Float your worries away on the Saco River! This 4 bedroom, 3 bath home has almost 330ft of frontage on the Saco River. Use the dock (June-September ) to drop in a kayak, paddle board or tube. Just across the way a sandy beach area awaits your relaxation. If winter activities is what you seek, the property has direct access to snowmobile trails, no trailering needed! Take off from the F15 trail to ITS 80. Ski bunnies can choose from 4 ski resorts-all within 30 minutes from the property. The space *** NEW-automatic standby generator installed Spring of 2024*** Our Saco River retreat resides on 2.7 acres. There are 3 bedrooms & 2 bathrooms on the Main floor. The lower level has 1 bathroom & a "bonus room" with bunk beds (a barn door provides privacy) During the summer, we provide 1 canoe, 6 kayaks, 2 paddle boards, 5 floats & life jackets that can be used to enjoy the river right from the property. We also have some sand toys and 5 beach chairs to be used at the sandy beach area that is located just across the river. The ultimate relaxation can be found by the riverside hammock. For those seeking a "tubing trip" down the Saco, you can take a 3 hour float (takes longer if you decide to stop and check out a few of the sandy beach inlets) down the Saco River that ends right at our very own dock! To do this, all you have to do is take a 5 minute drive from the house to a landing area to drop in your tubes. Directions for this are provided in our "Welcome Binder". 5 minutes from the property is WESTON'S BEACH where you'll find a wonderful sandy beach on a curve in the Saco River where you can enjoy the wading and swimming from there. Also to be enjoyed is the outdoor fire pit-great for sitting around and making smores. Corn-hole boards are available during the warmer months but more games can be found inside the home ranging from board games, pool table, ping pong table, "Megatouch machine" & video games. All bedrooms have TV's in them. Every TV in the home is a Samsung Smart TV so you can log into your own favorite streaming service. We do provide basic Spectrum cable. **The Saco River*** is a natural resource, and uncontrolled-which means currents & water levels can change daily, especially if there has been a lot of rain. Always use safety and caution when entering the Saco River. When our dock is NOT installed, there is no "easy" access into the river. It can be done but must use caution when ascending down the steep paths that lead into the river from our property. ** 5 NIGHT MINIMUM IN THE MONTHS OF JULY & AUGUST, WITH A CHECKIN DATE ON WEDNESDAYS ONLY. ** 8 person max due to the size of our Septic System** Guest access Entire property except for the locked "owners storage room" in the lower level. Other things to note This is Maine so be aware that you may see wildlife, potentially more so if hiking is on the agenda. Also, bugs and mosquitoes love to visit, especially since we are located near the River so we recommend bringing bug repellent! We do have the property sprayed once a month for tick & mosquito control. Please be mindful of keeping doors closed to prevent these "visitors" from getting inside the home. Even though the property sits on almost 3 acres, car noise can be heard when outside as our property is located on a side street OFF of a Main road. *Please watch your step when walking to the River as our path does have scattered surface tree roots throughout. Enjoy swimming, fishing, hiking, tennis, basketball, boating, day and nighttime skiing, X-country skiing and snowmobiling all at your backdoor. The space Our guests will have access to the Knights Hill Clubhouse with pool, sandy beach, basketball and tennis courts, playground and picnic area. The space The condo is 3 floors, with 1 bedroom and full bathroom in the basement, the master bedroom with a full bathroom is on the mail floor, where the kitchen, dining and living area is located. The top floor has the loft, the 3rd bedroom and another full bathroom. There is plenty of parking by the main entrance. Guest access The entire place will be for you. You will have access to the lake and private beach area in the summer. In the winter, Shawnee Peak ski resort is right behind the house. They offer both day and night skiing and have a large and beautiful lodge in the base, which is great to hang out and watch the skiers, even if you're not skiing.

The space Our home is surrounded by woods, has a large yard in front + back and has mountain views of Shawnee Peak / Pleasant Mountain. The house is newly built and features 4 bedrooms with additional sleeping areas on our first floor (2 Cordaroy bean bags that convert into queen size memory foam mattresses and a large comfy couch). Each room features brand new (purchased July 2022) NECTAR memory foam mattresses which was voted "America's most comfortable mattress" in 2022. The home is setup for families, work from home couples, digital nomads, weekend warriors and everyone in between. The home has 1 gigabyte internet and there are 3 WiFi repeaters throughout the house so you should see blazing speed anywhere you go. The home can easily accommodate 20+ devices all using the internet at once, but while on vacation we would suggest you lower the screen time :) Downstairs Area: The kitchen is large enough for entertaining with ample counter space, a few bar stools, full-size fridge with ice maker and a gas stove with oven. The living room has a huge comfy couch and features an 80 inch smart TV so you can watch your favorite shows with the whole crew or while cooking. We have a reading nook with 2 large bean bags, a bunch of reading books and an assortment of boardgames. In the dining room area we have a table that can seat 12 comfortably so it can be used for large dinners or for a game night. On the first floor there is access to our 2 car garage which you may park your car in if you desire. There are basement stairs which lead to our unfinished basement with utility access. Bedroom Overview: The ideal home for any single family or even two families, is perfect to host 8 to 12 guests with four bedrooms and a common sleeping area. The master bedroom located on the second floor has a king size bed so you can enjoy comfortable slumber after an adventure-filled day. The closet in this room has everything you would need for little infants/babies: a pack-n-play, highchair, baby monitor, doorknob protectors, electrical outlet protectors, play mat, and more. Lastly, the upstairs has a full bathroom complete with a large shower and tub combo with a sliding glass door. There is a brand new washer and dryer stackable available for your use throughout your stay as well (please just respect utilities and the environment). Outdoor Area: Our home has a huge 50 foot by 20 foot deck which has 2 sitting areas. There are lounge chairs/chaise lounges for getting some sun and then a dining table that can seat 8-12 people. There is a large Nepoleon propane grill and we have 2 propane tanks (1 is always full and located in the garage) so you will never run out. The grill has a cooler space on the left and a burner stove or searing burner on the right. Get ready to cook the best steak of your life! In the lawn area, there is a 2 person hammock to catch some ZZZs and we have a round fire pit with 4-6 Adirondack chairs around it. Feel free to cook over the fire, make some s'mores or tell some camp fire stories. Our backyard features a large 1 acre grass area for some fun in the sun and an area for kids to play. Other amenities worth noting: -Outdoor: two seating areas on the deck with comfy chairs and a dining table. -High-speed WiFi throughout the house. -2 HUGE smart tvs so you can log into your streaming apps. -Hardwood and tile flooring throughout. -Reading books and boardgames. -Large washer and dryer available. -Parking for up to six cars or 2-3 cars + a trailer. -In summer, there are window AC units that keep the house cool. Builder owned 2010 timberframe home. Comfortable beds, quality furnishings, well supplied kitchen. Located 2.5 miles down a long private dirt road. Simply the best White Mountain and Mount Washington views set on 1800 acre mountain fed Kezar Pond. Daily bald eagle, loon, wildlife sightings. Fishing from 300 feet of shoreline 3 Kayaks/canoe (provided). This is a pond is "lake size" 1800 acres, breathtaking, you'll think you died and went to heaven. Please respect wildlife/neighbors. The space I am usually not interested in any reservation less than 4 nights, but you are welcome to make an inquiry (sometimes I make exceptions based on scheduling and market conditions). It is at my discretion to determine number of days, so please check with me before you make solid plans with your group and put in a reservation. My response time is usually very quick. I am a builder/real estate developer and I live in Newport, RI. When I first stepped foot on the piece of land where I built this home I thought it was the most beautiful place I have ever been to on earth (and I still do). In 2010 I built this home with quality materials and furnishings. Quartersawn oak flooring, custom stone fireplace. Plenty of seating for 14 in kitchen/dining, and living room area with panoramic water views. Water views from every room in the house as it is located on a peninsula. Large deck with grill, screened in porch, private path to private beach with fire pit. 3 spacious bedrooms, a huge bunkroom with 6 beds, and an additional king bed and pullout queen in the finished walkout basement game room. Finished basement pooltable and bar room shuffleboard table. Outdoor shower off bunkroom. Ensuite master bedroom is on the main level. The two bedrooms upstairs share a full bathroom. The bunk room utilizes the outdoor shower (located right off the bunk room) and the half bath located in the main living area. The bunk room can also use the full bath upstairs. There is no dock so beach and water entry is perfect for kayaks, canoes, and swimming but not large powerboats (so please don't bring one). You will catch big fish if you know how to fish, and if you are paying attention you will see bald eagles during your stay....usually in the 100+ foot trees between the house and water. Please don't come stay at my home if you plan on disturbing any of the wildlife, beautiful nature that you will see, or my neighbors. You will find the setting relaxing and fullfilling beyond your expectations. Guest access Entire House Other things to note Insects, flying bugs, etc., are all part of in New England, England. Occasionally, you may see bugs in the home. We do try to control. All critters from infiltrating however there are‘s or windows may be left open inviting them in. If this happens, please let us know to remedy the problem however this is part of life in New England especially during the warmer months.

The Little Moose Point Main House is a waterfront property on Moose Pond with spectacular views of Pleasant Mountain. The house sits on a private 1/2 acre peninsula with 470 feet of waterfront, a private sandy beach, 2 docks and has a year round hot tub. Large windows provide year-round water and mountain views. The walls and ceiling are wrapped in knotty pine tongue and groove creating a cozy cabin vibe that transports you out of your busy city life and into the relaxing Maine woods. The space July-August we have a 6 night minimum rental requirement. Check-in is on Saturday and check-out is on Friday each week. This gives us enough time to thoroughly clean the house between guests. Please be sure to select the correct check in and check out dates when you request your stay. We have lovingly named our property Little Moose Point as it's surrounded by water on 3 sides. It's located 2.5 hours from Boston and 1 hour from Portland. Only 1/4 mile off of route 302 on a quiet residential paved road just before the causeway over Moose Pond with views of the lake and Pleasant Mountain on one side and heavily wooded on the other. Our property consists of two houses, the main house and the guest house. This listing you are viewing is for the main house only. A short 7 minute drive into our quaint little town of Bridgton, you’ll find great restaurants, antique shops, gift shops, a movie theater and walking trails through Pondicherry Park. There are activities for everyone nearby- swimming, kayaking and boating on Moose Pond, boat and jet ski rentals, hiking trails, Bridgton Highlands Country Club for golf and tennis, tubing down the Saco River, breweries, ice cream shops, the Bridgton Public Library, skiing and snowboarding at Pleasant Mountain (a 3 minute drive), snow tubing, snowshoeing and x-country ski trails. North Conway is just 30 minutes away with Cranmore Mountain, ziplining, water parks, and shopping outlets. Sunday River and Attitash Mountain are 45 min away while Wildcat Mountain and Loon Mountain are about an hour away. Take a relaxing walk down our 1.8 mile road to forage for mushrooms or meander into the woods for some snowshoeing. Bring your boat or jet skis and use our 20'L x 10'W dock to explore Moose Pond and feel free to borrow our kayaks, paddles, life vests and rafts too. Moose Pond is 13 miles long, up to 80 feet deep and 1,697 acres. Our swimming conditions are wonderful! It's truly the reason that we bought the property. It's sandy to the left and right of the dock, you can see to the bottom and it's plenty deep for swimming. It is not weedy until you get out to the end of the dock and even then you would have to touch near the bottom to feel weeds. Depending on how high the lake is throughout the season, it's 6-7' deep at the end of the dock. It's such a wonderful spot to swim and play. If you look through the photos that I have here on the listing, you'll notice that you can clearly see the sandy bottom in a couple of them. The lake supports landlocked salmon and lake trout in the middle basin, as well as largemouth bass, smallmouth bass, yellow perch, white perch, chain pickerel, hornpout, rainbow smelt, white sucker, fallfish, golden shiners, pumpkinseed sunfish and slimy sculpin. Western Maine is a wonderful leaf peeping area, we have the most beautiful color on our property as well as a gorgeous view of the changing trees on Pleasant Mountain. It's well worth a day trip up to Height of Land in Rangeley, ME and Grafton Notch to see even more incredible color. Pleasant Mountain ski area usually opens by mid-December and we are only 45 minutes from Sunday River too! The lake freezes over by late December for ice skating, ice fishing and snowmobiling. The ITS-89 Snowmobile Trail which takes you all the way to the Canadian border is directly in front of our house. You can unload your snowmobiles on our property and follow the trail down to the lake. We also have multiple grocery stores, pharmacies and hospitals close by. We have created guidebooks for you to give you even more information about the area. Guest access FOYER: When you enter the house, there’s a foyer with a console table to drop your things, a key hook, mirror, long mid-century modern bench, boot trays, many coat hooks and 2 coat closets with shoe storage, lots of hanging space and even baskets on the doors to hold all of your accessories for your whole families gear to be conveniently located by the front door. BEDROOMS: The primary bedroom is on the 1st floor in a carpeted room with a king size bed, 2 closets, 2 dressers, a ceiling fan, TV with an Apple TV box and 2 nightstands with built-in USB charging and outlets as well as lamps for reading in bed. There is a guest bedroom on the 1st floor as well in a carpeted room with a queen size bed, small closet, ceiling fan and a nightstand with built-in USB charging and outlets as well as a lamp. In the basement, there are 2 additional bedrooms, one with a queen bed, 2 nightstands and a closet with drawers and hanging space, and the other bedroom has 2 twin beds, a nightstand between them and a closet with drawers and hanging space. There is a 4-burner gas stovetop, an electric oven, and a nice deep sink. There is a peninsula with 3 bar stools and a kitchen table with a bench and 3 chairs that sits in the kitchen window to accommodate a large group in addition to the dining room. We have 12 plates, bowls, cups, mugs, and silverware as well as 8 wine glasses. There’s a full set of stainless steel pots & pans, knives, all the cooking & food prep utensils you could need, lots of platters, serving trays & utensils, a double air fryer, crock pot, blender, food processor, KitchenAid stand mixer, rice cooker, tupperware, cutting boards, a large stock pot for lobsters, baking pans, mixing bowls, and much more. You don’t need to bring a single thing to create a feast and entertain your friends and family inside and outside! DINING ROOM: The dining room is open to the kitchen and sunroom with a beautiful mid-century walnut dining table that sits 6-10 people and expands from 62-98 inches. This is the perfect place to play board games and do very large, elaborate puzzles that take days to complete. We have lots of board games, puzzles, chess, checkers, backgammon, cribbage, dominoes, playing cards and dice. Feel free to take a book or leave a book in the Little Free Library located out by the mailbox at the end of the driveway as well. SUNROOM: This is the ultimate sitting room to take in the jaw dropping views of Pleasant Mountain and Moose Pond. Watching the fog lift off the lake and mountain in the morning while you sip your coffee, soaking in the sun drenched room throughout the day and anticipating the gorgeous sunsets at night will make you never want to leave this room. There are two Eames chairs with ottomans with a side table between them and a low loveseat with a side table as well. LIVING ROOM: The living room features an enormous granite wood burning fireplace, a large sectional sofa, coffee table, 2 end tables with a lamp on each, an oversized chair with an ottoman, ceiling fan, and a 52” TV with media console and Sonos sound bar. We have an Apple TV box for you to log directly into your streaming accounts, super fast internet for multiple devices to stream at the same time and for you to take Zoom meetings without interruption. To the right of the fireplace there is also a large built-in wood storage bin that opens into the living room for easy access and allows you to load it up with firewood from the backyard directly across from the firewood shed through a small door. We provide complimentary firewood during your stay. BASEMENT: The basement is almost as large as the footprint of the house. It includes 2 guest bedrooms, a 1/2 bathroom, a large open space with shelving for storage as well as a large pantry space and the laundry area. The ceilings are only 6'H in the basement and the bedroom doorways have curtains instead of doors to save space. There is a bulkhead for easy access as well. We have a brand new LG ThinQ washer and dryer, including a laundry sorting station, iron, steamer and drying rack. HEAT & A/C: The house is equipped with hot water baseboards throughout the entire 1st floor as well as central air conditioning. There is a very powerful electric heater in the basement to keep everyone super comfortable but no air conditioning. Even on the hottest days, it’s very comfortable in the basement, it stays nice and cool since it’s below grade. We have a tankless water heater that works very efficiently as well as a whole house water filtration system making the tap water safe to drink. PATIO & YARD: The entire patio and yard surrounding the house is all yours to enjoy. The hot tub is a spectacular spot to watch the sunset while you look directly at Pleasant Mountain after a long day of hiking or skiing and it's accessible year round. We have all of the chemicals and tools for you to balance out the water after each use and we will provide instructions on how to use and care for it throughout your stay. During the spring, summer and fall, there are Adirondack chairs around the fire pit in the back yard as well as on the docks. There is also a large propane grill on the patio next to the hot tub and an expandable patio table with umbrella for 6-8 people. You can also use the very large driveway and yard to play games. We have corn hole boards, badminton, spike ball, a basketball and 2 hammocks for you to use! Just request them in advance of your stay and we will put them out for you. There are string lights in the front and back yard to make outdoor entertaining easy and it creates a beautiful ambiance. LAKE ACCESS: You're welcome to use the docks, kayaks, paddles, and life vests throughout the Spring, Summer & Fall. The beach, dock and water access is located directly in front of the main house and is shared with us. The dock is installed in the Spring after the lake has thawed and is removed at the end of October. You’re welcome to bring your boat or jet skis. We have a pontoon boat that will be docked there but there is plenty of room for your boat as well as jet skis. The Moose Pond boat launch is located on the causeway across from the end of our street (1/4 mile from our property). Your boat can be driven under the causeway and docked on our 20'L x 10'W private dock. The causeway underpass clearance is usually 8-10' high depending on the water level at certain times throughout Spring-Fall, hard top pontoon boats won't fit. Please let us know if you will be bringing a boat, jet skis, snowmobiles or a trailer of any sort so we can give you more details and answer any questions you have. PARKING: There is plenty of parking for 5 cars in the driveway and room for a boat/snowmobile trailer as well. GETTING AROUND: You will need a car to get around town. Our neighborhood is incredibly safe and our street is so quiet and peaceful for morning walks. CHECKING IN: You will access the house through the front door with a key located inside of a lock box. We will send you a 4 digit code to access the lock box. Other things to note A few house rules to go over: 1. We do not allow pets. 2. We do not all smoking anywhere on the property, inside or outside. 3. We have a “no shoe” policy. Bring cozy slippers! 4. We do not allow parties or other guests to come onto the property without our prior approval. 5. Our hot tub can only hold 3 people max at a time. Even with 3 people the hot tub can overflow, when it loses too much water it goes into emergency shut off mode and will stop heating, won’t be able to be used and can damage the pump which you will then be liable for. 6. This fine will then be charged to the renter via Airbnb resolution center. Unfortunately, we've had this experience in past and Airbnb sided with the host as there is a physical ticket issued by the Conway Police. The swimming pool is closed the second week in September and it’s opened again for Memorial Day weekend. We love dogs! Dogs are permitted AFTER approval by us. There is an nadditional $100 cleaning fee charged via Airbnb. The maximum amount of dogs is two (2) which is an additional $150. AC: The mini splits are located in the master bedroom 2nd floor and in the open living space on the 1st floor. So the loft bedroom would be fully air conditioned. The open plan basement has a dehumidification system so is cool and dry. Our Jacuzzi tub in the master bedroom is just a soaking tub with no functional jets. Rooms without air conditioner units are the 1st floor bedroom and bunk room basement * There may be an additional renters agreement sent after the booking is confirmed and must be filled out and signed prior to your arrival. PLEASE NOTE: If you are bringing a dog, you must have them approved first by messaging us and then, you must add them to your reservation. Relax with the whole family at this peaceful, newly built, modern farmhouse. Our home is situated between three wedding venues and three ski areas! Fryeburg is also a great place to explore the Saco River. Fryeburg is the home of Fryeburg Academy. Families of new students can stay in comfort nearby. The famous Fryeburg Fair is a ten minute drive. There is so much to see and explore in every season! The space Feel free to enjoy the entire home! There is no parking in the garage, due to safety concerns. The home features a Whole House Generator. When the power goes out, the generator automatically turns on. This generator powers the entire home. Feel free to use all the homes features for comfort. However, the cable will not work during an outage. We have games, puzzles, books and toys for kids to use when this interruption happens . We also have life size games located in the garage for families to use during fowl weather days. The garage is heated. The games can also be brought out side. Guest access Guest can enjoy the entire house and yard. The Old Course Saco River is located behind the house on our property. Families with small children should be aware of that feature. Other things to note There are no pets allowed. Although we love animals, please respect that people have allergies that could be serious if unexpected pets are brought onto the property.

Dog friendly & spacious, with private lake access! Centrally located in Fryeburg, you have a small shopping plaza within walking distance while still feeling like you’re in the middle of the woods in a quiet, family friendly private neighborhood. Tax free outlet shopping is 20 minutes away in North Conway, but you can drive in any direction & hit great restaurants, hiking, multiple ski areas & ATV/Snowmobile trails. 2 levels plus a loft & a large deck, plenty of room for the family. The space 2.1 miles from the fairgrounds. Snowmobile trails run through the property. Private trail from backyard to the lake in winter (too muddy in summer, alternate route via association roads) 1700 square feet to spread out plus a large deck and yard with a fire pit. 3 arcade machines in the basement (Star Wars, The Simpsons, Pac-Man, no quarters needed). XL dog crate can be set up upon request. Private lake access is a 7 minute walk shared by about 20 homes (small HOA) is available in July and August; it is generally flooded in spring, early summer and fall due to melt and rains although still accessible if you want to launch a kayak or a canoe. There is a dock adjacent but that does NOT belong to our association - beach to the left of the path is ours, to the right is privately owned. Beach chairs with carry straps available to borrow.
