The space Our renovated home comfortably sleeps 3 couples and up to 10 people in total, separated by the main floor in between. In our primary suite on the top floor, you’ll find a Cal King bed with adjoining private full bath. Just down the hall is an additional Queen bedroom with attached private full bath. The main level features a fully remodeled living room with a large smart TV. Just outside is the expansive deck where you'll find the grill, fire pit, and hot tub - see proper handling and instructions in guest book/elsewhere. On the lower level you will find the Game Room with pool table and large curved smart TV. Attached to this space is an additional half bath and laundry room with a washer and dryer. The Primary Suite bedroom on this floor has a Cal King bed with sliding glass door to the outdoor patio and a shared adjoining full bathroom that connects to the double bunk bedroom, perfect for families with kids. Both primary suites have lake views and wall-mounted smart TV connected to the internet, capable of logging onto all of your favorite apps (Amazon, Netflix, Hulu, Apple, etc.). Please do not make online purchases from accounts you are not personally signed into. NEW for 2026: We now have a 14kW backup Generac with automatic transfer switch to keep you powered up inside the house at all times even when local SCE power has been shutoff (common in Lake Arrowhead); all essential power needs inside the home will continue! Additionally, we are now welcoming family pets! ($150/booking - 2 pets max) In the living room closet, just before entering the bathroom on the right, you will find our pet supplies. The blanket provided in the basket is for your pets to lounge on to minimize fur in the home and there is also a vacuum (by laundry machine) available to you for the purpose of minimizing pet fur in the house. Pets are NOT allowed on furniture inside of the home. Please place used pet bowls in the kitchen sink so they can be sanitized. Also, be mindful of other pets and wild mountain animals in the area and keep your pets leashed appropriately. There is also a leash and extra potty bags in the closet as well for you to use if you forgot your own. Other things to note Our intention is to mainly cater our home to families and couples that will appreciate the sleepy nature of our Lake Arrowhead community, show respect to our home and close neighbors, and abide by our house rules at all times. Our home is absolutely not the place for unruly behavior or loud celebrations. No additional undisclosed guests/pets (reservation) are allowed on the property without explicit permission from the host. Depending on the season (mostly winter), certain outdoor amenities may not be available due to snow or other inclement weather. PROHIBITED USES Short-term rentals may not be used for commercial purposes, such as filming, corporate retreats, conferences, house parties or wedding receptions. Absolutely no smoking on the property - indoor or outdoors. NOISE Please keep all noise to a minimum per San Bernardino County guidelines. We also offer a kitchen filled with items to make your vacation more enjoyable - a Keurig coffee maker for an espresso or cappuccino in the morning, a regular drip coffee maker, a toaster, plenty of dishes, pots, pans, wine glasses and more. WASHER / DRYER There is a 2022 full size washer & dryer with laundry detergent available for guests. ACCESS TO PRIVATE LAKE Our home has lake rights (only homes within a certain distance from the lake have this) - which means that guests can utilize passes to access lake trails for beautiful walks, picnics, fishing or a dive in the water. Guest access Guests have access to & full use of the home’s 4 bedrooms, 4.5 bathrooms & large enclosed backyard. It has a very easy, flat 3-car driveway with room for 1 more car in the garage. Sometimes a 4th car can fit in the driveway. There is no long steep driveway to navigate with snow / ice in the winter - something our guests really appreciate. We have only one small step from the walkway to the home’s entrance. There are 2 owner supply closets that are locked. Otherwise, guests have access to the entire space. Please note street parking is prohibited by the County of San Bernardino. No Airbnb home has street parking. All cars must fit in the driveway. Other things to note We have a central air conditioner (AC) / heater on both floors - the lower & upper level of the home where the bedrooms are each have their own temperature control. So each floor can be set at its own temperature. Many homes in Lake Arrowhead only have portable fans. We want to ensure our guests are kept cool & comfortable during the warmer summer months and warm / toasty in the winter. It also has a whole house back-up generator in case the power in Lake Arrowhead goes out (which isn’t uncommon during a snow storm). Our power is restored within seconds. In many homes you will be left without power for hours until the utility company turns it back on (not fun!). We sometimes offer a 30% discount on the nightly rate for the 3rd night when staying 3 days, 40% off the nightly rate of the 4th night when staying 4 nights and 50% off the nightly rate of the 5th night when staying 5 nights. Please note - this must be requested at time of booking. Excludes holidays and stays between June 15 - August 15. CHECK IN: 3pm. We try to accommodate early check-in requests when possible. If you would like to enjoy boating you can check out the McKenzie Waterski School in the Village or take the Queen ferry tour around the lake. Larger Groups up to 38 people: We partner with two other very nearby rental homes (one is 1 minute away & the other is less than a 5 minute walk from our home) so that a group up to 38 people can plan a vacation and stay close by to each other. If interested, please send a few options for days that would work so they can all be coordinated together. *Lake Gregory Recreational Park in Crestline is a pubic lake and close by (an easy 10 minute drive). They have fun boat rentals (kayaks, canoes, pedal boats etc.). Swimming and water slides is at the west end of the lake and a walking trail encircles the lake. This may make driving conditions difficult and dangerous and access to our house an issue for those not prepared. The highway and side streets are plowed upon county availability so be prepared to have travel restrictions. Access to the home is moderately steep so a snow-capable vehicle is strictly recommended to get to the house during those times. A 4x4 vehicle with high clearance and snow tires and possibly chains is ideal for snowy and icy conditions. All-wheel drive vehicles are ok if the snow is not deep. Cal Trans requires the use of chains on vehicles during storms so be prepared and consider the conditions and your risk level or contact to host to move or cancel your booking. The Rental Agreement This rental Agreement and Contract is legally binding agreement made and entered into as of the Reservation Date written below by and between the undersigned person(s) or company (the “Guest”) and the undersigned owner, manager or agent(“Rental agent”), pursuant to which the Guest has agreed to rent the residence described below ( the “Property”) for the duration of the Rental Term for the Total Rental Fee and other good and valuable consideration as described herein. OCCUPANCY The Guest agrees that no more than the previously agreed-upon number of persons (Maximum 10 persons) shell be permitted on the Property at any time during the Rental Term, all of whom shall comply with the conditions and restrictions imposed upon the Guest under this agreement. If the Guest does not adhere to this agreement and have more guest without permission, the Guest will incur a significant feel levied at the discretion of the Owner. Guests agree to Check-in and Check-out at the time of 4:00 PM and 12Noon respectively. Approval must be granted through text or email at least 3 days prior to the stay for an optional of early check-in and or check-out. PARKING Parking is strictly limited to 4 max 5 vehicles, no street parking. Offensive or unlawful purposes, violate any law. Homeowner Association rules, not commit wastes or public nuisance on or about the Property. No refund of any portion of the Total Rental Free shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement for the other party for all costs incurred. RISK OF LOSS AND INDEMNIFICATION Guest agrees that all personal property, furnishings, personal effects, and other items brought into the Property by the Guest, or their permitted guests and visitors shall be at the sole risk or the Guest with regard to any theft, damage, destruction, or other loss. Rental Agent shall not be responsible or liable for any reason. Guest hereby covenants and agrees to indemnify and hold harmless Rental Agent and their agents, owner, successors, employees, and contractors from and against any costs, damages, liabilities, claims, legal cost, attorney’s fees incurred by Guest, permitted guests, visitors and agents, representatives or successors of the Guest due to any claims relating to the destructions of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property. Guest expressly agrees to hold Rental Agent harmless in all such cases. RELEASE Guest hereby waives and releases any claims against Rental Agent, the property Owner, and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk, and responsibility. UNAVAILABILITY OF PROPERTY In the event the Property is not available for use during the Rental Term due to reasons events or circumstances beyond the control of the Rental Agent, Rental Agent will apply due diligence and good faith efforts to locate a replacement property that equals or exceeds the Property with respect to occupancy capacity, location and value that meets the reasonable satisfaction of the Guest. If such replacement property cannot be found and made available, Rental Agent shall immediately return all payments made by the Guest, whereupon this Agreement shall be terminated, and Guest Rental Agent shall no further obligations or liabilities in any manner pertaining to this Agreement. ADDITIOANL TERMS TO THE RENTAL AGREEMENT In addition to the standard terms included herein, Guest acknowledges and agrees that the following additional terms and conditions apply to the Guest’s rental of the Property. GENERAL PROVISIONS This Agreement contains the entire agreement between the parties and with regard of the rental of the Property, and any changes, amendments or modifications hereof shall be void unless the same is in writing and signed by both the Guest and the Rental Agent. The only exception is one owner's closet & the utility room where our water heater etc. is stored. For safety purposes, the utility room remains locked. Other things to note We have a central Air Conditioner / Heater on both the lower and upper level of the home (many homes in Lake Arrowhead do not have a central AC system unit) so each floor can have its own different temperature. So the temperatures can be adjusted separately for each floor. We want to ensure our guests are kept cool & comfortable during the warmer summer months and warm / toasty in the winter. It also has a whole house back-up generator in case the power in Lake Arrowhead goes out (which isn’t uncommon during a snow storm). Our power is restored within seconds. In many homes you will be left without power for hours until the utility company turns it back on (not fun!). We may offer a 30% discount on the nightly rate for the 3rd night when staying 3 days, 40% off the nightly rate of the 4th night when staying 4 nights and 50% off the nightly rate of the 5th night when staying 5 nights. Must be requested at time of booking. Excludes holidays & stays in July. CHECK IN: 3pm. We try to accomodate early check-in requests when possible. For guests arriving on Monday - Thursday we can more often accommodate an even earlier check-in (i.e., 12 noon) to allow for a much fuller first day. Larger Groups up to 38 people: We partner with two other very nearby rental homes (one is 1 minute away & the other is less than a 5 minute walk from our home) so that a group up to 38 people can plan a vacation and stay close by to each other. If interested, please send a few options for days that would work so they can all be coordinated together. *Lake Gregory Recreational Park in Crestline is a pubic lake and close by (an easy 10 minute drive). They have fun boat rentals (kayaks, canoes, pedal boats etc.). Swimming and water slides is at the west end of the lake and a walking trail encircles the lake. Located in a private forest setting on 1.5 acres of land, Little Bear Lodge is 1.5 miles south of Lake Arrowhead Village; with shopping, restaurants and beautiful Lake Arrowhead itself. This large comfortable home is surrounded by acres of forest and is the essence of mountain living. The perfect home for entertaining family and friends. The space Please read this carefully to get a better sense of the layout of the house and determine where your guests will sleep. If you have any questions prior to booking you can reach out to us via the app: As you drive up the access road to Little Bear Lodge you will enter through a gated wraparound carport. A peaked awning will protect you from the elements as you make your way down two steps to the front door. To the left, down a private hallway you will find one of two master bedrooms with a king bed and sliding door to your own patio. The private attached bathroom includes dual vanities and a walk-in closet. To the right of the entrance is an open floor plan which includes a chef's kitchen with beautiful A frame windows and large island where everyone can gather. It opens to a large living room with two sofas, a working stove that heats the whole room, long dining table, and dual sliders which open up to the patio, private working creek, propane grill and Trager smoker. Off the kitchen a half bath with a penny floor provides a direct entrance to the hot tub. Down the second hall you'll find stairs to the second story which have a cute lit reading nook underneath. Still on the first floor is a "kid's room" with two twin beds and a farmhouse door. Continue down the hall and you will find the washer/dryer and a small desk area for our WFH visitors. At the end of the hall is a large bedroom with a queen bed, sofa (which folds down like a futon to accommodate an additional sleeper), and crib. Dual doors open wide to your private patio off the backyard. The "kid room" and "queen room" share a bathroom located between them with dual vanities and a huge walk in shower. Upstairs is a large loft (no door) equipped with foosball and air hockey tables. A large sofa, TV, and mini-fridge are also located here. Through double doors you will find the second master bedroom which has its own working fireplace, walk-in closet, ensuite bathroom with dual vanities and tub, as well as a private patio overlooking the gas firepit, child's playset, and horseshoe sandbox area. The house is over 2,500 square feet and very comfortably sleeps 8 adults/children + up to 2 infants (crib, travel crib, and pack n'play on site). Although we have capacity for a maximum of 12 adults/children per our permit we do charge an additional $50/night/person over 8 to deter large parties and wear and tear. Hosting over 8 requires use of the futon referenced in the "queen room", the daybed located in the entry, and/or one of the 3 available sofas. There are also fold away floor mattresses should you prefer. Please be honest about the number of guests when making your reservation. We monitor arrivals and if we notice more bodies than disclosed we will reach out to confirm the number of guests. If there are more than what’s noted on the reservation we will invoice for the overage or request you to depart. Guest access Little Bear Lodge is located off an access road and has a gate that protects the property and parking. There are enough spaces to comfortably fit 4-5 cars without being inconvenient if guest want to come and go independently. The access road can be challenging to find. In advance of your arrival we will provide a Welcome Guide with details instructions along with a video to familiarize you with the turn. If you miss it there are several turn-arounds or you can change direction at The Village. We recommend arriving during the daylight whenever possible. Snow and ice are common during the winter months so we always recommend bringing chains as traffic stops are not within our control and safety is our number one priority. The property sits on 3 flat acres including a pool, barn, incredible views from the large deck, and over 60 fruit trees throughout. The ranch-style home provides a welcoming environment with an open concept floor plan, an inviting fireplace, and modern kitchen for family entertaining. Addition guests needs to be pre approved at $25 per person a night. Up to 2. The space Welcome to the San Bernardino Mountains. Our home sits on 3 acres with incredible views of the forest. A super large deck to enjoy the amazing sunsets and beautiful light that these mountains are known for. The home is filled with charming antiques, a HUGE fireplace and cozy beds and linens. On the main floor you'll find the master bedroom with a Cal-king bed and ensuite bathroom with a tub and shower. Upstairs are two more bedrooms and a great room with four twin beds plus a ping pong table and an art table for the little ones. A large media room is adjacent to the great room. Perfect for the kids to watch their favorite movies while the adults can spend time gathering in front of the fireplace or prepare meals in a well-equipped kitchen. In the summer we heat the pool as need from mid-May-mid-October. The pool is magical. The lavender hedge smells heavenly. In the fall, it's apple picking time. This is really a one-of-a-kind property for this area. Guest access With a short walk up the street you'll find access to the San Bernardino National Forest and all the trails and beauty it has to offer. Other things to note Lake Use! The Arrowhead Lake Association, the governing body of the lake, has just implemented new rules regarding short term rental guests. If you wish to use the lake, each guest over 18 years of age would be required to register with the ALA. To register, you will go to the ALA office at the village. You will have to do the following to receive a wristband in order to walk the lake trails, swim in the lake and sit on the open lake strips: 1. Present the rental agreement (We will provide one for you. For this we will require the name of each guest over 18. This can be added through Airbnb). 2. Show ID that matches rental agreement 3. Sign a liability waiver/agreement The wristbands are $10/day per guest over 18 years of age. This is also new to us so we will do our best to assist and walk you through the process the best we can.
