It's located on a protected cove, just around the bend from the beautiful Potomac River and Chesapeake Bay! Nothing has been overlooked in this properties details, allowing guests to have a relaxing time. Bring the family or bring the friends! It's also a true fisherman's dream location with easy access to the Potomac River & the Chesapeake Bay. The space There's plenty of space inside and out, with large acreage, some wooded and some open space, all nestled in a corner cove. The dock offers a great area for fishing, there's a floating dock, we provide kayaks for your use and there's plenty of room for everyone to enjoy everything that this property has to offer. The house offers a very large, open concept, with an airy feel and allows for guests to mingle or to resort to a quiet space in one of the three (3) bedrooms, all with queen size beds. This home offers two (2) sitting areas which are attached to the kitchen and dining area. There's a large screened in porch with patio furniture and at ground level, there's additional seating and patio area with a fire pit. There's also a firepit area with tons of seating out by the waters edge. Our community offers a boat launch for small flat bottom boats and skiffs, in addition to a picnic area overlooking the Potomac River, that has a small beach area during low tides. This home is so nicely decorated to allow guests a relaxing and fun place to enjoy. There's lots of storage in the bedrooms & laundry room. The day-use bathroom is located adjacent to the two (2) bedrooms. The main bedroom, located on the opposite end of the house is an ensuite with the added bonus of a makeup vanity. This house has so much to offer. There's ample space for everyone to enjoy the entire property, both within the house and the outdoors with some spectacular water views. There's lots of shade trees and acreage to enjoy. The location is full of nature, with many bird species including seagulls, geese and eagle's. It's a nature lovers paradise! We're sure this property will be your favorite vacation destination and for your short-term getaways! Being located within approximately 2 hours drive from DC, Baltimore and Richmond makes this location ideal for anyone looking to visit the city. Guest access The large shed is off limits. Enjoy nature at the cottage positioned on Cod Creek with quick access to the Potomac River. Kayak, paddle board or canoe the creek to see local wildlife. There is a private floating dock on property to access the river. Enjoy fishing and crabbing off the stationary dock. Soak up the sun on the spacious deck, relax with a cup of coffee at the dining room table with beautiful views of the Rivah! Sit back, unwind a in a peaceful quiet neighborhood. The space Three bedroom home with 4 beds. Laundry room with W/D, Fully stocked kitchen pots/pans, crock pot, air fryer, insta pot, dishwasher, double oven, refrigerator and wine refrigerator, microwave, Kuerig and coffee pot, one and half bath indoors with outside shower that has hot/cold water. Guest access Guests have access to the entire house and private floating dock with kayak launch and stationary dock. Other things to note Please bring beach towels, charcoal with lighter fluid if you plan to use the grill and bagged ice. The FOOD LION in Heathsville does not sell wood to use in the fire pit so please bring your own. There is high speed internet and cable TV available.

Cottage with a view!

Come relax in our delightful waterfront home decorated with classic cottage décor. Sit out on one of the two big screened-in porches, go for a swim in the shallow brackish (mostly fresh) water, relax in our hot tub, sweat in the sauna, or throw one of our crab pots in the water and enjoy the spoils of the waters off the Potomac River. Our house is situated off the Potomac on Hull Creek, which means the water is nice and shallow for little ones to play, and there are plenty of crabs to be caught! The space Our house is ready to host folks and is set for full-time guest stays. We provide all the necessities for spending some time in a 'home-away-from-home' for a couple nights or a week or more! Our house faces west along the water, so you can sit on the dock or the back porch and enjoy nightly fire-red sunsets over the water. It's far enough away from any big cities that thousands of stars can be seen on a clear night, and the ospreys, herons, and other water birds offer hours of relaxing birdwatching from the porch or the hot tub. Revive your body with a good sweat in our water view sauna. Our goal for this house is to help our guests disconnect from the hustle and bustle of daily life and take some time to slow down and enjoy some time together with their loved ones. Although, of course, if work keeps calling, we have a dedicated workspace in the master bedroom that overlooks the water where you can pop your laptop and take care of your work just in time to go fishing off the dock at dusk. We have a few baby and young kid amenities available including a high chair, pack-n-play, and a removable guard rail for the queen bed in the second bedroom. It’s worth noting that our home here is off the beaten path. The nearest town is Reedville, a quaint fishing town, at about 15 minutes away. If you’re interest in shopping and seeing some other local offerings, Warsaw, Kilmarnock, and Irvington are our favorite little towns here at about 30-60 min away. Some stores are only open during summer or on weekends (grocery store is year-round). Pack in some groceries when you come, and enjoy some waterfront tranquility. We love it that way! Guest access You'll be able to access the entire house and property. Included in the property is the front and back yard, both porches, the house, and the dock and beach. The garage on site is not available for guests. Other things to note The sleeping porch/3rd bedroom is located just inside the main entrance of the house. It has a full bed and a single bed that rolls out, but take note of its location in the floorplan photo as a reference. The full bedroom is a jack-and-jill bathroom, so you will have to go through one of the bedrooms to access it. We have a few yoga mats and an assortment of kettlebells for guests to use. We're happy to share some of our favorite kettlebell workouts with you if you need suggestions, too. And of course, use them at your own risk. Our beach is on tidal water and can shrink and expand depending on the tides. The listing pictures are at low tide. Low and high tides happen at different (but predictable) times throughout the year. Search online for something like "tide chart Heathsville Virginia" to find when high and low tides will be during your stay. And let us know if you have any questions about it for your stay. Lastly, our part of the water (right near where the Chesapeake Bay meets the Potomac River, but on a quiet tributary) is lovely brackish water, and hosts an assortment of bay wildlife. In the spring, mid-to-late summer and fall, it's common to see jellyfish floating by our dock. Please take proper precautions and check our guidebook for more information.

Welcome to Fleets Cove Farm y'all! Looking for a peaceful and secluded place to stay? We have the place for you! With expansive fields surrounded by tall hardwood trees, it's hard not to love the light breeze and quiet. At night, sitting around the fire pit and looking at the stars is a must. The mini donkeys and cows are always looking for new friends. We also have seasonal animals like pigs, chickens, and ducks at different times of the year. The space We have a 1 bedroom/ 1 bath apartment with a full kitchen located on the second floor of our barn. The bathroom has a standup shower. Linen, towels, toilet paper, and paper towels are provided. *There is no wifi or internet in the apartment. Cellphone service is limited. If you have anything other than Verizon, service will be spotty throughout the Norther Neck* There is a tv with a dvd player, which is perfect for a date night! If you have a camper or RV, we have a ton of space to park with plenty of backup and turn around area. The apartment is also available to you! Guest access The entire upstairs apartment is available to you. Other things to note We do live onsite on another part of the property and will need to use the garage and tend to the animals daily based on season. You are more than welcome to help or request a tour of our little farm. If not, please enjoy our little secluded piece of paradise! There is NO internet, wifi, or cable. Cellphone service can also be limited. There is a tv with a DVD player and also a Firestick. Please feel free to bring a router or use your cellphone as a hotspot if you want to use it.

The space First Floor Through the front door you will walk in to the living room with two comfortable couches, chair, and streaming TV. From there you enter the large completely redone kitchen with plenty of storage and cooking space for any size party. There's a drip pot coffee and Keurig machine, gas range, full size refrigerator, microwave, all the cooking pots, plates, glasses, and utensils you'd need. Facing the water is the sunroom which has all glass doors and windows facing the river. The room also acts as the dining room big enough for all house guests to eat together while enjoying the view. There's another TV in the sunroom so kids and parents can separate and watch what they want. The first floor has two bedrooms, one with a queen the other a twin and twin trundle. There's also one full bathroom, And when you want to sit outside, a large composite deck has room for everyone facing the water. Second Floor The other two bedrooms, one queen and one full, are upstairs. Lastly there is the other full bathroom upstairs as well. The house is situated perfectly for up to two families to spread out how they would like. Outside There is a fire pit out back with a solo stove and Adirondack chairs for the best S’mores nights under the stars. The dock out to the water is perfect to watch the sunrise, the stars, or fish from. Beside the dock is a walk out area to the water that makes launching the supplied 3 kayaks super easy. The space The house has two floors with a traditional and spiral staircase as options. When you walk in through the mudroom, you'll walk into a massive kitchen with eating area and bar where enough coffee to start your tip will be waiting for you. In this kitchen is also the "keeping" room area with electric fireplace, couch, chair, and additional coffee tables. Downstairs also contains the massive family room and dining room area along with 2.5 baths and a king bedroom. A sun room wraps around the river side of the house with glass windows and multiple seating areas to enjoy the perfect morning sunrise with your coffee. There's another twin bedroom connected to the amazing movie/game room. Here you'll find a 120" movie screen with high end laser projector and 5.1 surround sound. Connected to it is an Apple TV which can download every streaming service app you have, and an Xbox Series S with Xbox Game Pass subscription along with a dedicated steering wheel and pedal setup for race games like Forza Horizon. Theres an electric recliner and a couch which can be made into an additional bed when needed. There is a full size ping pong table along with two arcade machines. The first full size arcade was custom designed and contains almost 30,000 retro arcade and console games. The other system is a virtual pinball arcade replicating hundreds of vintage pinball machines. Upstairs are two large King bedrooms with walkouts to a large 2nd floor deck with the most epic water views of you'll ever see. You'll see dolphins, bald eagles, and more at the mouth of the Potomac opening to the Chesapeake Bay with water as far as the eye can see. There is another huge bedroom that has beds for 8 including two bunk beds and a special single private pocket door room within it. Lastly upstairs, there is an additional full bathroom. Outside you'll find a huge yard with a tree swing, a large fire pit, and multiple hammocks. As you walk to the beach you'll have your choice of four kayaks or two paddle boards along with life preservers of all sizes. We also have a special beach friendly wheelchair for guests with accessibility needs. The entire beach, almost a quarter mile of white sand is your private oasis with incredible views, swimming, fishing, etc. The sandy bottom goes out far as the water stays shallow for a good way out. There's also a buoy out in the water which you can tie any floats off to and just relax in the water without moving. The rear first floor porch has outdoor dining seating and a grille. Other things to note While the home itself is a private oasis, you are only 15 minutes away from the local Food Lion grocery store, and less than 25 mins from restaurants of all kinds in either direction of the Northern Neck.
