All you need to bring is the food! No Floridian villa would be complete without a swimming pool, and ours is no exception. The private pool is seasonally heated during the cooler months and is 35ft long, meaning you’ll have plenty of space to splash around in. Worried about sunburn and insects? Not a problem – the area is fully screened and shaded so you can relax in peace and comfort. The landlord will not be held responsible for the injuries sustained by the tenant and/or the tenant’s occupants or guests when using the swimming pool and/or pool area, and the tenant will indemnify the landlord for any actions resulting from injuries to tenant and/or tenant’s occupants or guests. The tenant is responsible for the general maintenance of the swimming pool and/or pool area. This includes, but is not limited to, keeping the swimming pool/pool area clean of debris, properly maintaining chemicals and keeping the pool/pool area areas clean, neat and organized. The tenant understands and agrees to allow the landlord access at regular times to maintain the pool equipment. The tenant agrees to refrain from attempting to make any repairs or adjustments to the pool equipment or to any of the electrical wiring for the pool equipment. Other things to note Pool Heat Service Pool heat is included in the cost of your rental. The heat is set at 85F. Pool equipment runs on a timer so that the heaters run during the daytime only for approx. 8 hours per day. Do not tamper with the equipment. No exceptions. You will be charged for any damage to the equipment as well as a service charge to reset the system as well as the pool heat and a processing fee. If the air temperature drops below 50 degrees Fahrenheit, the heating unit will not work as effectively. We accept no responsibility for air temperature changes and no refunds will be given. Financial Responsibility You will be responsible for any damage done to the property by your actions during your stay. Examples of things that are typical Damage charges. 1. Repairs of ripped pool lanai screens. 2. Replacements of broken appliances, glasses, lamps, dishes. 3. Replacement of permanently soiled linens/towels. 4. Clean up of carpet stains. 5. Clean up of nail polish spills. 6. Clean up &amp; removal of excessive garbage left in villa or on the property. 7. Additional housekeeping required to clean up an excessively dirty villa. 8. Repair and/or replacement of damaged furnishings. 9. Repair and/or replacement of broken or damaged window blinds. 10. Replacement of games, movies, games or game equipment. 11. Leaving open food and beverages outside that attract bugs. The cost of pest control will be deducted from your deposit. 12. If your house is equipped with outdoor umbrellas you must fold them during high wind and/or when you go to sleep. Any damage cause by the umbrellas left open is your responsibility. 13. If you clog the bathroom and we have to call the service to fix it we will charge the cost against your deposit. Please only put toilet paper into the toilet. 14. This room also offers its own flat screen television, this one hanging from a mount on the blue wall.  The same quilt that was in the first two rooms will be found on the King bed in the master suite. This unit is newly remodeled and has two master bedrooms with bathrooms en suite plus a third bedroom. This includes one king bedroom, and two bedrooms containing two queen beds each (5 beds in total). The balcony runs the length of the living area and two of the bedrooms. Note - because two master bedrooms have bathrooms inside them, guests sleeping in the third bedroom have to enter either the first or second bedroom to access a bathroom. In the past this has not been an issue for our guests, but let’s make sure it’s not an issue for you.   Beach Gear Provided We provide beach towels, and the resort provides free chaise loungers and umbrella rentals. If you have any issues just reach out and we will do whatever we can. Correction for Air-b-n-b listings this location doesn't provide "snorkeling gear" but this and anything you need can be rented or purchased nearby.   Important Resort Limits 1) Expect a special experience where each visitor’s peaceful enjoyment is respected. The minimum age for visitors not accompanied by a parent or guardian is 25 years. Stay up as late as you want, but the “quiet neighbor times” begin 10 PM. After 10 PM relocate the party to nearby Siesta Village or the Crescent Beach area. 2) Just one parking space per unit. However, cars are not necessary and an additional "emergency parking space" is available 1 mile away. 3) Baths are location inside two of the three bedrooms. Our fashion is casual, wash and wear, and all units have laundries. Basic and CFAR must be purchased together as CFAR cannot be purchased individually. CFAR covers 60% of the trip cost with no questions asked. Travel insurance must be purchased within 14 days of booking and 30 days before check-in. Claim must be filed two days prior to arrival, available to U.S. citizens only.
