We have great cleaners and have pest control treat our home regularly, but you may still find a random insect in or around the house, especially during the Spring when the weather starts warming up. • LAST MINUTE STAYS • Our property is in a gated community that requires guest registration prior to arrival. Registrations for stays that start within 72 hours have a $75 fee that we will add to your reservation. • HOT TUB • The hot tub is cleaned and sanitized between each guest. Please see our house manual for additional information regarding the use of the hot tub. • COMMUNITY • We kindly ask you to treat our home as your own to preserve its pristine condition for future guests and your return visits. Please respect the community noise ordinance from 10 PM to 8 AM and be good neighbors. • SECURITY • To enhance security at the entrance, we have installed cameras at the front entrance facing the street/driveway. These cameras allow us to see and communicate with visitors at the front door. However, we also respect your privacy during your stay and want to reassure you that there are no cameras installed inside the house itself. We firmly believe in creating a welcoming and comfortable environment where you can relax without any concerns about being monitored. • HOUSE RULES • Please be sure to read all the house rules. Booking our property implies consent to all posted rules. • CANCELLATION • Our cancellation policy is firm. Trip insurance is highly recommended to ensure you are refunded for any last-minute cancellations. Guest access You have access to the entire property except the closet in the cream room. Other things to note Just a few key reminders to ensure your stay proceeds with no inconveniences. Hot Tub Before using the hot tub, please make sure to shower thoroughly. Skin should be free of lotions, oils, or other products before entering. This helps keep the water clean and prolongs the life of the filter. Please do not remove the filter cover or adjust the chlorinator ball in the jacuzzi tub. After each use of the hot tub, it is essential to treat the water to prevent it from turning green overnight. We have left tubs of shock for you to use. Here’s what to do: 	1.	Add one tub of oxidizer (located on top of the fridge) to the water once your done. 	2.	Turn the jets on for a few minutes to circulate the treatment. 	3.	Close the hot tub once this is complete. This process must be repeated after every use to ensure clean, clear water for everyone. If you fail to follow these instructions. Hot Tub Policy: Failure to follow the hot tub rules that results in the water becoming green, cloudy, excessively foamy, or contaminated will result in a $500 charge. This fee covers the cost of draining, sanitizing, refilling, and rebalancing the hot tub to ensure it is safe and ready for the next guests. The backyard lights will need to be plugged in by the outlet near the 220 box across the grill counter. Upon check out, please make sure all the lights, the air conditioners are turned off and the vacuum is plugged in. But not far away has some of the best attractions/resorts such as Kalahari, Camelback, Mount Airy, and much more! So just kick back and relax and have a wonderful stay. The space Cozy and Comfortable and lots of space and natural light thoughout the home. Newly installed is a 75" Android TV, where you can access all your favorite streaming services such netflix, prime video, Pluto TV, Hulu, Disney plus and much more. Just login to the service you like but remember to log/sign out and the end your stay! There is also a surround sound system for when watching movies or maybe just bluetooth some music. Everything will be connected. The kitchen will have all the essentials needed for cooking or baking. There is even an air fryer for those healthy dishes if needed. On the counter you will also see a hot water electric heater along with a Keurig. There will be complementary tea & coffee to get you started. There is a screened/meshed outdoor room to help keep the bugs out while still enjoying outdoors, however in the winter time it can get cold in that room but you will have access. From that room you will be able to access the outside BBQ grill or even the outside patio set and wood burning fire pit. There will be wood provided for the outdoor fire pit, please only use what's needed and keep the meshed cover on when in use to avoid any burning wood from pitching out. Back in the house you will access to the washer and dryer but the closet to the right of the washer will be locked as that is our supply closet. Another closet that will be locked is upstairs in the master bed room. The closet to the left is also our supply closet. From the master bedroom you will also have access to another outdoor deck. Cozy 3-bedroom house with 2 full bathrooms, an indoor fireplace, and smart TVs in every room. On the main floor, you will see 2 bedrooms, one with a bunk and a single bed, and the other with a queen-size bed. Living room with fireplace (pellets), a full-size kitchen with tons of gadgets to make cooking a breeze. Upstairs, you will find a loft that can be turned into a work or sleep area with a futon that sleeps 2, a bedroom with a queen-sized bed, and a walk-in closet. There is an extra full-size air mattress and a vacuum. We have a fire pit in the backyard, a rice cooker, an air fryer, and a grill on the deck. Please be respectful of others in the neighborhood. Keep the noise down and park only in the driveway. No smoking inside the house. You can smoke outside. Our Lake House is located in the picturesque Pocono Mountains. Enjoy BBQing on the deck overlooking Lake Carobeth, lounging on a hammock or taking kayaks or a canoe out from private dock. Enjoy a hot tub or keep warm by 2 fireplaces while playing pool. You can go skiing at Camelback! The community has tons of amenities for kids and adults. Our home is near both Kalahari & Great Wolf Lodge water parks and Mount Airy Casino. We hope you love our home as much as we do. The space Living room: living room has Smart TV and a fireplace. This allows you to log into any other providers you have personal access to. Downstairs there is a POOL table and a small Smart TV. Kitchen- the kitchen is fully equipped with dishwasher, utensils, plates and cups, toaster oven, microwave, and oven. For your convenience we also equipped kitchen with coffee maker, kettle, and blender. Bedrooms- Each bedroom comes with a closet and hangers. For your convenience iron and board is provided and located in the smaller upstairs bedroom. In this closet is also the playpen and the vacuum cleaner. Additional blankets can be found in the upstairs bedrooms. Cleaning: We provide our guests with a liquid soap, small dishwasher detergent, a few dishwasher detergent cubes, kitchen towel, and a few garbage bags. If spills or messes occur during stay, a mop is in the closet by the main entrance, a bucket is under the sink in the kitchen, and a vacuum is in the closet in the 2nd bedroom (upstairs). I follow Airbnb’s enhanced cleaning protocol, which was developed with expert guidance. Here are a few highlights: I sanitize high-touch surfaces, down to the doorknob I use cleaners and disinfectants approved by global health agencies, and I wear protective gear to help prevent cross-contamination I clean each room using extensive cleaning checklists I comply with local laws, including any additional safety or cleaning guidelines. Sleeping arrangements: Downstairs bedroom has three beds: 2 full, and a bunk bed with twin mattress on top. Downstairs living room has a sofa bed/futon. You will be receiving a door code the day before your travel. It is a unique code that will only activate at time of check in. *For lake fishing: You need a fishing license to fish in any lake in PA. Security and Game commission does show up so make sure you are in compliance. *There is no swimming at the lake as there are no lifeguards there. To access our cozy retreat, a tenant registration form and waiver is needed prior to your arrival. By booking our home, you agree to comply with this requirement. Host will have the right to cancel your booking within 24 hours from stay date if this requirement is not fulfilled. Other things to note We are located in a private gated community which requires you to fill out a guest registration form & lease agreement for security and/or emergency purposes. Guest registration form will ask for full names and ages of each guest in your party. The primary renter must be 25 years of age. It will also require vehicle and driver information including but not limited to license ID number for the main registrant and plate numbers for each vehicle entering the community. Names on submitted forms MUST match the legal ID of the person driving. These forms will need to be completed at least 3 days before check in. The welcome center is open 24/7, so check-in is easy no matter what time you arrive. Just bring your license & registration when you arrive. During weekends starting Friday afternoons, there can be a long line (especially Holiday weekends). Community amenities (weather permitting - Memorial Day - Labor Day): Beach/pool access: $12/day per person 3+ years old gets you access to all pools, lakes, mini golf, and canoes in the community. Pool hours: 11:00AM to 7:00PM. Please note that you will need to purchase this pass at the pool, and there can be a line on busy days. We have ring cameras (doorbells) facing outwards for your safety. They record video outside on the deck, the front door, driveway, and the backyard. We supply starter packs of paper towels, toilet paper, laundry detergent etc. After the starter pack is done, guest is responsible to supply their own. We will also provide towels, soap, shampoo & conditioner. The house is equipped with cooking ware such as pots pans, plates, utensils, filtered water pitcher, baking dishes, dishwasher, etc. Grocery items guest are responsible for such as seasoning, flour, sugar etc. NO SMOKING. We don't allow smoking anywhere on the property. Please do not book if you smoke. Any evidence that you have will result in a 150 dollar fee or more if damages or additional cleaning fees are incurred. We do not supply life jackets. (Swimming is not allowed in the lake as there are no lifeguards). If being rented for commercial photography, we require you to provide a certificate of insurance (COI) to us as part of our contract agreement with you.

Our home fits 4 adults and 2-4 kids comfortably but 2 more adults can be accommodated on an air mattress if requested at the time of booking. All bedrooms and the living area have ceiling fans to keep you cool during summer months. However, our home is surrounded by many trees, so temperature is usually very comfortable, even in the summer months. Our kitchen is fully stocked with all basic necessities, including children’s dinnerware and toddler chair. The living room has a gas fireplace, books and record player. We have a washer and dryer on the premises as well. Our outdoor area offers a children's obstacle course, a grill and a picnic table to enjoy a summer barbecue. As well a gas fire pit and some Adirondack chairs to relax with a fire; maybe even make some s'mores. Our driveway fits 3 cars max and no street parking is available. Please plan accordingly. The space The cabin is in a quiet neighborhood very near the lake. From the front deck the lake is often visible through the trees and lake access is about 100 yards down the road. We have made it somewhere we love to go with our family and friends and we hope you enjoy it as well. House decor is modern and the air is fresh. We love to sit on the porch, and watch the deer and squirrels that are abundant in the area. The kitchen is fully equipped with pans and utensils, plates, glasses, etc. The propane grill is great for the perfect BBQ on the deck. Linens, blankets and towels are provided. 1 Bedroom downstairs with a queen bed, 2 bedrooms upstairs (bunk room, and queen bed). 2 full bathrooms give plenty of space for multiple people to get ready at the same time. Includes washer/dryer for ease of keeping stuff clean on longer stays. House has the fastest internet available in the local area, so taking care of work/school is never an issue. HOWEVER, only 2 of the exterior cameras work. One is located by the front door entrance and the other one is on the left side by the side patio. They do not have any audio nor look into interior spaces. The outdoor cameras are observed only when there are no occupants in the house.
