During quiet hours no music or noise should be heard at the property line. Noise should be at low to moderate levels during the daytime. Overnight occupancy is anyone on the property after 10 pm and should not be more than 16. We care a lot about maintaining good relationships with our community in order to offer these amazing vacation properties to our guests, so we appreciate you following these rules during your stay. POOL|SPA: Pool/spa: $150/daily fee (to include spa) to 82 degrees. (More heat is an additional fee); $150 per day for 86 degrees. There is a controller to turn on spa and lights on the wall beside the sliding doors. Landscaping - Wednesdays and Saturdays Spa on demand only: $40/daily to 102 degrees or can be adjusted to 104F as per request. (On demand only and must be turned off after use) Gas prices are at an all time high entering the new year, and we do not profit on these fees. If you need the pool heated upon your arrival, let me know at least 24hrs in advance. We can have it ready for your arrival at that time. Pool heating time varies depending on outside temperature. Pool fee can not be refunded unless heating issue is due to a problem with equipment. Pool and spa can not be heated at the same time. If one is heating, the other one isn’t. Please notify us when you are finished with the spa or turn it off at the spa controller so that we can keep the heat going in the pool. Payment can be made via Airbnb or another form of payment. **Most of the year, heating is not needed except for the winter months upon request. Behind it all, a half-acre of grass provides space for soccer, frisbee, or simply lounging under the desert sky.  The Property Owner will consider pets. However, pet acceptance is not guaranteed and is subject to owner approval and pet fees apply if the pet is approved. If approved, it can not be left unattended in the unit.If you bring an unapproved pet, fines apply, and you will be made to leave with no refund. If your pet is approved, it cannot be left unattended in the unit.  We work with the top 3 pool cleaners in the desert, despite that, the desert can have high winds that can turn a perfectly clean pool into a dirty pool in 10 minutes or less. Please report and we will send a pool cleaner as soon as possible. We also try to keep pool skimmers on site at all of our homes. There is the possibility of boatman bugs in the desert, they are completely harmless but can fall from the sky, generally there's a chance for them in August and September, while they can be killed and removed when they are falling from the sky, they will return minutes after treating. There can be sand storms in the desert. While we can promise a pool cleaner will clean the pool 2-3 times per week, we cannot control acts of god, nor are they grounds for cancellation.  ​​​​​​​*Please note if your stay is 28 nights or more, you will receive a $500 utility credit for gas and electricity, and you will be responsible for gas and electricity bills over $500. It heats up about 3 degrees per hour and it can get down into the 60's during the winter so if you want it heated upon your arrival please keep that in mind and notify us. October Through the end of May the charge is $200/day if pool heating is paid upfront for every day of the stay or $250/day if not. Most resorts heat pools into the low 80's we allow guests that pay for pool heat to heat pool to the mid-80's. Please keep in mind, mid-winter, larger pools will have a hard time even reaching mid-80's, pool temperature is not guaranteed, however, generally low to mid 80's is common, even mid-winter.  Pets are subject to owner approval and may or may not be approved. If they are approved a pet fee applies. Please inquire with breed, age, and weight of your pet prior to booking. If your pet is approved, it cannot be left unattended in the unit. No Cats Allowed.  The desert has extreme temperatures, including sustained daytime temperatures of over 100 degrees. With such high temperatures, ACs can struggle to cool homes by more than 25 degrees. Boatman bugs are common in pools with biologically safe water. If food is left out, ants will come, and if doors are left open, flies will come. These are a part of life in the desert and not grounds for a refund. We use the top pest control, pool cleaners, and home cleaners in the area. Please contact us if you have an issue, and we will do our best to assist. When it's windy, a perfectly clean pool will not remain perfectly clean for long  Cancellation policy and procedures  Our goal is to keep our prices as competitive as possible, in order to keep them competitive it's important that we avoid the losses that come from cancellations.  Owners of these properties depend on the income and last-minute cancellations result in lost revenue through vacancy and lower prices.  For those that don't like the risk that comes with cancellation policies, we strongly recommend you look into travel insurance. We can recommend one for you.   If you didn't purchase the travel insurance offered by the booking channel, or the one we recommend, you will likely not get any refund.  To ask for an exception to our policy you must first cancel through the booking channel. Exceptions are up to individual owners and are very rare. Your best chance is to ask for a credit to be used for a booking for the same property.  The credit can to be used within the window you cancelled. Ie. If you cancel 3 days before your stay and the owners payout is $4500, you didn't purchase travel insurance you may ask for a credit to be used to reserve the same property no more than 3 days before the drag you want to use the credit for.  Example request.  "I had to cancel because my kids are sick. I didn't purchase the recommended travel insurance. My stay is 3 days away. I'm requesting a credit for the owner payout amount to be used to reserve the same property 3 days before our stay.
