During snow, main roads and driveway are treated if snow is 4” or more. 4WD is required then. We are on a well, water is filtered and treated; however, we encourage you to bring your drinking water as tap water may occasionally have a light smell of minerals. Keep doors closed all the time to keep nature’s creatures out. Please also clean up crumbs, and do not leave any food outside. The house is surrounded by wildlife, do not tempt them by leaving food where it is accessible. This is a NO SMOKING, NO PARTY/EVENTS, and NO PETS in this mountain house. Walk down the steps to the river bank. Use one of our kayaks to paddle up the river a 100 yard and see historic Meems Bottom covered Bridge from a different angle. Bring your fishing gear and try to catch a smallmouth bass. With 4 bedrooms and a couch that converts to a queen bed in the second living room there is space for the whole family. All the beds are new foam mattresses and new quality pillows and linens. The main level boasts an updated kitchen with all the appliances and amenities to cook your favorite meals. Including a gas range and dishwasher, crock pot and pots and pans, and a coffee maker. The dining room’s large table is perfect for memorable family dinners. Open the doors to the sunroom for even more seating, a great spot to have breakfast on a cool morning. The main living room is a cozy spot. Modern furnishings and antique wall sconces make a great place to chat or watch the 55in TV. Look out the windows to the screened porch and mountains beyond. On the other side of the house is the second living room and half bath. A great spot for a movie. Both TVs are smart TVs with all the apps for you to log in to. The L shaped couch transforms into a Queen bed for additional sleeping space. The other 4 bedrooms and 2 full bathrooms are upstairs. The main staircase takes you to 3 bedrooms and the newly renovated bathroom. The walk in shower has floor to ceiling tile, with two sides glass. You can look out the window and see the mountains as you stand under the rainfall showerhead. The second staircase leads to the second full bathroom, a second entrance to the master and a forth bedroom. The second full bathroom also hosts the washer and dryer. Guest access Front door has a keypad for easy access during your stay. No need to deal with keys. Your personal entry code will be sent to you prior to your stay, as well as other check-in instructions. Ample parking is available in front of the house. The great room is adjacent to 3 bedrooms, the master with its en suite bathroom and soaking tub, and the two upstairs have a shared bathroom at the apex of the pine ceiling. The upstairs bedrooms both have TVs and closets, as well as large windows overlooking the north and south directions of the Massanutten Mountains. The basement bedroom has a full and twin bed, as well as a chair that unfolds into a twin bed. The view is visible from those beds as well. The property is adjacent to the Shenandoah National Forest and includes 90 acres with a miles-long dirt road that is good for hikes. Many sections are rocky and steep so be careful, dress accordingly and avoid hazards. The house is newly constructed so the landscaping is not completed, which we will be working on in the coming months and especially spring 2026. At night, relax in the hot tub, cozy-up with a book and coffee by the fireplace, or challenge each other to a game in the front room! The space MASTER BEDROOM: Rest easy in the honeysuckle master bedroom with a king bed, ceiling fan, and skylight to let in the beautiful sunshine. With an extra-long work top at the end of the bedroom, if you need to sneak in some work while on vacation, this is the perfect spot. You’ll be farther away from the commotion of the kitchen and family room, where the rest of the family will be gathering, leaving you to be able to work. In addition to the ceiling fan, there is also a sound machine in the closet and a box fan. The windows have black-out curtains on them, but note that because of the beautiful skylight, the sun still shines in. The pack 'n play is stored in the closet and there's plenty of space for it in this bedroom or in the other. BEDROOM 2: The bunk room has 2 sets of bunkbeds, providing 4 twin beds. There is 1 dresser, and a ceiling fan in the room. There is a sound machine and a box fan in the closet. The windows have black-out curtains. FRONT ROOM: Walk into the house and turn to the right to come into the front room. Kick back and read a book while you enjoy the serenity of cabin life. There is another TV in this room as well, located across from the loveseat. The room also has a coffee table, a game table, 2 chairs, and bookshelves with games, toys, and books. FAMILY ROOM: Walk in the front door and turn to your left to come into the family room. If it's a cooler night, grab a blanket from the basket and cozy-up, with the fireplace crackling. The oversized coffee table opens to find coloring books & crayons inside. The family room and dining room flow into each other, making these rooms the heart of the cabin for families. The TV is mounted above fireplace for easy viewing. DINING ROOM: Sit down to dinner at the beautiful wooden table that seats six. Between meals, there is a piano for our guests to enjoy playing. KITCHEN: A kitchen ready for you to cook in. There is a dishwasher, an oven, microwave, toaster, coffee maker, crockpot, cooking ware, baking sheets, plates, cups, bowls, coffee mugs, wine glasses, and silverware. OUTDOOR: Grab a towel from the hot tub station in the dining room and step through the sliding doors to access the hot tub on the back porch. Through the kitchen is access to the side porch, where you’ll find the gas grill, and outdoor seating. In the front yard, relax on the hammock under the trees, play cornhole with your family, or gather around the fire pit. Free WiFi, central HVAC, propane fireplace, linens & towels, washer/dryer, detergent, ceiling fans, hairdryer, hangers, and trash bags. Guest access You will be sent an access code to the door the day before your arrival. Other things to note You will have access to the entire cabin and 4 acres of land! The cabin is off of a gravel road, up the mountainside. In rain, the road is more difficult to drive, but our station wagon can handle it! During snowy weather, the main roads and driveway are plowed if snow is 4” or more. 4WD is recommended then. The house has a septic system, so please note that only toilet paper should be flushed. Also, please use only septic friendly toilet paper. This is common in the area, so all the stores have toilet paper that is clearly labeled "septic safe." We are on a well and the water is filtered and treated. If you don't like well water, feel free to bring your own drinking water. The cabin has satellite wifi, but it can be slow at times, especially if it is overcast outside. If that happens, the Roku on the TV is slow, so you may need to bring a hot spot if you want to watch a movie during a time the wifi is slow. Keep doors closed all the time to keep nature’s creatures out. Please also clean up crumbs, and do not leave any food outside. NO SMOKING, NO PARTIES and NO PETS are allowed.

The original two-story log cabin has been beautifully renovated. The lower level serves as the Great Room, complete with a bluestone, gas fireplace built from rock quarried on the property. In addition, a home theatre system complete with a pull-down screen, projector, surround sound and DVD/Blu-ray player is available for guest use. All of the bedrooms have Tempurpedic mattresses. The main level houses the primary bedroom, which has an ensuite bathroom with a two-person tub. The sliding doors provide direct porch access, which wraps around three sides of the home. There you'll find a grill and a six-person hot tub overlooking the mountains. And in the backyard, there is a fire pit and a bench swing to unwind at night. The home also has a large living room with a fireplace, high-speed internet, Dish Network, Roku, and a game room with a pool table and an air hockey table. You then turn onto our winding driveway (keep left up the hill) and travel through the property’s 160ft railroad tunnel. As you pull up to the lodge the property boasts of its uniqueness with the natural stone and cedar siding with balcony overlooking the seasonal pond and firepit. Backyard offers a Gazebo lounge and hot tub. The lodge features an open living and dining concept. Dining table seats 8 and can accommodate additional pulled up chairs. There is also a bar top with 3 stools and wine/beer fridge that opens to the custom kitchen. 2.5 bathrooms and 4 bedrooms sleeping 10. The space The original Barn structure is over 100 years old, and boasts soaring 35 foot ceilings and original woodwork throughout. Surrounded by trees on one side and open acreage on the other, the Barn offers ultimate seclusion and privacy. Because of our location on the river, the water right off our dock is calm, making it perfect for relaxing water activities and swimming. Upon arrival you will find parking on both sides of the property. The first entrance right after the mailbox is a gravel driveway that can accommodate 3-4 cars. The second entrance after passing the property is a gravel parking lot that can accommodate 10+ cars. The home can be entered from the back entrances facing the river. The primary entrance is the sliding door on the top deck next to the hot tub. The cabin was lovingly relocated and nestled on 16 acres in an idyllic setting along the bank of the Shenandoah River. Enjoy morning coffee on the large screened in porch while you watch the beauty of the mountains and river unfold. Spend the day canoeing, kayaking, tubing, or fishing and the evening catching fireflies, roasting marshmallows over a campfire, grilling, playing board games, or sipping spirits by the river. On the colder days, cozy up next to the authentic wood burning stone fireplace. The first floor has a full bath, living and dining space, and a full kitchen. The second floor has a half bath and three bedrooms (1 Queen and 2 each with two Twin beds). The third floor has a ladder staircase with 5 Twin beds (perfect for older kiddos). Note we have three private cabins on the property. Each cabin has its own campfire pit and grill. Our Annie Oakley dock is great for launching kayaks or canoes or just fishing and hanging out. Walk our Lewis and Clark trail to enjoy wildlife and river views. Let the little ones wade into the river and splash around at Pocahontas Point. **Fireplace Closed April 1 to September 30** Note that the cabin has a wood-burning fireplace. The wood smell is woven into the fabric of the entire cabin. Most people don't smell it, others love the nostalgic smell, and a rare few are sensitive to it. Riverfront Pioneer Cabins, LLC is a licensed rental. Nightly rate includes state and county lodging taxes. FIRM NO PETS POLICY (for safety reasons, this includes service animals). Animal lovers welcome, however! This is a hobby farm, and we have other free-roaming pets on the property...dogs, cats, chickens, ducks, pigs, and honeybees. Co-mingling animals could be disastrous to our livestock and your pet. Guest access On site is a mile long trail that loops around the property. You have access to plenty of water equipment: tubes, kayaks, paddleboards, and canoes...enough water equipment for all guests to enjoy. We have many adult life vests as well and four youth vests. You can access the river directly from our pier. There is a firepit next to the river. The cabin is minutes from the Shenandoah National Park and George Washington National Forest hiking trails. About a ten minute drive away are shops perfect for antiquing, the Luray Caverns, an adorable movie theater, restaurants, zip lining adventure, animal rescue zoo, distillery, golf course, brewery, vineyard, and the Luray Caverns. Three bedrooms and two-and-a-half baths accommodates groups of adults or families with children. However, we are not set up as a baby-proofed property. - There are no baby gates, but we provide a portable crib (pack and play), booster high chair, and kid cups/plates. - We expect adults to supervise children throughout the home and property to ensure their safety. - We have emergency information printed in the guest book at the property, and we have a basic first aid kit. PETS: - Dogs (two maximum) are allowed, with prior approval. Miniature horses (one maximum) are allowed if they are trained service animals required for a disability. - We cannot allow cats due to allergies. - Emotional support dogs are allowed, with prior approval. We cannot allow cats, even if they are emotional support animals. - You are expected to bag your pet's poop, even in the yard. - The pet fee is $50 per dog. This includes emotional support animals. The only exception is for trained, registered service animals. We will have to charge fees to cover any costs related to damage caused by pets or cleaning for excessive pet hair or dirt. WIFI: - We have Starlink satellite internet, which will handle basic needs. - If you’re working remotely, you’ll have no problem staying connected, although there may be occasional buffering with video conferencing. - You’ll also be able to enjoy some binge-watching, but if multiple people are binging on various devices, you may experience slower speeds. - We have two Roku TV sets. We provide a pin for the Roku app, and you can log into your own subscription services. CLEANING: - We ask that you help speed up the cleaning process by doing a few things on your way out (stripping beds and placing sheets/towels in front of the laundry room, putting your dishes in the dishwasher, bagging your garbage, putting furniture and other items back where you found them. - Firefly Farmhouse is in a rural area without city trash service, so we have to pay to take away trash/garbage. Please make sure all trash is bagged. INSECTS: - The property includes two rural, wooded acres, which means there are insects, including the possibility of mosquitoes and ticks. Please wear insect repellant outside to minimize bites. - The same insects that live outside can occasionally get into the house. Please keep doors and unscreened windows closed to minimize intrusion. If you see any wasp nests (or the like) please notify us immediately so we can have exterminators take care of them.

There are mountain views from every room in the house, but its crème de la crème is the view from the living room overlooking the Shenandoah Mountains and local farm pastures. It truly is a sight to behold. MMG has 4 bedrooms. The first master bedroom features a king size bed and large bathroom suite which includes glass shower and soaking tub. The second master bedroom includes a queen bed and private bathroom featuring a glass shower. The third bedroom has a queen bed and shares a bathroom with the fourth bedroom which has bunk beds. A washer and dryer are available for your use. The kitchen is fully stocked and ready for you to cook or bake to your heart’s content! If you have burgers on the mind, there is a propane Weber grill just outside. We have WIFI! At 60mbps, you will be able to stream movies/shows on the 2 Smart TVs and also connect your various devices without trouble. The garage has been converted to a temperature controlled game room. It has an air hockey table, ping pong table, foosball table, lots of board games, a 55" Smart tv and a separate refrigerator. Have a fur-baby? So do we. We love dogs! We are not charging an extra pet fee, but please no animals on the furniture or beds. They must also be crated when left alone in the home and their waste must be picked up prior to your departure. Sorry, no cats. Fun fact: there is a train that runs through the middle of Luray and it can be seen from behind our property. On occasion, they will blow their horn (not at night) and it can be heard from the house. It is not loud enough to disturb sleep or other activities. Sleep noise machines are available as well. Also, enjoy swimming, hiking, fishing, and playgrounds at nearby Lake Arrowhead. They have kayaks and canoe available for rent as well. It is a 134-acre park! Additionally, check out Shenandoah River Outfitters, where you can rent kayaks, canoes, tubes, and rafts to float or paddle down the river! It's a short 10-minute drive away. We provide a starter kit of paper towels, toilet paper, soaps, shampoo, conditioner, and other supplies with an extra or two.
