This bright 4 bed/3 ½ bath home works great for a couple or a crowd with plenty of indoor and outdoor space to gather or spread out. There’s a dreamy (and VERY well-stocked) kitchen. Two living rooms are perfect for leisure or work-from-home needs, and the home is stocked for visiting families. Deluxe 6-person hot tub! The space The home is spread across two levels, which makes it great for groups without feeling too large for a couple! >Upper Level The large open living space has an extra-large (and extra-comfy!) sofa, a dining table for 8, and a seriously well-stocked chef's kitchen. We always have great coffee plus a variety of ways to brew it - and tea drinkers won't be left out either. The property maintains its original character while providing modern amenities. It is situated on 5 acres of private land including open views of the mountains and a pond. The property also includes a turn of the century barn, a treehouse, and natural spring. Guest access You will have full access to the property, except the attic and basement storage areas. The space The comfortable living room features a wood stove, great for chilly upstate nights, and the dining room is set up for long meals with your friends and family. The bedroom upstairs has an A-framed ceiling, with a queen-sized bed. The bedroom downstairs has a queen sized bed. There is also a sleeping nook at the top of the stairs equipped with a full sized bed, which will most comfortably sleep 1 person. Bedrooms have window AC units that are put in after Memorial Day. There are also window fans. The downstairs bathroom is recently renovated and has a full-sized bathtub. The upstairs bathroom is also recently renovated with spa-style waterfall shower. The space Our unique farmhouse/lodge features a fireplace open on all four sides, a cathedral ceiling, fruit trees and 9 acres right on the Beaverkill River. Bring your Apple TV to plug into our Smart TV, your snow shoes in the winter, fishing reels in the spring. Outdoor fire pit will let you see the stars while you roast marshmallows and you can BBQ on the deck right outside the LR sliding doors. We LOVE this house and want to share it with you when we aren't there because you too will love it and make it your home away from home. The second floor is split into two lofts on either side of the house. The MBR is one of the lofts and has a bathroom en suite, and a balcony with stairs leading to the lawn. The Full size BR and Twin BR are the other loft do not have access to the outside, only interior. The twin beds can be joined for a King bed. The house is located on 9 acres along the Beaverkill River. While you can see the river all along the property, there is no access to the river without walking down the road to the bridge. It is a steep woods from the back of the shed, although you could amble down if you’re adventurous. Also, the river in front of our property is technically private, but because it is public by the road, there are other fisherpeople. Guest access To enter the house, please put in the code you are given. Check out is before 11 am and Check-in is after 1 pm but generally depends on when the previous guests have left. If there are no guests before you, you can check in earlier, just ask! Please call me within an hour of arrival to verify that all is in working order and to troubleshoot any issues. Other things to note * There is a croquet and badminton set in the garage to the right of the door as you enter from the house. * There are stack-able plastic chairs in the front closet to use around the campfire. * There is a game table under the stairs by the deck. It has cards, checkers, chess, backgammon and dominoes. * Also, please understand this is not a hotel, this is a house we use and love. We keep it very clean, but it is in the woods, so there will be wildlife outside and sometimes a spider or fly gets in the house. Please know this is normal. My dad built this house from scratch. He bought the property in 1977 and then built up the farmhouse and planted all the trees. It runs along the Beaverkill River and provides wonderful fishing access along the stretch of the property. There is lots of wildlife - pine martens, bobcats, porcupines, guinea hens and turkeys, and of course the usual suspects of deer and bears and a huge variety of birds. We even had a bobcat on the property once! It is wonderfully peaceful and we know you will love it as much as we do. There is an additional charge for pets.

Most driveways are plowed at or before 3” of accumulation. Unfortunately, we have very little control over the timing of the plowing. It is weather and dependent on the vendor schedule. FIRE-PIT: The outdoor fire-pit is available in spring, summer, and fall. In winter, there may be times when it is fully covered in snow. Unfortunately, because of safety rules and regulations, we need to position our fire-pits some distance from the house and it can be very hard to dig pathways to the fire-pit for safe access. We therefore do not guarantee that our fire pits will be available to guests during the snowy winter months. Animals and Pests: The house is in a rural environment and surrounded by countryside, farms and wildlife. Although it’s wonderful to observe the eagles, deer, bears, and adorable chipmunks, it can also mean you will hear coyotes and foxes at night, and encounter the less cute mice, flies, snakes, ants, bees and ticks. There is very little to be done about it, but by keeping doors closed or screened and food in its appropriate storage, unwelcome guests will stay outside where they belong. Cleaning Guarantee: We are very proud of our housekeeping team who go beyond both Airbnbs General Cleaning Guidelines and Airbnb’s Enhanced Cleaning Process recommendations. Because of their hard work and high professional standards, we are able to guarantee our cleaning to our guests. We take a time stamped video of the cleaned property and do not refund for any small issues found during a stay. Instead, should a guest feel that something is amiss or needs additional attention, we will gladly have a housekeeper attend the home to take care of it within 12 hours of an issue being reported. Our property is expansive and is the last house on a Township maintained dirt road. 4-wheel drive or all-wheel drive is highly recommended in winter months, as mountain weather can be unpredictable. The surrounding terrain, excluding the yard is mountainous. Guest access Guest will have full access to our property with the exception of the areas around the owners house, garage and caretakers house. Guests are invited to eat indoor by the kitchen banquette or outdoors on the wrap around porch.
