Usually, these outages are restored within 8-10 hours, which is a quick turnaround given the weather conditions. For outages lasting less than 24 hours, no refund or compensation will be provided. For outages exceeding 24 hours, compensation will be issued on a case-by-case basis. Lastly, please be aware that extreme heat or cold waves can put stress on the house's heating or cooling systems, and these systems may struggle to keep up during very high or very low temperatures. ◆◆◆Summer Bookings◆◆◆ During Memorial Day weekend through Labor Day weekend, this is our busiest season. Check-in time is at 5 PM, and early check-in is nearly impossible. If we can accommodate an early check-in, the earliest would be 3 PM. If you need to arrive earlier than 3 PM, we recommend booking the day before to ensure you can arrive any time on your desired day. ◆◆◆Winter Bookings◆◆◆ During winter months, it is highly recommended to have a vehicle with All-Wheel Drive (AWD) or 4x4 capabilities due to potential heavy snowfall. ◆◆◆Supplies◆◆◆ We provide a starter pack of household essentials (paper towels, toilet paper, garbage bags, dish detergent). Step outside to the hot tub as the cool evening air settles over the tree line, gather around the fire pit under a sky full of stars, or head indoors where the gas fireplace crackles and the game room is already calling. For groups of up to 12, this is the kind of place where everyone finds their corner - and still ends up in the same room. Living space The main living area is set up for real relaxation, with central air conditioning and heating keeping things comfortable whatever the weather outside. A 55-inch HDTV with Amazon Prime Video, HBO Max, Hulu, and Netflix gives you plenty of options for a low-key evening in, and the gas fireplace adds warmth and atmosphere when the Pocono nights turn cold. Entertainment This home was built with group fun in mind. The dedicated game room brings together a ping pong table, pool table, and arcade games - ideal for a few friendly rounds after dinner. When the mood shifts, the movie theater offers a tucked-away setting for film nights. Outside, the private hot tub is open year-round, 24 hours a day, and the fire pit is ready for cooler evenings that call for something slower. Kitchen & dining The fully equipped kitchen handles everything from quick breakfasts to full group dinners. You'll find a stainless steel gas stove, single oven, refrigerator, microwave, dishwasher, coffee maker, blender, toaster, wine glasses, baking sheet, cooking basics, and barbecue utensils. The dining table brings everyone together, and when the weather cooperates, the outdoor kitchen and private gas BBQ grill extend your options outside. Sleeping arrangements Four bedrooms sleep up to 12 guests across 7 beds, with cotton linens provided throughout. A Pack 'n play/Travel crib is available for families with young children. Bathrooms Two and a half bathrooms are stocked with the essentials - towels, toilet paper, hair dryer, Tresemme shampoo and conditioner, Ivory body soap, and shower gel. One bathroom includes a bathtub. An in-unit washer and dryer, iron, and hangers round out the practical amenities. Outdoor & shared amenities The private backyard - not fully fenced - gives you open outdoor space with an outdoor dining area, outdoor kitchen, and private gas BBQ grill. Guests also have lake access and shared beach access, along with a kayak for time on the water. From July through August, a heated, Olympic-sized shared outdoor pool is available daily from 11:00 AM to 7:00 PM. A shared gym is also nearby. Practical details Self check-in via smart lock makes arrival straightforward, with free parking on premises for up to 6 vehicles. The home is pet-friendly. Exterior security cameras monitor the outdoor areas - four cameras in total, covering the front door, driveway, and both sides of the house. Smoke alarm, carbon monoxide alarm, and fire extinguisher are all on-site. Other things to note All bookings will come with amenity badges. which will allow for use of the community amenities. Which include kayak and paddle board rentals. For beach access 6 guest will be for free, any additional guest will be $10 per person. Damage Protection- $1500 of “all risk” damage protection coverage included in your nightly rate. This protection is purchased in lieu of a security deposit. No security deposit required! Fireworks are not allowed on the premises. Any violation of this rule will result in a fine ($1000) , eviction, and forfeiture of remaining nights. Please Park all vehicles in driveway as street parking is not allowed and will result in a $200 fine. Please note: While every effort is made to ensure the hot tub is in working condition, in the rare event of malfunction, a full refund is not guaranteed. WILDLIFE As our home is located in the beautiful Pocono Mountains, you may occasionally see or hear local wildlife such as deer, chipmunks, squirrels, raccoons, or even the occasional bear. Routine pest control is performed, but nature is part of the mountain experience. WATER USAGE Like many homes in the Poconos, water pressure or temperature may occasionally fluctuate during periods of heavy usage. This typically resolves within 45 minutes to an hour. To help avoid interruptions, we recommend spacing out showers and avoiding simultaneous use of laundry machines and the dishwasher. HOUSE SUPPLIES We provide a starter supply of essentials including dish pods, laundry detergent, paper towels, garbage bags, and toilet paper to help you settle in comfortably. For longer stays and larger groups, we recommend bringing additional supplies as replenishments are not provided during your stay. SMART TV Streaming service logins are not provided. Guests are welcome to log into their personal streaming accounts during their stay. LAUNDRY SPACE Washer and dryer are available for guest use. While previous guests may leave behind supplies, we recommend bringing any laundry essentials you may need during your stay. FIREPLACE The downstairs fireplace is wood-burning. There is an exhaust fan switch located on the side to help with smoke ventilation. The upstairs fireplace is currently decorative only. Hot Tub Please shower before using the hot tub to remove lotions, oils, and dirt. Avoid bringing glass or food into the area. Do not add any soaps, oils, or chemicals to the water. Always keep the hot tub covered when not in use and do not remove the chlorine floater. Trash Please segregate your trash during your stay. Ensure all trash is bagged and placed in the garbage bins. Do not place any loose trash in the cans, and do not leave any trash or bags of trash on the ground outside. Grill/Fire Pit There is a propane grill at the outdoor patio. Please clean all the grill tools/ utensils and shut off the propane tanks when not in use for safety. Smoking Smoking of any kind is not allowed in the home. There is a $500 fine for smoking inside or outside the home. Property manager The property manager might visit and/or contact on a phone during your stay to welcome and check if everything is fine and/or when a policy violation occurs.
