All bedrooms have a closet or storage space for clothing. Guests have full access to our laundry as well. In our well maintained home , you will find an Immaculate, bright and clean home with 3 bedrooms and 3 baths as well as an office/4th bedroom. Ist floor Master Bedroom is a private space with a queen bed and ensuite bathroom with large tiled shower and double sinks . Upstairs has 2 bedrooms one with a King bed and the other a full size bed sharing a full bath. This space includes the gourmet kitchen, dinning room with table for six and comfortable living room with 55 inch flat screen TV. Off of the dinning room is a screened in porch overlooking the manicured, private backyard. The downstairs also features a half bath and washer-dryer. Upstairs you will find two bedrooms. The first features a queen sized bed. In the hall is a full bath with spacious shower. The enormous master suite features vaulted ceilings, a fireplace, flatscreen TV, king bed and attached master bath. The spa like master bath is the perfect spot to unwind in the claw-foot tub or spacious walk in shower. With his and her sinks there is ample space. Downstairs from the mudroom is a small bedroom with queen sized bed. Please note this is a basement room no closet. All guests MUST AGREE to adhere to the HOUSE RULES including absolutely NO LOUD NOISE or MUSIC after 10:30 pm or PAY A FINE of $500. Comfortable space in Saratoga with private back yard, hot tub, and outdoor dining. Walking distance to downtown and a short drive to SPAC or the track. Enjoy relaxing in the shade or barbecuing for friends. Off street parking available. Comfortable for 6, tight fit for 8! The space This small tidy little home was built in the late 1800's with a coach house that had horse stalls installed but never used. While it is on the small side, it is cozy and well laid out with two upstairs bedrooms and full bath as well as the downstairs master suite. I continue a trend of updating and upgrading many aspects of the house so it will be new to all guests even if you've been here before. Guaranteed Recording device free...(except for social media) Guest access You are welcome to use any of the space in the house except for the Master Closet and the basement which is off limits...(no Frankenstein experiments but low and dark). You also get to use the back yard and front driveway, the hot tub and other elements. Please remember that this is my home when you're not around. This means that I'd much prefer you to use whatever is around, including refrigerator condiments, than buying more and leaving them here. NOTE: During the winter it is often difficult to keep the hot tub operating so it is not guaranteed from December through March--- please ask before you book as it is usually on. NOTE: As concert events at SPAC are announced randomly pricing for those dates is subject to additional charges from $100-400 per night depending on demand. Please understand that I am on a fixed income and need to make the most of the asset I have. I appreciate your understanding. Other things to note Washington Street can be busy at times and standing out in it it seems as if the noise would overwhelm the house, but it doesn't. I've lived here for many years and once inside it is quiet and retreat like. I charge a pet deposit ($250 per pet) because I love dogs and understand the attachment people have with their pets. Often dogs are well behaved and cause no extra effort but they simply require extra work. They are your dog(s) and therefore you must bear the burden of any extra costs involved. Those extra costs can range from nothing to significant damages. To illustrate what I mean, if I can find no evidence that your dog was here then you will get your full deposit back. If I find dog hair on furniture, carpets and/or bedding then you are going to get charged for extra cleaning. If I find evidence of digging, damage to the space, chewing etc then you are probably going to get dinged for more than half of your deposit. And on top of that if I find that your dog(s) has(ve) done his/her business and you have not cleaned it up then you will not get your deposit back. There is no reason on this earth that justifies me having to clean up after your pet. I'm all about responsible pet ownership just so that we understand each other. Thanks to Shelby for helping me figure out what needs to be said to pet owners! The house also has a great deal of artwork and a considerable number of nude paintings. If you're uncomfortable with that then this may not be a suitable place to stay. The art is tasteful and has been collected in my travels from all over the world. For the record there are more landscapes.

The condo has two parking spaces allowing you to leave your car(s) and walk the one mile to the track or half mile to downtown. The kitchen is fully equipped with all the necessities for home cooking but don't feel you need to cook, there are several restaurants within walking distance. A laundry is located in the unit for your convenience. Come spend your days at the track, or at Saratoga Performing Arts Center (SPAC) or spend them at the spa and try the mineral baths. There is shopping of all kinds, and lots of things to do in this beautiful city of Saratoga Springs, NY. Other things to note This is a second floor condo with neighbors on the first floor. Please be considerate of their proximity and keep the noise level down. The condo is not recommended for toddlers as there is a spiral staircase up to the loft which is difficult to gate. Absolutely no smoking and no pets are allowed and a rental agreement is to be signed by the responsible party. There is a three night minimum stay with some flexibility and certain in-season weeks require a five night stay.
