Directions There are three ways to drive to Big Bear; see Online Maps for the best option for you to use either the "front way" using Hwy 330 from San Bernardino (a winding mountain road, very picturesque!) or Hwy 38 also from San Bernardino area (also a winding mountain road and picturesque) or the back way using Hwy 18, through Apple Valley and Lucerne Valley, might be slightly longer, but a much less winding road and most often less winter road conditions. Big Bear also has a private airport for those who are private pilots or have friends who fly! Chains for Winter Roads All vehicles are required to carry chains during the winter season. Medium & large dog kennel are available for your furry friend. Laundry area- Located on main level next to the storage room. We provide laundry pods. Game room (loft upstairs)- Perfect for an extra space to lounge. Full sized pool table, pinball machine, multi arcade machine (not in photos), electric keyboard, and telescope! Windows open up to the lower living room. Sofa, two swivel armchairs, electric fireplace, and smart tv to stream your fav apps. Access to the balcony via sliding door(pictures coming soon). Sleeping space #5 is in this room with a bookcase dividing the space. Keep in mind, we clean up pine needles and remove weeds 2x a year. Please set the proper expectations as tree sap, pine needles, leaves, and twigs will be present on the property. Front yard- small grassy fenced area with the front porch and park bench. We have a 3rd party landscaping company that maintains the grass. We will always do our best to let you know if they are scheduled during your stay; however we cannot guarantee notice. Back yard- Just off the back deck. Large grassy area is fenced with 3-foot iron fencing. There is a gate leading out to the lake/beach/dock. Please be mindful of children and pets. This is not a deep-water area. Plastic lounge chairs and picnic table to enjoy the lake vibes. Deck/patio- Access from the spa room & kitchen. Overlooking back yard and lake. You may need AWD, 4x4, and chains in winter months due to being in a high snow area of town. No garage parking as it is strictly a living room/gaming area. Pets- We only allow fully trained dogs, with a 2-dog maximum and non-refundable pet fee. No puppies or other types of animals are permitted. We do provide poop bags and treats. All dogs must be added to the reservation, age and breed must be disclosed. We do not discriminate against breed but do like to know. Backyard/Deck- Large deck areas. 8-person spa with privacy lattice. We are right on the lake edge. Please note that the property is private. The lake shore is public, there can be people walking in the area, but are not allowed on the dock or yard. Dock- Long dock. We do move it frequently to have lake access. The dock is not shared. If you plan on docking a boat, please note water levels vary. We aren't in the deepest portion of lake. If looking for a deeper water home reach out. Lake shoreline is public and may have people wandering. Storage- Access to a storage closet for ski gear or luggage. This is not climate controlled. Available only on check-in day and is specifically for early luggage drop off. No other access to the property is allowed until door code is sent. Please respect our team and their time by dropping off items and leaving the property promptly. Trash- We do have city trash pickup service! The bins lid must close completely due to wildlife. The day of the trash pickup day is Tuesday morning. If you are staying on Monday night, please bring bins to the curb. Guest access There are four areas on property you will not have access to. Primary bedroom closet, entire garage, a couple cabinets in the laundry room, and main level hallway closet. We spray and leave bait for pests, do our best to prevent rodents, and remove weeds throughout the year. Most of our homes do have sap producing trees. City of Big Bear Lake Good Neighbor Policy must be always respected. Please review the city rules. Do not exceed the occupancy limit (16 guests regardless of age) Do not exceed the stated occupancy at any time during your stay. The maximum number of adult occupants may be less than the total maximum occupancy. NO PARTIES ALLOWED. No parking in street or yard Parking is only permitted in the driveway, designated parking spaces, and garage. This includes trailers. The maximum number of vehicles permitted is on the exterior sign. (5 vehicles) No amplified music 24/7 Amplified music is not permitted to be heard beyond the property line 24/7. Close your windows to avoid music carrying beyond the property line. Head inside at 10:00 p.m. Noisy outdoor activities and spa use are prohibited from 10:00 p.m. – 7:00 a.m. Take your furry friend with you. Take your dog with you so they do not disturb surrounding neighbors. You will find that Big Bear Lakeis very dog-friendly! (This home is not pet/animal friendly) Take trash to dumpster locations Trash needs to be taken to a local dumpsite. Clean Bear locations: 4190 Garstin Drive & 39690 Big Bear Blvd. Consequences Unfortunately, a few of our guests refuse to extend common courtesy and neighborly behavior toward the guests and residents around them. For those guests who have come to party and disrupt the peace and tranquility of the neighborhoods, there are costly and severe consequences. Fines The minimum fine for violating the rules stated previously is $500 per violation. A second offense is $1000 per violation. Eviction Unruly guests who blatantly disregard the rules and expectations will be evicted without a refund. In addition, costly citations may be issued to the reservation holder. We are in the mountains. Wildlife may include but is not limited to bears, mountain lions, donkey, coyotes, and various other wildlife. City of Big Bear Lake requires their Good Neighbor Policy to be signed prior to gaining access to the home. The person booking the home MUST sign, no exceptions. Declining to sign will result in no access to the home, & cancellation of reservation with no refund. GNP can be found in our listing along with the break down of our agreement. Other things to note -COVID Safety: We have incorporated enhanced cleaning protocols to ensure a safe and clean space for yourself and all of your guests. All touchable surfaces are wiped and disinfected thoroughly. All sheets, pillows, pillow cases, comforters, throw blankets/pillows, & towels are all washed and dried prior to every stay. Please note that cleanliness has always been a priority for us but with Covid we have upped our protocols even more. We adhere closely to Airbnb’s Covid safety protocols and will ensure that the space you enter is as clean as possible. -The snow is very beautiful but can also be very dangerous as well. Guests may find it easier to fall or slip on snow. We HIGHLY advise guests to be very cautious while walking on snow and especially so while guests are on or around our property. If and when there is an incident of falling, sliding, slipping, or anything along those lines, we are not held responsible nor liable for said incidents and or any injuries incurred from these incidents. Guests must take full cautionary measures and responsibility to prevent any accidents from happening at any given time while on the property. -Big Bear Lake requires an in-person check-in for all guests. The purpose of this regulation is for us to do an initial head count of all guests. Please note that either myself or my cohost will schedule a check-in time with you once you’ve booked the home. Check-in will be done at the property. Please make sure that all guests are present during check-in time. Thank you. -Guests will be asked to sign a Good Neighbor Policy Agreement upon check-in. This is per Big Bear Lake’s short term vacation ordinance to ensure that all guests are respectful of our nearby full-time residential neighbors and will not disrupt nor cause trouble to them during the guest’s stay. This will be done at check-in time during the in-person check-in. -There will be no refunds for the following events: shortened stays due to emergencies, weather conditions, road closures, or anything along those lines. -Big Bear is located in a mountainous region, and on occasions in the winter season we do experience power outages. This does not take place often, but due to the rural location of the home, we do experience outages more often than the City. We will not be refunding guests when power outages occur as the power tend to come back shortly - but of course not every situation is the same, and we will take each situation on a case by case basis. -Big Bear Lake requires all guests to take their trash with them upon check-out. We have a large wildlife population in Big Bear, thus the City asks that guests take their trash to the dumpsite instead of leaving it at the home as animals may come for it. If you wish to have our cleaners take the trash, we will charge $20/bag. Please let us know prior to check-out if you decide to use this service. -Hottub hours are strictly from 6am-10pm. This is per Big Bear Lake’s rules. Please respect our nearby neighbors and follow the hottub rule. We want to ensure that you have a pleasant stay and would not want nearby neighbors to contact code enforcement for a noise complaint. Thank you for understanding. -Upon check-out, please place your dishes in the dishwasher and run it. If you leave dirty dishes in the sink a small fee will be relayed to you as our cleaners will charge for that service. Thank you. -Snow Days/Months: Please note that when it snows, delivery services such as Instacart, DoorDash, and other groceries-based deliveries are not reliable. Some roads are very hard to get to for drivers when it snows, and some drivers may not deliver on time or at all. Please make sure that you bring your own food items/beverages to ensure a pleasant stay. Additionally, please note that the driveway and several walk paths will be plowed for your stay unless you request for those areas not to be plowed. Lastly, when we receive heavy snowfall, you may find your car stuck in the snow. Although there will be a snow shovel at the home for use, please do not hesitate to contact us and we will head over or send someone to help get you out. -We ask that your pets do not go on any of our beddings, couches, or furnitures as we would like to maintain the quality of our home for future guests. Please also pick up any and all dropping from your pets in and around the vicinity of the home. If any dropping is found we will be relaying a fee to you from our cleaners. Thank you for understanding. -No parties are allowed. -There is a Ring Security camera located in the front and nowhere near inside the home. The camera helps us maintain accountability for the appropriate amount of people that are supposed to be at the home. Laundry area (entry level)- Full sized HE washer and dryer located near the garage. Along with vacuum if needed. Panorama Peninsula has a total of 6 deck areas for your viewing pleasure. Deck 1-Entry level access from front of the home, and Bedroom 1. Deck 2-Entry level. Access only from bedroom 2 Deck 3- Lower-level access from Gaming room with access to the spa and lake. Views Boulder Bay Park/lake. Patio between deck and lake. Propane firepit and chairs. We replace propane tanks once a week. If it runs out during your stay, please swap the tank. We reimburse for tank swaps with picture of itemized receipt. Deck 4-Upper-level access from the kitchen. Natural gas grill, ice chest, and patio furniture. Deck 5- Upper-level front of the home. Access from Bedroom 4 and main living room. Deck/Balcony-Upper level, Access from primary bedroom 2. Dock- Panorama Peninsula has a dock that can be made available upon request. Keep in mind the owner of the home does keep their boat and jet skis at the dock which is NOT available for guest use. Boats, jet skis, or additional non-motorized vessels can be rented through various marinas. The home's kayak & SUP are available seasonally. Typically not available Oct-April due to temperatures and safety. We do not guarantee water levels. The beach is public access; however, most people are residents of this peninsula. If water levels are low, there may be people from Boulder Bay Park area wandering to the other side. Parking- We are permitted for 5 vehicles. Parking is allowed on drive way and in garage only. You most likely will need AWD/4x4 and or chains in winter months due to a slight decline in the street to the home. Parking is not permitted on the street or in other driveways. We provide spray under the kitchen sink for in between Terminix sprays. City of Big Bear Lake Good Neighbor Policy must be always respected. Please review the city rules. This is verbatim per city, some of these may not apply to Panorama Peninsula, please see notes. Do not exceed the occupancy limit (16 total including children and infants, 12 adult maximum) Do not exceed the stated occupancy at any time during your stay. The maximum number of adult occupants may be less than the total maximum occupancy. NO PARTIES ALLOWED. No parking in street or yard Parking is only permitted in the driveway, designated parking spaces, and garage. This includes trailers. The maximum number of vehicles permitted is on the exterior sign. (5 vehicles max) No amplified music 24/7 Amplified music is not permitted to be heard beyond the property line 24/7. Close your windows to avoid music carrying beyond the property line. Head inside at 10:00 p.m. Noisy outdoor activities and spa use are prohibited from 10:00 p.m. – 7:00 a.m. Take your furry friend with you. Take your dog with you so they do not disturb surrounding neighbors. You will find that Big Bear Lake is very dog-friendly! (This home requires approval of one dog with pet fee.) Please use the trash bins located in the garage and take all trash from the home to these bins upon checkout. Consequences Unfortunately, a few of our guests refuse to extend common courtesy and neighborly behavior toward the guests and residents around them. For those guests who have come to party and disrupt the peace and tranquility of the neighborhoods, there are costly and severe consequences. Fines The minimum fine for violating the rules stated previously is $500 per violation. A second offense is $1000 per violation. Eviction Unruly guests who blatantly disregard the rules and expectations will be evicted without a refund. In addition, costly citations may be issued to the reservation holder. RESIDENTIAL FIRE PIT & BBQ: Open fire pit permits are not permissible at short term rental properties. Gas / propane, charcoal, and wood pellet barbecues are permissible with proper briquette disposal. DO NOT EXCEED THE STATED OCCUPANCY: Do not exceed the stated occupancy at any time during your stay, including temporary visitors. NO PARTIES ALLOWED. DO NOT EXCEED THE VEHICLE LIMIT: The maximum number of vehicles permitted to be at the property at any time, including temporary visitors, is on the exterior sign. CONSEQUENCES: Unfortunately, a few of our guests refuse to extend common courtesy and neighborly behavior toward the guests and residents around them.
