The cozy, relaxed atmosphere and breathtaking views of the beach will have you slipping into vacation mode in no time at all! From the fully furnished kitchen to the gorgeous living area with comfy seating to the beautifully decorated bedrooms, the owners have taken care of all the extras so you can relax and unwind! The master bedroom has a lovely king size bed with your name on it! There are two bathrooms each with a shower tub combo for your convenience. In the second bedroom, you will find two full sized beds and in the living room, you'll find a comfortable sleeper sofa, perfect for the extra guest! This unit can comfortably accommodate up to 8 guests. Beach chairs and umbrellas are included in season, as well as WIFI and basic cable. You will be reminded of just how close you are to the ocean when you step out onto the private furnished balcony and take in the salty sea air! The maximum number of persons allowed to stay in the Property is limited to 8, unless the Owner gives its prior written consent. A charge of $500 per person per night will be assessed for each person who stays in the Property in addition to the Rental Party. Guest will be charged without notice for additional persons staying in the Property and not disclosed to Owner. 4. Visitors. A visitor is an occupant of the Property who is not staying overnight. The total number of persons permitted in the Property at any given time, including visitors, is 8. Any visitor staying overnight is subject to additional charges. Common Facilities NO visitor will be allowed to use the common facilities, including any pools or tennis courts, when Guest is not on the Property. 5. Rental Period & Check-In. The Property will be ready for Guest’s occupancy beginning at 4:00 PM on the Arrival Date and the Property must be vacated by 11:00 AM on the Departure Date, unless otherwise agreed by Owner. If Guest or any member of the Rental Party remains on the Property beyond the Departure Date, Guest will be responsible to pay the rental rate for the period of time between Departure Date and the actual date Guest and all members of the Rental Property vacate the Property. 6. Keys & Access Codes. Owner will provide Guest with an access code to the unit, in addition to 2 keys (located inside the unit), which will unlock the front door to the Property. Guest is not allowed to make duplicate keys. A fee of $70 will be charged to Guest for failure to return a key. Any attempt to access a locked area is just cause for immediate termination of this Agreement, forfeiture of all rent paid, and Guest will be liable for any missing items or damage. 7. Rental Rules & Restrictions. Guest agrees to abide by the following restrictions by Owner: • Must be 21 years of age to rent • Check-in starts at 4:00 pm • No parties or events –Quite hours 10pm – 9am. • Additional guests over max. capacity would be charged $500 per guest per night • Property is self-catering. Only starter supplies provided. • Trash – trash should be bagged, tied and deposited in the trash chutes on each floor • Pool and gym are accessible for guest. Wristbands are required for anyone over 12 years old. • No smoking. There is a designated smoking area outside the building. Smoking penalty $500. • No pets allowed • Refer to and obey by the Regency Conduct Policy & Rules and Regulations placed in the fridge within the unit. • Don’t rearrange the furniture, don’t eat in the bedroom, and clean the kitchen after you use it. • If guests are found to have had a party without host permission which results in extra cleaning, guests will be responsible for extra cleaning charges and in the unfortunate event of the disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY • If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY If any person in the Rental Party fails to follow any of the Rules, the Rental Party may be asked to vacate the Property and Guest will forfeit all rent paid. Additional Rules and Regulations Guest agrees to abide by the Rules and Regulations of Regency Towers Conduct Policy & Rules and Regulations, and any other restrictions imposed by Owner (visible in the fridge within the unit) at all times while on the Property and will cause all persons in the Rental Party and any visitors that Guest permits on the Property to abide by the Rules while on the Property. Exteriors of the unit are video surveilled for guest and property safety. 8. Parking. Parking is limited to 2 spaces. Guest may only park in designated parking area. Any illegally parked cars may be subject to towing and/or fines. Parking spaces are not dedicated. Parking lot is outside of the building and need to have your parking passes visible. There is a 2-vehicle max per unit. 9. Mechanical Failures. Owner attempts to properly maintain the Property. While all electrical and mechanical equipment within the Property are in good working order, Owner cannot guarantee against mechanical failure of electrical service, stopped plumbing, water supply, heating, air conditioning, audio visual equipment, internet access, cable service, or appliances. Guest agrees to report any inoperative equipment or other maintenance problem to Owner immediately. Owner will make every reasonable effort to have repairs done quickly and efficiently. Guest will allow Owner or a person permitted by Owner access to the Property for purposes of repair and inspection. Owner will not be liable or deemed in default under this Agreement for any failure to perform or delay in performing any of its obligations due to or arising out of any act not within its control, including, without limitation, acts of God. 11. Limitation on Liability. Owner is not responsible for any accidents, injuries or illness that occur to any member of the Rental Party or Guest’s visitors while in the Property or on the Property. Owner is not responsible for loss of personal belongings or valuables belonging to any member of the Rental Party or any of Guest’s visitors. Guest agrees to assume the risk of any harm arising from use of the Property. UNDER NO CIRCUMSTANCES AND UNDER NO LEGAL THEORY, TORT, CONTRACT, STRICT LIABILITY, OR OTHERWISE, SHALL OWNER BE LIABLE TO GUEST OR ANY OTHER PERSON FOR ANY DAMAGES OF ANY NATURE WHATSOEVER INCLUDING ARISING OUT OF OR RELATING TO THIS AGREEMENT OR GUEST’S RENTAL OF THE PROPERTY OR USE OF THE PROPERTY. IN NO EVENT WILL OWNER BE LIABLE FOR ANY DAMAGES IN CONNECTION WITH THIS AGREEMENT, EVEN IF OWNER SHALL HAVE BEEN INFORMED OF THE POSSIBILITY OF SUCH DAMAGE. 12. Indemnification. Guest acknowledges that the use of the Property by the Rental Party and Guest’s visitors is entirely at their own risk. Guest will indemnify and hold harmless Owner from any and all expenses, costs, damages, suits, actions, or liabilities whatsoever arising from or related to any and all loss of or damage to personal property, injury or death resulting from the use or occupancy of the Property or the failure of any member of Rental Party or Guest’s visitors to observe the Rules and restrictions set forth in Paragraph 7. 13. Violation of Agreement. If Guest or any member of the Rental Party violates any of the terms of this Agreement, including but not limited to maximum occupancy, visitors and rental rules and restrictions, Owner may evict Guest and the Rental Party from the Property and Guest will forfeit all rent and security deposit paid.

Tv in living room & primary bedroom for your entertainment. WIFI, Small fenced back yard(if your looking for pristene, this is not it). Yard & Laundry room have NOT BEEN renovated yet, however both washer and dryer are brand new! The space Description and pics are straight forward. Disclaimer: Due to super picky guests, airbnb online forum scammers etc...., this is on the cheap end for the size, quality and proximity to the beach, no claims of mold, smoke, bugs etc will be grounds for any type of refund. We dont have those problems but due to the area and the habits of guests, those things are possible. Also the yard and laundry room have NOT been renovated so if you want a perfect yard with grass that's not here. The laundry room is also a room outside! I used to love condos as much as the next person, but our cottage changed my mind and I’ll never go back! Our door is .25 miles from the water, and I can walk out my door and be at the water in the same amount of time that you would go to storage for chairs, fight an elevator & other guests, and have to go through the pool deck just to get to the beach ramp. I’ve been so pleasantly surprised at how easy it is to walk out the front door, down the street and just be there! I also love that the beach access directly in front of our place is located between privately owned homes and not condos. It’s much slower/quieter, and generally is not as crowded. Another one of my favorite beach features, we are 1 mile from St Andrew State Park! If you have never been, the park is a really cool way to experience the beach - naturally! It is prime for shell hunting, snorkeling, some surf, and much much more!
