Proceed south on 258 for 2 miles and our driveway is on the left, past the Keystone Safari sign- the driveway is on the left at the top of the knoll (our mailbox has two red reflectors and a green arrow on it). Our driveway is very long and can be rough depending on the weather. The driveway is solid, with a low area that can be wet at times. A Truck, SUV, or any all-wheel drive vehicle is best, a car could have problems during times of heavy precipitation. There is ample parking on sight. Other things to note You must be 25 years of age or older to book a reservation. We have a STRICT 8 guest limit due to the septic and hot water tank size and Airbnb insurance. Guests have full access to the two main levels of the home. Home use is for the up to 8 registered guests. No additional guests permitted over the registered amount. Additional charge of $300 per guest per night for any guests over the 8 using the house. If you have concerns about guest numbers, please consult with us in writing on the Airbnb platform to discuss. Our goal is to make this your home away from home and as comfortable as Grandma’s House. There is a separate upstairs 3bdrm unit available also if needed. The space You will be staying in an entire first floor of a two story house. “Grandma’s House” has 3 bedrooms, 2 full baths, a kitchen, dining room, two living rooms, a huge secluded fenced in backporch area with a fire pit. We also have a cozy front porch area available for relaxing. You will have two offstreet designated parking spots in the driveway. When you walk in, there is a living room which has a large sectional and a recliner to accommodate approximately 7 guests. There is a 60 inch Roku smart tv. You can log into any streaming apps you subscribe to. Next to the living room, is a dining room with a 6 seating table and two large chairs for additional seating. We also provided two high chairs for young children and a booster seat. The dining room also has a small Cofee Bar with a Keurig (k cups, sugar, creamers and a small variety of tea’s) along with a hot water maker and a juice maker. There is a bookshelf that has a variety of books, playing cards, and board games. Next to the dining room is a fully stocked kitchen with essentials to prepare meals or entertain. It includes a fullsize bed with a single bunk on top. There is a large dresser, small closet, a small desk with a chair, and also a USB charging station on the night stand. Through the kitchen and down a small set of stairs (5 steps that are slightly steep) is the second living room. It has two black leather futons for additional sleeping (with a charging port), a 55 inch Roku smart TV, a desk, and a fire place. Along side the 2nd living room is the 3rd bedroom. It is a King Suite; it has a king bed, small dresser, a chair, a large closet, luggage rack, a sound machine, and two night stands with a USB charging station. It is also next to the 2nd Bathroom which is a full bathroom; including towels, hand towels, wash clothes, blow dryer, curling iron, straightener, and handsoap. This area connects to the back patio and fenced in yard. The back deck has two lawn chairs and a 4 seater outside table. (Weather permitting) The back yard is fenced in and secluded. We have provided 6 additional chairs for aroud the fire pitt along with a propane grill and outdoor games. There is also firewood onsite for an additional cost. Guests will also have an option to sit on our lovely front porch that has an outdoor couch and two comfortable chairs Please be sure to register the exact amount of guests staying. There is a shared driveway, but you will have two designated off street parking spots. One parking spot will accommodate a full size truck and the other a compact car. Parking is not ideal. The space The home, aka The Ranch, is a custom-built, private home located on 14 acres of beautifully manicured land. The entirety of the property is yours to enjoy during your stay. The home is located about ¼ mi from the road, with a long driveway that provides both privacy and peace. KITCHEN: One of the stars of the house, the kitchen is located at the heart of the home. It’s a multi-leveled design with a separate eating area that overlooks the pond via a series of elongated windows. The kitchen is a fully equipped kitchen with an electric stove top, full size oven, reverse osmosis water filter, dishwasher, dishes, and silverware. We have a few plastic plates, utensils, and one highchair for the kiddos. LOWER LIVING AREA: Located off from the kitchen in one of two living spaces. It has a sectional sofa, a love seat with large ottoman, TV with Google TV, and deck access via sliding door. Note, there is a wood-burning fireplace, but for safety, it won’t be available for guest use. LOWER LEVEL BATHROOMS: There is a spacious guest half bath located just down the hall from the living area, and a full bathroom just across the hall with a jack and jill sink and rain shower. You’ll have access to luxurious shampoo, conditioner, and body wash in the full bath, along with depuffing eye masks. DOWNSTAIRS BEDROOMS: There are two bedrooms located on either side of the shared full bath. Each room has a queen bed, full sized closet, bedside lighting, USB ports, and view of the woods. DINING ROOM: Located on the upper level off of the kitchen, there is a formal dining space for larger families to enjoy meals and the view. UPSTAIRS LIVING AREA: Just a few steps away from the dining room, guests are welcome to enjoy the spacious second living area with two couches, a baby grand piano, and a desk and dedicated work space overlooking the pond. Note, there is a second fire place located in this room, though like its counterpart, is not available for use. MASTER SUITE: Located on the upper floor, the large master suite has a queen bed, dresser, and walk-in closet. Attached is a full sized bath with a separate toilet room, jack and jill sinks, and bathtub / shower. You’ll have access to luxurious shampoo, conditioner, and body wash, along with depuffing eye masks. SUNROOM / STUDIO: Located directly off the master suite bedroom, is a gorgeous space with floor to ceiling windows overlooking the property. The room contains yoga mats and meditation pillow, as the space is perfect for both! There is a pullout futon available for additional sleep space if needed. OUTDOOR AREA: The wraparound deck has a table for outdoor dining, a grill, and four adirondack chairs for peaceful lounging (naps encouraged). You’re welcome to explore the grounds, including a path around the pond, a bridge that takes you to the horse pastures, and the barn. THE BARN: While the barn is no longer a functioning one now that the horses have found other homes, you’re welcome to explore. We invite you to sit and enjoy the view from the memorial bench located just off from the barn. One of the most special spots on our property. Guest access Any door that is locked is off limits to our guests. The two fire places are also off limits. Otherwise, the property is yours to enjoy! Other things to note The property is a 5 minute drive to downtown Grove City (Broad St). We would not advise trying to walk as Cranberry Road does not have sidewalks. Spend your escape shopping downtown, exploring the outlet malls, visiting local colleges and universities, hiking trails at the stunning surrounding state parks, kicking back at local breweries, or simply relaxing in the quiet of our private estate.

Bedroom 2 is on the upper level (upstairs to the right) and has a queen Nectar bed and 32” Roku smart TV. Country setting surrounded by working farms. We offer a two bedroom home with very large screened-in porch. Enjoy morning coffee on the porch as you watch the cows come in. Very peaceful, quiet setting with large yard. Get a retro feel in the pink bathroom. Recently upgraded laminate flooring throughout the house. Eat on China plates in the formal dining room or use paper plates with access to a grill. Less than 15 minutes to the Grove city outlets and 6 miles to the state game lands. The space Two large bedrooms, a large living room and a kitchen/formal dining room without much clutter. Rooms are big yet cozy with 7’ ceilings. Bathroom is a retro pink and black with tile floor. Guest access Guests will have access to the entire house and yard excluding the garage. We do not allow use of the garage which sits under the house. Other things to note While there is Wi-Fi in the house, we are a very rural area, and it is spotty at times. We will not offer refunds if the Wi-Fi is down. Pets are allowed but you must clean up after them. If they leave a mess in the house there will be part of the security deposit kept to scrub carpets or do repairs. I also work as a teacher so have blocked days prior to listings so I can get the house cleaned. Kitchen does not have a stove however I have stocked a crockpot,roaster oven,elec burners, elec stove,toaster oven,microwave and air fryer to stay in and cook if you like or order in from door dash. We do live downstairs and often have company over but we have been hosting for over 3 years and noise has never been an issue. It's an old house and has some creeks but it is very cozy and everyone has positive feedback with their stay. Our home is close to GCC campus, Grove City hospital, Premium Outlets, 8 miles from SRU, 3 miles off Rte. 80. We have a quiet room on 2nd floor for your convenience and comfort. We often host parents in town to visit college students. You'll have a private room & full bath, access to the kitchen, & you're welcome to relax/work in the living room or on the patio. We'll afford as much privacy as you like. (Check house listing — Enterprise Rest!) Pack-n-Play (or 2nd bedroom +$20) on request. The space The guest room is upstairs and has both a queen bed and a single. It can also accommodate a floor pallet, a toddler bed, or a Pack-n-Play on request. The private full bathroom is across the hall. Our room and bath are down the hall. The kitchen is fully equipped and we have coffees and teas aplenty. You may relax in the living room, and we will afford you privacy. We look forward to hosting you during your visit to Grove City. If you ever need to rent the whole house, see our Enterprise Rest listing! (We do have an additional queen room, which may be available for an additional fee, if you need more beds/space. Other things to note We do live a little more than an hour away. In the winter months we will make every attempt to have the driveway accessible but if we do have a heavy snow storm it might be necessary to have 4 wheel drive to access the gravel drive. The farmhouse was rebuilt to the Inn you see today in the late 1980's. In 2021, its new owners, have remodeled once again to include all of today's modern amenities like WIFI throughout, smart TV's and new memory foam mattresses in every room, along with open shared spaces indoor & out. We hope guests can experience the elegance of a bygone era, while enjoying the luxury of today's comforts. Every room has its own shower, toilet & sink basin for your private use.
