Folly Beach Parking- Street parking is free on Folly Beach, but please note, the vehicle must face the flow of traffic, all four tires must be off the road, and you cannot block a driveway. Please park in the designated parking areas. Edisto Beach Parking- Street parking may be an option as long as the curb is not painted yellow. Parking is available at the public beach access points. For full parking details, please check the Edisto Beach website. Hilton Head Island Parking- Parking at the beach, your vehicle must be in a designated parking space. There are fees for beach parking. Property Management or vendors may require access during your stay, but you will have at least 24 hours notice. Monthly pest control is required by property owners and cannot be rescheduled. In the event you refuse access, a rescheduling fee will be charged. The space Kitchen is fully equipped and the entire home has reverse osmosis. Large front deck for enjoying the sun and looking across the street towards the beach and screened in back porch for relaxing and additional dining space. 4 bedrooms and one bunk room. Spacious living area. Dining table for 8 inside and 6 on the screened porch. There is also a card table with chairs to be used as needed in the bunk room. Guest access You will receive a door code the day before check in. Need to pull handle toward you then entire door code. Sand isn’t a problem at Newland’s Eyeland. There is a shower under the house that is perfect for rinsing off sandy people and pets after enjoying the beach. There is also a washer and dryer available for your use in room under the house. Come enjoy low county, SC living at it finest on Edisto Island for your stay. This spacious 2600 sq foot house that was built in 2022. With 4 beds 3 1/2 baths it is in one of the best neighborhoods on Edisto island. The Hammocks, just mins from Beach, you are sure to enjoy bird watching with marsh in front and back of house, listen to the waves crashing just a few hundred yards away or just enjoy the huge live oaks and abundance of palm trees from 800 sqft of porches. The space Walking up the stairs from underneath the house you walk into the kitchen/living room. There is a very large granite countertop with seating for 3. Also in kitchen is a built in convection oven, dishwasher, side by side fridge and a gorgeous farmhouse sink. Toward front of the house is a dining table that will seat 8. Across the room is a couch and loveseat with antique lobster trap for a coffee table. Walking toward the back of house passing a half-bath is a butler’s pantry with a smaller fridge for extra space. Then walking into the first of 2 master suites, there is a king bed. There is a seperate french door entrance to the porch along with tv with dish network. Into the first master Bath there is a shower, tub and double vanity with toilet room. Walking up stairs you will find a multi Cade Video game across from a small futon on loft leading to the outside upper porch. Also on second floor there are 3 bedrooms. One bedroom has bunk beds that will sleep 4 kids if you use the pull out trundle. There is also a toddler bed in this room to use as needed. Additionally, There is an air mattress in master closet upstairs that you can put on the floor if you have someone that may fall off or if you need an additional bed. Another bedroom has two twin beds and the last one is the second master that has two full beds and tv. A bathroom with shower and double vanity is connected. Another full bath with tub is upstairs for use by other 2 bedroom occupants. There is also a futon mattress in the upstairs master closet that can be put in the loft as needed extra sleeping space. There is a bedswing on the front porch. You will find plenty of seating and a tv on the side porch, but with the views of the scenery from the porch you won’t be watching much tv-outside anyway. There is a gas grill and corn hole boards under house as well as a fire pit by the marsh. You will find a toy box under the house that has a few toys that can be used as desired for fun in the samd. Play horseshoes next to the marsh under the live oaks if you like . I have 2-10ft and 1 8 ft kayak under house, life jackets and paddles in storage room. You can take kayaks to community dock 4-5 houses up and go all the way to beach by creek, I’ve seen dolphins in creek before. Do not leave vehicles parked at dock, and please to not drag kayaks on road, it will rub holes in them. Also note- by using kayaks you are releasing me of any liability. Even though we don’t have direct beach access, we do have a small view of the ocean from the front porch. We have provided state park passes for 2 vehicles to get your family into the state park free of charge. If you ever walk down to Jeremy inlet from the state park, about half way through the walk, you can look to the left and see the upper section of house from There is a cleaning fee of $300 that will automatically be added as we are providing all towels, cloths and Linens. I do allow up to 2 canine pets(possible more with approval) but must be house broken, non shedding and friendly. Pets can not stay outside due to hoa. Pet fee required You will be responsible for any damage. Guest access Whole house Other things to note I stride very hard to make a worry free, safe, relaxing stay for you. There is plenty of essentials like towels, toilet paper, pods for dishwasher, detergent, dryer sheets on hand. The kitchen is fully stocked with all you will need. There is mattress protectors on beds along with sheets and comforters. There is pillows on hand but if you are like me you may want to bring your own. There is also plenty of towels and washcloths. Ideally the idea is just bring your personal belongings, clothes, your preference on soap and shampoo, toothbrush, toothpaste, beach towels, toys, and enjoy your stay. There is a whole house RO water system installed so you can enjoy salt free water! There is also a ironing board, and iron on hand Safety concerns- If you have children, or anyone for that matter please watch and do not climb on rails. The house is very high and there is rails everywhere, I am not responsible if something happens. The front steps can get a little slick if they are wet. Generally though you will be using the steps that come up through middle of house. There’s a 10pm noice ordinance for neighborhood so no partying, music and so forth outside after 10pm- Be considerate! Also please don’t leave lights on under house when not in use. They are very bright and I try not to disturb the wildlife anymore then I have to. I do have 1 blink camera facing in yard to monitor storms and flooding. It’s in no way to evade on privacy and I don’t pay the subscription so it don’t record. It’s Just to check on flooding during bad storms.

This classic beach home features 4 bedrooms and 2 bathrooms with the traditional split of bedrooms and bathrooms on the Left and Right of the home and kitchen/dining/living centered in middle. Enjoy fishing in the beautiful lagoon that is directly out of your back door! You'll love having your private dock! You can enjoy the beauty of this lagoon from the large back deck or you can take in the ocean breezes and partial ocean-view from the large covered front porch. When you are ready to enjoy a day on the beach, you are just an easy 3 minute walk up to the access! Bring the boat!!- Plenty of parking for your vessel! Bedroom 1- King Bed, ceiling fan, Smart TV Bedroom 2- Queen Bed and twin bunk beds, Smart TV Bedroom 3- Queen Bed, ceiling fan, Smart TV Bedroom 4- Queen Bed, ceiling fan, Smart TV As most all homes on Edisto, this is a SELF- Catered home. You will need to bring items of use WITH YOU. TP, Paper towels, trash bags, soaps, detergents...ETC! *The house is NOT bare, however we cannot guarantee all items each time, and starter amounts do NOT last for the duration of your stay. So come prepared please! There is a store just 2 mins down the road for supplies if you like). LINENS- for beds are not provided (Comforters and pillows are provided, as pictured), but you will need to bring sheets and pillowcases for the beds you will be using, or you can rent them from one of the linen rental services on the Island. They deliver and pick up! PETS- Non shedding *hypoallergenic* breeds are considered. We will NOT consider anything other than described here! You must email the Breed/Weight/Age of your pet for approval BEFORE reserving. If approved, a $150 (plus tax) per pet fee will apply. All pets MUST be current on flea and tick prevention, properly monitored and contained, and are STRICTLY not allowed on any of our beds or furniture. Pets MUST be crated if left alone in the house. ABSOLUTELY NO UNAPPROVED PETS ALLOWED! If you are found to have pets that have not been approved to stay, you will be asked to leave the property and will forfeit all monies. Kitchen- This is a stocked kitchen. You should find everything you need to prepare and serve meals. Various pots/pans, dishes, glassware, silverware, knives, utensils etc. Standard Coffee Pot AND a Keurig The Faucet Water- This home is supplied with water that has been filtered using Reverse Osmosis and is safe for consumption. GOLF CARTS- This address is allowed to rent golf carts from the rental companies! Location- Out On Bail is located around the 2-300 block of the beach. We are located on a very low traffic, dead end, secondary street! YOU GET THIS ENTIRE PROPERTY TO YOURSELF PRIVATELY Beach Equipment- There is normally some equipment located in the storage room. You can normally find a beach wagon, an umbrella, some chairs, some boogie/skim boards, some fishing poles, couple of coolers, maybe a kite, a cast net, a crab trap, a picnic blanket, etc While guests are welcome to use any items and return as found, we do NOT guarantee them being there. If you purchase any beach items that you do not wish to take home, feel free to leave them down there for future guests :) Grill- As of current time *2025* we have a propane grill on the covered front porch and a Webber charcoal grill in the carport area. Guests supply their own charcoal. We do start the season out with a couple of propane tanks but ask guests to please take down the one of the stores for an exchange if they need. AMENITIES PASSES- Guests can contact or visit the Waters Edge Cafe for Wyndham Ocean Ridge amenities passes for purchase. Offering 3 swimming pools *one indoor/heated*, a hot tub, Fitness Room, Mini Golf, playground, Tennis Courts, and beachfront cabana equipped with bathrooms, picnic tables, volleyball court, showers, and seasonal chair and umbrella rentals. This is a NON SMOKING home. Please do so outside and dispose of ALL evidence. Noise ordinance in effect at 10pm per Edisto Beach Police Dept No open fires at all per Edisto Beach Police Dept. AGE REQUIREMENT: We will not rent to vacationing students or singles under the age of 25 , unless accompanied by an adult guardian or parent. The reservation must be made in the adult guardian/parents name. (EXCEPTIONS MAY BE MADE FOR HONEYMOONERS). If Picture ID is requested by the host it must be provided to complete or keep a reservation. If the home is found to be under abuse during your stay. Any house parties, animals that weren't permitted, rented under false pretenses, third party rentals, or causing a nuisance to neighbors or the town in general, owner holds all rights to force the premises vacant immediately without owing you any money in refund Rental Rules & Regulations - Check in time is after 4pm EST and Check out is 10am EST. -No items should be taken from the home inventory -All debris, rubbish, and discards should be placed in dumpster. - Any overflow trash must be taken away from the property (there is a recycling center on Hwy 174) - DO NOT leave any trash outside of trash bins. (Wildlife will destroy) -All dishes should be left cleaned. - All keys should be placed back in their lockbox and home secured before your departure. - Do NOT move any large furniture items, and if you do move a small piece of furniture or any lawn furniture, you are required to place it back in it's original place before departing. - If you wash any of our linens, please wash them only with like colors. To prevent dying them. - Guests provide their own sheets sets for beds they will be using. (or rent them) - Guests provide their own toiletries and paper products, etc - appx 8 bath towels and washcloths are provided for use in the home, you must wash/dry and return them as found before you depart. YOU DO NOT HAVE TO USE THESE. IF Laundering them will create a stressful situation for you, please bring your own... or rent some from one of the companies - If the grill is a charcoal grill; do NOT use it on or move it on to any deck or porch! - Clean grill after each use. - DO NOT PARK ON GRASSY AREAS! This home is equipped with a septic tank and the tank and drain fields can NOT be driven over or parked on. We expect our guests to leave our home neat and tidy upon their departure so that housekeeping can come in and do their job of cleaning and sanitizing! CHECKOUT TO DO LIST: 1. A RUSTIC deep water country home perfect for a family escape, it's on the secluded Big Island right at the end of Sandy Creek rd, a 10 minute ride to either the beach or Edisto's serpentarium (only open spring and summer). That means you’re going to see some critters and maybe a few bugs maybe even a cobweb or two if that’s an issue this is not your rental. Complete with a private dock, roof deck, volleyball court, game room, and fire pit. We are also on a well. **THERE IS NO WIFI or Cable** The space The space is as follows: Upstairs: •primary bedroom (king) with soaker tub (the jets do not work) and stand in shower as well as a private balcony •2 bedrooms w/ a jack and Jill bathroom one with a queen one with a full sized bed •large living space with large sofa, and recliners •dining room •kitchen •full bath Downstairs: •playroom w/ ping pong and pool. •downstairs primary bedroom (wheel chair accessible) w/bathroom •bedroom with queen bed •bedroom with 2 single beds •full shared bath Guest access All except the garage and linen closets and one storage room upstairs. Other things to note The house uses a deep well so while the water is fine for showering and washing your face and even safe to consume it’s not the tastiest situation, so we have a ionization filter on the main sink for drinking. There is a fast current so keep swimming to high tide when the water is still, for your safety! Please use life jackets!!! This is an older house, it was renovated in the 90’s and we are now making some updates as we go! We love having the opportunity to build memories for families and friends, but we must ask that there be no parties or events at this house as we and our neighbors like to make sure that this island stays quiet and relaxing for all inhabitants!
