Fenced in yard for small pets. 17 min drive to Siesta Key & 22 mins to the airport l The space 3 bedrooms all have ceiling fans, closets and dressers for clothing storage. PLEASE NOTE: Furniture has been changed from the furniture you see in the photos, we upgraded bed sizes, etc. Just have not had time for new photos yet, our apologies. Six miles north is the brand new UTC mall, with tons of shops and restaurants in the area. If local is more your speed, head over to J.R's Packinghouse Cafe with food and local musicians. The space You will have access to the entire cottage- a 3/2 with a full kitchen, dining room, living room, and HUGE TVs in every bedroom as well as the living room! This cottage was outfitted with guests in mind; the kitchen is stocked with essentials & more, and the bedrooms are comfortable and cozy. There is a beautiful pool attached to the main part of the home just across the ranch, that guests are invited to use (specific pool hours and rules apply). Take a stroll to the back of the ranch to check out the quaint chicken coop that houses many a hen and a duck, too! Drink your coffee on the front porch and the outdoor dining table, and start a fire around the wood fire pit or the gas-burning fire pit on the deck in the evenings after the sun goes down. Lovely home just 10-15 minutes to the beach and less than 5 minutes to shopping, dining and attractions. The space This house was completely renovated inside and out in 2015 and new flooring, and paint was later done in 2020. It has a great deal of space as well as privacy for you. The yard is private and fenced in. Located in a quiet family neighborhood just minutes to shopping, dining, golf courses and of course the #1 Beach in the USA along with multiple other beautiful beaches including Lido Key, Casey Key, Turtle Beach and more. The Master bedroom has a king size bed, large walk in closet and master bathroom with double vanity and shower. It has a smart television which can use your Hulu, or Netflix account. The second bedroom has a twin and full bunk bed. It has a dresser and large closet. The third bedroom has a queen bed, dresser and closet and smart TV. The guest bath has a single sink and bathtub. The kitchen is fully stocked for 6 people with a dining table for 6. There is a cafe table for two. There is a washer and dryer for your use as well in the large laundry room. Please provide your own laundry soap or replace what you use so the cleaning crew has it for the linens. Relax by the pool in your private fenced in yard or enjoy a charcoal BBQ on the patio with seating for 6. Please note the pool is not heated. The pool is cleaned once a week, the trees do drop a lot of leaves into the pool so you will need to scoop the leaves daily in between. Some beach essentials may be in the pool mechanical room but often guests leave them behind, break them or take them so I can’t guarantee what will be there or their condition. Initial toilet paper and paper towels may be in the house but please plan on purchasing more if supplies run low or you are staying for longer than 2 or 3 days. The kitchen is equipped with stainless steel appliances and has a comfortable dining area with seating for up to 6 people. There is a toaster, coffee maker, tea pot, as well as colanders, mixing bowls, silverware for 16, baking pans, frying pans and pots, cooking utensils, cutting boards and knives. The Master bedroom has a King size bed, dresser, two nightstands and a large master closet. The Master bathroom is attached with dual sinks and a tiled shower. The second bedroom features a Queen sized bed, night stand and dresser. There is a closet as well. The third bedroom has bunk beds with a twin top bunk and a full sized bottom bunk, a large closet and a chest of drawers. There is another full bathroom with a bathtub and a separate spacious laundry area with a washer and dryer. The living room has a sofa, love seat and flat screen tv with cable and WiFi. Relax on the patio at a table for six with an umbrella or take a dip in the in ground pool. There is a large front yard and the back yard is fenced in for privacy. Off street parking for two cars. There are linens for up to 8 guests, sheets for all of the beds, a vacuum, as well as other household cleaning items. Other things to note The pool and yard are maintained weekly by hired services. If city issues an evac and/or in case of power outages guests will be responsible to find their own backup accommodations. A refund will be issued for unused days in these circumstances. Tenants promise to make a diligent effort to report any damage, needed repairs, or hazardous conditions to Lessor in writing as soon as they are discovered to enable them to be remedied promptly. ** POOL. The Tenants have full access to the private pool located on the Premises. The pool is heated year-round to 85 F. There is no extra charge to the Tenants for pool heat. The pool water evaporates over time. Low water level (below the skimmer) can damage the pool pump. The Tenant agrees to maintain the water level half-way up the skimmer; this may be accomplished using the hose located at the rear of the house. When there is no rain, running the hose into the pool for one hour, once a week, typically is sufficient for maintaining the pool water level. Pool chemicals are maintained by a weekly professional service. There is no extra charge to the Tenants for this pool service. Tenants agree to grant pool area access for pool service. Pool Rules a)	100% adult supervision of children around pool area is required at all times. b)	No glassware is to be used in the pool area. Broken glass can cause serious injury. Only plastic should be used. Please contact Lessor if additional plasticware for the pool area is requested. c)	Do not use pool while intoxicated. d)	No head first diving, as the pool does not have sufficient depth. ** HURRICANES. Hurricane season runs from June 1 through November 30. The Premises is not in a flood zone nor an evacuation zone. It is possible the Premises may lose power during a tropical storm or a hurricane. The Lessor cannot give the Tenant’s advice on whether to evacuate, or where to evacuate to. It is the Tenants’ responsibility to make any preparations for staying, such as stocking non-perishable food or ice for coolers, or such as preemptively filling cars with gas for leaving the area. No rent will be reimbursed for days affected by hurricanes or storms. It is the Lessor’s responsibility to promptly pursue repairs to any damage to the house due to hurricanes or tropical storms. Note that during these times there may be a surge of demand for labor, or material shortages, which could lead to delays outside the control of the Lessor. ** RISK OF LOSS & INSURANCE. Lessor and Tenant shall each be responsible for loss, damage, or injury caused by its own negligence or willful conduct. Tenant should carry insurance covering Tenant’s personal property and Tenant’s liability insurance. Tenants further agree to make no claim against the Lessor for any damages or losses that are covered by commercially available enters insurance, even if Tenant chose not to purchase said insurance. ** LESSOR ACCESS TO THE PREMISES. The landlord will not be held responsible for the injuries sustained by the tenant and/or the tenant’s occupants or guests when using the swimming pool and/or pool area, and the tenant will indemnify the landlord for any actions resulting from injuries to tenant and/or tenant’s occupants or guests. The tenant is responsible for the general maintenance of the swimming pool and/or pool area. This includes, but is not limited to, keeping the swimming pool/pool area clean of debris, properly maintaining chemicals and keeping the pool/pool area areas clean, neat and organized. The tenant understands and agrees to allow the landlord access at regular times to maintain the pool equipment. The tenant agrees to refrain from attempting to make any repairs or adjustments to the pool equipment or to any of the electrical wiring for the pool equipment. The tenant must immediately notify the landlord of any repair that the swimming pool/pool area may require. The tenant is responsible for the full cost that may be due for repair and/or replacement of the swimming pool/pool area that is required as a result of negligence by the tenant or the tenant’s occupants or guests. The tenant must operate the swimming pool/pool areain accordance with the manufacturer’s instructions and in a safe, responsible manner. No pets of any kind are permitted in the swimming pool and/or pool areaat any time. The tenant understands that the swimming pool and/or pool area is strictly an amenity and that the use of this amenity is not guaranteed under the terms of the lease. Any interruption or non-availability of the use of the swimming pool/pool area will not violate any terms of the agreement. Other things to note THE POOL The depths of the pool are marked around the edges and we ask you to take extra care around the pool area and in the pool when there are children at the Villa. We have provided plastic glasses and jugs for use around the pool area and ask that you do not use glass ones. This is for your own safety as if there was a breakage it could prove very dangerous especially if glass fell in the pool itself. The plastic glasses and jugs need to be washed by hand as they do not take kindly to the dishwasher. The pool is cleaned and treated weekly on Tuesdays. Don’t get scared if you see a pool person walking around the pool. Pool Heat Service Pool heat is included in the cost of your rental. The heat is set at 84F. Pool equipment runs on a timer so that the heaters run during the daytime only for approx. 8 hours per day. Do not tamper with the equipment. No exceptions. You will be charged for any damage to the equipment as well as a service charge to reset the system as well as the pool heat and a processing fee. If the air temperature drops below 65 degrees Fahrenheit, the heating unit will not work as effectively. We accept no responsibility for air temperature changes and no refunds will be given. Financial Responsibility You will be responsible for any damage done to the property by your actions during your stay. Examples of things that are typical Damage charges. 1. Repairs of ripped pool lanai screens. 2. Replacements of broken appliances, glasses, lamps, dishes. 3. Replacement of permanently soiled linens/towels. 4. Clean up of carpet stains. 5. Clean up of nail polish spills. 6. Clean up &amp; removal of excessive garbage left in villa or on the property. 7. Additional housekeeping required to clean up an excessively dirty villa. 8. Repair and/or replacement of damaged furnishings. 9. Repair and/or replacement of broken or damaged window blinds. 10. Replacement of games, movies, games or game equipment. 11. Leaving open food and beverages outside that attract bugs. The cost of pest control will be deducted from your deposit. 12. If your house is equipped with outdoor umbrellas you must fold them during high wind and/or when you go to sleep. Any damage cause by the umbrellas left open is your responsibility. 13. If you clog the bathroom and we have to call the service to fix it we will charge the cost against your deposit. Please only put toilet paper into the toilet. 14. DO NOT put items that have sand into the washer/dryer. You will be responsible for the cost of the repair caused by the sand. 15. Poop cleanup fee if you let your dog “go” on the territory of the property!
