The space The main level features a spacious master bedroom suite, great room w/gas fireplace, dining room, office (5th bedroom), guest bath, kitchen and breakfast nook. The gourmet kitchen features double ovens, 36'' Sub-Zero refrigerator and freezer, quartz counters and lots of storage. Contains all expected counter appliances and utensils. Large main slider exits to ground stone balcony with built in BBQ, water misters, propane heaters and large table for 8. Spiral stairs go down to backyard patio. Lower level features 3 additional bedrooms, 2 bathrooms, family room and wet bar area with 2 mini-fridges, dishwasher and Uline ice maker. Double slider exits to resort style backyard with pool and spa, covered patio and sun pad with misters, cement bar and artificial turf. Large driveway and parking area. Garage remote, keyless entry, recirculating hot water, wi-fi, wired for outside sound (single source) with volume controls in each of four zones including master. Small TV in kitchen with sound bar. Pool/spa, A Kindle manages heat for the pool/spa, jets, lights and water misters. The pool is not available Nov-Jan due to low overnight temp's. In-ground hot tub/Spa is available year around. Propane, A 120 gallon tank is used for spa's propane heater and the inside fireplace. It can also supplement the heat pump that heats the pool. It’s full now and free to use. It has a meter monitor with refills delivered when needed. Propane goes pretty fast if using it to heat the pool during cold weather. The heat pump does fine alone for the pool once the outside temps are above 70. It probably can do the spa for about 20 2-hour sessions. Spa is sized for about 5-6 people. Would normally expect the tank to last through a week’s visit. Miscellaneous, House has lift station/pump to move drain waste up to the sewer line. Hard objects will stop/break the pump. No feminine products should be flushed. All in all, a wonderful house with all the amenities you'd expect for a very comfortable stay. There is plenty to check out during your stay! There will be a house manual upon arrival that you will be expected to read. All important complex rules and expectations will be outlined in the manual. Renter understands that an insurance policy covers the Property but that this policy insures only the Property and the tangible personal property in it owned by the owner and does not insure any personal property of the Rental Party or Renter’s licensees, invitees, or guests. Renter is advised to seek traveler’s or renter’s insurance if Renter desires to insure the Rental Party’s or other persons’ personal property during the occupancy. For any booking 28 nights or longer, any adjustment to the booking resulting in a reduction in the length of stay will incur a $500 fee, plus 10% of the difference in price. Electricity will be charged separately ONLY FOR STAYS 28 days or longer. There is a large monthly discount applied, so in an effort to keep your price as low as possible, we ask guests to pay for the electricity separately. Everything else will be included (wifi, cable TV, tax, cleaning every 2 weeks, pool/gym access, etc.) We estimate the average electricity bill to be $300/month. It's possible it may be a bit more in the summer with heavy A/C usage, and it will most likely be quite a bit lower in the winter. Once the reservation is confirmed, we will send a request to pay a $300 electricity deposit for the reservation. This will be applied to your final electric bill. Any difference will be refunded to you, and any additional amount will be withheld from your security deposit. Checkin details will not be sent without the $300 electricity deposit paid in advance. Payment can be made through Airbnb as a separate payment, or directly through me with a valid credit card. PLEASE NOTE: There is NO additional cost to heat the pool. The pool is indoors, and is heated with an electric heater. The temp will be set to 85 degrees. The ability of an electric heater to heat the pool is largely dependent upon the ambient air temperature. In the colder months, the heater will not be as efficient. For this reason, we do not guarantee the temp will always be at 85 degrees. The pool is indoors, which will help keep the pool warm, but there will be no refunds if the pool temperature is unsatisfactory. Pool cleaning is Monday morning. Each Monday morning, the pool cleaner will knock on the back pool door. If no one answers, he will let himself in to service the pool. Please do not be alarmed. It usually only takes a few minutes, and he will not be entering any other part of the home. Upon booking, we require all our guests to submit a copy of their ID through our guest registration form. This is both for our security and is our standard procedure. Unable to comply would mean cancellation of your reservation. Management will carefully evaluate and consider every reservation made by locals, individuals under 25 years of age, or those made at the last minute. As part of our standard procedure, we will require a fully refundable security deposit of $1000. This deposit will be promptly refunded upon check-out, provided there are no damages or incidents for which the renter is responsible. The driveway is very steep. If you have a trailer, RV, or other lengthy vehicle, please note you may not be able to get up the driveway. Close to lakes and casino. House is 25 minutes from airport No public transportation but walkable to a mall that has everything you would need. Car rental is recommended. The community is serviced by Lyft and Uber. This home is perfect for business traveller. There is a strong wifi signal and desk space to work from. We are available daily via texts email. No pets allowed The main bedroom is upstairs with a brand new king size bed and there are two bedrooms on the main floor with an accessible bathroom and walk-in shower. There are no steps into the house. Guest access Home has wifi and a stereo. Alexa is also available. Other things to note We have strict outdoor quiet hours from 10 PM to 7 AM as per the Town of Fountain Hills ordinance.
