Private stairs lead to a beautiful semi-private beach which faces Northwest, resulting in less wind. We are close to several Oregon State Parks. Golf is nearby HOUSEKEEPING IS NOT PROVIDED, you are asked to wash linens, dishes and clean the unit so it is ready for the next guest. No smoking or pets please. The space We have a tenant in the studio apartment on the other side of the garage, occasionally your paths may cross, however, our tenant is very respectful of your space. Recently we have added a $50 cleaning fee that is really to help cover the cost of a quick walk thru and wipe down. We really rely on our wonderful guests to leave the unit ready for the next people. This also applies to cancellations due to weather, mechanical failures or any acts of God. 7) Guests shall leave the premises clean and ready for the next guest, undamaged condition. Doublecheck the check out list. If the home is not left in suitable condition, Guest(s) understand that Simpson Properties, LLC has the right to charge the guest(s) for any repairs, replacement or damaged items, or special cleaning. In the event the guest leaves the home in a condition where it is unable to be made ready for the next guests, you may be responsible for lost rental revenue. Upon your departure, you will be expected to take out the garbage, run the dishwasher, launder linens (sheets and pillowcases should be folded and put at the foot of each bed (in the corresponding numbered room) and leave the home in clean condition. 8) Accidents do happen and we understand this. If you have a spill, please soak it up with paper towels and give us a call if you do not know how to handle it. Most stains can be prevented if treated immediately. If you have a baby or small child who wets the bed, please provide a waterproof pad to prevent stains on the bedding. If there is an accident on a bed, please soak linens in cold water or wash immediately. When washing linens do not mix light and dark colors together. Do not wash our comforters, duvets, pillow shams or other items of the same type. If you have any questions regarding laundry or if something is damaged on the premises, please call us. 9) Please do not take furnishings, radios or any other items like this outside, except for outdoor furniture which may be found/stored in the garage. 10) Simpson Properties, LLC makes every effort to ensure that all games, appliances and electronics are in working order prior to your stay. In the event there is malfunction with something inside the home, please contact us. 11) Guest(s) agrees that Simpson Properties, LLC and its Agents may enter the premises for the purposes of making necessary repairs or maintenance when deemed necessary. 12) We ask that you do not cook fresh crab inside the house as the odor is nearly impossible to get rid of later. 13) Internet is provided and the password is listed above the guest book. Local & U.S. long distance calls are free. 14) Minors under 18 are not to be left alone and must also be accompanied by a parent or chaperone. 15) Absolutely NO SMOKING is allowed inside or anywhere on the property including the garage. If the no smoking policy is violated, you will be required to leave the home immediately and you will forfeit all rent and deposits. Simpson Properties, LLC has the right to enter the home and check for evidence of smoking if they have reason to believe this policy is being violated. Be aware that non-smokers are often agitated by the scent left behind and it is very difficult to remove. PLEASE, respect this policy. 16) Do your best to not track sand into the house. We know this is virtually impossible, but it helps if you are able to leave your shoes outside or in the entry room and also spray down your children outside before entering. 17) Avoid putting food down the drains. The home uses a septic tank and this can create problems down the road. 18) It is permissible to have campfires on the beach, but the fires must be below the high tide mark. 19) Absolutely no fireworks are permitted on the beach. 20) Please do not burn driftwood in the wood stove (it will damage the wood stove)

In nearby Charleston are several charming eateries, though for more options you can take a 35-minute drive south to Bandon or a 20-minute drive into Coos Bay and North Bend. This three-bedroom, two-bathroom home is equipped to handle up to 10 guests (six adults maximum), so it's perfect for a large family traveling together, and you can even bring along as many as two dogs, though please be aware that a nightly dog fee will apply. There is a ramp leading up to the back door, to make entry a little easier for anyone who may have trouble with stairs. Inside, a living room has plenty of seating, a wood-burning fireplace, and a TV.
