Experience the oldest summer resort community in America. The space The Guest House is approximately 600 square feet. Situated at the top of a hill off a short private road . The bedrooms and bathroom are small and cozy. The kitchen, dining table and living area are open to each other. The wood interior gives the home a rustic feel. The kitchen has a small refrigerator and small gas stove. The view is out the front windows. There is ample parking. Guest access The Guest house is located 100 feet from our modern victorian home. As you approach our home at the top of the hill you will see a “Welcome Guest“ sign on the left with a pebble driveway and parking. A pebble walkway to the front door. Built in 2019. Offers semi-seclusion. 12.5 acres of forest to explore. The space One first floor bedroom. 1st-floor bath, (washer/dryer is on 1st-floor bath). 1st floor also includes: kitchen, dining room, living room. Two bedrooms and a bathroom upstairs. Guest access Access to, garage, all of first and second floors. Other things to note 1) The smoke detectors are very sensitive in my home. When cooking, they can sometimes go off. Use the microwave VENT button to vent directly to the outside, open sliding door that goes to the back deck, and open some windows if this happens. Please also contact me. I apologize for any inconvenience, and unsettling experience the loud noises may cause to animals, children, as well as adults. 2) Navigate to Remote Control instructions. Remote Control. Select “photo tour”, then select “living room”. Click on the top left picture (of the remote). Doing so will show specific instructions on how to power on, navigate, and power off the system. Thanks! This will bring up how to navigate to the Remote Control instructions. I have listed (below), a more in-depth set of instructions. But I cannot upload a photo in this “your property” section. NOTE: my system, at times glitches. When this happens, I power off the TV. I then go down to the basement where all components are located on a shelf. I power off ONLY the Panamax MR4000 component by pushing the button. Then I remove the plug from the outlet to the right of the components shelf. I wait 3-5 minutes, plug system back into the outlet and ONLY power on the Panamax MR4000 component, by again pushing the button. I again wait 3-5 minutes while the system “reboots”. The Panamax MR4000 button will cause all other components to power on. After that 3-5 minute interval I power on the TV by using the sequence I listed under “Remote Control instructions. Please know that if my system glitches, you can contact me, and I will go through the process I listed above. I only use buttons I marked with RED and BLUE in the “living room” photo. The RED lines on the top right are how power on/off the TV. Note: t in the entire system, press the button to the right of “TV (Apple TV). When turning TV on, (using the Apple TV button [red line]), the screen takes a few moments to form a black and gray repeating triangle pattern screen. a checkered pattern. At this point, the (menu button [left red arrow]), is pushed. This should bring up the tiles for the different streaming services. The MENU button also serves as a BACK button in all cases. The buttons boxed off in blue are what I use to navigate around. 🫣 i apologize for the confusion.

Our 1 story home with three bedrooms allow 8 people a comfortable place to sleep. A living room as well as a bonus room allows everyone space to spread out. The bookcase in the living room has games, puzzles, Legos and coloring books for your enjoyment. We welcome up to 2 dogs and have a large crate for your pup. Enjoy your vacation at your home away from home! The space We have filled our home with all you need for a relaxing visit. A fully stocked kitchen welcomes you with tall ceiling and skylights for extra light. The large island seats 4. Be ready feed the whole family and enjoy dinner around a dining room table that seats 8. The living room comes with a large couch and 55" Roku TV. The primary and guest bedrooms feature king size beds and 32" Roku TVs. The kids will have a blast in their own room featuring 2 sets of twin bunk beds. When the kids want to watch TV, they can upstairs to the Bonus Room that has a huge and super comfortable couch with dozens of fun DVDs to choose from as well as a 58" Roku TV and DVD player. The bookcase in the living room has dozens more movies, endless puzzles, games and playing cards. The desk off the kitchen has coloring supplies for your little artist. Also, enjoy the wood burning stove during your visit. We are located a quick 3 minutes from Lake Wentworth which has a beach, picnic tables and bathroom facilities. Lake Winnipesaukee is only an 8 minute drive. The charming center of Wolfeboro with it's many shops and restaurants is only 8 minutes away. In the winter, Abenaki Ski area is an 8 minute drive and Gunstock Mountain is 38 minutes away. The house is located on 2 acres with parking for 4 cars. There is a large patio in the backyard off a glass slider from the 3 season porch. In the summer we will add a patio table with an umbrella, 8 chairs, a fire pit and outside yard games. Come for the peace and quiet and enjoy! Other things to note During the summer, free passes to both Albee and Carry beach are available for use. Brewster beach is free for all to visit, no pass required.

Tucked into Fernald's basin, adjacent to Lake Wentworth in Wolfeboro, New Hampshire, this is a true retreat. The space There are two bedrooms and 2 full baths on the upper level as well as the kitchen, dining and a living area. The basement has a family room with tv and the bunkroom. There is a slider that opens to the deck and back yard. Other things to note The Basin is shallow, the water is clean, bottom is not sandy. The basin is enclosed and not “ beachy”. Perfect for paddleboards and kayaks. Great for fishing. The house is also on a well traveled road and in the summer with the increased number of people in the area there can be some traffic noise.

Welcoming spacious sunny bed / bath in private area of house (2nd floor). Coffee, microwave, small fridge/freezer and Airfryer in room. Upstairs bed and bath are for your private use with a door to close at the top of stairs for privacy. The space When you walk in the front door of the house, you will see the stairs right there. At the top of the stairs, there is a door you can close behind you. There is another door to go through to the right. That is the bedroom. The bathroom is straight ahead a bit to the left. These two areas are exclusively for the use of the guests. Outside, there is a patio with jacuzzi to the right of the house for outdoor sitting, BBQ and fireplace . In the backyard, there is a heated, above-ground pool with a large deck. The patio and pool are shared space. Rules.. The hot tub, pool and gas grill is available by permission only. The Owner is the only one to open and close the hot tub. The hot tub and the swimming pool close @9:30 no exceptions Guest access The kitchen, dining room and living room are areas we use and live in. We take care of my elderly mom. All of our bedrooms are on the first floor. Guests are welcome to use the bed and bath on the second floor - this is a private area exclusively for guest use. Other things to note There is a second bedroom on the second floor. This is an office, as I am a remote worker. I only use the office on the week days and will keep the door closed.

With 17 acres of fields, forest, brook, marsh, 280' of lake frontage on the exclusive class A Lake Wentworth, hot tub, kayak, canoe, ping pong, spacious western facing deck, bball, gorgeous sunsets, 4 bedrooms, screened in porch for summer dinners with gas burning stove, chef's kitchen, fire place, NEW DUCTLESS HEATING & COOLING UNITS in bedrooms, living room & kitchen, you will never want to leave. The space The two story house plus basement has a primary bedroom with half bath on the 2nd floor with two additional bedrooms (one room with full-size bed and views of the lake, one room with two twin size beds and a queen-size futon couch, and views toward the fields and forest), a central room with desk and lake views, and a full bath. The first story has a chef's eat in kitchen, large living room with fireplace, bedroom with queen-size bed, full bathroom, and a screened in porch with gas iron stove. A large redwood deck, accessible from sliding doors in the kitchen and living room, with teak table, Weber gas grill, and teak lounge chairs provides ample space for entertaining, relaxation, gorgeous sunsets, and even games of corn hole. The deluxe hot tub is at the southern end of the deck nestled among birch and pines trees and full privacy. The basement is for ping pong, late night poker games, and laundry. Guest access Guests will have access to the full house with the exception to a storage closet in the basement and one closet upstairs. Other things to note The house is a perfect sanctuary for writers, bird watchers (numerous birds including a peregrine falcon and bald eagles are regularly on the property), naturalists, lake and water sports enthusiasts, or really anyone just wanting full privacy, natural beauty, and peace. Although any property that has water on it requires attentive parents for small children, the property is a wonderland for children who can run free and explore. The shallow beach is also excellent for small children. For those looking for deeper water, it is best to kayak or swim out to the point. The tennis court is in disrepair and needs to be completely resurfaced but provides entertainment for those just goofing around or wishing to shoot a few hoops. In July and August, Stamp Act Island, run by the Nature Conservancy, is open to the public. It is a 5 minute power boat ride or 15 minutes kayak from our dock. It has a gorgeous beach and beautiful swimming. Bring your boat if you have one or rent one. We use our FourWinns 17.5' boat on a daily basis when we are at the property. On the far side of Stamp Act is the "sandbar" where both kids and adults love to go to play in the water. Wentworth Lake is excellent for both waterskiing and sailing as well as swimming and other water sports. If you like fishing, Lake Wentworth is one of the best lakes in NH and a regular stop on the pro-bass tour. Its rocky bottom and various rock ledges provide excellent homes for small and large mouth bass. Finally, Lake Wentworth is a quiet lake. Public boat access is only made through the adjacent Crescent Lake, which means the vast majority of boats on the lake belong to those who reside on the lake . You are often the only boat on the lake and the Wentworth community is kind and respectful. The Wentworth Association takes upmost care to make sure that lake remains pristine.
