The space Welcome to the beach lagoon house! The perfect vacation home for a family. This 3 bedroom 2 bathroom house is located in west Bradenton 5 miles from Holmes Beach AMI , 1/2 mile from shopping center, and 3.5 miles from downtown Bradenton, 9 miles from long boat key, and 17.5 miles from Siesta key. This beautiful pool home has a fully stocked kitchen with all new appliances. In the kitchen you can find: pots and pans, utensils, plates, bowls, mixing bowls, blender, toaster, baking sheets, casserole dishes, sponge, hand soap, dish soap, cups, coffee cups, & seasoning. If you have any requests please let us know so we can accommodate you. Right next to the kitchen is the dining room over looking the back porch. The dining room table seats 6 people. Next to the dining room is the designated office space. Off to the right of the office is our living room. We have a huge sectional, a 70” roku tv (no cable), a coffee table with coasters. When you walk in to the front door you will see the living room to the left and a hallway to the right. The hallway leads to 2 bedrooms and 2 bathrooms. The first bedroom has 1 queen bed, 2 night stands, a 50” roku smart tv, walk in closet with hangers, laundry basket, two swivel chairs, and a private bathroom. In this bathroom there is a walk in shower, toilet, and a single sink. The mirror has a light built in it and can be turned on and off by just a touch! And also has defrost mode. When you walk out of the first bedroom to your left is the common bathroom for everyone to use. This bathroom has the tub/shower combo, a toilet, a single sink, big vanity and the same mirror with the light built in as well! Next to the common bathroom is the 2nd bedroom, in this bedroom you can find a 50” Roku smart tv, 1 queen bed , 2 side tables and 2 closets with hangers. The third “bedroom” is located next to the kitchen. It is a garage converted spacious bedroom! But don’t worry! This garage doesn’t feel like a garage. It has one queen bed in it, and two side tables. Also a queen pullout couch bed. Bedroom feels just like the rest of the house. This room has its own AC unit so you’re still staying cool in this Florida heat. It’s almost like your own little hotel room. The laundry room is located inside the garage bedroom, but tucked in the back corner so it’s out of the way. The backyard is like no other with a bubbling 3 ft drop lagoon style pool surrounded by sand color pavers and Astro turf for activities like Corn hole. This massive space is perfect for family fun and creating memories. There is also tons of kids toys in the back yard. Guest access You’ll be able to access every part of the house! There is two separate spots to park, 8 car parking in the front of the house (in the driveway and shell) and 4 more car parking on the side of the house on the shell. Plenty of room for your boat Please no parking in the grass. Other things to note Grill is in backyard please clean after yourselves. Hurricane season is still a no refund policy. Our house offers a split floor plan that separates the master bedrooms from the other sleeping areas. The homeowners are not responsible for any accidents, injuries, or illnesses that occur while on-premises. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. 4. Pets are only permitted with prior approval and upon completion of the Pet Addendum to the rental agreement. An additional pet fee does apply. 5. Please be considerate to the neighbors and not have loud music after 10 pm. 6. All items in the home and on the property, including DVD's, CD, books and games are intended for entertainment and enjoyment of the guests while staying at the house and are not to be removed from the home or property. The only exception would be those items which are intended for use at the beach. 7. Some properties have keys and garage/ gate remotes, if they are lost its $50 each to replace. 8. Please clean the grills after each use. There will be a $50 cleaning fee charged if grill is not cleaned. 9. No smoking allowed in the house. The water will never be hot, it will be warm. Temperature is set to 85 degrees. If by chance the weather is extremely cold, pool temperature may not reach 85 degrees. In short, if it’s very cold it’s not likely a time you’ll want to be swimming as again, this is not a hot tub. Pool heater does not run 24/7. It runs 10 hours a day, per pool pump and heater regulations and standards. If you are trying to swim at 10:00 at night, the pool will not actively be heating and will remain at or near the set temperature. If you are interested in heating outside of these standards, additional heating can be provided at $25 a day. Advanced notice will need to be given and payment collected for your stay. Everything mentioned is standard practice for a heated pool. This is not to deter guests, but over recent years, guests expectations have become unreasonable and unrealistic If your expectations for the pool are anything other than what is listed below, please contact me to set up the cost for additional heating, or feel free to book elsewhere. Regarding the pool, there are a couple robots that help with leaves falling from the neighbor’s yard. The one robot swims at the top and is powered with solar. You can turn off and take out as you wish. There’s a switch in the back to do so. There is another robots that crawls on the bottom is wireless and charges with the charger on the back. It works better when the pool pump is not running at night time. It is in the outside covered area, with its charger. There is a green plug cover that you pull out to recharge it. That must be covered back up before putting in the pool. Please make sure you do that part before putting in the water or it will cause damage. Guest will be responsible if item is damaged as it costs over $1,000 and instructions are clearly listed. To turn it on, simply change the dial where the power button is. You rotate the dial to select the various modes. Just put it on the pool floor mode, the icon located at the 6 o’clock position. Keeping leaves out of the pool will be necessary for long term guests as it will block the filter and prohibit the filter from working.

We're also on a comprehensive pest control program, but as with any home in Florida, an occasional bug may find its way in through an open door or window. Our pool is heated for your comfort, but please note that on unseasonably cold days, the heater may not be able to fully offset the outdoor temperature — so the water may be cooler than expected. We can't guarantee an exact pool temperature, but we do everything we can to keep it comfortable! The fridge's built-in ice maker and water dispenser aren't connected, so we're unable to offer those during your stay — but we're happy to leave a starter supply of ice for you!
