The open concept living area extends into the living room and boast of vaulted ceilings and 180 degree views of the coast. We have updated appliance, several spices available, pots and pans to use, Instant Pots, large and small crock pots, blenders and much more so the chef in your group can prepare beautiful meals for the family all while enjoying the million dollar view of the beach. We have high speed internet (fastest available on the peninsula) however when the area is very busy, the WIFI can become spotty. We have Smart TV’s in every room of the house so you can stay caught up on your favorite shows after a beach day of fun. We also have all the baby-toddler amenities including pack and play crib (with 2 sets of sheets), a sound machine, baby monitors, high chair and dinnerware/utensils for the little ones in your family. As the sun sets, the hanging string lights will illuminate the mezzanine and be the perfect place to end the day at the coast. Before heading down to the beach, we have all your essentials available to you- including coolers to keep your drinks cold, sand toys for the kids, boogie boards, umbrella, a couple beach chairs and towels for the family to use. PLEASE NOTE: As with all southern coastal areas, our beautiful bays, fields, protected coastal wetlands and vegetated sand dunes can foster increased mosquito activity following rain showers or storms in the warmer months. Fortunately, the steady breezes reduce the mosquitoes encountered on our beaches, but you may want to pack repellant in your beach bag just in case! Use of the property will be denied to persons not falling under those categories violation of this rule could result in eviction and complete forfeiture of security deposit and rental fee. Keys will NOT be issued to anyone under the age of 25. SPECIAL OCCASIONS- Seaside Paradise is NOT available for rental to individuals or groups celebrating Spring Break, Prom, Large Family Reunions, Beach Party Rentals, Graduation. If it is discovered that a reservation was made using false or misleading information the reservation will be subject to immediate termination with eviction of all occupants and compete forfeiture of security deposit and rental fee. Should any damage occur to the property, guest will be responsible for all repairs or replacement necessary to bring the property back to its original condition. NOTICE OF CAMERAS: There are (3)  exterior security cameras, one at the driveway, one in the side yard and one facing down the steps to the main door. They are motion - sensored and on 24/7. Neither the house interior nor the exterior living spaces are visible to the cameras. If you interfere with the cameras, you will be asked to leave immediately without refund. PICKLEBALL & BASKETBALL COURT, GAGA PIT & BEACH ESSENTIALS Items provided by hostess: Pickleball rackets (4) Pickleballs (10) Basketballs (Full:3/Mini:2) Gaga balls (2) Volleyballs (2) and Portable Net Beach Chairs (2) Boogie Boards (2) Beach Tent (1) Rules:  All sports gear is located in the cubby underneath the staircase. Please inspect sports equipment prior to use and alert, hostess of any damaged or missing items. Any missing or damaged gear will be charged to the guest. Play at your own risk. Please no cleats, skateboards, rollerblades, bikes, or motorized vehicles on the turf as it can result in damage to the Pickleball/Basketball court. No food or glass containers on the Pickleball/Basketball court. Children under the age of 12 must be accompanied by an adult. SWINGSET, PLAYHOUSE & MEZZANINE SLIDE-Play at your own risk. Don't leave children unattended. Be sure to inspect the structure prior allowing children to play. Notify hostess of any damage or safety hazards to. No pushing, no flipping, no roughhousing on slide. Feet first sliding and only one person at a time. Secure swings when not in use as high winds can result in damage. INSPECTION/CLEANING- The home will be thoroughly inspected (indoors & outdoors) following each and every rental. As the home is a private vacation home, it has several locked closets and cabinets. INSPECTION WILL INCLUDE locked owner's closets and cabinets. DO NOT USE GRILL ON THE DECK. Should any damage have occurred during guest stay, the entire security deposit would be withheld pending determination of monetary retribution for any damages. Any deposit amount in excess of damage cost will be returned to guest within 30 days of damage claim resolution. Should any theft or vandalism have occurred during guest stay, the entire security deposit will be forfeited and guest could face criminal prosecution. Satisfactory inspection of the property will result in total refund of the security/damage deposit no later than 7 days from departure date. GUEST LIABILITY – Guest agrees to accept liability for all damages caused to the property (other than normal use) by guest or family/friends of guest.; including but not limited to, landscaping, misuse of appliances and or furnished equipment. If damages are in excess of security deposit, guest agrees to reimburse Owners for ALL cost incurred to repair or replace the damaged items(s). STORMS / ACTS OF GOD – If a storm is imminent and the local government issues a mandatory evacuation order, Owners will refund tenant a prorated daily amount of the total rental for the days not used in guest’s confirmed reservation. PLESAE NOTE: Refunds and/or peroration will not be made for voluntary evacuation or for cancellations requested due to inclement weather of any kind, acts of God, mosquitoes, beach or surf conditions, poor fishing or other circumstances beyond the Owner's control. MAINTENANCE – Owners strive to maintain property in optimum working condition, but appliance and mechanical problems can arise. No refunds will be given for short-term appliance or mechanical failures. Should a mechanical malfunction occur during your stay, please notify Owner immediately in order for prompt action to be taken (see Contact information attached) Please see notes in SP binder (located in kitchen) for operation of appliances and electronics. ARRIVAL & DEPARTURE- Check in time is 4:00 pm and Check out time is 11am. The owners are happy to allow early check- ins and late checkouts if doing so does not disrupt the arrival or departure of another Guest. Please be sure to advise Owners in advance of your intent to arrive early or depart late. Early check-in may be allowed if property is vacant on day of arrival (upon approval) or if cleaning service does not need to gain entry to prepare property for next guest’s arrival. SMOKING/PETS- SP is a Non-Smoking Home. Violation of this policy will result in complete forfeiture of security deposit (and rental fee in case of eviction). Smoking guests are welcome to smoke on the deck. Ensure cigar/cigarette butts are properly extinguished and disposed. NEVER throw butts and matches in the yard. Unauthorized smoking or fires will be charged the full deposit hold amount plus damages and extra cleaning fees. NO PETS OF ANY KIND are allowed at Seaside Paradise. You will be charged $500+ extra cleaning fees if you bring a pet. This is for the benefit of all guest so that anyone with animal allergies can be confident they will be safe and comfortable staying in our home. VIOLATIONS/DISTURBANCES- Guests and all other occupants will be required to vacate the property immediately, with complete forfeiture of security deposit for any of the following violations: A) use of property for any illegal activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to any person less than 21 years of age; B) consumption or use of illegal substances; C) loud music and/or disruptive behavior; D) causing damage to the property or to any neighboring properties; E) any other acts which may interfere with neighbors’ quiet enjoyment of their property. FIREWORKS & CAMPERS- Fireworks are strictly prohibited - Recreational Vehicles (RVs) are not allowed on property. FIREPIT-  Please utilize safe fire practices: 1.Never leave an active fire unattended and extinguish fire completely before going to bed 2. Ensure the fire pit area is clear of any flammable materials, including leaves, branches, or furniture 3. Use only purchased firewood (firewood can be purchased at The Big Store) 4. Never use gasoline or other flammable liquids 5. Do not use the fire or during fire bans pit in high winds   FISHING- The cleaning of Fish/Crabs/Oysters, etc. Should be done OUTSIDE and DOWNSTAIRS only on bottom level in fish cleaning area. Scales, heads, fins, etc. Should be returned to the gulf. Do not leave fish scales in yard or throw waste in dumpsters. The Fish cleaning station is located on bottom level in back behind garage. Improper storage of cleaned fish in SP fridge, or improper disposal of fish scales, heads, fins, etc. may result in additional cleaning charge. SAND- Be sure to rinse oﬀ in the outdoor shower or various water hoses around the house to wash oﬀ sand before coming into the house, by doing so you can avoid an additional cleaning fee. AIR CONDITIONER- Please do not turn the a/c below 68 degrees in the summer. A/C BELOW 68 degrees will freeze up and you may be charged damage fees for the A/C trip, repair and water damage. SENSITIVE SEPTIC SYSTEM- Seaside Paradise is on a septic system and therefore guest must only flush toilet paper and natural waste down toilet to maintain working order. Any septic issue resulting from improper disposal will be charged to the guest. Non flushable items include: tampons, flushable wipes, paper towels, tissues, baby wipes, feminine hygiene products, and trash. Additionally, although the home is equipped with a garbage disposal its best to refrain from disposing of food debris, grease, etc.. down the disposal as it can result in clogs and slow drainage of the pipes. WASHER & DRYER - Please clean lint trap on dryer before and after each cycle. Lint is highly flammable . This step will prevent the home from fire and will result in a more eﬀective drying cycle for the appliance. Please don’t overload the washer with heavy, sandy beach clothes or towels .Use the outdoor shower to rinse off sand and hang wet beach gear on the outdoor clothesline to dry. Thankyou for helping us protect our plumbing. CARGO LIFT: Accordingly to the manufacture specifications the lift is recommended for use of lifting luggage ONLY and not personal use. The guest will be held accountable for any damages to lift if chosen to be operated. As a friendly reminder: please confirm that the gates are securely CLOSED and the path is UNOBSTRUCTED as this is the primary reason for the lift to malfunction. Repair of the lift coil is $300 dollars. The lift controls are located on the top level of the home. ***Please assure all gates remain LOCKED at all times EMERGENCY PROTOCOL: For emergency services (ambulance, police, fire) please immediately call. State your location as the address on the front page of this guidebook. In case of a fire: Exit the property as quickly as possible Ensure that all persons are accounted for Dial 911 and ask for ‘FIRE’ State your location (see front page of this book) A Fire Escape rope ladder is located under the master bedroom bed and is designed for quick deployment and evacuation from windows.  Do not attempt to re-enter the building until a Fire Officer states that it is safe to do so. HOLD HARMLESS- Owners do not assume any liability for loss, damage, or injury to any persons occupying property or to the personal property of such persons. Guest agrees to use extreme caution when occupying property and ensure appropriate supervision of children of all ages at all times. EXTREME CAUTION should be used when climbing bunk bed ladders. Climb at your own risk. NEVER climb ladder facing outward. EXTREME CAUTION should be used when in bunk bed area, being sure to stay clear of windows. Children should never be allowed in bunk bed area without direct and constant adult supervision. Children should NEVER be allowed on deck without direct and constant adult supervision. NO ONE should sit on surface of railings on deck. Owners do not accept liability for any inconvenience arising from temporary defects or stoppage of water supply, gas, electricity, or plumbing. Owners do not accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God or other reasons beyond our control. ADDITIONAL TERMS AND CONDITIONS- The guest confirming this reservation including : his/her heirs, assignors, executers and administrators, fully releases and discharges owners from any and all claims, demands and causes of action by reason of injury or whatever nature which has or have occurred, or may occur to the guest, or any of his/her guests as a result of, or in connection with the occupancy of the property. Guest agrees to hold Owners free and harmless of any claim or suit arising there from. They are motion-sensored and on 24/7. There are no cameras inside the house. If you interfere with the cameras, you will be asked to leave immediately with no refund. Shampoos, toiletries, condiments, zip-locs, charcoal & coffee are NOT provided. Plan to bring your own or purchase them when you arrive. Big group, loud kids, a couple of dogs, and one cousin who takes pickleball way too seriously? You found the right house. We sleep 15, the court's out back, and the beach is a 5 minute walk. Two arcade machines and air hockey inside. Tiki bar and fire pit under the house. No cleaning fee, what you see is what you pay. The space Here's the problem with most beach houses. You get there, the beach is great for about four hours, and then everybody's sitting around looking at each other. We fixed that. THE COURT Full-size pickleball court in the yard, and it flips to basketball. Paddles and balls are already here. Fair warning, this is where your whole trip happens. People come for the beach and end up out here until somebody's knees give out. GAME ROOM Two arcade machines, air hockey, board games. The kids go in and you won't see them again until they're hungry. UNDER THE HOUSE The house is up on stilts like everything out here, so the whole ground floor is shade. That's where the tiki bar lives, and the fire pit with the propane already stocked. Fenced yard, patio, and a table for eating outside. Balcony upstairs for the people who want to sit down. SLEEPING 5 bedrooms, 9 beds, and nobody's on a couch. Bedroom 1: king. Bedroom 2: queen. Bedroom 3: two twin-over-full bunks. That room alone sleeps 6. The kids will fight over it. Let them. Bedroom 4: queen. Bedroom 5: flex room, twin-over-full bunk. BATHROOMS 3 full baths and a half. When you've got 15 people that's the difference between a vacation and a hostage situation. KITCHEN Island and a breakfast bar. Stove, oven, dishwasher, microwave, fridge and freezer. Drip coffee maker and a Keurig, because 15 people will never agree on coffee. Coffee's here too. Toaster, blender, all the basics, wine glasses, BBQ stuff. LIVING ROOM Open to the kitchen, so whoever's cooking doesn't get exiled from the conversation. TV and more board games. KIDS AND DOGS High chair, travel crib and stair gates are already here, so you can pack lighter than you think. Dogs are welcome and the yard's fully fenced. Your dog is about to have a better week than most people. NOISE. READ THIS ONE. Daytime, let them rip. Kids screaming on the court, music at the tiki bar, an air hockey game that gets genuinely heated. That's what we built this house for and we like hearing it. At 10pm it changes, and I'd rather tell you now than at 1am. The HOA sets quiet hours, 10pm to 8am. We've got two sound monitors here, one in the living room and one in the backyard. They read volume only. No audio, no recording, nothing in a bedroom or bathroom, and nobody's listening to y'all. But they don't miss, and they don't take the weekend off. They're not set to catch fun. They're set at the exact point where a neighbor can't sleep. A house full of people talking around the fire pit doesn't trip them. Music cranked up, or a yard full of people yelling at 1am, trips them right away. If that happens you get one message from us. If the level doesn't come down after it, the stay is over that night. Not a warning. Not a conversation in the morning. Everybody packing up in the dark, and good luck finding beds on the peninsula at 1am. This isn't me being uptight. Our neighbors live out here year round, they've been good to us, and no single weekend is worth burning that. So if you're shopping for a party house, this isn't the one, and I'd rather you knew that before you booked than after. If you're coming down with your family, none of this will ever come up, and the quiet cuts both ways. Nobody's throwing a party next door either. Your kids can be as loud as they want right up until bedtime, and after that the street is quiet enough that they'll actually sleep. The night doesn't have to end at 10, it just moves inside. Air hockey at 1am is completely fine by us. Bass through a neighbor's wall is not. GETTING TO THE BEACH About a 5 minute walk. Beach towels and boogie boards are here, so skip the cheap ones at the store. Most folks rent a golf cart while they're out here. Worth it. Other things to note Quiet hours are 10pm to 8am. It's just across highway 87 from Stingaree's restaurant and boat launch and 2 miles from the stores and other restaurants. If your group is more than 14 people, look into renting Low Tide next door that's connected by a walkway.

The kitchen is well stocked for 16 with even 2 crockpots! Grill, picnic table and outdoor showers too! Come join us at Summer Wind and enjoy all that Crystal Beach has to offer! The space Walk in to a very open floor plan filled with light and with great views of the beach. Spend your day running back and forth to the beach, chartering a fishing trip, or hanging out on the large deck reading a book, enjoying the view, watching birds and listening to the sound of the waves. After a long day, enjoy cooking in a well stocked kitchen open to the large family room where you can watch a movie with the whole family. Or grill hamburgers downstairs on the grill. Maybe head upstairs and challenge your kids to a Foosball game or hold a Ms. Pac-man tournament! Once it’s time for bed, head to one of 5 bedrooms… The master bedroom is downstairs, has a king size bed and doors to the deck, along with a private bath. The second master is downstairs as well, with a king size bed and private bath. Upstairs find a bedroom with a queen size bed and private bath. Then there are 2 bunk rooms with 2 sets of bunks each (sleeping 8 people total-4 people in each room.) Our bunk beds are custom made to be comfortable for not only children but adults as well(especially the bottom bunks.). Plenty of headroom, mattresses as nice as the ones in the master bedroom, and personal lights and electric outlets in each bunk. The loft has a trundle bed as well as a Foosball table, an arcade style gaming console and a large TV. There is also a full bath attached to the loft with 2 sinks and a shower and toilette separated from the sink area to maximize utility. Downstairs at beach level, find 2 showers for rinsing off after a day at the beach and a fish cleaning station to clean all those fish you caught. Also, find a large picnic table and grill for a cookout. Guest access Guests have access to the entire house. Other things to note We have a wonderful neighbor who loves to see people have a good time at the beach connecting with friends and family and making great memories. However, he is not keen on loud party crowds that go on after midnight. Out of respect for him, we ask that all noise be kept to a minimum after 11:00. If loud partying is what you have in mind-this is not the beach house for you!

Pet's love their own beds and crates give a place of comfort in unfamiliar territory. (MAX 2) 4. All pets MUST have their left-overs removed from the yard, bagged, and placed in a garbage with a liner. 5. We are on a septic system. Nothing except toilet paper can be flushed. All excess food needs to be put in the trash before washing dishes. 6. No parties or events unless arrangements are made with the host prior to the reservation 7. No Smoking in the house. All cigarette butts must be placed in the garbage can downstairs with a garbage liner. 8. Do not move the grill to another floor. 9. Do not climb on or over any railings. 10. Do not move any indoor furniture outside, and any outdoor furniture inside. 11. Make sure you park in the designated areas only. Do NOT park or drive any vehicle through to the backyard. Please be aware if your vehicle leaks oil. The property is inspected after every guest visit as our goal is to provide the same quality to the next guest. If any property damage is noted including excess dog hair on the furniture, rug stains, broken glasses, excess dirt, trash, pet "left-overs" (in the yard), cigarette butts, septic clog/back up, or other general damage. A fee will be charged in order to bring a professional in to correct the issue. The Queen has a no-shoes or house shoes only policy. With the nature of a coastal home, sand can be a challenge if it is brought in the home. If there is excess sand/dirt or other debris, an added cleaning charge will be added. Provided is both a full outdoor shower, and a foot/paw wash on the floor level. All guests are required to remove all trash (packed in trash bags) and placed in the bins at the street for removal. All dishes must be cleaned/washed and put away. Sheets and towels will be placed in the provided bag for the linen service to take for sanitizing. If there is trash left or excess dirt, an added cleaning fee of $100 will be added as it require a deeper cleaning. Any stolen towels of any size will be charged $25. All pet waste must be picked up and placed inside the provided floor level trash bin with a liner. All cigarette butts must be picked up and placed in the floor level trash bin with liner. Failure to pick up these items will result in a $50 for pet waste and for cigarette butts left. Please double check! A septic system is sensitize to anything except toilet paper. Do NOT flush anything other than toilet paper including, hygiene products, kleenex, paper towels, plastic, and food waste (in the sink). Dispose of these items in the provided trash bins. If there is a septic clog or malfunction, a fee will be added to hire a professional to come out and correct the issue. Parking is provided underneath the house or in the driveway. Please be advised, pulling a vehicle under the house can be a tight squeeze and may cause damage to your vehicle or the house. BeeWell Properties is not responsible for any damage to your vehicle or any other item that a guest brings with them. *If your vehicle leaks oil, do NOT park in the driveway. You may park beside the driveway or in front of it. If oil stains are left, a $200 pressure washing fee will be added to remove the stain. The property features two decks (covered and uncovered) with plenty of chairs for enjoying the sunrise, Gulf breezes, and the sound of the waves. The living area has lots of comfortable seating for the family, and opens up to the kitchen and dining areas. The well-stocked kitchen has all you need to prepare meals (including a Keurig coffee maker to start your day), There is seating at the island, as well as a dining room table with room for six more, and sofa table seating as a bonus! The home offers several amenities for children, such as games, pack n play, high chair, and bouncer. There is also high speed internet for your convenience. Bedrooms one, two, and three all feature a queen bed and one full bed with a TV, as well as an ensuite bathroom. Bedroom four features a twin over queen bunk bed with a TV. On the top floor, you will find the primary bedroom that features a king bed with an impressive ensuite bathroom. Bedroom two features 4 queen beds. There is an additional hallway bath on this level. On the main floor you'll find another bedroom with one king bed, as well as a bedroom with two more queen beds. There is a hall bath adjacent (but not connected) to these bedrooms, and a half bath under the stairs for your guests's convenience. If needed, you have an additional sleeper sofa located in the living room that can sleep two. The living and bed rooms feature 55 inch televisions and satellite TV, as well as high speed internet. The upstairs deck offers beautiful views, but the downstairs is also home to great amenities. You are just steps away from the beach.
