The Tenants acknowledge that the Premises is set up to best accommodate an occupancy of (6) six people. This is due to size and quantity of beds, number of dining room chairs, dinner plates and cookware, etc. The Tenants agree to not exceed the absolute maximum occupancy of (8) people, per county code ordinance. ** USE OF THE PREMISES. Tenant shall use the Premises for residential purposes. Tenant shall have exclusive use and right of possession to the dwelling. The Premises shall be used so as to comply with all state, county, municipal laws and ordinances. Tenant may not paint or make any permanent alterations or improvements to the Premises without first obtaining consent from the Lessor. Any approved improvements or alterations to the Premises made by the Tenant shall become Lessor’s property. Tenant is allowed to decorate and personalize the premises, provided no permanent alterations are required to do so. ** CLEANING. The premise has been cleaned by a professional cleaning company immediately prior to occupancy, and will be professionally cleaned again after tenant departure. Professional cleaning will not be provided during the term of the stay. Tenants agree to keep the premises clean and sanitary, on a regular and consistent basis. ** TRASH AND RECYCLING. Trash and recycling collection is on Thursdays. It is the Tenant’s responsibility to take the cans to and from the curb each week. ** MAINTENANCE. Lessor is responsible for all maintenance and repair of the Premises, that is due to normal wear and tear or otherwise not the direct fault or negligence of the Tenants. Tenants promise to make a diligent effort to report any damage, needed repairs, or hazardous conditions to Lessor in writing as soon as they are discovered to enable them to be remedied promptly. ** POOL. The Tenants have full access to the private pool located on the Premises. The pool is heated year-round to 85 F. There is no extra charge to the Tenants for pool heat. The pool water evaporates over time. Low water level (below the skimmer) can damage the pool pump. The Tenant agrees to maintain the water level half-way up the skimmer; this may be accomplished using the hose located at the rear of the house. When there is no rain, running the hose into the pool for one hour, once a week, typically is sufficient for maintaining the pool water level. Pool chemicals are maintained by a weekly professional service. There is no extra charge to the Tenants for this pool service. Tenants agree to grant pool area access for pool service. Pool Rules a)	100% adult supervision of children around pool area is required at all times. b)	No glassware is to be used in the pool area. Broken glass can cause serious injury. Only plastic should be used. Please contact Lessor if additional plasticware for the pool area is requested. c)	Do not use pool while intoxicated. d)	No head first diving, as the pool does not have sufficient depth. ** HURRICANES. Hurricane season runs from June 1 through November 30. The Premises is not in a flood zone nor an evacuation zone. It is possible the Premises may lose power during a tropical storm or a hurricane. The Lessor cannot give the Tenant’s advice on whether to evacuate, or where to evacuate to. It is the Tenants’ responsibility to make any preparations for staying, such as stocking non-perishable food or ice for coolers, or such as preemptively filling cars with gas for leaving the area. No rent will be reimbursed for days affected by hurricanes or storms. It is the Lessor’s responsibility to promptly pursue repairs to any damage to the house due to hurricanes or tropical storms. Note that during these times there may be a surge of demand for labor, or material shortages, which could lead to delays outside the control of the Lessor. ** RISK OF LOSS & INSURANCE. Lessor and Tenant shall each be responsible for loss, damage, or injury caused by its own negligence or willful conduct. Tenant should carry insurance covering Tenant’s personal property and Tenant’s liability insurance. Tenants further agree to make no claim against the Lessor for any damages or losses that are covered by commercially available enters insurance, even if Tenant chose not to purchase said insurance. ** LESSOR ACCESS TO THE PREMISES. The Lessor may enter the Premises in the following circumstances: a) With consent of at least one of the tenants b) After reasonable notice to Tenant, and at reasonable times, for the purpose of agreed upon services, repairs, improvements, or inspections. c) At any time for the protection or preservation of the Premises, or in case of emergency. d) When tenant unreasonably withholds consent ** RADON GAS WARNING. Radon is a naturally occurring radioactive gas that, when it has accumulated in a building in sufficient quantities, may present health risks to persons who are exposed to it over time. Levels of radon that exceed federal and state guidelines have been found in buildings in Florida. Additional information regarding radon and radon testing may be obtained from your county health department. ** SEVERABILITY If any part of this lease is found to be invalid, is not or cannot be enforced, the rest of the lease will still be valid and in effect.

Please note that during periods of drought, the lake level can become very low or may even dry up until the rainy season begins again. This is a natural seasonal occurrence and is beyond our control. Dinning Room- Is included in open area of Living room and has a rectangular table with 6 chairs. Screened in Lanai- Covered Lanai is out the back sliding door from Living room and has a rectangular outdoor dining table with 6 chairs and outdoor seating area all covered to enjoy shade. Pool- screened in rectangular heated pool (set at 85 degrees) has a shallow and deep end for all ages to enjoy. Please note during cold air temps (60 degrees or below) we can’t guarantee heated pool temps. Other things to note Please note there is a ring doorbell camera at the front door. There is also a camera on each fence entrance to the backyard. This enables additional security on the property and for our guests.

This house is our favorite vacation home and we hope that you will appreciate it and take good care of it. We spent several months working from home and confidently say it a great spot to work remotely in, where lunch breaks can consist of of a swim in the pool. This house is located behind a nature reserve and as such wild animals, rodents might be around. While we go through regular pest treatments and do our best to keep them outside of the house, we cannot guarantee that you will not see them outside. Guest access Whole house with pool, tiki bar. Perfect for a multigenerational vacation, reunion with old friends or quiet escape! The home is clean and updated. It is located in a quiet residential neighborhood and within walking distance to many unique restaurants, boutiques and pubs. Whether you choose to unwind by the large private pool, hit a beautiful beach (beach gear is provided) or soak in the culture of downtown Sarasota and surrounding area, you are sure to have a lovely time! The space Sandpiper Cove is a fresh, spotless and well-appointed pool home!! With three bedrooms and two baths, this home sleeps up to six! Safety is a major priority in the home with carbon monoxide and smoke detectors, pool safety fence, caged pool and fenced yard to name a few examples! Outdoor space: The large pool, patio and backyard make for a quiet, private retreat. The yard backs up to green space and is fully fenced. There is a pool cage AND a child safety fence around the large pool. An outdoor TV allows you to catch up on the news with your morning coffee by the pool. Grill a delicious meal on the BBQ to enjoy at the outdoor dining set. Lounge in the sun or nap in the shade on the comfortable furniture! After sunset, turn on lights strung overhead and enjoy the ambiance and sounds of nature. Note: Pool is heated to 84 degrees, 12 hours per day November through March at no additional charge. Obviously, if outdoor temperatures are below 70, the pool temp may not reach 84 during the duration of the heating cycle. If you would like the temperature set higher than 84 degrees or lengthen the cycle length, please discuss this with the host as there will be an added daily fee. Swim diapers need to be worn by individuals who are not completely toilet trained. A $75 fee will be added for extra cleaning/chemicals should this be needed. In addition, due to safety, understand that the pool cannot be used for 24 hours after the chemical readjustment. Kitchen: The kitchen is fully stocked with everything you need to prepare delicious meals! There is a drip coffee maker, French press, blender, toaster, pots, pans, baking sheets, and serving ware for your use. We provide some starter essentials including a few of each: laundry pods, dishwasher tabs, garbage bags, hand soap, and paper products. Coffee from Sarasota Coffee and Tea (a locally owned business) is provided to start off your first day. Note: There is a grocery store a mile away to select and restock your favorite supplies! (pick up a Key Lime Pie from their bakery while you are there--it's the best!) Living Room: Bright, open, and comfortable! Kick back and relax! Dining: Dining Room has a table with settings for six. In addition, you can grab a drink or quick bite to eat at the bar connecting the living room and kitchen as well as in the kitchen at a table for two. Please note that during periods of drought, the lake level can become very low or may even dry up until the rainy season begins again. This is a natural seasonal occurrence and is beyond our control. The space Arrive under the cool shadows of the Royal Poinciana tree framing this single floor, ranch style home. Navigate the short walkway to the front door and admire the quaint front porch seating area. Step in through the vibrant blue front door into an open living space decorated and furnished with warm neutral tones setting you up for success of a relaxing stay. The living room area is furnished with comfortable lounge seating and equipped with 70” smart TV. One of the couches does have a fold out full-size bed suitable for an overnight guest but not an entire stay. Also in this area is a desk for doing some surfing (not yet on the water, that comes later). The living space lends itself to an open dining and kitchen area. The dining area offers seating for 8 overlooking the backyard and patio through glass sliding doors. A moderately sized but beautifully appointed kitchen offers a 4-pieces stainless steel appliance set among other small kitchen appliances. Fully stocked for most all your cooking needs from pots & pans to dinnerware and more. At the end of the somewhat galley style kitchen is a door to sanity, lock your kids in there and enjoy a romance movie on the big screen. The kids / laundry room is completely finished and equipped with washer/dryer, TV with console hookup, and futon. Back through the kitchen and back through the living room you get to the sleeping quarters of this home. The master suite located the furthest from the living area is furnished with king-size bed, nightstands and lamps with USB ports, a barn door leading into the en-suite bathroom equipped with single vanity and stall shower. Across the hall you come to the first of two guest bedrooms. One furnished with a queen-size bedroom set while the other is furnished with two full beds which can be combined into a king with available bridge. The two guest bedrooms share a bathroom with double sink vanity and tub/shower combo. The backyard offers a large patio area offering a BBQ grill and pergola covering the outdoor patio seating. Surrounding the patio is ample grassy backyard area.  Location, location, location: Blue Ranch Retreat is located in the heart of Sarasota locating it just 10 minutes to Siesta Key and it’s beaches as well as Downtown Sarasota at just 10 minutes as well; offering additional shopping, restaurants, and nightlife options. The Amish winter haven called Pinecraft is also just a short drive north from the home to enjoy some excellent Amish restaurants and more. Additionally you have a quick drive to the nearest highway to shoot up to Tampa, St. Petersburg/Clearwater areas.
