Propane is provided (shared amongst all of our guests), but if it runs out you can refill it at any nearby gas station. ‣ Our pool (84-86°F) and hot tub (100-102°F) can be optionally heated for just $40/day. The pool and hot tub must be heated for a minimum of 3 days (or for the full length of your stay, if it's less than 3 days) and must be heated continuously. Please let us know at least 24 hours before you arrive whether you would like heating so the pool can reach the perfect temperature by the time you arrive! ‣ Please note that the pool pump and heater are off daily from 1AM - 4AM. Once the heater turns back on, it may take a few hours for the pool to reach the maximum temperature. Also, if the outside temperature is less than 55 degrees, the pool and hot tub cannot be heated. This is a safety mechanism that is built in to all pool heaters in our area to prevent the device from freezing. It’s rarely less than 55 degrees in Florida (usually only a few days December through February), so you most likely won’t have to worry about this. If you run into this issue during your stay, you will receive a refund on the heating fee. ‣ The home has two stories, with 2 bedrooms on the first level. Even if a guest has multiple reservations in the community, the total combined stay may not exceed this limit. PROPANE GAS ONLY GRILL RULES: For the use of the barbecue there is a fixed fee of $75.00 for the entire length of the stay, for post checkout cleaning and propane replacement. If the propane tank provided in the house runs out. It is the guest’s responsibility to purchase an additional refill during their stay if they wish to continue using the barbecue grill. PACKAGES (ONLINE PURCHASES): You may send packages to the home during your stay. They will be left on the doorstep. - If the online seller uses USPS, it will not get delivered as the Post Office does not recognize vacation homes as regular addresses and the package will be returned back to the sender. UPS, DHL and FEDEX will leave it at the door step. TRASH DISPOSAL: Please observe trash collection days and place trash in the resort dumpster daily to keep a clean home. Excessive trash in the house (bags, boxes, etc.) can generate a fine of up to 200.00 after your checkout, cleaners are not obliged to throw them away. FURNITURE AND DECORATION: Please do not remove or move furniture and decorative ornaments from their original position in the house without prior permission. Violations are subject to a fine. No refunds or reductions in rent are granted for mechanical failures or malfunction, interruption of utilities or other maintenance problems concerning air conditioners, heaters, internet/tv services, dishwasher, washers, dryers, televisions, DVD/VCR players, swimming pools, other appliances and amenities.  Cancellation Policy If you cancel your reservation 31 days prior to your arrival date, the deposit charged will be forfeited. If you cancel within 30 days of your arrival date, the Management Company reserves the right to charge the full balance due on your reservation. Any changes to reservation dates will incur a $25 charge unless it is an addition to an existing reservation.  Minimum Length of Stay  Length of stay requirements vary by property and time of year. Rentals that do not meet the minimum stay will be charges a one-time short stay fee (fees vary by side of home/condo). This charge will automatically be applied to reservations 5 nights or less. Property Guarantees & Substitutions  The Management Company strives to comply with all reservation requests for specific vacation residences. However, due to changes in residence ownership, unforeseen mechanical problems, or any other circumstances, we cannot guarantee a specific rental property. We reserve the right to change assignments without notice or liability should a residence become unavailable. We do not guarantee specific properties when stays are 5 nights or less although every effort will be made to allocate the chosen home.  Group Reservations  We specialize in group reservations where a guest needs multiple homes in one community. Ask one of our sales specialists for more information and to assist you in making a group reservation.  Age The Management Company will not rent to vacationing students or singles under  21 years of age. Any reservation made under false pretenses will be subject to forfeiture of advance payment of rent and deposit as well as possible eviction. Behavior   Loud or unusual behavior is strictly prohibited. The Management Company reserves the right to evict, without refund, any person who creates a disturbance or become a nuisance. Violation of any property rules, including but not limited to the throwing or dropping of any object from patios and balconies, will result in an immediate eviction without refund.  Smoking   All residences are designated as non-smoking.   Pets  Pets are not permitted. Should a pet be found in any home without authorization, a $500 fine will be charges to the guest’s credit card and you can be evicted. Property  Parking The number of available parking spaces will vary according to each property. Many properties have restrictions for trucks, campers, boats, trailers, etc.  Do not park on the grass lawn or you may damage the underground sprinkler system and will be held liable and your car can be towed, pay attention to park signs. Barbeque Grills  Propane BBQ grills are available from the Management Company for rent. Due to Florida State Law, charcoal grills are strictly forbidden in screen enclosures. When there is a BBQ grill and the guest uses it, cleaning fee is U$60. Cribs,  Highchair and Sofa-Beds  Any additional requests for roll-away beds, cribs, and high-chairs are subject to an additional fee if possible. Pool  Heating & Safety   Guests acknowledge that lifeguards are not provided at the property’s swimming pool. Guests are responsible for the safety of themselves, their children, and their guests. NO reciprocal agreements exist between properties. Pools are for the use of property residents and guests only. There is an extra charge for the heating of pools and must be  pre-paid prior to arrival.  Pools will be cleaned weekly by staff. During this period there may be times when the pool must be treated, causing to be unusable by guests. This will be done according to the pool maintenance department schedule and cannot be scheduled according to the guest’s request. During some occasion when it rains or when screen doors are left open, bugs and debris may get into the pool. We have provided each pool with a net in case this happens.  Telephone  Service & Charges All residences have a telephone, which is not connected to a central switchboard. Local and toll-free calls are included with the reservation, and a pre-paid phone card is required for long-distance calls. For more information please contact our main office.  Lock-out Charge Should you be locked out of your rental residence during office hours, we will make every effort to provide you with a spare key at no charge. This beautifully furnished villa with approximately 3400 sq/ft air conditioned space is set in the prestigious retreat of Legacy Park and features three master suites, games room, and private pool. It has space for up to twelve guests across it’s five bedrooms and four bathrooms. It offers our guests executive accommodation approximately 20 minutes drive from Disney and only 25 minutes drive from Universal and International drive so it’s right in the thick of all the action. The space Living There are a total of three living areas in this home offering space and privacy when required, perfect for large groups. The main living room and the family room both have large flat screen TVs, complete with DVD players and Playstation, the other can be used for a bit of quiet time reading a book. Kitchen Meal times will be stress free in the large fully fitted kitchen with all the modern equipment you will need including fridge/freezer, oven, microwave, dishwasher, coffee maker, toaster, blender. Everything you could need to put your culinary skills to work. Kitchen table sits six, plus two on stools by the bar. Dining For those who enjoy formal dining, there is a seperate furnished dining area that seats six – perfect for a relaxing meal with friends or family after a long day. Bedrooms 5 bedrooms, sleeps 12. The vacation home has one huge master suite furnished with a comfy king size bed, large flat screen TV. The room is complete with large en suite including toilet, large bath, shower enclosure and twin sinks. The other two master bedrooms are complete with Queen size beds, flat screen TV’s and en suite bathrooms including toilet, bath with shower and sinks. For guests with restricted mobility one of the master bedrooms is situated on the ground floor. There is a twin room furnished with 2 single beds, and another with two full sized beds. Both are close to the upstairs family bathroom which has a toilet, bath with shower and single sink. Bathrooms 4 bathrooms, 3 en-suites. Half bathroom, located on ground floor. Games Room There is a full size pool table for everyone to enjoy located in the garage. Outside At the front of the home is off-road parking for two vehicles. Internet WI FI internet access is available at no extra cost, just remember to bring your laptop or tablet. Baby Equipment Complimentary use of a high chair and travel cot (pack and play). Location The Retreat at legacy Park is situated off HWY27; 20 minutes drive to Disney, 25 minutes to Universal and International Drive. The local Publix supermarket is just 3 minutes drive while the nearest Wal-Mart is only 5 minutes away Local restaurants and bars are only a few minutes up or down HWY27. The area has many golf courses to suite all standards of players. Other things to note *Pool/Spa heating is optional dependent on the time of year and recommended during the months October to April, if required it is charged at $33 per day. **Grill rental if required is charged at $75 per week.

If you still would like to heat the pool during cold conditions and it does not reach the desired temperature, we will not be able to offer a refund. The pool heater pumps have a safety system that prevents overheating of the element when the pump is working overtime in cold weather. It automatically shuts off briefly until the pump can regain its functionality efficiently. Keep in mind this service is optional and may not be available at times. • BBQ RENTAL - OPTIONAL - Cost: $75 All Stay • TRASH DISPOSAL Please place trash in the bench or bin daily to keep a clean home. • HOUSEKEEPING There is no daily housekeeping service provided in the rental rate.
