The space The 4700 square foot home is at the end of a road on a 10 acre estate. There are amazing views with large windows. A large deck wraps around the entire back and sides of the house. In the back you will find the area to take in the beautiful views with a 6 person outdoor dining table as well as a 4 person tall dining table with umbrella. There is a Weber grill on this upstairs deck. The upstairs interior has a large living area with 2 couches and a large Roku TV. The kitchen is made for chefs preparing large meals with lots of counter space, a center island, large built in cabinets, a large pass through bar to the living area, and a fridge with icemaker and water dispenser and much more. There is an instapot, toaster oven, coffee maker, Keurig style coffee maker, coffee grinder, waffle maker, gas stove and oven, and much more. An adjacent dining room has 2 large tables with 12 chairs and more great views. The stairs to the downstairs are also here. The master bedroom has a king bed and amazing views. A very large bathroom is shared between the master bedroom and front bedroom with a large walk in shower. This unique bathroom was specifically designed to be wheelchair friendly. The homeowner does his best to keep this driveway graded, but we highly recommend an all-wheel or 4-wheel drive vehicles, just in case, and DO NOT recommend taking a trailer down to the cabin. (Many 2-wheel drive vehicles make it just fine, but definitely NOT pulling a trailer.) There is a large meadow just left of the gate, INSIDE the property, where you can safely store your trailer. **FIREWOOD for the outside Fire-pit or inside Wood stove is available. $95 for a "Cord", (plus tax). Please feel free to use the kayaks on the property! You can find them on their stand closer to the water so you don't have to hike the trail with them! It is adjacent to Hobbs State Park and is ideally located to many attractions. Very comfortable with all the amenities including a hot tub. Perfect place to enjoy lake activities by way of a private trail to the lake. Go hiking or mountain biking in the state park and enjoy the beauty of the area. The space The bardominium takes up about half of a building which also houses a large garage/ seasonal storage area (not accessed during rentals). It is part of a 10 acre estate but has a very private feel with no visible neighbors. Outside there is a porch with overhead balcony accessed from the second floor bedrooms. There is a table with chairs and a hot tub. A Weber grill is available. Inside on the first floor is a large living area with Roku TV. There is a full kitchen area with all the amenities you will need including toaster, blender, coffee maker with grinder, and refrigerator with icemaker. There is also a large pantry. A dining area with 6 seat table is adjacent to this. There is a large bathroom downstairs with walk in shower and vanity with granite top. Also downstairs is a large laundry room. Upstairs you will find a large master bedroom with a king size bed and a large couch. There is a large walk in closet. Across the hallway are the other 2 bedrooms. The second bedroom has a queen bed and walk in closet with a sliding door to the covered balcony. The third bedroom has a bunkbed with full bed on the bottom and twin bed on top. It also has access to the covered balcony with a sliding door. The covered balcony has a bistro set for sitting and enjoying your coffee and watching the deer. There is an upstairs bathroom with shower/ tub combo. There is plenty of parking in the driveway and in front of the barndominium. There is also a covered parking area on the west side of the building that is free for you to use for your car/ boat/ bikes/ or motorcycles. There is a fire pit. Guest access You can access the lake by way of a trail at the end of the road about 500 feet past the driveway to Beaver Baden. It is next to the main house at the end of the road. This is a private trail only allowed to be used by guests at the main house and Beaver Baden and there is a sign at the trailhead that indicates that. Guests can access the entire barndominium and outside parking areas/ covered area behind the building. The inside of the garage/ shop area is not accessible to guests and is primarily used for seasonal equipment storage. If this area needs to be accessed by us or maintenance (not often), we will notify you ahead of time. Other things to note 5 Reasons why you will want to stay here: 1. Privacy- You will have complete privacy here. There are no visible neighbors and the only other house on the road is the main house of the estate at the end of the road. At the same time you are only 25 minutes from downtown Rogers and 30 minutes from Eureka Springs. Even closer to attractions such as War Eagle Caverns, War Eagle Mill, and the Turpentine Creek Rescue. 2. Lake access- You have access to a wonderful area to swim, kayak, or explore by way of the private trail at the end of the road. The water in the cove is usually very clear at normal lake levels and there are lots of unique limestone ledges for exploring around into the state park below. There is a rope swing in the small cove just into the state park. From the house to the water is around 1000 feet down a hill. If you need a quick boat launch for your boat or kayak, there are 2 neighborhood launches within a 1-3 mile distance. Directions are included in the house guidebook. 3. Value- It is hard to find a 3 bedroom 2 bath 1500 square foot vacation rental with available amenities like a hot tub for this price! 4. Hobbs State Park- the property is surrounded on the South and West side by the state park. You are only 1200 feet from the trailhead of the 8 mile Karst Loop trail. The visitor center and museum is only a few miles away on the way to Rogers. This is a prime spot for fall leaf viewing, hiking, and mountain biking. 5. The off season- My favorite time to stay here. This is the place to be when mountain biking and hiking in Hobbs State Park, riding motorcycles, or trying to feel some solitude while still being able to explore Eureka Springs and taking day trips to places such as Branson.

The Lost 40 Getaway Cabin is a great place to relax and enjoy some solitude or good company. Kitchen, laundry room, and bathrooms are both stocked with essentials. Bedroom 1 has a queen sized bed, and a double bed with a bed that pulls out from underneath. Bedroom 2 (Master bedroom) has a king sized bed. Bedroom 3, the cabin's loft has three double beds. Living room has two sofas (one is a sleeper sofa), three chairs, a chess table, an electric fireplace, and a TV with DVD player, and an Xbox 360 with games. There is a cell signal booster in the cabin to help with the cell service. The game room has a sleeper sofa, chairs, a TV, pool table, air hockey table, dart board, and a card table. Cell service can be unpredictable in rural Arkansas, there is a cell signal booster in the game room as well, to help manage this issue. There is no WiFi or cable/satellite TV but there is a hot tub, fire pit, game room, TV with a selection of movies, an Xbox 360 with a selection of games, as well as an assortment of board games. Just a short drive gets you to Beaver Lake. A PERFECT place to bring family and friends and truly reconnect. Guest Access: Hot tub and game room for your use during your stay. Enjoy the creek and clearing right by the cabin. Other Things To Note: The Lost 40 Getaway is located down 3 miles of scenic dirt road. One gate must be opened and closed. This provides security and little to no traffic. Only one other landowner beyond the cabin and he does not have a full time residence on the place, so very unlikely to have any traffic during your stay. There is absolutely no hunting allowed anywhere on our property, this includes shooting any guns as well. If you’d like to hunt, or target practice, I will be happy to provide info on doing both elsewhere. Deer hunting season is October 17th-December 14th, and Turkey hunting season is April 19th-May 9th. There is the possibility of hearing gunfire during this time, due to neighbors hunting. There is plenty of space to park a boat on the property if you wish to bring one during your stay. Property is surrounded by State Park and heavily wooded areas. Possible harmless wild animals (deer, turkey, squirrel, raccoons, etc) are often seen roaming the property. There's a rare possibility of seeing a black bear, and wild hogs. Please keep in mind, there could be snakes around the property depending on the season. We ask there be no smoking of any kind inside (cabin or game room). Please smoke outside and discard your cigarette butts in sand buckets provided. No drinks on the pool table, as it is for playing pool ONLY. No trespassing on neighbors land or turning around on their grass. Do not drive on the grass between the 2 gates. Other things to note This is information I send to all of our guests- Here is some very important information about your stay: Please thoroughly read, and share all of this information with the other guests in your group so everyone is aware and is on the same page. Please make sure to go over the cabin rules in the binder we provide at the cabin. Thank you! **Please note: There is absolutely NO parties allowed on our property whatsoever. Please keep in mind, we do have security cameras on the premises (outside only).** **Please note: There is absolutely NO hunting allowed anywhere on our property, this includes shooting any guns as well. If you’d like to hunt, or target practice, I will be happy to give you info on doing both elsewhere.** •Children: We ask all of our guests to keep a close eye on children at all times while at the cabin, and in the game room to help prevent possible injuries, things getting broken, etc. Pets: We ask all of our guests to keep a close eye on pets at all times while at the cabin, and in the game room to help prevent possible injuries, things getting broken, etc. Pets are NOT allowed on any of the furniture, including beds. If you plan on leaving, and leaving pets at the cabin, please use the XL wire kennels we provide or if you choose to bring kennels. Pets are not allowed to run freely in the cabin when guests are not present, and during bedtime; they must be kenneled. PLEASE do NOT leave your pets closed in any of the rooms with doors by themselves. Thank you for your understanding! Please be mindful of wild animals in the area. We do provide some dog blankets, and towels for dogs (labeled “dog towels” in the hallway closet). Please wipe dirty/muddy paws, and dry off your dogs when needed. We also provide a pooper scooper for dog feces, and expect our guests to clean up after their pups. Please put all dog feces in a bag, and place the bag into one of the trash receptacles behind the game room. Please do NOT place dog feces in the trash receptacles without putting it into a bag first. You will also find the pooper scooper behind the game room, and please make sure to put it back where it was when done. If your pup needs a bath, please do not use our showers or sinks to bathe your pup. You can bathe them outside with the water hose, or I will be happy to give you info for the local dog wash. We do have a Pet Policy that will need to be agreed to, and signed by the pet owner before arrival, via text message or email. Thank you! •Smoking: There is absolutely NO smoking allowed of any kind inside of the cabin (including the porch bathroom), and in the game room. We do expect our guests to properly dispose of cigarette butts in the buckets we provide specifically for outside, when smoking. It is extremely important to make sure all cigarettes are completely put out, and properly disposed of in the buckets. We do not want any accidental fires at our cabin, and we expect our guests to properly dispose of them as asked. Please don’t litter. Thank you! •Back Porch Bathroom: PLEASE make sure to to keep the porch bathroom door completely closed at ALL times, and the bathroom window closed, as it is heated and/or cooled. We have had issues with guests leaving the door and window open, or not completely closing it. It helps with keeping bugs, and rodents out as well. •Bed Linens: If needed, we have extra bed linens (sheets, pillowcases) in the master bedroom closet, and is labeled on the side of the linen holder- king, queen, full, and single. There are extra blankets, and pillows in the master closet, and in the 2nd bedroom closet on top of the shelves. The pullout couch in the living room is a queen sized mattress, and the pullout couch in the game room is a full sized mattress. The pullout mattress is a single and is under the full sized bed in the 2nd bedroom. •Doors and Windows: Please make sure the front and back doors stay completely closed at all times, to help keep the bugs, and any rodents out, and the cooled/heated air stays in. If you would like to open the windows, please make sure the windows opened have screens on them (some of the windows don’t have screens), and please close and lock them back. We do have rodents, and bugs outside that like to get inside if they have a chance, so keeping all doors completely closed is greatly appreciated in more ways than one. We don’t need or want any rodents in the cabin, game room, or porch bathroom at all. Please do not open the upstairs windows at all. •Accidents: We understand accidents happen, and ask that our guests to PLEASE let us know if anything at all gets broken, etc. Thank you! •Outdoor Shower and Porch Sink: During the colder months, we do unhook the water to the outdoor shower, and porch sink due to possibly freezing. •Hot Tub: You will want to turn the hot tub temp up 30-45 minutes before getting in, depending on the temp outside (the colder it is, the longer it takes to heat). Jets: press once for low, twice for high, and three times for off. Please make sure to turn the temp back down to what it originally was set at after each use. Thank you! We do have chlorine dispenser in the hot tub, please don’t open it. •Bugs and Wildlife: We do have wasps all around the cabin, as well as other bugs. But, please keep in mind we do live out in the middle of the woods. We do keep bug spray for human use on the top shelf, in the linen closet if needed. You’re welcome to bring your own as well. We have tiki torches around the fire pit, and around the deck as well. Please be cautious of snakes that might be in the area. Unfortunately, we do have them, and we do have other wild life ALL around us, as well as other insects. •Shoes: To help keep the dirt level down inside the cabin, we ask that our guests please remove shoes with mud/dirt on them at the door, and not wear shoes inside the cabin. Please do NOT eat in the living room. We don’t want accidental spills, stains, and food on the couches, and the rug. Unless you would like to be charged extra. Thank you for your understanding! We just ask all of our guests to please clean up after themselves, just please be respectful and tidy up. We do work very hard to keep our place in immaculate condition (inside and out), and ask that our guests not throw any trash, and cigarette butts on the ground anywhere on the property. We provide trash cans, and buckets outside (for cigarette butts) at the cabin. Please do not throw away any trash or cigarette butts without placing it in a trash bag first, in the outside trash containers. Thank you!

Check out our extras! The space This approximately 525 square foot, one-bedroom apartment is the first floor of our 3-floor home on a bluff overlooking Beaver Lake. There are two windows - one in the living area, one in the bedroom, and you have a lakeview from each window--that's from the bed and from the futon sofa. There are sliding barn doors (not pictured, we put them on after the pictures were taken) to give privacy to the bedroom. This space is ideal for a couple or small family staying 2 days or more, or guests wanting to cook their own meals. The 6'x20' deck is an awesome place to hang out and we light it up at night with overhead string lights. We live on top of a hill, but the entire porch area is fenced in, so kids won't toddle out. Though small, there is a full kitchen, stocked with pots, pans, essential gadgets, dishes, utensils and silverware, as well as a blender, coffee maker, toaster, stove and refrigerator with ice maker. If you smoke in the home, you will be fined $1000 plus the cost of any smoke remediation necessary. - There is spotty cell service here, so be sure to connect to Wifi & feel free to use our landline for any calls. - The road up to the house is a dirt road, please be cautious if riding a motorcycle. - We have two fire pits available for guest use. Please make sure all fires are completely put out before leaving them unattended and wood is only gathered from the designated wood storage area. - Extra linens can be found in the two standing armoires. There is one upstairs & one downstairs. Linens for the Queen sleeper sofa are kept in the downstairs armoire. - USE CAUTION WHEN GOING UPSTAIRS. There is a very low beam at the top of the stairs. We have signs as well as foam over the beam, but still, use caution. - Refunds for unused services such as pet fees, event fees, early check‑in, and late check‑out fees, are subject to the same cancellation policy that applies. - There is a QR code located on or near the refrigerator. Natural light bathes this spacious lakeview suite. Enjoy the lake view from your bed, or take a walk on our secluded road. Enjoy deer, fox, birds. Includes a private sunroom, private bath, walk-in closet and private entrance to yard. We built our three story house on top of a hill on top of a bluff. So we are on eye level with the birds, and often looking down on them. We affectionately call this our nest. Note: This listing is not Little Flock. It's near Rocky Branch in Rogers, AR. The space Two sleep comfortably in the queen bed and there is a twin roll-away bed stored in the walk-in closet for one more. In addition to the bedroom, bathroom and walk-in closet, this suite comes with its own 6x14 sunporch. Great place for reading, relaxing... It's a wall of screened windows that can be opened to let in the fresh air. There is also a door to the outside (pictured), which is your private entrance, but please, until we complete landscaping this fall, we ask for your safety that guests use the front door for coming and going. The sunroom door is a functional entrance, and you can go on to the small porch, but the ground is quite rough. LOTS OF EXTRAS! *Complimentary selection of teas, coffees, water and light snacks. The picture of TV console shows a mini fridge, we have also added a microwave and electric kettle. *Use of fishing poles and gear. (Fishing license is required in Ark.) *Use of kayaks, canoe, paddle and life jackets. (If you can't transport in/on your vehicle, we can do that for $25 roundtrip to a nearby landing.) Use of kayaks, etc. needs to be coordinated in advance. Request use asap after you reserve and no later than the night before. *Use of Rocky Branch State Park day pass where there's a swimming area and boat launch. ( *Use of fire pit with folding chairs and complimentary marshmallows for roasting. We must coordinate use of most of these items with guests in our other listing, so request with as much advance notice as possible. Whereas this listing is perfect for stays from one to three nights for a single, couple, if you're staying longer or plan to do a lot of cooking, please check out our first floor guest space, from my profile page. It is a one-bedroom apartment with a queen bed, full futon and rollaway twin. It has its own kitchen, large porch and private, keyless entry. Guest access The suite has 3 access doors: the door to the sunroom, the bedroom door and the door to the outside. All of these can be locked from the inside. The sunroom is yours to use exclusively during your stay. You are also welcome to use the common areas of the first floor when someone is home to grant access. That includes the living, dining and kitchen, front porch, side deck, den and guest bathroom, as well as the mudroom with the washer and dryer. Your room has a microwave and mini-fridge, but if you would like to use our kitchen to store food that won't fit in the mini-fridge or to prepare a more elaborate meal, you're certainly welcome to do so, working with us to schedule a time we won't be in your way. Guests can park on the semi circle drive, or pull up the hill (if you have a good emergency brake) and park in one of the marked guest parking spots. We have a small bonfire circle in the yard and you're welcome to make a fire there, use some folding chairs and our roasting sticks for making smores or roasting hot dogs, so long as there is not a burn ban in place. We have a kayaks, a canoe and snorkeling gear for guest use. You would need to have a truck to transport the canoe to the lake, or a rack on top of your car to tie it down. We have ropes for tying down, paddles and life jackets. We can transport for you for an additional cost of $25 for the roundtrip to one of the launch spots closest to us. We need night before advance notice to arrange canoe transport. Additionally, you can borrow our Rocky Branch day permit. Please note that you accept all liability for any damages to person or property related to the use of the bikes, kayaks or canoe. Guests have no access to the ground floor deck or the third floor. During your stay The guest suite has a feeling of privacy and is a quiet space, but as this is our home, you will most certainly hear some household noise, particularly around meal times. Someone is almost always home here, and we're happy to help you in any way. Please feel free to text or message us if you need something but don't see us around. We will take our cues from you as to how much you would like to interact. We love kids, so no worries there. Other things to note While we're only 20 winding minutes from the edge of a metropolitan area with approx half a million in population, this location is remote and wild. You may see wildlife during your stay, both the kind that are amazing to see -- deer, fox, many birds, butterflies, armadillos, opossums, raccoons -- as well as the other kind -- wasps, bees, ants, and other bugs. We have never seen a snake on our property, but we do occasionally see them on the road on the way to our house, so we know they are out there! Our guest suite has a boutique feel, but it's in the middle of a very natural setting. Inside the home, we have two cats. You will not likely see them during a one or two-day stay. If you stay longer, they may warm up to you. They are very sweet, but if you have allergies to or fear of cats, this may not be the place for you.
