Welcome home! Completed in June 2021, our custom modern farmhouse is filled with light, beauty, and comfort. Best of all, it is in the most desirable and walkable neighborhood in Charlottesville, just steps from downtown Belmont and the Downtown Mall. We are also located 10 minutes from the University of Virginia, 25 minutes from the Charlottesville airport, and within 15-45 minutes of dozens of vineyards, breweries, Skyline Drive, and Shenandoah National Park. The space When you pull up to the house, you'll see a spacious wraparound porch with a cushioned porch swing, couch, and chairs. Open the front door into our wide foyer, and take in the 10-foot ceilings and white oak floors. To your left is our office, with a custom green bookcase and brass library lights. Cozy up in the deep chair with a good book during your stay! To your right in the foyer, you'll find the guest bedroom with a queen bed and an attached full bathroom. Walk into the large living room with two couches and a chair. The gas fireplace is easy to operate with a remote control. Our floor-to-ceiling bookcase is filled with good reads, and the lower cabinets are stocked with board and card games. Behind the giant map in the bookcase you'll find a 65-inch TV with Netflix, Disney+, and more. The dining room boasts a custom dining table that can expand to seat 14. The triple glass doors in the dining room overlook our backyard, where you'll see an expansive bluestone patio, Weber grill, outdoor dining set, and toys for children, including swings and a basketball hoop. To the left of the dining room is the heart of our home: the beautiful kitchen. Every detail of this space was lovingly planned out, from the walnut island and marble countertops to the Wolf range and farmhouse sink. You'll find the fridge stocked with breakfast items for you to enjoy as well as standard condiments. On the main floor we also offer you access to our laundry room with an LG washer and dryer. Upstairs you'll find 4 bedrooms and 3 full bathrooms. The master bedroom has a king bed, and the bathroom includes a cast iron soaking tub and walk-in shower. The other three bedrooms offer a double bed, three twin beds, a twin bed, and plenty of space for our queen air mattress if needed. All bedrooms in the house have black-out shades for optimal sleep. The third floor of our house is a huge, open playroom filled with children's books and toys. It also has a memory foam queen mattress, which we can make up for guests. There is no bathroom on this level, and it is accessed through the master bedroom closet via a narrow, cleverly-designed staircase. Guest access Our guests will have full access to the entire house, as well as the shaded backyard and spacious bluestone patio. Ample street parking is available, usually right in front of our house. Early check-in (before 4pm) and late check out (after 11am) are almost always available for $95 each. Please inquire when you request to book. Pets are welcome! This home is great for larger parties (3718 sqft, 6 bed, 5 bath) desiring to take advantage attractions in the Charlottesville/Central Virginia area. Whether you're attending UVA sporting events, alumni activities, working remotely, or desire a girls' getaway, this home is sure to please! The space This is a newly constructed home that features a bedroom with queen size bed and a bathroom on the 1st, or main, floor. The first floor layout is open and includes the kitchen, dining and living room spaces. The kitchen has a large island with the KitchenAid microwave and dishwasher underneath; the sink is also located on top of the cream colored quartz countertop. There are four stools along the front of the island, but it could comfortably accommodate six if using the sides. The dining area is set up for six, which allows for abundant space on all four sides of the table. The living area is set up for eight people that include two ottomans as pictured. The large flat fireplace can heat the entire open area and includes a 60 inch TV above the floating mantle. The main floor balcony entrance is just off the living room (four large glass sliding doors). The Trex deck is large, can hold 15-20 people (includes seating for 10), and provides shade or cover from rain/snow. Note: seating can increase based on demand and guests requests. Finally, the laundry room is quite large and includes large capacity washer and dryer, a utility sink, a small table, drying racks and lot’s of storage. The second floor includes a sizable master bedroom (king size bed) with an on suite bathroom that includes a large stand alone tub, separate shower, and dual sinks. A mini master across the hall (king size bed) has a walk in closet, and an on suite bathroom with a sink and shower/tub. The third 2nd floor bedroom includes a queen size bed and shares a full bathroom (shower/tub, with dual sinks) with bedroom #4. The fourth bedroom includes bunk beds with full size mattresses, and also includes a trundle underneath with a twin size mattress. Finally, the office area is on the second floor that includes a large desk, lamp, and chair. The Wi-Fi speed to devices averages 500-700 mbs depending on activity and number of devices connected. The basement is roughly 1000 sq ft and includes a separate bedroom (queen size bed) and an on suite bathroom that has a sink and a shower/bathtub. There is a moveable 50" Smart TV that can easily be placed in the corner when not in use or moved to a more ideal place if you would like to put on a movie/show, even into the dining room or foyer. Just login to your favorite apps throughout your stay! The living room is adjacent to the entryway and has a door that can shut for privacy and a mini split unit to help control the temp in this room. The dining room seats 12 and boasts a large communal table, buffet that is full of games (Cards Against Humanity, What Do You Meme, Cads About Matrimony, 80s, 90s and 2000s Quiz games, Monopoly, LIFE, and MUCH more!) We also have a custom champagne cart that is perfect for having a mimosa brunch. There is a half bath in the hallway that is complete with a stacked washer/dryer. The kitchen has everything necessary to cook a standard meal, including all dishware/cookware for a group, a dishwasher, electric range, microwave, blender, and a coffee bar. Enjoy the pink SMEG brand toaster and coffee maker. The coffee bar comes complete with 12 individualized coffee mugs, fresh coffee and a reusable coffee filter to make 10 cup pots, sugars and powdered creamers. There is an additional mini fridge in this room for added beverage/food storage for large groups. There are 3 bar stools staged at the peninsula and an additional 3 stools tucked away under another table so that you have the option to gather around the peninsula in a larger conversational group. Please note that the fridge does not have an ice maker but we will keep the ice bin full and have additional full trays in the freezer. There is a back exit that leads out to a small outdoor area that has a dining table for 6 and a 4 burner stainless steel grill. This level has one bedroom with a King size bed and ensuite full bath with a stand-up shower. This room also has a small balcony with some seating. This house is the perfect treat for friends and family looking to spend the weekends at sporting events on Grounds, or days exploring Charlottesville and the enormous expense of activities the town and surrounding area have to offer. Visit wineries, breweries, and soak up the deep history that C'ville has to offer. The space Built just a few years ago, this house does not lack in character! Trey ceilings, wainscoting, wood floors and granite countertops-no expense was spared in creating this great space. The modern kitchen has all new appliances. Plenty of room, high ceilings and very clean. We have a hot tub being installed December 1, 2020, and a fire pit with extended patio and seating as well. As of October 31, 2020 there is a brand new king sized pull out sofa in the office space. We offer an air mattress, alongside two couches and a day bed for families to spread out whilst on vacation!! Do NOT tape, nail, or thumbtack posters or banners into our walls. 3) Do not move artwork. If any of the artwork is damaged during your stay, you will be responsible for replacing it. 4) By renting our home, you agree to these rules, and whatever reasonable monetary damages we seek for breaking these rules. CHECK-IN & CHECK OUT: We try to be flexible with check-in and check-out time on a case-by-case basis. The house boasts a chef's kitchen, five bedrooms, and 4 bathrooms. The outdoor areas are relaxing and perfect for entertaining and the fully fenced yard is child and pet-friendly. The space There is a large master suite with a vaulted ceiling and exposed beams, as well as three more bedrooms on the upper level, one en-suite and two that share an additional bathroom. There is an additional full-light en-suite bedroom on the basement level. There are two TV areas with large screen smart TVs, one in the upper level sun room and the other in the basement rec room with a large sectional sofa. The built-in shelves and cabinets are filled with books, puzzles, and board games. Outside, there is a beautiful porch with sofa and chairs for lounging, a heat lamp for colder weather, and a deck with an outdoor eating area and grill. Although you will feel as if you are in the countryside, we are only a few minutes to Downtown Charlottesville and located a minute off of Interstate 64. It’s a 4 BR, 4 bath home. Main floor/1st flr-large bay windows east and west, back porch, centrally located to UVA. Upstairs: CA king master BR and bath/tub and 2 Queen bedrooms w/ 3/4 bathrms. Downstairs: CA King bedRm/living room/fireplace + 3/4 bathroom down the hall. 12-seat dining table/kitchen island counter. W/Dryer. Located btw Washington Park & Rugby Rd. Owned since 2004! Plenty of parking on-site (8 spaces) and unlimited on Preston Ave. We live here but have a house in Annapolis. The space WHOLE HOUSE RENTAL GRADUTION WEEK/WEEKEND FOR UVA/REUNION: There are 3 bedrooms on the main floor: CA King and 2 Queen bedrooms. Each with own bathrooms, 2 with attached bathroom. Master has tub, other 2 have showers. The home is 1950s outside style w/ hardwood floors and sunrise on the back porch and the LRm has large east and west facing bay windows. It has arches throughout the first floor, a full kitchen (electric stove/oven, garbage disposal, dish washer, double sink, a wood-burning fireplace upstairs (and in the downstairs bedroom/apartment), and a 6' 1" grand piano. The downstairs (English basement apartment) has a very large room with a fireplace and a queen-sized bed (and an extra single bed that can be separated by a curtain for some privacy or for a child). Every room has cable TV and downstairs has a couch as well as a television. The bathroom for the downstairs is down the hall but is private for the downstairs bedroom/apartment. The lower level ("English basement" per se), has the washer/dryer combo on that level in the hallway between the bathroom and the apartment/bedroom. It is extremely quiet down there and has its own external exit to the parking lot behind the home, along with its own bathroom down the hall as indicated. We don't accept pets, smokers, vapers, etc. even if they are occasional or outside. We favor UVA-affiliated families. Therefore, we rent this out for graduation for the occasional family that all wants to be together or didn't get accommodations in time. It's not the W hotel, but we love it! I am a double Hoo (1984 and 2013), and our children are UVA 2014 and 2015 grads now off to their jobs in other states. We sail and travel. Happy to help if you find yourself wanting to come here. It's priced so that it is for those that NEED it and can't find something else and hope to bring families together for reunion or perhaps for graduation or a wedding. We don't need to rent our home out, but you'll find it to be a great way to bring everyone together. If you have an elder person, it is not wheelchair accessible (yet) but if they can walk from the side of the home, along the sidewalk and to the front porch area, it is only three steps to get up to the front door from the car. Guest access This location is literally the easiest place to leave here and go drop everyone off at graduation, or walk to grounds or the football games. The basketball and football venues are equidistant and we ride our bikes to both (even at our age!). Other things to note Just let us know what you need and we'll figure it out.
