No refunds will be provided due to weather/snow conditions or inadequate preparation for winter driving. We also offer high speed internet throughout the home at 500 Mbps, perfect for remote work or streaming. Landscaping: During the spring and summer season, our landscaping crew visits the outdoor areas of the property for scheduled maintenance. They never enter the home and do their best to minimize any disruption. The current schedule for your stay will be included in your check-in message. Our trash pick up days are on Mondays. Each Sunday evening, our maintenance manager will come to the property to take the trash to the curb, and will return Monday evening to bring the bins back in.

The Living room features a stylish yet very comfortable couch, an overhead hanging lamp so you can relax and watch the Large Flat Screen Smart TV to watch Netflix or whatever your favorite streaming platform is. It is a cozy and inviting area adjacent to the stunning fireplace. Its a warm and comfortable retreat perfect for relaxation and entertaining. Inside the kitchen, you will find all the pots, pans glasses, silverware, plates and accessories you would need if you decide to cook for yourself! (However, there are lots of great restaurants nearby) The kitchen also has a blender, Coffee Maker, microwave, oven/stove, +Full size refrigerator/freezer. There is a large pantry for storage also! The kitchen features plenty of cabinet and counter space which makes meal preparation and cleanup a breeze The nearby Bar is set up with wine glasses and accessories to have the perfect drink. Right Next to the Bar/ Kitchen is the Dining area is spacious and designed for formal or casual dining. It features a large wooden dining table, surrounded by comfortable chairs upholstered in a neutral fabric. The LED Lighting above provides ample lighting for mealtime, while the large windows allow the natural light to flow into the space. A sophisticated and inviting atmosphere! Adjacent to the dining area is a desk/work area ( or you could decide to sit on the comfy bonus chair next to the desk and take it easy) The Primary Suite is at the south end of the home, with another bedroom adjacent to it. The other two bedrooms are on the north side of the home, separated by a hallway and a full bathroom. The Primary Suite is a luxurious and private retreat designed for relaxation. The room features a spacious Queen sized bed with plush bedding and pillows, creating a comfortable sleeping area. Large windows let in plenty of natural light, and the curtains are there t provide privacy and light control. There is an additional large flat screen Smart TV also with streaming apps available. There are two closets and an en suite full bathroom with a bathtub/shower. The next bedroom also features a queen-sized bed and is beautifully appointed for comfort and convenience. This and all the rooms have ample closet space for storage. Whether your guests are in town for a short visit or an extended stay, they will have a comfortable place to call their own. The third bedroom features a super comfortable full-sized mattress, and the fourth bedroom has two twin beds as well as a workspace. All of the bedrooms are set up for maximum comfort, privacy, and relaxation. The backyard is great for enjoying the many sunny days we have in Reno. It is currently wintertime but will be set up for entertainment with outdoor furniture this spring. There is plenty of parking with a private two-car garage, driveway, and street parking available. The home features a laundry room set up with a washer/ dryer + the full set up to do laundry as needed during your stay. In terms of amenities, we are set up with important items like: Towels, Kitchen setup, blow dryer, soap/shampoo/conditioner, paper towels, a blow dryer + more! The house is single story 1140 sf with 3 bedrooms (2 Kings, 1 Queen) and 2 bathrooms. The attached garage has been remodeled into living space and has a King size Murphy bed, as well as games. The garage adds 400 sf of living space, making the total living space 1540 sf. The Master bathroom has a pocket door to both the master bedroom and the hallway, so the guests can choose to have a private bathroom for the master, or a shared bathroom to the hallway. The attached garage game room has the king Murphy bed, a couch, and several games including foosball, darts, giant connect four, and many board games. The living room has a large 8 seat sectional couch and 60” TV. Between the living room and kitchen is a built in dinette that seats 8. The large kitchen will have everything needed to make a meal. We provide fully stocked kitchenware, and new appliances. The backyard is just off of the kitchen and has a BBQ, an 8 seat outdoor dining table, an 8 seat outdoor couch, and an 8 person HotTub. The house backs up to a somewhat busy road and there is some road noise in the backyard, but mostly only at rush hour. The house has all new windows, and the road noise is not heard much inside. The bedrooms are all at the front of the house and do not have any noise. The house is just off the freeway in northwest Reno. 10 minutes to downtown Reno, 30 minutes to Truckee, 45 minutes to Tahoe City, 1 hour to Incline Village. Immediately upstairs you will land into an open concept common area including the kitchen, the dining room and the living room ... this is where the fun happens. 🌲Off the dining room, you will see the main slider to access the upper-level deck which hosts a patio furniture set for 6+ and a fire pit with 4 additional seats on the opposite end. In the middle of the deck is the BBQ grill* and your grilling kit is available in the upstairs hall closet. At the end of the deck are stairs going down (these are steep) to the backyard and lower level. The backyard has plenty of space for activity. 🛌Down the hall from the common area, you will notice the 1st, master bathroom on your left which connects to the master bedroom in a Jack-and-Jill style. Continuing down the hall you have 2 bedrooms on the right, both extremely comfortable queen beds, with full closets.
