Please read through our house rules before requesting to book. Our house is not suited for prom, bachelor, bachelorette, or any other type of parties. Our cozy mountain retreat is located in the Estates, a short walk to the lake but far enough from the main road to provide a quiet woodsy experience. Wake up in the A-Frame Chalet to view trees and sky, jump in the lake, play tennis on the nearby courts, drive a short distance to ski slopes or unwind at the many nearby bars and restaurants. The space Hi there, and thanks for your interest in our home! We have two kayaks and a canoe that guests are welcome to use, plus access to the private Lake Harmony Estates beach. We provide linens, towels and more, so there's no need to worry about laundry or forgetting your shampoo. Should you care to do laundry during your stay, you can use our high-efficiency LG washer and dryer. Our chalet is cozy and comfortable, with 2 bedrooms on the first floor, 2 on the second, 2 full bathrooms, 2 separate living spaces (great for a kids' hangout), and a loft above the living room with a king bed. Enjoy the views of our woodsy neighborhood out on the deck or in front of the fireplace through our large floor-to-ceiling windows. Our open-concept living room, kitchen, and dining space are ideal for entertaining. We will do our best to ensure the kitchen is always stocked with essentials like oil, spices, condiments, and coffee to make your stay as carefree as possible. Guests can also enjoy our outdoor grill (we'll make sure there's always a propane backup) on our spacious second-floor deck. We have speakers throughout the house on the first floor, second floor, and outdoor patio on the first floor, all controlled separately. Guests can use any Bluetooth-enabled device to connect and enjoy tunes throughout the whole house. We have two TVs, one in the first-floor living room and one in the second-floor living room. Both are Roku-enabled with access to Hulu, HBO Max, and many other channels and apps. We have a fire pit on the side of the house, along with blankets just for it, for those cooler Pocono nights. Guest access Guests will have access to the entire, private house. Because we are located in Lake Harmony Estates, guests also have access to a members-only beach area (passes will be provided), a tennis and shuffleboard court and access to parking at the beach. The beach is about a 500ft walk from the house. Other things to note We have two kayaks and a canoe that guests are welcome to use at their own risk. Life jackets are also provided. Per the lake rules, you must have a life jacket for anyone using watercraft.

Our home features 10 total beds and can accommodate up to 12 people. Plenty of parking! The space 5 minute drive to Big Boulder Ski Resort, 10 minute drive to Jack Frost, and 3/4 mile to the private Lake Harmony Estates beach and all that the beautiful lake has to offer, including swimming and boat rentals. Beach tags included with rental! One of the few motor boating lakes on the Poconos! Our newly renovated home in Lake Harmony Estates features 3 spacious floors of living. The entry brings you into the lower level of our home. This level features a pool table, gas fireplace, and a sitting area with two leather couches and a 40 inch flat screen TV. This lower level also features 2 bedrooms with queen beds, a full bathroom and the washer/dryer. Up a flight of stairs is the second and main level of our home. The second level features a large sectional couch, a 55 inch television, and a gas fireplace. Also on this level is a large dining room and table with seating for 10, a custom kitchen with new appliances and high top bar seating for 4. Also on the second level are 2 more bedrooms with queen beds and a full bath. The second level opens up to a large wrap-around deck with great views, a gas grill and plenty of outdoor seating. Up a staircase from the second level is a bonus loft room with 6 additional beds - great for kids! In the rear exterior of our home is a brand new fire pit and chairs that are only steps away from the famous Lake Harmony Boulder Field. All of our bedrooms have spacious closets, ceiling fans, and dressers for your personal belongings. We take great pride in making sure our property is professionally cleaned and sanitized between groups that say at our home. House Rules: - No smoking - No pets - No parties, large gatherings, or events - Maximum occupancy is 12. Extra guests will result in loss of security deposit - All trash must be bagged and placed in exterior trash cans upon departure. - Your safety matters. Property has 2 exterior cameras facing toward driveway and backyard and do not view any interior space. - Nothing but toilet paper can be flushed in toilets. - Return all furniture, etc. to where you found it upon check-in. Guest access We have a long private driveway that can accommodate up to 10 cars. From the driveway, there is easy direct access to the front door. Our home is in a very private cul-de-sac, but is only a short walk or drive to all of the major attractions in the area, including Split Rock Resort, Lake Harmony, restaurants, multiple ski resorts, indoor water parks, hiking and golf. Other things to note We provide pillows and blankets, but we do not provide bed linens or towels. We do not currently have a laundry service that can accommodate linens and towels for up to 12 guests. Linens available to rent from our cleaning service if you’d like them.

Guests will need to follow standard "lake house rules" for water conservation. The lake is private and can be used by guests alongside Lakeview Dr. Note that there are several entrance points along the lake for fishing, kayaking, or other activities, and the designated beach/swim area is only about 20 yards long (there is no sandy area along the entire lake perimeter). Lakeview Dr. has two-way traffic. Guests should use caution when walking to local restaurants and shops. Arrival: The final 10-meter stretch of the driveway is a bit bumpy; we recommend taking it slow as you approach . Guest access All guests have access to three floors. Two closets will be locked for the housekeepers. All guests have full access to two off-street parking lots with room for 5-6 cars, a large deck, front and back yards, hot tub, fire pit, and all amenities. Accessibility Notes: This is not a “stair-free” home. There are 4-5 stairs from either parking lot to get to the home’s walkway. There are also 3-4 stairs to get up to the front door. The first floor has a queen bedroom, full bath with walk-in rainhead shower, kitchen, living room with sleeping amenities, and laundry. Other things to note I do not collect a security deposit. However, guests will be asked to walk through the home no later than 12-hours after check-in and let the host know of any pre-existing damage on or around the property (e.g., stain or scratch on sofa or rug, broken chair, damaged walls, or any other damage). If guests see any damage the guests are asked to take a picture and send it to the host with the 12-hour window. If no damage is reported, the guests are indicating that the home was damage-free at the time of their arrival. The financial costs to repair any damage will be the full responsibility of the guests.

Damage to the property will incur additional charges. SERVICE & EMOTIONAL SUPPORT ANIMALS: Service Animal and Emotional Support Animals MUST be disclosed, in writing, prior to booking. The pet fee is waived only for legitimate service or emotional support animals that remain with their owner at all times. If there is evidence that the animal was left alone, the pet fee will be applied. RENTAL AGREEMENT & CHECK IN PROCESS Guests are required to sign a short-term rental agreement prior to check-in. It is close to Jack Frost golf course, JFBB ski resort, many restaurants, Pocono Raceway, Jim Thorpe and more! The lake is a short walk away, and 10 passes to Estates Beach are included. It is spacious — with a living room and a separate family room, dining room, four bedrooms and two full bathrooms. Deer & wild turkey roam through the property daily. The space The kitchen is stocked with cookware, dishes and cutlery. Drip coffee is provided, and there is a Keurig machine if you prefer to bring your own K cups. Towels and linens are also provided. There are two living spaces with TVs and a third TV in the loft. All are equipped with Rokus and the house has high speed internet. In summer, there is a wall AC unit in the living room/kitchen area and window units in each bedroom (except the loft which is cooled by the living room unit). The space We now have a hot tub and paddleboards!!! The upper level is the main space where you will spend a lot of time! This space has been beautifully renovated and has a great open floor plan with the kitchen, family room and dining space all flowing together and open to the front large deck. The fully stocked kitchen has a peninsula for stool sitting on the family room side close to the fireplace. The dining room is normally situated for 6 chairs but has leafs for the table as well as additional chairs in storage area. The family room has a large sectional with windows looking out to the lake view. On this level is also the full bathroom with tub/shower and the bedroom with queen bedroom which can also easily be used as an additional play space. This main level is nicely open to the lower level with a centralized spiral staircase. On the lower level you will find a large bedroom with king bed with closet, dresser and French doors to the front patio (easily to bring things in and out). Also another large bedroom with full over full bunk beds, a trundle, closet, and windows looking out to the private hot tub. Lastly this room is connected to the den/4th bedroom. This bedroom can be completely closed off with a barn door and has it's own entrance to the hall way. This room is equipped with a toy storage piece free for guests to use. All bedrooms have their own streaming TV. Finishing out this level is a large "get ready" foyer with tall mirror, right outside the laundry room with full size appliances. Then cant forget the full bathroom with stall shower. The property allows for both indoor and outdoor entertaining (both out back with the fire pit and out front on the amazing covered deck, patio, hot tub, driveway for games). There is ample parking as well! Lake views and lake access! Guest access Whole property access! Other things to note Our house is just about a 1/4 mile from the restaurant/bar scene. You can easily walk there, or the docks, lake access, down for ice cream and so much more! With a bit of a longer walk you can head up to Split Rock Resort where they have an outside beach bar, fun little beach area you can use if you are a customer there, as well as an inside restaurant and water park! Within a short drive is skiing, and downtown Jim Thorpe and tons of mountain trail heads. Our home was just purchased and then renovated late 2023-2024 so everything is new new new including all the linens (included), kitchen, bathrooms and furniture. you will love our space and location we can promise that!

It’s very unlikely you will see them. But if so, do not feed them. Do not leave food or trash outside, especially overnight. Clean the grill each time after you use it. Remove the grease drip tray and put it in the inside trash. Do not pour grease in the back yard. Your leftovers are their tasty snack. Black bears just want to be left alone, but you need to respect their size, so do not approach them. 🐻 - The TVs do not have cable TV or streaming subscriptions. Most popular streaming apps are already downloaded - simply bring your own login details. 📺 - The house is on well water - common in this area. It has more minerals than city water, which can affect taste. Most locals drink bottled water, but lots of guests use the tap water without issues. - The Peloton bike does not have Peloton membership subscription. Bring your own membership subscription. If you don’t have one and just want to try out Peloton then there are 2 pre-loaded sample classes. Alternatively, check the Peloton website for free trials available from time to time.
