked and ready for you to cook or bake to your heart’s content! If you have burgers on the mind, there is a propane Weber grill just outside. We have WIFI! At 60mbps, you will be able to stream movies/shows on the 2 Smart TVs and also connect your various devices without trouble. The garage has been converted to a temperature controlled game room. It has an air hockey table, ping pong table, foosball table, lots of board games, a 55" Smart tv and a separate refrigerator. Have a fur-baby? So do we. We love dogs! We are not charging an extra pet fee, but please no animals on the furniture or beds. They must also be crated when left alone in the home and their waste must be picked up prior to your departure. Sorry, no cats. Fun fact: there is a train that runs through the middle of Luray and it can be seen from behind our property. On occasion, they will blow their horn (not at night) and it can be heard from the house. It is not loud enough to disturb sleep or other activities. Sleep noise machines are available as well. Guest access The day before your arrival we will message you with check-in details. We are owner operated! No need to arrange a meeting for keys as you'll get your own code! Other things to note There is so much to enjoy the beautiful outdoors near MMG! Some of our favorite local hikes include: Hawksbill Greenway in Luray, Massanutten Storybook Trail, Stony Man and Kennedy Peak. Also, enjoy swimming, hiking, fishing, and playgrounds at nearby Lake Arrowhead. They have kayaks and canoe available for rent as well. It is a 134-acre park! Additionally, check out Shenandoah River Outfitters, where you can rent kayaks, canoes, tubes, and rafts to float or paddle down the river! It's a short 10-minute drive away. We have many more recommendations to include local dining in our house manual available to all guests. We provide a starter kit of paper towels, toilet paper, soaps, shampoo, conditioner, and other supplies with an extra or two. Depending on the length of your stay or size of your party, you might need to pick up extras. Our newly added coffee bar has a side by side keurig for both drip coffee and K cups. From the blue door on the front porch, take the stairs up to a large, inviting space with a queen bed, cozy fireplace, kitchenette, dining table, and snuggly sofas. After a day of hiking, skiing, or canoeing, take a luxurious bath in the elegant stand-alone tub while sipping local wines. The space ** PLEASE read entire description before booking** The Loft is a 720 square foot space with wood ceilings, skylights, a luxury bathroom, work desk, kitchenette, and cozy dining space. A perfect honeymoon suite or writer’s retreat, the Loft sits atop a Barn House building which houses two other separate and private units below. The farm is a work-in-progress and guests booking dates in 2024 may see or hear us working to finish the final touches on the main level of the barn as well as working on other structures like gazebos, tree houses, or wood sheds around the 23 acre property. The farm will also have other guests enjoying the camping opportunities like our camper listing or, in the future, our covered wagon listing. The road to our property is only a few hundred feet from the main road, but it is still quite bumpy and will require a sturdy vehicle. Winter months will require a 4 wheel drive vehicle to handle the possible snow. Please note that we, as well as our neighbors, have farm animals who may crow, bleat, or moo in the early morning hours. During hunting season, you may hear loud gunfire from the shooting range behind the rescue squad. The sound is startling, but the range is pointed in the opposite direction so is safe for us and our guests. Guest access There is a front porch area designated for Loft guests only. Guests will have access to this side of the porch and the entire space of the Loft level. Guests can roam the farm as long as they stay within our property lines and avoid crossing into the neighbor’s land (marked with a single wire fencing.) Loft guests have acc as to the outdoor area with a fire pit and lounge chairs.
