Our 3 story home is nestled in beautiful Belmont. Only 7 years old. We are located near the entrance to the Rivanna trail / Quarry Baseball Park. Two sides of our property are surrounded by woodlands, and a minute walk to Moores Creek. Bring your fishing poles and bikes for a relaxing time. Although you will feel as if you are in the countryside, we are only a few minutes to Downtown Charlottesville and located a minute off of Interstate 64. It's a few minute's drive/Uber from Downtown C'ville, and only a few minutes further from UVA. The home itself features a sunny, open kitchen leading onto a back deck and fenced-in backyard. The living room is also a warm, open and inviting place, completing the main floor as a great location for small gatherings. With three independent bedrooms and one extra-large double room, this house is an ideal spot for a friends' weekend, a low-key bachelorette party, a large family get-together or multiple couples and families enjoying Charlottesville together! Guest access When you arrive you'll find your beds made and ready for you, along with all the necessary towels and toiletries laid out for you upon arrival. In addition, you will have access to a full kitchen, spices, and coffee essentials. There is parking in the driveway, and plenty of parking on the street in front of and beside the house. Every guest that stays gets their own 4-digit code to access the house, which is changed before and after every stay to ensure your safety. Codes are sent the morning of your stay. Upon booking, we won't share the exact address of our home until after your "free cancelation" window has passed. All of this is to ensure maximum safety for current and future guests! Other things to note NO PARTIES: As a home in a quiet, residential neighborhood, we ask that only you and the listed guests spend time in our home during your stay. We also ask that noise levels be reduced after 10:00 pm so as to maintain a high level of cordiality with our neighbors. CHECK-IN & CHECK OUT: We try to be flexible with check-in and check-out time on a case-by-case basis. We can't confirm an early check-in or late check-out until 48 hours before your stay, so we recommend reaching out then. SECURITY DEPOSIT: The security deposit is not authorized unless a claim is made for damage from a guest within a 48 hour period after check-out. Most guests won't even notice the other unit, although there is a quiet and polite dog. Located in the Rugby Hills area, Greenaway is a great central location for whatever brings you to Charlottesville. Within 9 minutes to the UVA Rotunda, 7 minute drive to Barracks Shopping Center and Stonefield where several grocery stores and shopping areas are located, 6 minutes to Downtown Mall. The space Upon entering the home is the living room with great natural light coming from the large windows and a white brick modern fireplace. The living room opens to dinning area and a beautifully renovated kitchen with new stainless steel appliances and new countertops. The main floor also contains three of the bedrooms; including the primary suite with a king sized bed and en suite bathroom with a tub/shower. A queen bedroom and twin bunk room share a full bathroom with a stand in shower in the hallway.   On the lower level is a large family room with a flat screen TV, sectional sofa (that also has a full size pull-out bed) and another king bedroom with access to newly renovated full bath. This spacious lower level also has a playroom with plenty of toys for the kiddos and a rock climbing wall.  Washer&Dryer available.  Marie Bette (one of Charlottesville favorite bakeries) is minutes away and the brand new Dairy Market is right up the road -- an open space multi-vendor concept with food vendors and Starr Hill Brewery.  Within 9 minutes to the UVA Rotunda, 7 minute drive to Barracks Shopping Center and Stonefield where several grocery stores and shopping areas are located, 6 minutes to Downtown Mall.  Unfortunately, we do not allow pets at this property. The space WHOLE HOUSE RENTAL GRADUTION WEEK/WEEKEND FOR UVA/REUNION: There are 3 bedrooms on the main floor: CA King and 2 Queen bedrooms. Each with own bathrooms, 2 with attached bathroom. Master has tub, other 2 have showers. The home is 1950s outside style w/ hardwood floors and sunrise on the back porch and the LRm has large east and west facing bay windows. It has arches throughout the first floor, a full kitchen (electric stove/oven, garbage disposal, dish washer, double sink, a wood-burning fireplace upstairs (and in the downstairs bedroom/apartment), and a 6' 1" grand piano. The downstairs (English basement apartment) has a very large room with a fireplace and a queen-sized bed (and an extra single bed that can be separated by a curtain for some privacy or for a child). Every room has cable TV and downstairs has a couch as well as a television. The bathroom for the downstairs is down the hall but is private for the downstairs bedroom/apartment. The lower level ("English basement" per se), has the washer/dryer combo on that level in the hallway between the bathroom and the apartment/bedroom. It is extremely quiet down there and has its own external exit to the parking lot behind the home, along with its own bathroom down the hall as indicated. We don't accept pets, smokers, vapers, etc. even if they are occasional or outside. We favor UVA-affiliated families. Therefore, we rent this out for graduation for the occasional family that all wants to be together or didn't get accommodations in time. It's not the W hotel, but we love it! I am a double Hoo (1984 and 2013), and our children are UVA 2014 and 2015 grads now off to their jobs in other states. We sail and travel. Happy to help if you find yourself wanting to come here. It's priced so that it is for those that NEED it and can't find something else and hope to bring families together for reunion or perhaps for graduation or a wedding. We don't need to rent our home out, but you'll find it to be a great way to bring everyone together. If you have an elder person, it is not wheelchair accessible (yet) but if they can walk from the side of the home, along the sidewalk and to the front porch area, it is only three steps to get up to the front door from the car. Guest access This location is literally the easiest place to leave here and go drop everyone off at graduation, or walk to grounds or the football games. Trey ceilings, wainscoting, wood floors and granite countertops-no expense was spared in creating this great space. The modern kitchen has all new appliances. Plenty of room, high ceilings and very clean. We have a hot tub being installed December 1, 2020, and a fire pit with extended patio and seating as well. As of October 31, 2020 there is a brand new king sized pull out sofa in the office space. We offer an air mattress, alongside two couches and a day bed for families to spread out whilst on vacation!! I live in the apartment below the house that has a complete separate entrance. There is also sound proof insulation between the floors. I am a student and travel a lot so I am not there a lot. The house is ideal for families with young babies and toddlers, but still comfortable for a group of adults as well. The space The Main Floor has an open floor plan, with the focus being the newly renovated kitchen. This flows into a dining room, which is near the living room. Towards the back of the house is full bathroom, and a children's playroom that has a pull out full bed. Upstairs, we have a full bathroom, two bedrooms with queen beds, one children's room with a bunk bed (1 twin, 1 full), and a nursery with a crib and children's cot that can also be used for an air mattress. The backyard is fenced in, with a massive wrap-around deck and a swing set. A note about our home if you’re thinking about booking it: This house was built in 1920; over the last 100 years there have been countless changes, additions and renovations. It is full of quirks and character. We think this and the way we had outfitted it for our small children makes for a fun and flexible city experience for families visiting Charlottesville. We love sharing this special home with traveling families looking for the convenience of walking downtown and built in baby/ toddler equipment. If you are looking for a more luxury experience, there are many other homes and hotels in our area that might be better suited for your stay! You can sit on the deck and enjoy the beautiful sunset. But- with that comes a few things to note- For accessibility purposes for wine tours, we ask that you walk to the end of Woodfolk Drive to pick up your wine tour bus/coach at the corner of Woodfolk and Baylor Lane. Don't worry- this is less than a 1 minute walk! It is just out of consideration for our coach company drivers. Since the street has parking on one side and is narrow there's no way to have a large vehicle safely turn around down at the house. If you let us know your coach company before/after it is booked, we are happy to personally call them and explain the set up! Parking- There is one pull-in spot and then 2 more cars can pull directly behind. This is all private parking. The rest of the parking will need to be done on the street which isn't an issue but we do require you to be mindful of a few things: 1) Fire hydrant located near the house- 15 feet of clearance before and after it. 2) You can't stack cars in the roadway even though it is a dead-end. In the event that the fire company/EMS ever needed to access the house, they need to be able to get to the end of the road where the house is. All parking must be done on the righthand side when coming in. 3) Consideration for neighbors- we will leave some detailed instructions but you won't have any trouble parking multiple cars- we just ask you to be kind and mindful of our lovely neighbors! Don't park directly behind their pull-in driveways as it makes it difficult for them to get out. Late night noise- YES, we absolutely want you to have fun! However, we do require any outside/outdoor noise to die down after 10PM. This is just a general Good Neighbor Policy. A substantiated complaint or 2 from neighbors can have us shut down- eek! The neighbors all have my phone number and have been instructed to just contact us if they ever feel like they are being overly disrupted by our guests who come between when the owners stay. While we hope this isn't an issue, it's best to be prepared! If I do send you a text saying "Hey, y'all! Heard you're having a great time- can we please move the party inside since it's getting very late? Or limit it to "fireside chatter" outside?" Please know we are just trying to be great neighbors and we will not reach out unless absolutely necessary! :)

The living room, dining room, and kitchen are large and spaciously furnished, with a nearby half bath. The house has undergone a meticulously modern renovation with dimmer switches, ceiling fans, and recessed lights throughout. The chef's kitchen has plenty of counter space, a three stool breakfast nook, and a stunning coffee bar. Welcome home! Completed in June 2021, our custom modern farmhouse is filled with light, beauty, and comfort. Best of all, it is in the most desirable and walkable neighborhood in Charlottesville, just steps from downtown Belmont and the Downtown Mall. We are also located 10 minutes from the University of Virginia, 25 minutes from the Charlottesville airport, and within 15-45 minutes of dozens of vineyards, breweries, Skyline Drive, and Shenandoah National Park. The space When you pull up to the house, you'll see a spacious wraparound porch with a cushioned porch swing, couch, and chairs. Open the front door into our wide foyer, and take in the 10-foot ceilings and white oak floors. To your left is our office, with a custom green bookcase and brass library lights. Cozy up in the deep chair with a good book during your stay! To your right in the foyer, you'll find the guest bedroom with a queen bed and an attached full bathroom. Walk into the large living room with two couches and a chair. The gas fireplace is easy to operate with a remote control. Our floor-to-ceiling bookcase is filled with good reads, and the lower cabinets are stocked with board and card games. Behind the giant map in the bookcase you'll find a 65-inch TV with Netflix, Disney+, and more. The dining room boasts a custom dining table that can expand to seat 14. The triple glass doors in the dining room overlook our backyard, where you'll see an expansive bluestone patio, Weber grill, outdoor dining set, and toys for children, including swings and a basketball hoop. To the left of the dining room is the heart of our home: the beautiful kitchen. Every detail of this space was lovingly planned out, from the walnut island and marble countertops to the Wolf range and farmhouse sink. You'll find the fridge stocked with breakfast items for you to enjoy as well as standard condiments. On the main floor we also offer you access to our laundry room with an LG washer and dryer. Upstairs you'll find 4 bedrooms and 3 full bathrooms. The master bedroom has a king bed, and the bathroom includes a cast iron soaking tub and walk-in shower. The other three bedrooms offer a double bed, three twin beds, a twin bed, and plenty of space for our queen air mattress if needed. All bedrooms in the house have black-out shades for optimal sleep. The third floor of our house is a huge, open playroom filled with children's books and toys. It also has a memory foam queen mattress, which we can make up for guests. There is no bathroom on this level, and it is accessed through the master bedroom closet via a narrow, cleverly-designed staircase. Guest access Our guests will have full access to the entire house, as well as the shaded backyard and spacious bluestone patio. Ample street parking is available, usually right in front of our house. Early check-in (before 4pm) and late check out (after 11am) are almost always available for $95 each. Please inquire when you request to book. Pets are welcome! We charge a $95 fee that is due upon booking. Please do not bring any pets—even to visit—without letting us know. Other things to note When we stay in our house, we have 2 cats. We allow a maximum of 2 pets per booking and charge a $95 pet fee. If you bring a dog, please do not allow them on furniture or beds. We can provide a dog bed, dog crate (medium size), and a baby gate on the stairs—just let us know!

The space There is a large master suite with a vaulted ceiling and exposed beams, as well as three more bedrooms on the upper level, one en-suite and two that share an additional bathroom. There is an additional full-light en-suite bedroom on the basement level. There are two TV areas with large screen smart TVs, one in the upper level sun room and the other in the basement rec room with a large sectional sofa. The built-in shelves and cabinets are filled with books, puzzles, and board games. Outside, there is a beautiful porch with sofa and chairs for lounging, a heat lamp for colder weather, and a deck with an outdoor eating area and grill. For kids, there is a tree house and trampoline for use under supervision and at your own risk. There is plenty of parking on 2 driveways that can accommodate 3-4 cars, as well as plentiful street parking that does not require a permit. Other things to note This is our primary residence, not a full time rental. Although we will clear space for guests, we will have personal items in drawers and closets.

To hold the property off the market, the security deposit (100% tenant responsibility) and completed Request for Tenancy Approval (RTA) packet must be submitted within 48 hours of conditional approval. Per Virginia guidelines, housing authority inspections and final approvals must be completed within 15 calendar days of RTA submission. Final lease and HAP execution, along with the tenant's calculated first month's rent portion, occur prior to move-in.

Prorated Rent: If your lease begins after the 1st of the month, prorated rent will apply.
