Built in 1786, this lovely Dutch Colonial home sits in the quiet hamlet of Williamsville in Newfane, and across the street from Rock River. Original flooring and a pellet stove contrast well with modern amenities: fast internet, a hot tub, pool table, central AC & smart TVs. 5 bedrooms sleep up to 8 adults, or up to 10 for groups with children. If you would like the classic tiny Vermont town experience while also only being 20 min to Mt Snow and Brattleboro, this home is the one for your group. The space The home has five bedrooms, four on the second floor and one on the first floor, with two full bathrooms and one half bathroom. The master is en-suite with a soaking tub, and three of the bedrooms have TVs. We provide fresh clean linens and towels for every group. On the main floor is the kitchen, which has a large central island which doubles as a food prep area as well as a breakfast table. Great appliances, fully stocked with plates, cups, silverware, cookware, pots and pans, and more, so your group’s chef will have everything they need to prepare those meals! The dining room is in a separate room off the kitchen, with a table that seats up to 6. Next to the kitchen is an entertainment area, with a large smart TV, a piano, and comfortable seating. On the other side of the kitchen is a large sitting room with more comfortable seating, and a wood pellet stove which provides an incredible ambiance and gentle heat for the home (we provide the pellets, and have central heating as well). Across from the sitting room is the game room, with a pool table and TV, great for watching the game while shooting a round and catching up with friends and family. The second floor is primarily living space, with four of the five bedrooms and the two full bathrooms. Each room has plenty of windows that overlook the hamlet, back yard, or side yards, depending. Outside on the back deck is the hot tub, professionally maintained before each stay, and a gas BBQ, we provide the propane. Next to the deck is a goldfish pond, complete with a waterfall to aerate the water, and provides a gentle noise to melt the stress away. A covered wrap-around deck has a wood swing and plenty of seating so you can sit and watch the town go about its day. The back and side yards are professionally landscaped, providing a nature oasis to help you decompress while on vacation. An old barn, where we keep the firewood and wood pellets, and a firepit in the back yard completes the scene. Whether you are booking for cold weather or warm weather, this home is well situated for your group. Wake up with a warm cup of coffee or tea, and step onto the front porch to watch as the rest of the town starts their day, the river on the other side of the street providing an additional accompaniment. For winter guests, after a nice breakfast, it is time to head to the slopes of Mount Snow for a day of fun. When the crew gets hungry for lunch, there are places in Dover to eat and shop, or you could take a little drive to Wilmington, another great Vermont town that has restaurants and shopping as well. Then it is time for part two on the slopes before heading back to the house for dinner, a soak in the hot tub, and if you are fortunate, there may be some snow showers for you to watch as the hot water relaxes the muscles. Wind down the rest of the day with a glass of your favorite beverage as you catch up with some friends and family, shooting pool or sitting in front of the wood pellet stove, the musician in the group playing a tune on the piano. For warm weather and autumn guests you will have access to the river across the street, a great place to explore. Vermont is incredible in the warm weather, there is golfing, fishing, hiking, agrotourism, art festivals, and more, all of which can be found on Vermont’s tourism websites, or please ask and we can help as well. The yards on the property have plenty of grass for games, and the firepit is especially nice in the cooler Vermont evenings. Of course, no matter the season, if you want to have a nice vacation in at the home, there are plenty of cozy places to curl up and read a book, or catch up on that TV show that you have been missing.

During the winter, the roads are regularly plowed so getting around isn’t too difficult. But we do recommend you have all wheel drive or 4wd vehicle. Cell service is very spotty coming up into the neighborhood depending on your carrier. If you have already put the directions into your GPS then you will have no problem. We have wifi at the house so you should not have any problems making calls over wifi or with general connectivity. Vermont is home to a lot of wildlife including Bears, coyotes, foxes, spiders, etc. You may encounter some of them during your stay. To keep these wild encounters outside we appreciate your cooperation in keeping screens closed when you have the doors open and making sure all food and garbage is properly stowed in the Garbage Cans out at the driveway and fully closed and locked. The home is equipped with two outdoor security cameras. One on the front of the home at the front entrance, One on the driveway side, as well as at the back deck facing the driveway. These are for the safety of our guests and of our home. Any tampering of these cameras is grounds for immediate eviction.

For something a little more active, try your hand at air hockey, or the shuffleboard game that sits in a separate room with a futon. KITCHEN AND DINING Like to cook? You’ll love it here! The kitchen is a delightful combination of the familiar and the new. Colorful wallpaper will transport you back in time, while the upgraded stainless steel appliances keep you firmly planted in the here and now. With plenty of cabinets for all your goodies and groceries and oodles of counter space for food prep, the delicious aromas of the group’s favorite dishes will be wafting through the house in no time! I provide organic spices, olive oil, and balsamic vinegar - a few less things to pack. The dining table for 8 sits in front of both a big picture window and sliding glass doors to the patio. The group will dine in style, with a backdrop of the gorgeous scenery. BEDROOMS AND BATHS The kids are going to be clamoring for the downstairs bedroom just to be close to the game room. This cozy space features a twin bunk set and a twin, so 3 twins in all. But, wait, there’s more! Other sleeping spaces here include the futon in the shuffleboard room, and two side-by-side queen beds that pull out from the sectional sofa. The bathroom has a special surprise that everyone will love - a sauna! It’s perfect for soothing muscles tired from skiing or hiking. There is a pet fee of $25 per pet per night (max 4 pets). Cleaning after pets stay typically takes much longer. Mountain View Ranch in Wilmington offers horseback riding with beautiful mountain views. Manchester (45 min) makes a great day trip — Hildene (the Lincoln family home), Tanger Outlets, Riley Rink for indoor skating, and excellent dining on Main Street. Here, you will find a king size bed, a comfy love seat and smart tv. There is also a personal size frig and single serve coffee. This space has heat and air conditioning. To enjoy the outside of this property, you will be treated to an enormous 50 foot deck running the entire length of the house with comfortable furnishings and an outdoor tv for your favorite shows, movies, or sporting events! We have a beautiful 6 person hot tub that will keep you warm all winter with temperatures that will rise to 104 degrees. There is two rooms on the main level. This classic a-frame home with a recent addition is conveniently located with only a 5 minute drive to Mount Snow and a 10-minute drive to downtown Wilmington. You will enjoy the open floorplan main living area with a wood-burning stove! There's also no shortage of room to fit your whole group with an additional family room, and 5 bedrooms and 3 bathrooms. The space This home has four bedrooms and three bathrooms, there's no shortage of room to fit everyone comfortably. A bunk bed room with plenty of space for kids, every bed is supplied with fresh linens, and the bathrooms are stocked with towels and paper products, shampoo, conditioner and shower gel. There are two two family rooms, hang out together or send the kids off to the TV room to watch a movie or enjoy the x-box with a variety of games. The kitchen is equipped with all the pots, pans, utensils, dishes etc you could need to prepare meals. WiFi throughout the home if you need to stay connected or get some work done while you're enjoying your stay. 2 of the upstairs bedrooms have open ceilings, so they are not completely enclosed. Please be advised that we do consider security for our guests safety as well as for the sake of our property, as such there are outdoor cameras installed for these reasons. This also allows us to monitor the number of people entering the house as well as the number of cars parked on our private road.
