Zoned heating throughout the house allows you to set the temperature that makes you most comfortable. The term “guest” includes Renter and his/her guests. Rental Terms: The dates, payment and payment terms of this rental agreement have been provided by owner on the reservation website and guest will follow the reservation process. Check in time will be any time after 4PM on the scheduled day of arrival. An earlier check in time is only possible with Owner’s permission. Location and instructions for entry will be provided upon confirmation of reservation. Check out: Guest must check out of unit by 10AM on scheduled day of departure. Failure to check out promptly at 10AM or causing the delay of housekeeping to prepare the unit for the next guest may result in additional charges (see Tenancy below). Notification: It is Guest's sole responsibility to inspect the Property upon arrival. Renter agrees to inspect the entire Property to ensure that it is free of hazards and properly equipped. An initial supply of paper products, soaps, shampoo and trash bags will be provided. Restrictions on Property Use: Guests are prohibited from engaging in any unlawful activity or any other activity that constitutes a nuisance. Violation of this provision will result in immediate eviction without refund, and Renter will be held liable for any damages to the Property, contents and grounds. Windows and Doors: Guests must keep windows and doors, including the garage door closed during the winter months. Failure to do so may result in an extra charge to Renter. Occupancy: The maximum number of occupants allowed in the Property is specified in the reservation. Overcrowding or misrepresentation is grounds for immediate revocation of the license to the Property and removal of Guests without refund. The Renter must be staying at the Property for the full time of the reservation and take full responsibility for the Property. Renter must be at least 28 years of age. Children are the responsibility of the Renter and should not climb on furniture, hang out of windows, or engage in other dangerous or unsupervised activities. Use is at your own risk. Renter takes full responsibility for lost or broken items and damages to the Property of any kind. Noise: No person shall cause or allow others to cause unreasonable noise while occupying the Lodge. This noise ordinance is strictly enforced between 10:00 PM and 7:00 AM. Disposal of Trash: Place all trash in trash cans in the garage. Keep garage doors closed during your stay. Leaving garbage outside is prohibited due to wind, bears etc. Use of Property and Amenities: All Guests must agree to follow the posted rules for use of the property and amenities. Rules for use of the property and amenities are listed in the house. In case of malfunctions, guests are responsible for contacting Owner to report the malfunction. Owner is not responsible to guests for any repairs made without their consent or for loss of use of such amenity if repairs cannot be made immediately. Pets and Smoking Prohibited: No pets are allowed on the premises. Any form of smoking is prohibited inside the property. Violation of the "No Pets” or “No Smoking” stipulation is grounds for immediate removal without refund. If evidence or odor of pets or smoking is present following Guest departure Renter will be billed for all expenses incurred in removing such evidence or odors, including incidental expenses such as, but not limited to, loss of income, remuneration to future guests due to odor or damage. If smoking outdoors, close all windows and doors to prevent odor from entering the home. Remove Shoes after entry: In order to keep the carpets and floors as clean as possible, please remove your shoes after entering the home and leave in the vestibule inside the door. Furniture and belongings: Guests agree not to move furniture, decorations, electronics, kitchen supplies or belongings from their original locations in the unit. Replacement of items to original location may result in additional charges to Renter. Personal Property Loss: Owner is not responsible for any loss or damages whatsoever due to the loss, theft or damage to any Guest's personal property including any vehicles whether owned, leased or rented. Subletting and Assignment: Renter may not sublet, sublicense or otherwise grant any rights to the Property. Property Use: The Property may not be used for any activity in violation of local, state or federal laws, or Colorado Insurance rules and regulations. Hot Tub: •Guest’s use of the hot tub is at Guest’s sole risk. The Good Shepherds Lodge LLC makes no representations or warranties concerning the condition and/or use of the hot tub. Guest is fully aware that the hot tub and surrounding patio may be dangerous. Guest must be cautious when entering and exiting the hot tub. Guest is aware that use of the hot tub may result in injury, sickness or death. Guest will read and follow the Hot Tub Guidelines in the Welcome Letter provided at booking. If at any time the hot tub looks cloudy or dirty, Guest will cease any further use of the hot tub and will notify owner. •Due to our remote location and the difficulty in securing parts in a timely manner, we cannot guarantee the function of the hot tub. No monetary adjustment will be made in case of its failure •The tenant must immediately notify the owner of any repair that the hot tub may require. The tenant is responsible for the full cost that may be due for repair of the hot tub that is required as a result of negligence by the tenant or the tenant’s occupants or guests. The tenant must operate the hot tub in accordance with the manufacturer’s instructions and in a safe, responsible manner. •The tenant understands that the hot tub is strictly an amenity and that the use of this amenity is not guaranteed under the terms of the rental agreement. Other things to note Our Log Cabin is on a large 3 acre lot in the forest, within an HOA - Please note that our community is a gated, covenant-controlled area, ensuring a peaceful, beautiful, and secure environment. We kindly ask all guests to adhere to the community guidelines, including no parking on Park County or Warm Springs roads. Any ATV, dirt bike motorcycle, Snowmobiles etc. need to be trailered inside the HOA. There is next door USFS for all that! No campfires, no loud outdoor music, and no shooting of firearms. Usually internet is fast and reliable, weather is great year round (cool in summer, wonderful spring and fall (amazing aspen forest surrounds cabin). Winter is about 10 degrees cooler on average, than Denver, CO. • As for being at 10,000 feet, 95% of people are fine (we have a lot of guests from low elevations across the nation including Texas, Kansas, California, Florida, the Midwest and other states close to sea level). As long as you’re not doing any seriously strenuous activities like hiking a 14,000 ft peak or something, you will be fine. Almost all of Colorado’s ski resorts and mountain communities lie between 8,000/10,000 ft., with ski lifts taking you up to 12,000’. Warm Springs is also super quiet, private, and a treasure. The wild Rocky Mountains! You will very likely see many native songbirds, raptors, elk, deer, pronghorn antelope, possibly moose, and occasional bobcats, bears, and mtn. lion. We have seen multiple moose, elk, deer, (often walking in out land) a bobcat behind the cabin, and a bear with two cubs on the hiking trail about a mile from the cabin. Neighbors have seen mountain lions on their land although I have not ever seen one. Please have fun, and likewise be cautious with respect to not to leaving out trash, food, wrappers, grill stuff, etc. The area is amazing and you will be very happy to experience more of Colorado from this 3 acre, private property. The space The upstairs suite has views for miles, a heated balcony, a walk-in closet, and large office (perfect for a writing studio). And the stars are visible from the king-size bed at night. The downstairs suite also has views, and don't be surprised if antelope--or even a moose--walk by the southeast facing ceiling to floor windows. For your convenience there is an armoire, a closet , and a bathroom with tub and shower combo. Finally, the third bonus room has glass French doors that open to a small, bright sitting area. The room has a full size bed on the bottom and a twin bed up top. There is a bookshelf for your belongings and an additional bookshelf with books. The floor is covered in a plum-colored shag rug that says, "cozy!" The kitchen is stocked to address all your culinary needs and includes a crockpot, toaster, blender, and espresso maker. Shampoo, conditioner, body wash, lotion, hand soap. Towels, linens, cleaning supplies etc. The kitchen is fully equipped for baking, cooking and entertaining. There are smart TVs in the living room, master bedroom and front bedroom. Enjoy the brand new, private hot tub on the deck, while stargazing or enjoying the breathtaking mountain and valley views. The hot tub can seat six and comes with different jet settings and colored lights. The wood burning stove is operational, there is plenty of wood and kindling under the deck as well as fire starters and lighters to get you going. There is a gas fire pit in the backyard to enjoy. The wood burning fire pit is strictly off limits per Park County fire ban. Please do not burn wood outside. Wildfires are common in the area. Horse shoes are setup outside near the deck. You can also setup corn hole outside. There are board games for every age and a large Connect Four to enjoy while siting by the wood burning stove. There is a grill on the deck and grilling utensils. The space The Lodge at 9953 is a three bedroom two and a half bath with a game room/TV room that comes equipped with a fold out queen size sofa couch a fully stocked kitchen. The kitchen is stocked with a Breville espresso machine, Ode Brew coffee grinder, Fellow water kettle, a Keurig, a rice cooker, crock pot, dishwasher, toaster, dinnerware and table linens, and all the pots, pans, and bakeware needed. For the grill lovers we have all BBQ Utensils along with a gas grill right out the back door. The cabin is equipped with multi zone radiant in floor heating as well as a soap stone fireplace. The master suite has a California King bed and a luxurious steam shower. The second bedroom has a queen bed and the middle bedroom has a twin bunk bed. All beds have 100% linen duvet covers and sheets. The property is nestled on five fully fenced acres with a paved driveway. Also located on the property is a 15' by 15' foot kids cabin with two cots made for the ultimate glamping experience. Guest access The Lodge at 9953 is situated on five fully fenced acres. There is a campsite area with hammocks, a swing and picnic table for the ultimate outdoor lunch. Our second floor features a balcony facing Mt Sherman, take in the beauty of the outdoors while sipping on a perfect cup of coffee. The back porch has a table along with eight chairs for a lovely outdoor dinner or to take in the sunset with a cocktail. Welcome to our Cabin in the Aspens! We hope you visit and love this space - the house, the neighborhood, and the town - as much as we do! Our property backs up the National Forest which means you can hike, mountain bike, snowshoe, or cross-country ski right out the front door. This very private location, surrounded by aspen trees, is in a gated community - 10 minutes from the historic town of Fairplay - and is a perfect spot to have as your home base to explore, enjoy the outdoors, and relax! The space Cabin in the Aspens is located in Fairplay, Colorado at approximately 10,100 feet. There is so much beauty year round - changing leaves in the fall, blankets of white snow in the winter, storms over the mountains in the spring, and fields of wildflowers in the summer! With private trails for hiking, biking, snowshoeing, and cross country skiing and private fishing ponds, this is the perfect place to escape and never have to move your car! This is what we love most about our cabin and what drew us to the area. We love the ability to hike and explore without having to sit in traffic or navigate parking. We have used the trails in our community hundreds of times! If you do want to move your car, the cabin is located about 10 minutes from all that Fairplay has to offer including the Fairplay Beach, restaurants, bars, shops, the historic South Park City Museum (open May-October), and, of course, the South Park sign to take a photo! And, if you want to venture beyond Fairplay, the cabin is a perfect spot to use as your home base. There are many great places to get to for all your mountain explorations - skiing, hiking, mountain biking, cross country skiing, snowshoeing, rafting, paddle boarding, and more! In the winter, snow removal happens frequently but this is an alpine environment and do not guarantee a snow free space! You must have an AWD or 4WD during the winter months (Nov-May) with good tires! There are approximately 6 steps to get up to the front door. Once inside, the cabin is one level with mostly hard flooring (carpeting in bedrooms only). Once inside, enjoy views from windows located throughout! Our kitchen is well equipped with all the cooking utensils, appliances, coffee, oils, and spices! Each bedroom has a brand new mattress, dresser, and full closet equipped with extra linens and pillows! There is a brand new sectional in the living room with a queen pull out mattress. The dining area has seating for six. Park County STR License: 22STR-00431 Guest access The entire space is available for guest use with the exception of locked off owners cabinets. Guests can access the garage to store sporting equipment, store trash/recycling, and borrow things from us, like snowshoes! Other things to note Dogs: We are happy to provide a dog friendly stay with prior approval from the owner! Dog fee is $25/day per dog (up to two dogs) with a maximum dog fee of $150 per pet. Guests must disclose dogs at time of booking and agree to rules prior to their stay. We do not allow any other types of pets at this time except for registered service animals. Internet: We have Starlink satellite internet. The internet is quite fast but this is new technology and it's not perfect. The internet can experience minor disruptions that do not impact general internet use or watching tv. We cannot guarantee reliability for work from home situations, such as, video calls. TV: We do not have cable but you are welcome to login to your own streaming subscriptions! Warm Springs Ranch is a covenant controlled, gated community. As such, renters agree to follow the rules of the ranch which include providing their vehicle information prior to their stay and will not have any fires during their stay.

A 4WD vehicle or good snow tires are recommended to navigate the roads and driveway, which are plowed regularly after significant snowfall, though heavy storms may cause delays. We welcome well-behaved dogs for an additional fee of $10 per day. Since the property is unfenced, please supervise your pet and don’t leave them unattended. Cleanup tools are provided, and if your dog joins you on the furniture, we ask that you use the provided "pet sheet" to protect our bedding.
