The space You will gain access to the property through the front door, leading into our gorgeous sun room, offering lots of natural light through multiple skylights as well as amazing views. From here you can stargaze using our telescope without even having to step outside! Grab your favorite hot beverage such as coffee or tea and see your worries disappear as you take in the amazing views. This also works as a great space if you have any office work to do, as you get to enjoy the sun while being productive ;-) From here, you will then access the open-concept living room and kitchen. Enjoy a spacious living room that continues to enchant with beautiful views. This space is lovingly decorated featuring soothing beiges with added colorful splashes through gorgeous area rugs and pillows. The exposed wooden beams and wood-burning stove add to the rustic-chic ranch flair of the home. We also have a flat-screen smart TV for you to enjoy. Log into your own streaming services or enjoy a selection of free-to-stream services. The comfortable couch can be opened and converted to an additional sleeping space if required. The kitchen is fully equipped with every tool and appliance you could ask for, allowing yo to enjoy home-cooked meals during your stay. The natural wood bar top does not only look dashing, but also allows for easy socializing with the cook. Ample countertop space makes meal prep easy. Thanks to our big sink and dishwasher, clean-up is quick as well. The dining room offers comfortable seating for 8 around a rustic solid wood dining table with views of the backyard. We also provide our guests with a high chair, stairgate, child-friendly dinnerware, and a pack-and-play, making our property a great choice for traveling families. Being pet friendly, we also offer food bowls for your furry companions :-) Following the hallway, you will find the first of two bathrooms to your right. This one comes with a gorgeous vanity, shower and tub combo, and toilet. Across the bathroom, to your left, you will find the first bedroom. This bedroom is equipped with a mini-split unit, making it the perfect accommodation for the members of your group that like it cooler during summer time. Enjoy a great night's sleep on our comfortable, brand new, queen-sized bed. At the end of the hallway, we have our laundry area, with washer and dryer, ready for your use. Stepping out from the hallway you will gain access to our mud-room from which you can access the front and backyard as well as the 2 car garage. The mudroom is the perfect space for pet owners to clean or wipe down their pets, as well as to clean up after a day in the snow or mud. The tiled floor is easy to clean and you have another big sink in here as well. Due to the big windows located in here, you will also find that this room tends to be comfortably warm quite easily. The upper floor is accessible by taking the steps up from the back of the living room, granting access to the remaining sleeping spaces. To your right you will find the biggest of the bedrooms, with a modern king-sized bed and walk-in closet. This bedroom might offer one of the most spectacular views through a big double window, facing the St Francisco peaks. To the left, you will find the remaining bedrooms and a guest bathroom. The first bedroom comes with a beautiful bunkbed, featuring a queen-sized bed on the bottom and twin sized-bed at the top. A great sleeping accommodation for the younger members of your group. The second bedroom features a comfortable queen-sized bed and a walk-in closet, offering enchanting views of trees and fields. The guest bathroom on this level comes with a spacious walk-in shower and a Jake and Jill style sink. While the interior of our property is an experience in and of itself, one of the biggest highlights is without a doubt the exterior. Sitting on 5 Acres of land and fully fenced, there are near limitless ways to enjoy this space. The front yard comes with a rustic ranch-style outdoor furniture set up and beautiful water feature (during summer). The backyard features gorgeous outdoor furniture with seating for the entire group. Enjoy a crackling camp fire, propane powered to avoid having to deal with clean-ups. What better way to unwind at the end of an adventure-packed day! Wait.... there is a better way. Soak and relax in our hot tub! Let multiple adjustable jets massage your body while you enjoy the views or even gaze at the stars! Our brand new BBQ grill with smoker function is the perfect start to an amazing BBQ during your stay! Guest access On the day of arrival, I will send you information on how to unlock the electronic lock. Just enter the 4 digit code using the keypad located at the front door, wait a few seconds for the mechanism to unlock, and step in. You will have access to the entire house. Other things to note Please no smoking inside our home, we charge a fee of 500$ for any signs of not following these rules. We also ask you to make sure that the gas has been shut off for our outdoor BBQ and firepit. The hot tub use is free of charge, so please feel free to soak and relax! However, we do ask of you to follow the instructions on hot tub use and care that we provide with check-in instructions. Please treat our hot tub with respect and try to leave it in good condition, so that the next guest may enjoy it, too. If the failure to follow our instructions results in a hot tub, which is not in usable condition, as for example due to: -	Low water level -	Greenish or otherwise “unusual” watercolor -	Or similar issues We will charge a 200$ fee in order to cover the additional service expenses needed to restore the hot tub to its functional condition. This property is pet friendly, we allow up to 2 dogs per stay at an additional one-time fee of 100$/dog. As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $75 for stays up to 10 nights, with an additional $2 per day for stays longer than 10 nights. Damage waiver purchases are optional. Snow & Winter Weather Policy Flagstaff experiences significant winter weather, and we want to ensure our guests are well-prepared for snow-related conditions. Please read this policy carefully, as it outlines what is covered and what is not regarding cancellations, travel disruptions, and snow management during your stay. What IS Covered (Eligible for Refunds/Rescheduling) The following events qualify for cancellation or rescheduling outside of our standard cancellation policy: 1. Government-Mandated Travel Restrictions ✅ If a government agency issues a mandatory road closure or evacuation order that prevents access to the property. ✅ This must be an official order, not just a recommendation or travel advisory. 2. Large-Scale Utility Outages ✅ If a prolonged power, water, or heating outage occurs due to winter storms, impacting the majority of homes in the area. ✅ Minor disruptions or short-term outages that are common during storms do not qualify. If one of these covered events occurs, guests may be eligible for a refund, rescheduling, or a credit for a future stay, at our discretion. What is NOT Covered (Standard Cancellation Policy Applies) The following situations are not covered by this policy, meaning refunds or rescheduling will not be granted unless they fall under our normal cancellation policy: 1. Personal Travel Issues Due to Weather ❌ If snow or ice makes it difficult for you to drive but roads remain open. ❌ Flight delays, cancellations, or rental car unavailability due to weather. ❌ Choosing not to travel because of a snowstorm or potential bad weather. 2. Lack of Proper Vehicle Equipment ❌ Guests are responsible for ensuring they have a 4WD/AWD vehicle and snow chains (when required). ❌ If you are unable to reach the property due to inadequate vehicle preparation, this will not be grounds for a refund. 3. Local Snow Accumulation or Plowing Delays ❌ Our team will ensure the driveway and main pathways are cleared before check-in. However, additional snowfall during your stay is not a covered event. ❌ Plowing schedules are subject to weather conditions, and delays in plowing are not eligible for refunds. Guest Responsibilities Travel with a 4WD/AWD vehicle and carry snow chains if required. Check weather and road conditions before departing for your trip. Be prepared to shovel walkways or vehicles if snow falls during your stay (shovels are provided). Contact us if you experience any issues so we can assist with local resources. Final Notes Landscaping, trash pickup, and spa maintenance (if applicable) may take place during your stay. This home is ready for it all. Huge game room with pool table, shuffleboard, and arcade with over 3000 games. 5 bedrooms to fit the whole family, great location to National parks and lots of hiking. Large hot tub for ultimate relaxing. The space The Get Away was remodeled top to bottom, except kitchen sink (full kitchen actually). There is a view of San Francisco Peaks from the upstairs reading area which is a great spot for morning coffee. On clear dark nights it's easy to see thousands of stars. The hot tub is a great place to relax, have a drink, and stare at the stars. This home is about 15 minutes from downtown. Old Caves Crater Trailhead is just down the street and is a great hike where you can get several amazing pictures. We do have snow shovels available on the property but if a big storm comes through, we'll get someone out there to help you out of the driveway. Please be aware of the drain ditch just at the edge of the street just in case this is covered by the snow at your time of arrival. HOT TUB: Available hours are 6:00am - 10:00pm - No glass may be used in hot tub - Children must be constantly supervised while in hot tub - Please be mindful or noise in this area as some neighbors sleep with windows open As stated in the house rules, we do not allow parties at our home. Any guest found to be hosting a party will be evicted without prior warning and you will be charged a $500 fine for violating house rules. You will also not receive a refund for any days missed due to the party. GAME ROOM: Please, please, please DO NOT move any items that are in the game room. Anything found to be moved or adjusted will have a $500 fee charged. This includes any "leveling" of any games or tables. All items in this room are expensive and very heavy which can cause harm, therefore are not to be moved!

The house is family friendly, however it is not 'officially' baby/kid proof. Full adult supervision is recommended at all times. We frequently stay with our very young children, however they are supervised at all times. A baby gate, outlet covers, pack and play, Bumbo chair, kids picnic table, baby bath, kids dishes, cups, and bibs, and kids' playroom to make your stay with kids of all ages more comfortable. There are a lot of stairs and steps throughout the house, including stairs to access the house (down or up). Please keep this in mind if accessibility is a concern. Guest access I love how easy it is to get to this house and to get anywhere in town, while being able to bypass the main drag past NAU and downtown, especially when headed to Snowbowl. The city is very bicycle friendly with 56 miles in the Flagstaff Urban Trail System (FUTS). There is plenty of parking onsite, front door is operated via WiFi keypad (no keys to worry about!), and the house is easy to control overall. *On street parking is restricted from November 1 to April 1 between midnight and 7 am. People love to visit Northern Arizona for its cooler temperatures in the summer and playing in the snow in the winter. We feel lucky to live here and like getting to share this with you, but snow in the winter can cause some logistical obstacles. As hosts, we will do our very best to keep pathways and driveways clear for guests, but it's not uncommon for Flagstaff to receive a foot or two of snow in a short period of time and this makes snow removal a challenge. Snow does create some obstacles for hosts and guests alike, so we want to be sure guests can know what to expect from us during the snowier times of year and what we in return ask of our guests. 1) Guests can expect that prior to their arrival the driveway and paths to the home have been cleared at some point during the day of their arrival. However, if the driveway is plowed in the morning and more snow falls between morning time and check in you may arrive to the day's accumulation of snow on the drive. Guests can either drive over the snow or clear the snow with shovels provided. We are only able to do snow removal once a day. We do our very best to time our snow removal at the end of storms, but it doesn't always work out that way. 2) THE BERMS! Any and every Flagstaff or Williams resident dreads the berm removal. What is the berm? The berm is a pile of snow at the end of your driveway caused by the snowplows pushing the snow from the streets to the side. There is nothing worse than shoveling your entire driveway only to have the plow come by and make a big berm you now have to clear before you can leave. We ALL dread the berm. As hosts we have NO WAY of knowing when the plows will come by. Because of this, it is possible that guests will arrive to a cleared driveway with a Berm at the end. If this happens guests will need to either drive over the berm (vehicle dependent) or use the provided shovels to make enough of an entry for your car to get through. Our snow removal crew will be around within the next 24 hours to take care of the rest. We are not a hotel with full time snow removal, so should you arrive during a snowstorm please know we are doing our best. 3) Finally, something we love about Flagstaff is the sun after the snow, BUT this does mean the snow melts during the day and the wet turns into ice at night. We have a bucket with ice melt our guests are welcome to use on icy areas. Please only use it if there is ice as the salt is not good for the cement and trees. Also use sparingly as a little salt goes a long way and destroys the concrete if too much is used. Please please do not use more than a light dusting on the ice.

This is a mid-century built split level home with 2 bedrooms and all common spaces on the upper level. The lower level has 1 bedroom, a 3/4 bathroom, and bonus room. The bedrooms/sleeping spaces consist of: Upper level of home - Master bedroom w/ ensuite; 1 King bed - Second bedroom; 1 Full sized bed Lower level of home - Third bedroom; 1 King bed - Bonus room; Twin sized bunk bed and twin sized trundle bed (4 twin beds total) The master bedroom has a walk-in closet with ample space for your items. It also has it's own ensuite bathroom with double sinks and a recently remodeled shower. The second bedroom, has a full-sized bed and good views out the front of the house. The third bedroom downstairs has a king bed, couch and table/desk. The fourth bedroom is set up has a multi use room. It has a TV with a PlayStation (the original, old school, #1) console. There is a trundle bed, as well as twin sized bunk bed (4 twin beds total). There is a wood burning fireplace in this room and a door with access outside to the front of the house. There is no interior door or closet, so it's not a true "bedroom", but it does have a dresser for clothing storage. This room is perfect for the kids! This home has PLENTY of outdoor deck space on the huge wraparound deck! Enjoy the BBQ grill and eating outside. Watch golfers sink puts and drive balls. You might even catch a glimpse of Mt. Elden depending on the time of the year and the trees. If you want to get out and explore, there is easy access to nearby Campbell Mesa Trail and Walnut Canyon. You will also be near restaurants, shopping, and downtown. Use this house as your launching point to explore Flagstaff and Northern AZ! Snowbowl (40 min), Grand Canyon (1 hour and 20 min to Park Entrance), Sunset Crater (25 min), and many hiking and biking trails! Guest access Guests will have access to the entire home except some locked closets and cabinets. You will need to use stairs to enter the home and to get between the two levels. However, property access information is not available earlier than 5 days prior to check-in. It does however have one portable unit that we set up in the living room area. It does stay cooler in the lower level due to being partially below grade. There are off-street parking spaces available, but please try to utilize the driveway only. This helps keep the streets clear for easy navigation by residents. Its size, number of bathrooms, and number of private sleeping quarters makes it ideal for larger groups. In addition, the layout of the home over three stories with two separate decks in the back, a huge rec room in the basement and living room/dining room on the main floor, makes it easy for people to either gather together, or spread out into their own separate space if desired. The rec room with its 70 inch TV, surround sound system, billiard table, and convenient bathroom is a great area for socializing or relaxation. I like to cook and entertain so naturally the kitchen and wet bar are fully stocked with plenty of dishes, glasses, and quality cookware for large groups. Furnishings and décor are all brand new throughout, with a fun mix of city and country styles. The back gate allows easy access to the large green space behind the house which provides a fun area for the kids to play (while you watch them from the deck), or for you to take a stroll with your dog. The trail running through this area leads directly to the Mt. Elden trail system, providing a great opportunity for outdoor enthusiasts to enjoy some hiking or mountain biking. Treks to downtown are also easy and quick by car (just 6 minutes!) or safely by bike via the Flagstaff Urban Trail System bike paths.

We do have a portable heater to keep the space warm during the colder months. To gain access to the main home from the playhouse guest will be required to walk outside and across the patio (less than 10 yards away). The main home sleeps 8 people, the detached room sleeps 2. Guest access The guest have access to the whole home except for a closet where we keep home item supplies. Other things to note Although we allow pets in the home our policy is "All-four-on-the-floor" No pets in beds or on furniture.
