Our home comfortably accommodates 9 guests, with two downstairs bedrooms locked off for larger parties. For groups up to 15 people, we offer a separate listing that includes these additional rooms. On the second floor, you'll find three inviting bedrooms and a cozy reading nook. Bedroom #1 features two twin beds, Bedroom #2 has a bunk bed (one full-size bed and one twin-size bed), and Bedroom #3 includes a full-size bed. The first floor living room includes a full-size futon for additional sleeping space. Each room is equipped with its own AC/heating unit, controlled via remote. The home offers three full bathrooms: one on the first floor and two on the second floor. The dining table in the living room can comfortably seat 10 people with its two extension leaves, and the sunroom table also seats 10 when extended. Guest access Guests have access to the whole property aside from the two locked off bedrooms on the first floor (available for larger groups). No pet(s) are allowed. The main level room has a door to the back deck, while the upper room provides plenty of privacy. Both have large windows overlooking the backyard and creek. The third bedroom has a twin bunk bed and a twin bed with a pull-out trundle. All rooms have USB outlets. LIVING & DINING ROOMS With a vaulted ceiling, the sunken living room is expansive (and super comfy), has comfortable seating for six, and plenty of floor room for the rest of the gang. It features a wood-burning stove and an OLED TV. The spacious en-suite master bedroom is decorated in light blue tones. The king-size memory foam mattress is firm. The furnishings and fabrics in this room are of high quality. A silk kimono gives the second bedroom a modern Japanese style. A queen-size platform bed has a hybrid mattress. There is also a desk with a computer with guest access. The smallest room also has a queen-size bed with a hybrid mattress. Adults or children can use this vaulted ceiling room. You can find a playmat for babies and toddlers in the closet and a travel crib-playpen under the bed. The deck has a second six-seating table for outdoor dining, lounge chairs, outdoor heater and a grill. The nearest Tesla supercharger is 10 minutes away in Roscoe. Home wall charger coming soon. Our home is located about 2-2.5 hours from NYC, and minutes from the charming towns of Roscoe and Livingston Manor. Tucked away on a mountain road, this is the perfect a place to relax and unwind. You can sleep. You can sip. You can cook. You can workout. You can hang. Outside of our doors you can fish. You can hike. You can stargaze. You can play. A place to do everything or nothing at all. The space We’ve designed our space to offer all of the comforts of a modern, fully stocked house, with the vibes of a cozy mountain chalet retreat. Warm yourself by the indoor stove, lounge in the reading nook, or enjoy a cup of coffee on our deck. The space is carefully designed to support short and extended stays alike - it’s equipped with high speed internet and a private workstation for a reliable and peaceful work away-from-home experience. The light-filled main living space boasts massively high ceilings and large windows due to the signature a-frame architecture, with sliding glass doors that lead to an expansive outdoor deck, making for the perfect indoor / outdoor feel. On the deck you’ll find a charcoal grill and a Solo Stove fire pit surrounded by adirondack chairs for an ideal evening wind down spot. The living space features a Jotul F500 wood burning stove for chilly nights, and a large dining table to gather with the whole crew. Guests can enjoy listening to their own music on our Sonos speakers or throw on one of our many records. Stream a show or movie on the Apple TV or hang out and play cards or a board game around our coffee table. The newly remodeled kitchen opens up into the main living area and is stocked with everything a modern chef could need. Calphalon pots and Misen non-stick pans. Ratio automated pour over coffee maker and a burr grinder to start your morning right. The two bedrooms on the main floor have queen beds and the third bedroom is a massive and semi-private loft above the main living space with a king bed, half bath and reading nook. Both main floor bedrooms have plenty of closet space to unpack and make yourself at home. The left bedroom contains its own reading nook and desk if you’re looking for a fully private escape. The bathrooms (1 full + 1 half) are brand new and our oversized glass-door shower with a rainfall shower head offers a spa-like experience. Plush towels and bath amenities by Public Goods. During the colder months all of the rooms can be heated with forced air via our nest thermostat in addition to the wood-burning stove which warms the house nicely. If your idea of relaxing includes getting in a sweat, you will also find yoga mats and a set of adjustable dumbbells in the main floor bedroom closet. For families upon request: - Two pack-and-plays (please bring your own sheets) - Baby Bjorn bouncer Guest access CONTACTLESS CHECK-IN : Guests will be provided with a digital access code for convenient check-in and check-out. HOST INTERACTION: We are not on-site but available by text or airbnb messenger throughout your stay so feel free to reach out with any questions before or during your stay. Other things to note DISCLOSURE: There is a security camera present at the front entrance of the home, which is there to monitor deliveries and weather (to determine if snow plowing is needed). There is no line of sight into the home or the deck. KIDS: Our house is family friendly and we love hosting families! Just please note that all little ones MUST be supervised while up in the loft bedroom!!! Babies, toddlers, and even little kids should NEVER be left alone up there under any circumstances. WINTER: there are several steep hills on the surrounding roads to access the property— the road and our driveway will be plowed regularly when it snows, but we do recommend 4-wheel drive in the winter to access the house. SUMMER: the house does not have AC but is kept cool at night by the surrounding forest. Open windows and turn on the fans, but do keep the screens closed during the summer to prevent bugs from getting in the house!

Bring your family + dog out to the country! The space You enter the house into a large sun-drenched living room where you can hang out next to the fully stocked chef's kitchen. Keep walking into the blue stone room for movie nights on the huge sectional by the wood-fired stove or entertain at the table for eight. Also on the main floor, there is a large primary bedroom and full bathroom as well as an office/ library filled with vintage furniture. Upstairs, you'll find two large bedrooms with king beds as well as a sun-drenched full bath with funky tile finishes. Outside, there are six acres to explore including a landscaped chef's garden, meditation garden with hot tub, wrap-around porch with grill + sun loungers, and dining for six. The space Baineswood Manor has a small screened in Tiki porch, a fire place, large deck, gas grill, loaded game closet, wifi, Sasquatch costume, fire pit, air conditioning, three wooded acres, a playset with a slide, swings and sand(mud) box. The home welcomes kids of all ages but it is not “baby proofed” as it has a spiral staircase that might make some parents nervous. There is parking for 2 cars… 3 if you have a talent for parking and if the cars aren’t huge.

The stars are incredible, so as you sit on the balcony or at the fire pit look up. Crow Hill is located on a quiet road away from the bustle of town. The wifi is moderate due to the location, so it allows you to unplug. Crow Hill is dog friendly ( no cats) and perfect for a family getaway. The cabin is deep cleaned and sanitized between guests. Come take a break! The space We are trying to maintain an environmentally conscious space by reducing plastics and waste. We ask that any plastic you bring up, please take back with you . We provide linen towels for dish washing and general cleaning. We also compost to reduce waste and help our garden grow. The land along the road is beautiful but unfortunately private so we ask that during your stay you respect the neighbors and not wander off the road or property. The house has a septic tank and fresh well water so we ask that you are gentle on our plumbing and not flush anything that can not break down. Because of the well the property is NOT treated for ticks, so we ask that you and your pet stay on the mowed lawn and out of the high grass. Guest access We kindly ask that during your stay you stay within the property boundaries. Although there are a few lakes and the Brook, these are all on neighbors private land. Other things to note We are a pet friendly cabin and welcome you and your pets ,we just ask that you take special care in cleaning up after your furry friend. Picking up any poop in the yard and giving care to vacuuming any excess pet hair. We also ask that you do not allow your pet in any unoccupied room in the cabin, as these have been cleaned and set for future guests.

Weather: During the winter months there may be ice, snow, and hazardous conditions. We recommend driving a vehicle with AWD or 4WD. Please ask about the plowing schedule for the house. Most driveways are plowed at or before 3” of accumulation. Unfortunately, we have very little control over the timing of the plowing. It is weather and dependent on the vendor schedule. FIRE-PIT: The outdoor fire-pit is available in spring, summer, and fall. In winter, there may be times when it is fully covered in snow. Unfortunately, because of safety rules and regulations, we need to position our fire-pits some distance from the house and it can be very hard to dig pathways to the fire-pit for safe access. We therefore do not guarantee that our fire pits will be available to guests during the snowy winter months. Animals and Pests: The house is in a rural environment and surrounded by countryside, farms and wildlife. Although it’s wonderful to observe the eagles, deer, bears, and adorable chipmunks, it can also mean you will hear coyotes and foxes at night, and encounter the less cute mice, flies, snakes, ants, bees and ticks. There is very little to be done about it, but by keeping doors closed or screened and food in its appropriate storage, unwelcome guests will stay outside where they belong. Cleaning Guarantee: We are very proud of our housekeeping team who go beyond both Airbnbs General Cleaning Guidelines and Airbnb’s Enhanced Cleaning Process recommendations. Because of their hard work and high professional standards, we are able to guarantee our cleaning to our guests. We take a time stamped video of the cleaned property and do not refund for any small issues found during a stay. Instead, should a guest feel that something is amiss or needs additional attention, we will gladly have a housekeeper attend the home to take care of it within 12 hours of an issue being reported. The second floor ( must climb stairs) has two additional bedrooms and a bathroom. This house has natural outdoor spaces where deer and groundhogs are free to roam. They rarely come when yard is in use but you may get a peek around dawn or evening. Please be respectful and kind to wildlife. This home is a great place where a manicured lawn meets a wild landscape. Use caution when walking around property as ground is natural and uneven. The interior is clean and comfortable with natural decor. Perfect for a trip to unwind and release a bit of stress! A solar array on the roof provides power to this fully electrified and modernized home, while a cozy wood-fire stove provides supplemental heat during the winter. Water comes from a spring-fed source on the property and is triple filtered and UV sanitized for the entire house. Custom furniture designed and built by the owner fills the rooms, handmade from local wood and marine-grade plywood of American Douglas Fir. Almost every piece in the house from the fully custom kitchen to the comfy lounge chairs and large sectional banquette in the living room were designed and built by the owner for this space. Other custom touches include vintage light fixtures repurposed for the kitchen and dining areas, and custom light fixtures utilizing handmade paper made on the property as shades. Beams in the great room were milled locally from pine trees felled on the property. Floors on the first floor are old growth White Pine sourced from 100 year old industrial beams from Philadelphia, and are newly finished with natural linseed oil. The renovation included fully insulating all walls with mineral wool, with walls finished in natural limewash paint. We are proud of the thoughtful work we have put into the home over the years and appreciate guests who also value our principles in conscious living.

The Big Gin, sister property to The Gin Cabin, is a newly renovated home outfitted with custom, designer furniture and finishes. Tucked away on a mountain road, you will find the property on 22 acres of private forest land. The home boasts wood-vaulted ceilings and large windows, allowing for sweeping views of the wild-fern lined property. At the heart of the home lies a blue stone fire place which opens up to an open concept kitchen and dining area with a dining banquet/breakfast nook as well as plenty of comfortable places to read, reflect, and recharge. On the main level of the home, there are 3 bedrooms; the primary with an en-suite bathroom and two bedrooms that share a newly renovated guest bathroom with both marble floors and shower walls. Upstairs, over-looking the living room, you will find a cozy loft with a proper twin-sized daybed (and twin-sized trundle) in addition to a desk and comfortable reading chair. Off the back deck you will find an 8 person dining table and sectional couch plus an outdoor fire pit area. We recently refinished a full sized bocce court equipped with all necessities to play a game! Crisp linens, plush towels, and bath products are provided for your luxurious stay. Hiking, glacier-fed lakes, swimming, kayaking, farm visits (with llamas!), skiing, great shopping and delicious restaurants are all nearby. The space Our favorite feature of the house is the huge, open-plan kitchen / living room, which is flooded with light and has a gorgeous view year-round. We love to cook and we keep the kitchen stocked with all the essentials, including high-end appliances and all the cookware you could need. There are 3 bedrooms. The primary bedroom has a king-sized bed and en-suite bathroom. The second bedroom has a queen-sized bed and a desk + monitor for work-from-vacation setups. Main Bathroom: The bathroom comes with a shower, sink, and toilet, and it is located in a very central spot, which can be easily accessed by all guests. This is not an ensuite bathroom. It is shared by the entire house. We provide towels (1 hand and 1 bath towel is a set, and we provide 2 sets per bedroom). We also provide hand towels, make-up towels, floor mats, and foot towels in both bathrooms. The house is also fully stocked with paper towels, toilet paper, tissue paper, hand lotions, soap, shampoo, conditioner, and body soaps. To access the main entrance of the house and the deck area, there is a staircase with 7 steps. There is no ramp. The basement level of the house is not for guests' use. It is unfinished and used as a utility room and storage. There is no access from inside the house to the basement level. Parking won't be an issue for you as our driveway can easily accommodate three cars. The driveway is short, and the main road is maintained by the town. They do a decent job at keeping it clean, and they remove all snow almost immediately. HOT TUB: It is a brand new hot tub that fits 4-5 people and purchased in April 2024. Our hot tub gets cleaned and chemically tested/balanced weekly by a professional company. Please pack your bathrobes and slippers since we don’t provide them. The house is available for you and the party you included in your initial application. We have a no-visitor policy under most circumstances. COMMUNICATION Please don't hesitate to contact me if you have any questions at any time of the day. HOUSE RULES This is our home; we love it, and we want you to have a good time there, too. We believe that if we follow some basic rules, we both will have a better experience. 1 - We have a strict no-shoes policy to keep the house clean. This includes the flip-flops you wear on the deck or grounds. We have light-colored carpets, linens, and furniture, so please refrain from walking outdoors with no shoes because you will carry dirt and mud inside the home in that case, too. 2 - Smoking, vaping or drugs are not permitted anywhere on the property, including the deck area. 3- No pets, please. 4 - No parties or events are allowed in the house. In addition, please keep the noise at a reasonable level. No portable loudspeakers or amplifiers are allowed indoors or outdoors or anywhere on the property. 5- Please be mindful of the furniture and fixtures. Keep them clean, and don't rearrange them. CHECK-IN / CHECK-OUT -Check-in is at 3 pm. -Check-out is at 11 am. TRASH We expect our guests to remove the kitchen/food trash before they leave. We have 2 large trash bins by the driveway/ road. Please tightly seal all plastic trash bags you use and place them in the trash bin by the road. The trash is picked up once a week on Fridays, and they can only access the trash bin by the roadside. GRILL We have a grill on the deck for your use. The grill top gets cleaned between each guest. We have grill tools in the kitchen. Use the grill carefully, and contact us if you have any questions. Please make sure to put the grill cover back on before you leave the house. FIREPLACE We have two wood-burning fireplaces, one indoor and one on the deck. For indoors, we provide one Duraflame fire log that ignites pretty easily and burns for 1.5 hours with less smoke and more consistency. Duraflame is a special type of firelog. Please read the instructions on the packaging carefully and ignite as it’s shown on the packaging. Do not remove the packaging. Don’t use more than one duraflame log in the indoor stove. The smoke will trigger smoke alarms. We don't provide firewood for outdoor fireplace. You can find Duraflame (or regular fire) logs at the nearby supermarket (Peck's supermarket). We recommend you use Duraflame because it is the easiest. Please do not use ignition liquids because they are very unsafe/unpredictable. Please be careful while starting a fire. Make sure you always attend to it and put the fire out before you go to sleep. You carry all the responsibility while using the fireplaces. Please contact us if you have any questions. AIR CONDITIONING We have wall-mounted split AC units in all three bedrooms and the living area for cooling in the summer months. In colder months (or any time you feel cold), please turn on the heating by using the thermostats located in each room and in the bathrooms. We have electric baseboards, and the house warms up pretty quickly. It also maintains indoor temperatures very well, even -20F conditions, because it is a brand new house built with the newest insulation materials and technologies available. Other things to note The lot is 2.7 acres and feels very private yet safe since we have visual contact with neighbouring houses. The house is; 5 minutes to Jeffersonville 15 minutes to Bethel (Historic Site of the 1969 Woodstock Festival) 20 minutes to Livingston Manor 20 minutes to Roscoe We have some deer and bunnies visiting our lot frequently. You can most likely see them in the early morning. The house is in the middle of a diverse habitat, so there are bugs, flies, butterflies, spiders, bees and other insects around. It may be a good idea to bring your insect/bug repellents. We have fly nets at all doors and windows except the main bathroom window. No pets, please. One of our family members is very allergic to dogs and cats.

Home Away from Home with Gazebo and FirePits

A slice of time, Sonny's Manor offers a real Catskills experience in Livingston Manor. Privately set on 3 park-like acres, yet just a short walk to the brewery, restaurants, stores and the Willowemoc Creek. It's the perfect get-away for dining and shopping and to the great outdoors, for which the Catskills are known. Sonny's is a mid-century modern treat with a large open living room, lined with windows. With 3 large bedrooms and 2 full bathrooms, it is thoughtfully updated and outfitted. The space The original charm of this house has been preserved, yet it contains the comfortable amenities you'd expect in your home away from home. The kitchen has hosted countless family dinners over the last 60 years. It’s equipped with a mix of well-maintained classic appliances and modern up-dated conveniences. If there’s something missing, just ask. There is a charcoal BBQ on the patio and all you need for a cook out. You could simply order take-out and sit around the fire-pit! There’s an oversized bedroom with an adjacent bathroom featuring a tub, a separate shower and double vanity. The original countertops deserve special mention (get ready to swoon). The queen bedroom is bright and airy while the 3rd bedroom (2 twins) has a moodier vibe. They share the hall bathroom with a shower/tub combo and really cool period wallpaper. This home will comfortably accommodate up to 6. Looking over the beautiful backyard from the living room and dining room promotes serious daydreaming. A built in bar divides the space (BYOB!) and is stocked with a variety of glasses and cocktail accessories. We have a drip coffee pot and a French press with ground coffee always on hand. Part of Sonny's charm is not lost on the original kitchen and bathrooms. When this home was built by the hosts' family, extensive thought was put in to the design and use of space. The piano is a family treasure and is covered to preserve it for future generations (it’s up to 3 now). If you’re a serious player, let us know! The yard is perfect for a number of activities. Read a book, do yoga, play croquet or whiffle ball, or just surf the internet. Your pups will love it too! Guest access There is plenty of parking in the driveway. Other things to note KNOW BEFORE YOU GO: Pecks Supermarket in town closes early - 7 or 8pm. If you need to stop at the grocery store, ShopRite is in Monticello & Liberty - both en route. There will be a $50 fee for each pet (2 max please).

This is a perfect getaway with several indoor and outdoor spaces to relax, disconnect and be surrounded by nature. Enjoy a warm beverage on the porch in the morning or snuggle up by the fireplace. Take in the stunning views across the street and go for a stroll. There is hiking, breweries, fly fishing, river tubing nearby or you can head to the hip, quaint town of Livingston Manor which is only 4 miles away. The space Outdoor Area: This home sits on 2.5 acres of land. Across the street, there are breathtaking views of fields, woods and rolling hills. The home is nestled away in a little pocket off a quiet road. There is a tiny pond in the front yard where frogs like to hang out and say hello to guests from time to time. There is a charming, covered porch in the front of the house with vaulted ceilings and exposed wooden beams to relax in. There is also a large deck with string lights, dining table, grill and sofa for guests to lounge, stargaze, read, dine, and bbq. Indoor Area: The home is clean, has airy, vaulted ceilings, exposed wooden beams and is decorated with a minimalist, rustic modern design. It is a wonderful space to relax, read a book, listen to music and play board games. Feel free to channel your inner child and enjoy s'mores and hot chocolate by the fireplace (with extra marshmallows). The kitchen is fully stocked and we hope you can enjoy delicious homecooked meals (or takeout) with your friends and family. There are 2 bedrooms, 1.5 bathrooms and a open concept kitchen, living and dining area. Washer and dryer are available for guests to use. We do not have a tv, but encourage you to enjoy a 'movie theater-like' experience by using our projector after the sun sets to watch your favorite flicks in the living room (Roku stick provided, but guests must use their own login account for streaming services). Guest access Guests will have access to all areas of the home except for two closets in the primary bedroom, the garage and red mini barn behind the house. Other things to note This house is in the country which makes it easy to relax, fully disconnect, rejuvenate and engage in selfcare. The area is incredibly charming, and with country living, you will definitely come across bugs, frogs, deer and the cell phone reception is almost non-existent (unless you have Verizon or AT&T service). The electricity and WiFi can go out from time to time, but is usually restored quickly. We do have neighbors on each side of the house, but the houses are fairly spread apart and there there is a wall of trees/woods between us. One of our neighbors has chickens and a rooster, so you may see and hear them during your stay. It’s all part of country living :).

A large fenced garden sits alongside an almost-secret seating area and outdoor shower, while a wildflower meadow stretches out behind the house toward neighbouring farmland and a pond where cows gather on summer afternoons. 

A newly built elevated deck makes the most of the view, with space for outdoor dining and a modern hot tub for soaking under the stars. A detached garage has been converted into a home gym/flex space, while the full walk-out basement provides additional utility and storage. 

It’s the kind of setting that makes you feel far removed from civilization, but the reality is quite different. Livingston Manor, with its lively collection of restaurants, breweries, specialty grocers, shops, and galleries, is just minutes away. The pristine rivers and trails of the Catskill Park are equally close, and NYC is less than two hours away.
