Note that there are three retractable gates on the patio - you may configure these however you please to minimize or maximize your privacy. There is also a short fence so that you have your own private yard. Once inside the house, you will have a full kitchen and a living room with an open concept. Walk down the hall and on the left is the stylish bathroom with a convenient double sink. Then, the bigger bedroom with a king bed is on the left with the smaller bedroom with a queen bed on the right. Guest access Guests may use the outdoor patio, the entire basement, and the hot tub. Other things to note -Please note this is a basement rental - the owners live upstairs. However, you will have your own separate exterior entrance, and there is a lockable interior door separating the basement from the upstairs. There is also a retractable privacy fence on the patio and a permanent garden fence through the yard and across the patio, which together give you full privacy when you are outside. The only time you will ever really see us is when we are parking in the driveway at the same time. We will be as respectful as possible with footsteps and loud noises upstairs at all times. -We have a year old lab named Cooper. He will stay on our side of the yard given the dividing fence in the backyard, we just like to let our guests know before their stay. He might bark a few times when he first sees you, but will be fine after that. -You may be hesitant of the location as it is a bit far from the typical desired areas of the Denver metro, but we promise you will love this neighborhood! It literally has everything, is close to the mountains, and is as peaceful and nice as can be. You won’t regret it!

You’ll rest well in this 2 king bedroom and 1 bath basement level apartment with coffee bar/kitchette. This is our personal home; we live upstairs with our dog so I can be available for anything you might need to make your stay comfortable and memorable! See rules. Lic#378687 STR-R2026-002. The space You are going to love this super cozy and stylish AirBnB in Southwest Denver! The beds are divine and no one has to fight over who gets the king bed! Your stay is located about 5 minutes from South Broadway as well as downtown Littleton - both have fantastic restaurant/retail! South Broadway is the gateway into downtown Denver, boasts the FREE Englewood Trolley, and the Green Mile aka “Broadsterdam”! While I know you didn’t come to Colorado to stay inside all day, for your convenience there is a Smart TV loaded with apps - all you need to do is BYOL (bring your own login). This is the lower level of my home. Basement access through shared private entrance via backyard in a residential neighborhood. (You enter into the landing of the stairs down to your stay; there is a locked off door at top of landing where I can access my home as well.) *Seasonal decor may vary from original photos. Guest access You may park on the street in front of the house - one vehicle per bedroom. (Upon arrival, driveway parking can be arranged depending on weather and current personal use.) Walk up driveway to backyard gate. You will access the Southwest Sanctuary via a keyless entry (auto locks when closed). Backdoor of house on stoop, NOT garage. The backdoor door is semi-private as I may use it to access backyard while you are home. There are curtains that can be closed at the base of the stairs for your privacy and comfort and my home is blocked off by a locked door at top of stairs. The landing is shared. Other things to note This is a dog occupied home so if you are allergic to dogs or would be the type to complain if a random dog fur is found, this is not the place for you. While the dog does not reside in the AirBnB, fur is easily transferred by foot, HVAC, and laundry. I renovated my home to have a separate unit for hosting guests. It is a basement level unit, so noise can be transferred both ways. You must use stairs for access. Between the two bedrooms, there are varying pillow texture/firmness. Total of 8 king sized pillows; 4 standard, 2 down, 2 memory foam. Feel free to interchange as needed for your comfort. We have flush mount lighting and a set of both plug-in and wireless lamps throughout the unit, including a fun color party lamp. *For the light sensitive: Please tell me if you would prefer warm versus white/natural light bulbs so I can have them changed accordingly to ensure you’ll be pleased during your stay. Absolutely no smoking cigarettes/tobacco/cigars indoors. No paper 420 indoors. Smoking is allowed outdoors (please use ashtrays, not planters). New landscape coming in phases summer of 2026! Currently in progress. Use caution. -Do not touch old window in double window bedroom (driveway side). This will become egress Spring 2026. -There are 3 new windows (dining room, bathroom hall, double window bedroom) that you can open if you would like and they have screens so bugs cannot come in. -Do NOT use egress window unless in emergency! Do not leave the entrance door unlocked. You can deadbolt it at night if you would like. Handle auto locks when you leave. Hot tub is seasonal amenity (open Dec-Mar) with closing hours of 9:30pm. Absolutely no food, drink or smoking in the hot tub; sexual activity or nudity is not allowed. You must shower before using the hot tub. Any damage done will be your assumed liability if not previously reported/inspected. You must book your one allowed hot tub night. **Host reserves the right during extreme temperatures where hot tub could be closed for safety reasons** Gym equipment will be integrated for Fall 2026. Do not use (as is labeled) in one guest room. Any stay over 4 nights will require that you take out all recycle and garbage on the 5th day and every 5th day after. FYI: Our trash pickup day is Wednesday, so carts could be curbside Tuesday PM or early Wednesday AM. The couches are NOT for sleeping on! This Beautifully updated Lakeridge retreat is a perfect place for your Colorado stay. The home is located 15 to 20 minutes from either Downtown or the Rocky mountain foothills. This retreat has been updated and designed to give our guests the best experience possible. Inside you will find a French style kitchen, two Bohemian style living rooms, two unique and cozy bedrooms, and a fully furnished backyard oasis. There are smart tv's in every room and high speed internet as well hot water. This guest suite is located in South Denver's Harvey Park neighborhood. Harvey Park is a diverse, multicultural neighborhood blending city living alongside quiet, single family homes. This neighborhood is easily accessible and bustling with taco trucks, restaurants and the nearby Belmar shopping area. The space Our guest suite is located in the basement of the home where my wife and I live with our dog. The apartment is thoughtfully decorated and designed with a cozy living room with 2 couches and large TV, fully stocked kitchenette and complimentary coffee bar, custom banquette dining area with lots of pillows, stocked bathroom with walk-in shower, two comfortable Queen bedrooms with ceiling fans, and a dedicated workspace. Our home is located in a generally quiet neighborhood, and our fenced backyard runs parallel to a row of apartment buildings. The suite is accessed through our backdoor (in our shared backyard). Upon entering you and your guests will head down a flight of stairs into a shared foyer. We may enter the foyer area to gain access to our laundry and storage, but we generally stay upstairs. Our dog, Ash Quarantino, is a 6 year old, 80 pound black lab rescue. Occasionally, you may hear Ash barking, especially as you are entering/leaving the property. He’s a good boy watch dog and he will settle down as quickly as you do. Our dog, Ash, loves people, and you may see us playing with him in our backyard. He is never left unattended in our yard. He is very friendly with people, but does not do well with other animals and for this reason we cannot accept other pets at our property. Thank you for understanding! We take pride in the cleanliness of our space and personally ensure everything is ready for your arrival. Our space is equipped with a Shark Air Purifier to help keep the space free of allergens, pollutants and odors. Please excuse our front and backyard appearance as we pause renovations due to drought conditions. The yard is spacious, and welcome for you to use. There is a covered patio area with string lights, a round dining table and a gas grill. Guest access Our home has plenty of free street parking. Please fill the 2 spaces directly in front of our home before parking in front of neighbors. When you arrive, you can head through the gate to our shared backyard. Please be aware that we have Ring cameras mounted outside at our front door, above our garage door and aimed at our back fence/property line. Our neighbor also has camera that will verbally alert you of being recorded (they are friendly but a bit old-school). We will provide you with a key code to enter the property through our backdoor. From there, you will head down a flight of stairs into our shared foyer/fireplace common area. The same key code will grant you access to your private guest suite. Other things to note - This guest suite is in the basement of our home! We're pretty quiet but you will be able to hear occasional household, dog and/or city sounds. - No cleaning fees - Smoker, 4/20, Vaping and E-Cigarette friendly backyard - Free parking - Dog on site - Our neighbor has a slightly unwelcoming camera that announces it is recording you as you walk up our driveway. They are friendly, just committed to this level of security. We have chosen to ignore it and invite you to, as well. :) - If you need access to laundry - just ask! Our washer and dryer is in a locked space but we will do our best to accommodate your requests! - Our rental is only accessible from a staircase/ not suitable for those with mobility issues - sorry! - Hosts live on site but will let you initiate the amount of interaction that you prefer. (Happy to chat, or not!) - There is not an adjustable thermostat in the guest suite! We keep our home warm in the Winter and cool in the Summer & are happy to make adjustments upon request. The suite is essentially an apartment with 2 bedrooms, bathroom, kitchenette, dining, laundry, & spacious living space. It's perfect for families, groups, or couples to enjoy a Rocky Mountain getaway. The space Our guest suite offers all of the comforts of home. Separated from the upper level of the house, this basement-level apartment contains all of the following purely for guest use. 2 bedrooms - One room offers a king bed, electric fireplace, tv, and sitting area. The other room has a bunk bed with a double bed on the bottom and a single bed on the top. A pack n play is available upon request. Living room - Comfy couches and chairs, TV with roku, foosball table, and stylish finishes compliment the open layout. Bins of toys and a variety of board games are available. One couch has a hide-a-bed with a queen sized memory foam mattress inside. Kitchenette - Well stocked with small appliances for basic cooking: fridge and freezer, electric burners, microwave, waffle maker, Keurig coffee maker, rice cooker, blender, and crock pot. Dishes, glassware, silverware, and essential cooking tools are all available. Simple breakfast items are provided including cereal, milk, coffee, cream, granola bars, pancake mix, & syrup. We also stock the kitchen with a few beverages and microwave popcorn. Dining - Counter height table with 6 chairs extends if desired for more elbow room. A high chair is available upon request. Bathroom - Plenty of towels, shampoo, soap, toilet paper, and hair dryer are all stocked in the spacious 3/4 bath. Laundry - High capacity washer and dryer are available with free & clear laundry detergent. Deck - Outdoor tables and chairs are perfect for enjoying the Colorado sunshine. Hot Tub - Exclusively for guests, the hot tub seats 3-4 for a serene end to a day of adventure. Yard - You are welcome to explore our suburban homestead and play on the playground. Guest access Guests may park in the driveway. There is a flagstone path to follow around to the back of the house to access the guest suite door, which is located on a spacious Trex deck. Please note: Guests must walk around to the back of the house. Once inside the private entrance, there is a descending stairwell to enter the suite. Other things to note Since we live on site and have sensitivities to smoke, we ask that our guests respect our policy to refrain from any smoking, including 420 products, on any part of our property. Due to allergies, we are not able to host animals of any kind. We have a friendly Goldendoodle (hypoallergenic) companion dog that guests may encounter in the yard. Our house is within walking distance to great restaurants, pubs and more in Downtown Littleton. Downtown Englewood is a short drive away and a light rail station with connection to Denver is within a mile. The space You'll have a big living room with a 55" TV, a comfortable seating arrangement and dining area as well as a fully stocked kitchen with bar stools and an eating corner. Each room includes its own smart tv, hangers, surge protectors and usb ports for charging as well as blackout curtains. The house has evaporative cooling and each bedroom has additional AC units and ceiling fans. The exterior has a table and chairs to enjoy eating outside. There's a retractable shade you can use to protect yourself from the sun. Guest access We have a smartlock so you are free to check in any time after 4pm and have easy access throughout your stay! Other things to note Teresa and I live (and often work) in a separate unit downstairs, so if you see us out and about don’t be afraid to say hi! Conveniently situated in a central location 15 minutes from Red Rocks Amphitheater, 15 minutes from Downtown Denver and close to Route 6 and HWY 70 for mountain adventures. My home is a top floor, end unit so you will only share one wall with neighbors. The whole space is yours! Including a private, designated parking space. Within a mile of multiple grocery stores, liquor stores, and lots of shops and restaurants. 420 friendly; keep all cigs outside! The space The condo is a top floor, end unit featuring stunning windows in both the living room and the bedroom that reach up to 16' high! Also, a private balcony that looks out to open space. Tons of natural light, that I hope you will enjoy as much as all of my plants do that will welcome you to the space! *Please not there is not elevator and stairs are the only option to access my home* From the bedroom, enjoy sunsets overlooking the mountains, with Long's Peak in the distance on a clear day. From the living room, look out into the trees. The galley kitchen opens into the rest of the living space making it feel less galley and more open. All brand new appliances and a dishwasher, which guest are more than welcome to use. My second bedroom acts as a gym, but I also have a deluxe queen-sized air mattress for more than 2 guests, or a full sized air mattress for a single extra guest to not take up too much unnecessary space in the room. My home is not one of those sterile Airbnb's, as this is my home that I like to share with guests as if they are staying at a friend's home. I leave condiments in the fridge so guests can help themselves to every day necessities without needing to purchase those little extras during their stay. Please help yourself to anything you see! Within the home is 420 friendly, but I ask that you please keep it off of furniture and the bedroom. Please kindly keep all cigarettes outside and in the provided ashtrays to respect my space, and neighbors'. While the home does not have central AC, I do have the window units in May through September to help the space feel more comfortable. I hope you can enjoy my little treehouse as much as I do :) Guest access A car is best for this part of town, however, Uber/Lyft is also readily available. Approximately 15 minutes from Red Rocks and 15 minutes to Downtown Denver. There are two grocery stores and two liquor stores within walking distance in either direction. Green Mountain hiking and mountain biking area is within 10 minutes drive, and the open space offers plenty of quiet space for walking in the neighborhood with a paved walk trail that is just under a mile round trip. Belmar Shopping Plaza is an 8 minute drive away as well, which has all of the big stores (Target, Nordstrom Rack, etc) as well as a movie theater, and restaurants such as, Lady Nomada, a personal favorite. Other things to note My home is 420 friendly and guests are free to consume inside the home; HOWEVER, anything that is cigarette-related including the wraps must be consumed outside. Kickback and relax while enjoying the privacy and shade provided by the glorious trees that surround this mid century modern. There are only a 178 Cliff May's in Denver, and they are truly unique and sought after. Enjoy a little taste of California right in Denver! Please note this is a peaceful quiet neighborhood, so no parties are allowed, and the hot tub closes at 10pm. The space My MCM is under 900 square feet. So its small, but cozy. The large windows bring in a ton of light. The California style home has indoor/outdoor vibe. The courtyard acts as an additional living space. The outdoor firepit/entertainment area closes at 10pm. The neighborhood is clam and quiet, therefore I don't allow additional night time guests, and the hot tub closes at 10pm. If I received a neighborhood complaint, your reservation will be cancelled with no refund. Guest access The guest has access to the entire house, and the outdoor area. Including the courtyard entertainment area and backyard (hot tub area). I have neighbors close by, so the outdoor area closes at 10pm on weekends and 9pm on weekdays. Other things to note I don't not allow parties. My neighborhood is peaceful and quiet. So out of respect for my neighbors have strict quiet hours after 10pm. (9pm on weekdays). Meaning all outdoor activity is done by 10pm. Hot tub closes at 10pm. 9pm on weekdays. If I receive a complaint, Airbnb will cancel your reservation and you will not receive a refund.
