Many of our residents enjoy meeting visitors and providing tips on activities and restaurants. VISIT LIKE A LOCAL: If you extend your visit beyond the weekend, you will see the large amounts of litter and trash left behind by visitors. Here are some tips to help you and your family preserve our natural playground for the next generation. LEAVE NO TRACE: Simply put, whatever you take into the forest, bring back out including broken sleds. DON'T LITTER: There are dumpsters located at all trail-heads and picnic areas. If a bin is full, find another. Animals will tear bags open and spread trash throughout the forest. KEEP OUR COMMUNITY PET-FRIENDLY: Please remember to keep your dog leashed and always bag your pet’s waste, placing it in a dumpster. Leaving your pet’s waste in a bag on the side of a trail is littering. KEEP THE PEACE: If you are going to listen to music while hiking or enjoying the lake, use headphones instead of a bluetooth speaker. RESIDENTIAL FIRE PIT & BBQ: Open fire pit permits are not permissible at short term rental properties. Gas / propane, charcoal, and wood pellet barbecues are permissible with proper briquette disposal. DO NOT EXCEED THE STATED OCCUPANCY: Do not exceed the stated occupancy at any time during your stay, including temporary visitors. NO PARTIES ALLOWED. DO NOT EXCEED THE VEHICLE LIMIT: The maximum number of vehicles permitted to be at the property at any time, including temporary visitors, is on the exterior sign. NO PARKING IN STREET OR YARD: Parking is only permitted in the driveway, designated parking spaces, and garage. This includes trailers and recreational vehicles. NO MUSIC OR OTHER SOUND AMPLIFICATION 24/7: Amplified sound and music is not permitted to be heard beyond the property line 24/7. Sound amplification is permitted indoors, as long as the sound cannot be heard from neighboring properties. Close your windows and doors to avoid noise carrying beyond the property line. QUIET HOURS BETWEEN 10 PM TO 7 AM: Noisy indoor and outdoor activity, including use of the spa / pool, is strictly prohibited after 10 PM and before 7 AM. Remember to close your windows and doors to avoid noise carrying beyond the property line. RESPECTFUL PET MANAGEMENT: Be courteous to the neighbors. If your dog is prone to excessive barking, take them with you when you leave your rental. When in public, please make sure your dog is leashed and under control at all times. You will find that Big Bear Lake is very dog friendly! TAKE TRASH TO CLEAN BEAR SITES: All trash need to be taken to one of the city’s local trash sites (visitors will be asked to show proof eligibility, such as a rental contract), or trash must be placed in a Big Bear Disposal issued trash receptacle located on the property. Do not store trash outside. Clean bear site trash locations are 41970 Garstin Drive and 39690 Big Bear Boulevard. CONSEQUENCES: Unfortunately, a few of our guests refuse to extend common courtesy and neighborly behavior toward the guests and residents around them. For those guests who have come to party and disrupt the peace and tranquility of the neighborhoods, there are costly and severe consequences. Luxury plank waterproof flooring throughout common areas, with new carpet in bedrooms. Two bedrooms on the main level provide a stair-free experience if needed. Bedroom 1 (Primary, main level)- King bed, nightstands, dresser, smart tv, ceiling fan, walk in closet, access to primary bathroom and direct access to the indoor spa. Bedroom 2 (main level)- Queen bed, side table, window seat, ceiling fan. Bedroom 3 (upstairs)- Queen bed, twin/twin bunk bed, bay window bench, rocking chair, built in desk, drawers, and ceiling fan. If there is wood left behind, feel free to use it! Mudroom/storage- Just off the main entrance. Perfect to unload, and keep all your gear close, dry, and organized. 8 oversized lockers, benches for ease of gear removal, and boot trays. Medium & large dog kennel are available for your furry friend. Laundry area- Located on main level next to the storage room. We provide laundry pods. Game room (loft upstairs)- Perfect for an extra space to lounge. Full sized pool table, pinball machine, multi arcade machine (not in photos), electric keyboard, and telescope! Windows open up to the lower living room. Sofa, two swivel armchairs, electric fireplace, and smart tv to stream your fav apps. Access to the balcony via sliding door(pictures coming soon). Sleeping space #5 is in this room with a bookcase dividing the space. Keep in mind, we clean up pine needles and remove weeds 2x a year. Please set the proper expectations as tree sap, pine needles, leaves, and twigs will be present on the property. Front yard- small grassy fenced area with the front porch and park bench. We have a 3rd party landscaping company that maintains the grass. We will always do our best to let you know if they are scheduled during your stay; however we cannot guarantee notice. Back yard- Just off the back deck. Large grassy area is fenced with 3-foot iron fencing. There is a gate leading out to the lake/beach/dock. Please be mindful of children and pets. This is not a deep-water area. Plastic lounge chairs and picnic table to enjoy the lake vibes. Deck/patio- Access from the spa room & kitchen. Overlooking back yard and lake. Iron dining table for 6, small side table for 2, two lounge/sun chairs, and grill attached to gas line. No need to worry about propane refills or swaps! Spa- Enjoy a soak in the indoor 6 person spa. Access via primary bedroom and main living area. Spa room overlooks the back deck. Windows open to provide ventilation. Maintained after each guest reservation. Please keep in mind as a rental the chemicals will be higher than a personal home spa. Longer stays, we will schedule the spa maintenance once a week. Spa hours are set for 7am-10pm only. This is a city rule for rentals. We provide 16 spa towels, not for lake use. Dock- Dock is not in a deep water area. Seasonal use only. The dock is removed during winter months by lake services. If the dock is important during spring or fall bookings please reach out to ensure it is out. Outdoor wood fires are not permitted due to high-risk fires. Parking- No garage access. Total parking is for 4 vehicles only in the flat asphalt driveway. Heating- Central heating & wood burning fireplace. Air conditioning- Please note that most homes in Big Bear do NOT have air conditioning. This area does have many tall trees, it is insulated well, along with portable fans and being lakefront. It helps keep the home cool, but not cold. Please open windows at night to let the cool night air cool the home. This home allows 2 dogs with non-refundable pet fee($100 per pet, per stay). Pet fees do not cover damage, failure to clean up after animals, or excessive shedding. Please do not leave pets unattended unless in a kennel/crate. Please note this home has short iron fencing, please ensure your dog’s safety by walking the perimeter. Here is some information about the house, guidelines, do's/don'ts, tips and tricks. 🔥 Fireplace Etiquette & Safety To help you enjoy a cozy stay, we provide one 4-hour burn log per reservation. These logs are clean-burning, easy to light, and perfect for simple, low-maintenance fires. If you’d like to enjoy more fires during your stay, we kindly recommend bringing or purchasing additional burn logs—they’re inexpensive, widely available at local stores, and keep cleanup minimal. Fire Starters We provide a shared basket of small fire starters for all guests to use. Please be considerate and use only 1–2 fire starters per fire. They’re designed to work efficiently, and using more than that isn’t necessary. Important Fireplace Rules 	•	Always close the spark arrester to prevent sparks from escaping the fireplace. 	•	Hang all fireplace tools back on their hooks after use. 	•	Never leave a fire unattended. 	•	Ensure the fire is completely out before the last person goes to bed or leaves the house. ❄️ Winter weather & power outages : it is required to carry chains in your car during the winter months . Please be prepared for inclement weather . (Buy chains in advance.) No last minute cancellations or refunds due to weather. The city has been turning power off due to reducing wildfire risks. It is random and last minute . We will not refund for power outages - but will make sure you're comfortable and taken care of . THE GYM: Enjoy a work out, a sauna and some relaxation in our newly renovated gym. *No children allowed unless supervised by an adult. *Must wear shoes on the treadmill. *Do not wear shoes in the sauna. Wear spa/work out clothing in the sauna. The sauna takes about 30 minutes to warm up. Please turn off after use. Please use caution. *Do not use the reformer unless you are experienced and know what you are doing. You can find good reformer work outs on YouTube to follow along to. We have all the equipment that goes with it if you want to do an advanced workout. *Do not move any of the heavy equipment like the reformer, treadmill & rower. *Please wipe everything down after use with the provided spray and paper towels. *Please put mats and everything back where you found it. *We have jump ropes, weights, battle ropes, plyo box, trx, aerial hammock, yoga blocks & mats, & more. THE SPA: The spa takes time to heat so plan ahead. * Unclip all four clips, 2 in the front & 2 in the back before taking the cover off. * Flip the front half back then flip the entire thing into the slot behind the spa. * Please rinse your body in the downstairs shower before use. * Please use provided spa towels in the basket by the patio door. Do not bring white towels outside. * Please use caution in the spa and be careful getting in and out. * Please dry off entirely before going into the house so you don't get the tiles wet and slippery. * Please cover and clip the spa shut after use. * Keep spa locked around small children. * No children in the spa unsupervised by an adult. * Keep quiet hours 10pm to 8 am. The city will fine you for noise. OUTDOOR DINING: * Please use the non breakable dishes, cups, stemware outdoors. * Please clean up the grills for the next guests. * Please make sure the gas is turned off of the grill and the fire pits. * Please bring in all patio furniture after use so it doesn't blow away or get too dirty. PARKING: We are allowed to have 7 cars according to the city. The parking spaces are very specific. You may park 2 in the garage, 2 in the driveway at garage level and 3 down the long driveway on the side of the house. * Do not park in the street or in the neighbors car ports. The car port to the right of our house looks like ours but it is not and they will call code and give us a citation. * Do not park in the city easement. The city own 15 feet from the roads edge. It looks like our driveway but it's for cars to pass each other and snow plows. * Do not exceed 7 cars or you will likely receive a citation from the city. They are very strict about parking. * Use caution parking down the long side driveway if icy. Please do not park there unless you have gotten out of your car and assessed the situation thoroughly. The driveway is pretty sloped at the top and we are not responsible for you sliding down the hill. If you want to park there and the plow hasn't been through, feel free to shovel it out. AGAIN, make sure it is not icy, black ice or hidden ice. FIRE PITS: * Press and turn the knob on the fire pit to ignite. * NO FOOD can be cooked over this flame as it will put gas chemicals in your food and ruin the fire pit. * Turn off on the fire pit by turning the knob. TURN OFF GAS under the fire pit. GOOD NEIGHBORS: There are a ton of rules in the city of Big Bear Lake. We have to work together to keep Airbnb alive here by both aligning and abiding by the good neighbor laws. I’ll have these printed in the house but also send to you after booking. But they are: no parties, no noise, no parking in the street, no unregistered guests, no noise in the street etc. You will need to sign the Good Neighbor agreement before your stay. They are just for looks and we have so many pillows with pillow cases for you to sleep on. * Please be super kind to our neighbors, don’t leave any trash, keep the quiet hours and drive slow through the neighborhood. Hiking/Mountain Biking/ Skiing: If you take a right out of the driveway you will read a bunch of folders about 1/4 of a mile up on your right. This is the entrance to all the trails. You can skid down to the Mountain from there, or hike for miles. Please bring your water and a map and have the best time. We have boot warmers and board/ski holders for your gear. HOUSE CARE: If anything in the house seems out of sorts or in low supply please let us know right Away. We do our best but sometimes the housekeepers can be human and miss something! *Please turn the heat down to 50 in the winter months so as not to burn unnecessary heating energy. * Please turn off all little lamps and lights when not in use and when you leave. Close all windows, lock every door including patio’s. *Please don't sleep on the couches. * You are welcome to use the extra freezer in the garage, just please unplug when you leave and keep it cracked open unless we left our food in there. * Please no wooden things, pots/pans/cutting boards soaking in water. We don't want them to discolor or warp. * Please try to put things back where you found them. THE SUNROOM: The sun room is equipped with board games and a generous size table for playing or a quiet place to bust out the laptop and get some work done. * Please put all games away neatly as you found them. * Please but crayons and coloring books back in the magazine rack neatly. * Please supervise children as they are coloring or playing. THE KITCHEN: We provide a generous portions of linens, paper towels, coffee, garbage bags etc. We have plates for 20 and every type of glass you would need. Bakeware, cookware, cutting boards etc. Fully loaded kitchen. * Please be gentle with our dining table. Try not to scratch it or have water soaking on it. Do not set hot plates or pans directly on the table. * Please wash all of your dishes so housekeeping doesn't slap you with added charges. And please do a sanitary good job for the next guest. * Condiments are communal. * Keep all food and drinks in designated dining areas. THE LIVING ROOM: We offer plenty of seating, warm throw blankets and pillows for your comfort. We keep the leather couch covered for added comfort and for its protection. FIREPLACES: We have one fireplace in the living room and one in the game room. * We recommend that you use a clean burning 4 hour fire log during your stay. We will try to provide a starter one for each guest depending on availability. * Make sure the flue is open. You can look up to see if it's open or notice the changes in draft when shifting the lever. * Please bring enough wood to keep you warm in the event there is a power outage and you can't get to the store. POWER OUTAGES: Big Bear has frequent power outages due to fire risk. They usually last a few hours but please plan ahead and be prepared. * We do not reimburse your cancellation due to power outages. * We provide emergency flashlights and lit passageways in the even the power goes out. * We provide a gas burning little camping stove for you to use during a power outage so you can still cook a hot meal or warm up some water for tea. * We have many extra blankets but we advise bringing extra wood for the fireplace in the event there is an outage and it's cold. MOUNTAIN LIFE: The mountains are so lovely and beautiful ... and they are home to many creatures!! so please use caution. * Do not leave any food or trash outside. * We do our best to keep the mice and bugs out but once it starts getting cold they all try to get in. We fight them as naturally as possible but please know that staying here means you could encounter some wildlife tiny or huge. TRASH: Big Bear has very strict trash rules. * Do not leave any trash outside. * Please bring all of your trash bags to the designated trash drop off locations on the QR code. They are super close and easy to use. One is just 5 minutes away. You just roll in and throw your bag. * IF you happen to be staying over a Thursday night till Friday afternoon, we are totally ok with you bringing the trash bins in the garage out to the street and filling them with your trash. Just make sure you bring them back in there right away so we don't get a fine. And do not over stuff. They have to close all the way or the bears and raccoons with get in there and make a huge mess that you will have to clean up. SNOW: * We have a snow service that we pay monthly that will come and plow our driveway and decks once it has snowed. The timing of that is on them and we can not guarantee that they will have it plowed by any certain time of the day. We do have plenty of shovels that you are welcome to use to get yourself out. * Please put chains on your wheels when snowy and use caution. We just want you to all have the best time and go home with nothing but great memories! Let's work together to make that happen! Now that we have gone over all the deets, have a great trip! Big Bear also has a private airport for those who are private pilots or have friends who fly! Chains for Winter Roads All vehicles are required to carry chains during the winter season. There is no street parking permitted per city ordinance. Please note, I contract annually with a local snowplowing service to remove snow from the driveways. All touchable surfaces are wiped and disinfected thoroughly. All sheets, pillows, pillow cases, comforters, throw blankets/pillows, & towels are all washed and dried prior to every stay. Please note that cleanliness has always been a priority for us but with Covid we have upped our protocols even more. We adhere closely to Airbnb’s Covid safety protocols and will ensure that the space you enter is as clean as possible. -The snow is very beautiful but can also be very dangerous as well. Guests may find it easier to fall or slip on snow. We HIGHLY advise guests to be very cautious while walking on snow and especially so while guests are on or around our property. If and when there is an incident of falling, sliding, slipping, or anything along those lines, we are not held responsible nor liable for said incidents and or any injuries incurred from these incidents. Guests must take full cautionary measures and responsibility to prevent any accidents from happening at any given time while on the property. -Big Bear Lake requires an in-person check-in for all guests. The purpose of this regulation is for us to do an initial head count of all guests. Please note that either myself or my cohost will schedule a check-in time with you once you’ve booked the home. Check-in will be done at the property. Please make sure that all guests are present during check-in time. Thank you. -Guests will be asked to sign a Good Neighbor Policy Agreement upon check-in. This is per Big Bear Lake’s short term vacation ordinance to ensure that all guests are respectful of our nearby full-time residential neighbors and will not disrupt nor cause trouble to them during the guest’s stay. This will be done at check-in time during the in-person check-in. -There will be no refunds for the following events: shortened stays due to emergencies, weather conditions, road closures, or anything along those lines. -Big Bear is located in a mountainous region, and on occasions in the winter season we do experience power outages. This does not take place often, but due to the rural location of the home, we do experience outages more often than the City. We will not be refunding guests when power outages occur as the power tend to come back shortly - but of course not every situation is the same, and we will take each situation on a case by case basis. -Big Bear Lake requires all guests to take their trash with them upon check-out. We have a large wildlife population in Big Bear, thus the City asks that guests take their trash to the dumpsite instead of leaving it at the home as animals may come for it. If you wish to have our cleaners take the trash, we will charge $20/bag. Please let us know prior to check-out if you decide to use this service. -Hottub hours are strictly from 6am-10pm. This is per Big Bear Lake’s rules. Please respect our nearby neighbors and follow the hottub rule. We want to ensure that you have a pleasant stay and would not want nearby neighbors to contact code enforcement for a noise complaint. Thank you for understanding. -Upon check-out, please place your dishes in the dishwasher and run it. If you leave dirty dishes in the sink a small fee will be relayed to you as our cleaners will charge for that service. Thank you. -Snow Days/Months: Please note that when it snows, delivery services such as Instacart, DoorDash, and other groceries-based deliveries are not reliable. Some roads are very hard to get to for drivers when it snows, and some drivers may not deliver on time or at all. Please make sure that you bring your own food items/beverages to ensure a pleasant stay. Additionally, please note that the driveway and several walk paths will be plowed for your stay unless you request for those areas not to be plowed. Lastly, when we receive heavy snowfall, you may find your car stuck in the snow. Although there will be a snow shovel at the home for use, please do not hesitate to contact us and we will head over or send someone to help get you out. -We ask that your pets do not go on any of our beddings, couches, or furnitures as we would like to maintain the quality of our home for future guests. Please also pick up any and all dropping from your pets in and around the vicinity of the home. If any dropping is found we will be relaying a fee to you from our cleaners. Eviction Unruly guests who blatantly disregard the rules and expectations will be evicted without a refund. In addition, costly citations may be issued to the reservation holder.
