Parents and supervising adults are responsible for their children’s safety, conduct, noise, supervision, and damage. Children must be directly supervised around: * The hot tub; * Decks, stairs, and railings; * The grill; * Fireplaces and heating equipment; * The driveway; and * Community roads. Children may not climb on railings, furniture, counters, appliances, hot-tub covers, or other areas not designed for climbing. We love children. We do not love unsupervised vacation-rental parkour. ## Parking A maximum of **four vehicles** is permitted. The following are prohibited: * Street parking; * Blocking roads, driveways, mailboxes, neighboring property, or emergency access; * Boats; * Recreational vehicles; * Trailers; and * Commercial vehicles unless approved in writing. All vehicles must remain completely within the approved parking area. “Just for a minute” often becomes the exact minute someone needs through. ## Pets One dog is permitted with payment of the pet fee. Dogs must: * Remain leashed outside; * Remain under the direct control of a responsible adult; * Avoid excessive noise; * Cause no damage or disturbance; and * Have all waste picked up immediately. Dogs may not be left unattended anywhere on the property for any length of time. This includes leaving a dog alone: * Inside the home; * In a crate; * In a bedroom; * On a deck; * In the yard; * In a vehicle; or * Secured outside. Please plan activities around your dog. Remember why you brought your pet on vacation—to enjoy the trip with you, not to stay alone in an unfamiliar home. ## No Smoking, Vaping, or Drugs Smoking, vaping, and drug use are prohibited anywhere on the property. This includes cigarettes, cigars, marijuana, vape devices, e-cigarettes, pipes, and other smoked or vaporized substances. Guests are responsible for all resulting cleaning, odor remediation, repair, replacement, and damage costs. Leaning halfway out a window does not transform indoor smoking into outdoor smoking. ## Quiet Hours Quiet hours are from **10:00 p.m. to 7:00 a.m.** During quiet hours: * Outdoor noise must remain minimal; * Music and amplified sound must be turned off; * Voices must remain low; * Noise may not carry beyond the property; * Decks and outdoor spaces must be used quietly; and * Vehicle noise must be minimized. Quiet hours mean quiet enough that the neighbors are not unwilling participants in your vacation. ## Hot-Tub Hours and Safety The hot tub may only be used from **8:00 a.m. to 10:00 p.m.** Use before 8:00 a.m. or after 10:00 p.m. is prohibited. Guests must: * Keep voices and music at a reasonable level; * Directly supervise children; * Keep glass away from the hot tub; * Replace the cover properly; * Never sit, stand, climb, jump, or place objects on the cover; * Report damage or water-quality concerns promptly; and * Stop using the hot tub when directed by the property manager. The hot tub is for relaxing—not for starting the Highlands’ newest after-hours nightclub. ## Community Rules The following are prohibited: * Hunting; * Firearm discharge; * Fireworks; * Explosives; and * Similar dangerous activities. The Highlands community speed limit is **25 mph**. Please watch for residents, children, pets, pedestrians, wildlife, and vehicles entering driveways. The speed limit is not a suggested minimum. ## Exterior Cameras and Recording Devices The property has four active exterior security cameras. All record motion-activated video and audio. There are no interior cameras. No camera monitors an indoor living area, bedroom, bathroom, or other private interior space. ### Front Entrance Camera Monitors: * The front door; * Exterior steps; * The immediate entrance area; and * Exterior access to the home. Used for safety, security, access verification, occupancy compliance, and documentation of exterior incidents. ### Driveway Camera Monitors: * The driveway; * Vehicle-parking area; and * Exterior approach to the property. Used for safety, security, occupancy verification, parking compliance, and compliance with Clatsop County and Highlands HOA parking requirements. ### Rear Deck and Hot-Tub Camera Monitors: * The rear deck; * Hot-tub area; * Rear exterior approaches; and * Exterior access points serving that area. Used for safety, security, occupancy compliance, quiet-hour and noise compliance, enforcement of the prohibition on hot-tub use after 10:00 p.m., protection of the hot tub, and investigation of reported or detected incidents. ### Upper Deck Camera Monitors: * The upper deck; * Grill area; and * Exterior patio-door access points. Used for fire and grill safety, security, occupancy compliance, exterior-access verification, and protection of the home and outdoor amenities. ## Camera Monitoring and Footage Review The cameras are not routinely watched live throughout every reservation. Footage may be reviewed, or a camera may be monitored in real time, when: * A safety or security alert is received; * Unsafe, unauthorized, or rule-violating activity is reported or detected; * A guest has already been contacted or warned about possible noncompliance; * Guest conduct or communications create a reasonable concern; * There is a concern involving occupancy, unauthorized people, parking, excessive noise, prohibited hot-tub use, grill safety, an unattended dog, property damage, or exterior access; or * Review is reasonably necessary to address a complaint, incident, insurance matter, platform dispute, or alleged violation. Footage may be retained when reasonably necessary for safety, security, compliance, damage documentation, insurance, legal matters, or booking-platform disputes. Guests may not cover, move, disconnect, obstruct, disable, damage, unplug, reposition, or otherwise interfere with any camera, router, recording device, noise monitor, or safety equipment. Nothing says “please review the footage” quite like attempting to disable the camera. ## Fines, Termination, and Eviction Guests will ordinarily receive one warning and an opportunity to correct a violation immediately. After the first warning, when a violation is not corrected immediately, a **$250.00 fine may be assessed for each separate violation, per violation, per day**. Separate violations may result in separate fines. Continued, repeated, intentional, dangerous, or serious violations may result in: * Multiple fines; * Immediate termination of the reservation; * Deactivation of access codes; * Removal from the property; * Platform reporting; * Law-enforcement involvement when appropriate; and * Eviction without a refund. Serious safety concerns, parties, threats, unlawful activity, intentional damage, excess occupancy, or camera tampering may require immediate action without another warning. We would much rather host you than evict you. Please do not make us choose the paperwork-heavy option. Booking Guest Responsibility The booking guest is responsible for: * Every registered guest; * Every child; * Every dog or other permitted animal; * All activity at the property; * Compliance with these rules; * Damage during the reservation; and * Complaints, fines, disturbances, or violations caused by the group. “I didn’t personally do it” may work in sibling arguments. Gated Highlands retreat w/ hot tub & golf

This Gearhart beach house sits on a large lot with a big back and side yard. It is on the south side of Marion, which is the beach side. We are one block back from the beach access road, just a short walk to the beach. We have recently rebuilt this traditional cottage home. Wonderful craftsmanship throughout our 2400 square foot house. The rental fee includes the 7% Gearhart lodging tax. Summer rental dates from the middle of June to September there is a 5 night minimum. The space The kitchen has all new appliances including gas range, microwave, 2 dishwashers, 2 sinks,tile floor, and all the amenities for gourmet cooking. The kitchen, dining and living room areas were designed with families in mind. From the kitchen you can see what is going on. There is an island bar that seat 4, and our dining room table can sit up to 12. All four bedrooms are large, master has one king, middle bedroom has 2 queen, back bedroom has a set of twins, upstairs bedroom has a queen and two day beds in the upstairs family room. Three full bathrooms with large showers, and the middle bathroom has a tube for all of our grandchildren. The spacious living room is light and bright with comfy furniture with a beautiful beach rock fireplace that is a wood burning fireplace. Flat screen HD TV/DVD in living and in the family room upstairs. Off from the dining room is a small south facing deck. French doors open out to this deck. A wonderful place to have your morning coffee and read the paper. The rear deck has patio furniture and a gas grill – perfect for all those summer nights of entertaining. A quick drive away. Visit the Goonies House for a full tour of the house and some of the popular sites featured in the movie. (368 38th Street, Astoria Oregon) Also in Astoria, visit the Astoria Column, for an amazing site of the river and the quaint town. Seaside is another great place for families. Attractions include: Mini golf, Tilt-a-Whirl, Bumper Cars, and a movie theater. As well as an accessible beach, only steps away. Dozens of highly rated restaurants, located within the hustle and bustle that is Seaside Oregon, only 2 miles away. While in Seaside, visit The Salt Works. On December 28, 1805, Lewis and Clark send five meant to create a salt camp. They rested in Seaside because the ocean water had a high salt content, and food and water were accessible. If you visit today you can see a replica of Lewis and Clark's salt making cairn. Visit Cannon Beach's Haystack Rock, a 235 foot sea stack. A living home for sea anemone and birds. There is also an outlet mall near by.
