The waterfront, beach, and dock are located below the parking area and are completely private for guest use only. The dock includes a covered boat slip for guest use. The slip accommodates boats up to 22’ without a wake tower. If your boat has a wake tower, you can use the exterior cleats, and the dock can accommodate boats up to approximately 26’. Neachen Bay is known for its calm, protected waters, making it ideal for docking and water activities. Paddle boards are provided for guest enjoyment (use at your own risk; life jackets recommended). Grocery delivery via Instacart is available to the home. If guests include a tip and clearly note the 65 stairs in their order, deliveries can be brought directly to the front door, helping make arrival and your stay more convenient and hassle-free. Hutton’s General Store is just 1 mile from the home and perfect for last-minute groceries, beverages, ice cream, and homemade sandwiches — an easy and convenient stop during your stay. It is the responsibility of all guests and members of their party to be familiar with all policies pertaining to rental.  RENTER REQUIREMENTS For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit card holder. This person is considered to be the guest. All other persons involved with the rental are considered to be the guest's invitees, and all discussions regarding reservation, cancellation, and damage policies will be discussed with the guest, not the guest's invitees.   DOWN PAYMENT/ PAYMENT Final payment will be required prior to checking in to your vacation rental.  DAMAGE POLICY As a condition of the rental of all vacation properties, NW Hosting reserves the right to charge the guest's credit card for any and all uncovered guest/invitee-caused losses and damages sustained to the vacation property throughout the duration of their period of occupancy. In the event of any uncovered guest/invitee-caused loss or damage to the vacation property, including, but not limited to, undue cleaning, eviction, service calls, service charges, fines/assessments, repairs or replacements, plus all applicable taxes, NW Hosting is hereby granted the right to charge the guest's credit card. By written or electronic endorsement of this agreement, the guest hereby agrees to pay for all such charges, as defined above and on the proceeding pages.  UPON ARRIVAL If there are concerns or issues with your rental property, please immediately contact our office (leave a message if there is no answer). No refunds or considerations are given unless we are notified of problems during your stay.  EMERGENCIES/ MAINTENANCE In the event of a problem getting in the vacation rental or if there are problems with condition or functionality of the vacation rental, please immediately contact the NW Hosting office (leave a voice message if there is no answer!) If it is after office hours, we will make every effort to return your call as soon as possible.  ARRIVAL TIME Check-in is at 4 pm. Early arrival may be arranged, pending other reservations and the housekeeping schedule. Please contact us prior to your arrival to make these arrangements. Unless you have specifically arranged for an early arrival time, please do not arrive at the property before your scheduled check-in time.  DEPARTURE TIME Check-out is at 11 am. Your prompt departure is appreciated so we can prepare the vacation rental for any incoming guests. A late departure may be arranged, pending other reservations and the housekeeping schedule. If you have not arranged for a late checkout, you may be charged a fee for each hour beyond 11 am you are still on the property, at a minimum of one hour.   CANCELLATIONS  Power/weather-related cancellation: NW Hosting does not issue refunds due to acts of nature such as weather, road conditions, snow conditions, power outages, or forest fires.  NUMBER OF GUESTS Change in number of guests/conduct of guests: guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. Unauthorized people at the vacation rental at any time could result in extra charges for each additional guest, in addition to any and all damage, disturbance, and cleaning charges. The rental is not intended for parties, or gatherings at any time of anyone except those who have paid to occupy the property. Exceptions are made on an individual basis - please contact NW Hosting for prior approval. If there is excessive noise or music, any illegal activity, or evidence of a violation of these policies (aka a party), you may be asked to vacate the premise without any refund and additional charges will be assessed, at a minimum $1000. Please inform us of any change in the number of guests before your arrival to avoid these charges and so the cabin can be prepared appropriately for your group. No exceptions or refunds are given for changes in the number of guests after your arrival.   ANIMAL POLICY  Unless otherwise stated, this home is not animal friendly at the request of the owner. All animal-friendly properties will be assessed a fee of $100 per reservation. We ask kindly that you pick up after your animal including waste.   LINENS & TOWELS Towels, sheets, pillows, and blankets are not meant for outside use.   SMOKING Smoking is not permitted in any NW Hosting property. If there is any tobacco smell in the cabin after your departure, you will be charged a cleaning fee. Oil lamps and incense are not permitted due to the long-lasting odor. If these policies are violated, there will be a charge for excessive cleaning.  PLUMBING Do not put any feminine products in the toilet. Plungers are provided if a clog occurs. Please do not pour grease down the drain.  RIGHT OF ENTRY Guest(s) agree that NW Hosting reserves the right to enter the rental property at any time to investigate disturbances, check occupancy, check for damage, to make such repairs, alterations, or improvements as we may deem appropriate.  SECURITY & SAFETY RISKS Always lock doors and windows when you leave the vacation rental! We have a large open living space, kitchen and deck (with a hot tub) overlooking Cd'A Lake & Tubbs Hill Park. The house is perfect for families with kids as the upstairs space is a great play area & has low ceilings. The space Our 90 year old cottage has 3 bedrooms, and two baths. The sizable fully stocked kitchen and large living area both look out over the lake. Our little lake cottage has been extended over time to over 1,700sqft. The large outdoor deck overlooks the lake and Tubbs Hill; it includes a hot tub and barbecue. The sleeping areas include one king bed, one full bed, a futon, and three twin-sized beds. Particularly note the entrance and low overhead for the small 3rd bedroom (two twins), also there is no bathroom on the 2nd floor. To relax after a long day in the outdoors we also provide a full entertainment system with LCD TV, sound system (yes, you can plugin your own device!), unlimited streaming movies/TV via our provided Netflix subscription, AppleTV, and a DVD player. Note only basic cable is provided. The Cottage is set up well for families, with lots of open play space. Board games and books have been provided for all ages, beach toys and beach towels. We also have gates and a pack n' play available. *Please also note the 3rd bedroom is a small finished attic room, on very hot days we provide an in-window A/C unit which sits on the floor. Also, please note there is no built-in clothing storage, however we provide luggage racks. Located on the quiet side of downtown our Cottage is a short walk to the downtown center of Coeur d'Alene. Just off Sherman Avenue you will find coffee shops, restaurants, wine tasting, shopping, live music and a vibrant art scene. As you walk past the downtown core, you’ll find the City Park; Public Beach (with stationed life-guards); the popular Fort Sherman Playground; and boat, jet ski, kayak & canoe rentals. Lake cruises, seaplane tours and para-sailing are also popular summer activities for hire. The area also includes several golf courses, ski resorts, water parks and the popular Silverwood theme park. The deer love the area as much as we do so keep an eye out for them. Kayaks, a paddle-boat, inflatables and a canoe are available to enjoy on the water. The water area is a shared space with multiple families, so a family-friendly, respectful environment is an expected priority to both guests and owners. Boat mooring is available for one boat. Guest access Our cabin is located 100 yards back from the water. To access the beach, you will walk down a short road to the dock area. The dock area is shared by five houses. Please no more than 10 guests at the beach area. Moorage - The concrete, side-tie dock to the left when facing the the water is your docking area. You are able to dock there or pull your boat up for drop-off. The Fire Pit - The fire pit directly below the house is for your private use. We have provided a few garbage cans for your convenience; however, we kindly ask that when you go for day trips, you take a few bags to the local lake garbage refuse areas. No refunds or considerations are given unless we are notified of problems during your stay.  EMERGENCIES/ MAINTENANCE In the event of a problem getting in the vacation rental or if there are problems with condition or functionality of the vacation rental, please immediately contact the NW Hosting office (leave a voice message if there is no answer!) If it is after office hours, we will make every effort to return your call as soon as possible.  ARRIVAL TIME Check-in is at 4 pm. Early arrival may be arranged, pending other reservations and the housekeeping schedule. Please contact us prior to your arrival to make these arrangements. Unless you have specifically arranged for an early arrival time, please do not arrive at the property before your scheduled check-in time.  DEPARTURE TIME Check-out is at 11 am. If you have not arranged for a late checkout, you may be charged a fee for each hour beyond 11 am you are still on the property, at a minimum of one hour.   CANCELLATIONS  Power/weather-related cancellation: NW Hosting does not issue refunds due to acts of nature such as weather, road conditions, snow conditions, power outages, or forest fires.  NUMBER OF GUESTS Change in number of guests/conduct of guests: guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. We ask kindly that you pick up after your animal including waste.   LINENS & TOWELS Towels, sheets, pillows, and blankets are not meant for outside use.   SMOKING Smoking is not permitted in any NW Hosting property. If there is any tobacco smell in the cabin after your departure, you will be charged a cleaning fee. Oil lamps and incense are not permitted due to the long-lasting odor. If these policies are violated, there will be a charge for excessive cleaning.  PLUMBING Do not put any feminine products in the toilet. Plungers are provided if a clog occurs. The 2nd bedroom is a queen bed with a spacious closet for your wardrobe, a dresser and ceiling fan to keep you cool during the summer nights. The 3rd bedroom has a bunk bed set up with a Full on the bottom and a twin on the top. This also includes a spacious closet and ceiling fan along with a dresser for extra storage. There is a desk/workstation in the main living area. The entire house has forced air heat, air conditioning, and a gas fireplace in the living areas. Our outdoor deck has a gas grill and seating.
