The pool is available for use year-round, but if you want to heat it, there is an extra daily charge of $100. However, pool heating is not an option during the winter months of November, December, January, and February. Please be aware that at such low temperatures, we cannot guarantee the pool water will warm up enough for comfortable swimming as it cannot retain heat. Additionally, during inclement weather, we cannot guarantee the pool can be heated to a comfortable temperature. Refunds will not be provided for inclement weather. We are not liable for circumstances beyond our control that may render the Jacuzzi non-operational upon your arrival. In such an event, a refund of $50 per night will be issued. Keep life simple while restoring at our peaceful and comfortable centrally-located home with a private fenced yard and an old-school kitchen ideal for gathering with old friends, extended family or for a personal retreat. Walking distance to amazing trails as well as Whole Foods and a host of great restaurants. Mountain biking, pickle ball, volleyball and tennis courts, a skate and mountain biking park and our community pool with epic views are all nearby. EV charger available! The space Our cozy home features a large great room with a Mexican-tile kitchen, vaulted ceilings, and a wooden deck. The main floor features a master bedroom with a king bed and en-suite bath, fireplace, and deck. There is a large guest bedroom with a queen bed, work desk, and a full bathroom with a walk-in Mexican-tile shower. Downstairs is a separate, lockable apartment with one bedroom (queen bed) and kitchen. Additionally, there is a fold-out sofa that sleeps two. Each level has its own floor-level parking area. The private, fenced yard is great for pets. There are two dedicated desks for working; one each in the upstairs and downstairs bedrooms - plus a mini desk that goes anywhere. The home features two fireplaces, but please note that we do not allow fires. We have provided some beautiful pillar candles for atmosphere! We also have an upright piano that you are welcome to use. We have a brand-new HVAC system with separate thermostat controls for upstairs and downstairs, for your comfort and convenience. Guest access You will have access to the entire house. You can also book the downstairs unit separately. Other things to note The entire house is yours. You can use the same-level parking on both levels. The Spa technician comes Monday typically between 9am and 12pm to service the spa, and often checks the cleanliness of it on Friday afternoon to keep the hot tub clean for guests. No action is needed, he will walk around through the gate and wont be there long. Just don't be surprised! Sedona is a desert, so there is an abundance of wildlife, bugs and pests. We pull every stop with pest control and deterrent, however, there will always be a presence outside our control. We recommend to leave gates, doors, and screen-less windows closed. Since we cannot control or guarantee their immediate assistance on spa issues we recommend you do not book the home based solely on the use of the spa.
