The house is thoughtfully designed and cared for. You’ll immediately feel at home in every room and drawn to the gorgeous pool area. When you walk into the home you’ll see the a living room with a fireplace, vintage and modern does vintage furniture, with an amazing LA vibe. At the end of the living room are the sliding patio doors that take you to the pool area. From the main living room to the right is an open concept kitchen and dining room. The kitchen is stocked with much more than just the basic essentials. Between the kitchen and the living room is the dining room. It has a lovely slate tile table, elegant booth and 3 velvety plush side chairs. The backyard is extremely private as it is surrounded by hedges and large palm trees. It has pool that is 6’ in the deep end and 3’ on the shallow end. There’s a connected hot tub that is for you to heat up and use free of charge. Adjacent to the pool you’ll find a comfortable seating area. Back in the house you can go upstairs and you’ll have your choice of 4 bedrooms. The principal bedroom has a unique fantastic queen size mid century bed, private large modern bathroom, TV and desk if you need to do some telecommuting. There are 3 additional bedrooms down the hall that share a bathroom. Two bedrooms have queen size beds and the final fourth bedroom a double bed. The primary bedroom and second largest bedroom are equipped with smart tvs. There is a laundry off the kitchen in the garage. It has a large capacity washer and dryer. If you’d like the pool heated during the colder months (typically October to May), you can heat it for: $150/day for a minimum of 3 days in October, April and May $200/day for a minimum of 3 days November to March The difference in pool heat is due to the colder nights November to March & the new gas price hikes with the local utility making it much more expensive to heat the pool. If you’re heating it for a longer stay (4 days or more), we charge $150/day. The cost to maintain the pool heated is less than the initial hearing the pool from 50 degrees to 89. Guest access Guests will receive a unique code for door access complete with check in instructions. PARKING: Only two parking spots are provided, inside the garage downstairs. Any additional vehicles will need to be parked outside of the gated community on the street. Parking for a third vehicle will be hard to find. Only two vehicles are allowed on the property. Other things to note Having extra people in the property requires additional linens, cleanup, and supplies. It also puts more wear and tear on the place. This is why I charge extra for additional guests. I really want to emphasize: Please DO NOT try to sneak in extra people. Anyone who enters the property will be considered a guest. LATE CHECKOUT POLICY: There will be a $50 per hour late fee assessed for late checkouts that do not have prior authorization from the host. Please use the keypad only for going in and out of the property. Do not lock the other locks on the door, which you will not have keys for. I stick to the normal AirBnb process for booking this home. Unfortunately I cannot block my calendar before a reservation is placed, or hold the dates for you while you gather funds and/or coordinate with your co-travelers. Please try to provide me with a heads up 12 hours ahead what time you plan on checking in. This ensures that I am available in case you have any questions regarding the check in process. Please accurately book how many guests will be staying on the property. If you book a reservation for one person, then I expect only one person will show up at the property. The pool is normally open 10AM to 7PM, everyday. During the winter season (approx. 11/15 to 2/1), the pool will close at 6PM. The spa is normally open 10AM to 8PM, everyday. You can write yourself in as a "renter". The pool area has it's own shower and bathrooms, so please feel free to use them. The spa is located up the street from the pool. When exiting the pool, make a right and walk up the hill. You will see the spa on the left hand side. There is a small shed to the right of the spa, which you can see from the street. There is a map of the gated community down in the garage, which you can use to locate the pool and spa. The pool and spa use the same key, which can also be used to enter the pedestrian gate of the complex. This is on the right side of the main car gate. General Rules: No unregistered pets. All pets must be on the reservation. No smoking (including cannabis), parties, or events with unregistered guests Check-in is 4PM to 2AM (the next day) and check out is by 12PM. Self check-in with keypad Again, NO PARTIES Again, NO EXTRA unreserved guests There is a 20lb limit for dogs and no loud animals are allowed on the property due to HOA restrictions Dogs are not allowed to stay out on the patio for extended periods of time Additional requirements of booking: A government issued photo ID is required for all confirmed reservations. No smoking, drug free environment. Space is provided for only two vehicles below in the attached garage. Parking for a third vehicle will be very difficult, since you may need to park it outside on the street (at your own risk). Because parking outside is crowded, the nearest space may be a couple blocks away. If the security guard allows you to use a guest spot inside the complex, MAKE SURE you fill out a parking pass and display it on your windshield. Make sure to follow all of the parking policies posted inside the complex. The HOA is extremely strict on parking and will not provide me with an additional monthly parking pass. Only registered guests are allowed to stay and use amenities in the community. Please make sure that any pets are included on reservation and make sure to clean up after them. Additional cleaning fees will be assessed for pet hair, staining or any additional cleanup required due to pets. In efforts to be environmentally friendly, we appreciate when our guests use the recyclable bins, turn off all lights before leaving the unit and are conscious about water and power consumption. Please don’t forget to turn off the air conditioning in the gym when you are done using it. Please indicate in advance if you will need a pack and play, as I will need to pull it out of storage to provide for use during your stay. Your booking of this home includes acceptance of the following terms: 1.) Must climb stairs – This is a 3 story townhome, with all the bedrooms on the top floor, the kitchen and living room on the second, and the garage on the first. 2.) Security Deposit - You will be responsible to pay for any damage incurred to the property during your stay. This includes, but is not limited to, the home itself, furnishings or outdoor area. There is a $200 per day charge for smoking indoors. This includes Marijuana (Cannabis). If you want to smoke something, please step outside onto the patio and close the door behind you. Don't smoke anywhere inside the property! Please don't damage or lose the remotes or keys. If you fail to return the main gate remote control, you will be assessed a $75 replacement fee, the attached garage remote will be a $100 fee, and the pool/complex keys will be $25. 3.) Consideration of neighbors: NO PARTIES. Please be considerate of the neighbors, and don't make loud noise (including TV and music) after 10PM. 4.) NO SMOKING I am usually happy to try and accomodate early check-ins when requested. Please reach out to me on your arrival day to request an early check in. I am unable to confirm early check-ins ahead of time, because it will depend on how messy the previous guests left the place, and how long the cleaning process takes. - Rental History: You must provide two (2) previous non-relative landlords as references representing a minimum of two years of verifiable rental history. If you lack traditional rental history, you must substitute this with 12 to 24 months of consecutive utility payment ledgers or bank statements showing consistent cash outflows for living expenses.

- Background & Public Records: A history of prior evictions (Unlawful Detainers) will result in immediate denial.
