This cozy 2 bedroom, 2 bath home is located right in the middle of the DFW Metroplex, so it’s not far to go anywhere you want to visit. The Tex Rail station is a short walk away, so the train can take you to Dallas or Fort Worth and lots of places in-between. You can sleep 6 comfortably in the king bed, 2 full beds, and sofa bed. The kitchen is fully stocked, including a coffee bar for that cup of morning joe. There’s working space with a comfortable chair, and we are kid and dog friendly. The space The open concept living/dining room is ready for relaxing and entertainment. The comfy couch and wood burning fireplace sets the mood, along with a large smart TV with Netflix and Disney+, in addition to lots of free channels. Bring your own log-ins for other streaming services. A record player and a small, carefully curated collection of records, along with board games are there for your enjoyment. The first bedroom boasts a king bed and a large smart TV, as well as a large walk-in closet. It also has a convenient working space with a comfortable chair. The bathroom is just steps from the door. The second bedroom contains two full-size beds and there’s a smart TV in there also. The bathroom is en suite with a large mirror and plenty of room to get ready. The kitchen has all new appliances and everything you need to prepare and serve delicious meals. The coffee bar is stocked and we haven’t forgotten the decaf and a selection of teas. The washer and dryer and laundry supplies are available, as well as iron and ironing board. Guest access You will have access to the house, the yard, and 2 parking spots on the right side of the driveway. The garage is unavailable. Other things to note Though it is half of a duplex, it is very private, and once you enter the gate, you won’t see any neighbors. The yard is private and not shared with the neighbors. Our neighbors are quiet, and we ask you to refrain from loud music or noise so they will not be disturbed.

The pool is not heated, so it just depends on the weather and time of year, which can go either way. We have parking for 4 cars. The almost new detached hot tub is always on. There are a couple lounge chairs and there are stools around the outside covered patio table. Each bedroom has a TV, and there is one in the living room and 2 in the game room. The game room has the following: many arcade games, 8 foot pool table, foosball, and a Blackjack table. Close to shopping, groceries, and only 2 miles to a water park and golf. We are very close to North Richland Hills High School if you want to get distances to any venues. We are less than 4 miles to several parks.

Our cleaning team needs adequate time to clean and prepare the house for y'all so Early Check-In is on a case by case basis. Please ask and we will do everything possible to accommodate but fee may apply, otherwise check-in is 4pm ► Late check-out? - Due to high demand, our cleaning team needs the time to clean and prepare the house for the next guests. If you require late check out, it is $50 per hour after 11am, due to cleaning crew needs to bring in extra personal with late check out. Please request in advance and if we can accomodate it, we happy to! ► Are there coffee shops, restaurants and shopping nearby? - Yes! There are several chain restaurants 3-5 min drive but there’s also Texan local places, short 5-8 minute drive. There's also a Walmart Super Center and Walgreens close by. ► Can I book on behalf of a friend, family member or co-worker? - While we would love to host whoever you are booking for, we do need them to book for themselves with their own Airbnb account. (Please avoid the pool equipment and shed in the corner in the back of the property) - Guests can self-check in any time after 4 p.m. with a keypad and private access code. The code will become active at your check-in time of 4 p.m. Check-out time is 11 a.m. Other things to note - No party or large gathering - No unregistered guests are allowed on the property without prior host approval - Please utilize the garage and driveway for parking. Guests are provided with two garage remotes to keep in the car. - Pool heating is available for an additional $120 for the first night and $95 per additional night. Heating begins at check-in and heats up to 90 degrees. Pool heating is not available when the outdoor temperature is below 45°F. Payment must be received 24 hours prior. Please contact the host with any questions. - Spa heating is free. Spa heating is unavailable when the weather is below freezing. - Quiet hours are strictly enforced from 10:00 PM to 7:00 AM per a new city short-term rental ordinance **POOL & SPA RULE ** (Please READ this carefully) - 	No Lifeguard on duty; swim at your own risk. - Adults must watch children in the pool area at all times. -	No animals in the pool. -	No glassware in the pool or pool deck. -	No Diving. - NO LOUD MUSIC at the pool area at any time.
