Please note: While we have regular professional pest control, occasional sightings of ants, spiders, insects etc. can happen in this environment. FIRE SAFETY NOTICE: NO CANDLES, FIREWORKS, OPEN FLAMES, or WOOD-BURNING FIRES are allowed due to high fire risk in our area. Any type of fire is illegal in this county. SMOKING IS STRICTLY PROHIBITED anywhere on the property, both indoors and outdoors. You’re welcome to enjoy the electric fireplace inside and the propane BBQ and fire pit outside—safe to use year-round. 	7.	SECURITY CAMERAS : For everyone’s safety, we have cameras at the front door and on both sides of the cabin. There are no cameras inside the home. 	8.	QUIET HOURS: 10 PM to 8 AM—perfect for starry nights and restful mornings. 9. ROUTINE MAINTENANCE & GUEST COMFORT: To ensure everything stays in perfect working order, we schedule regular maintenance for the hot tub, sauna, propane refills, pest control, trash pickup and other essential home items. If any of these fall during your stay, we’ll always give you a heads-up in advance. Our trusted maintenance team typically works outdoors and does their best to be quick and discreet so your visit remains peaceful and uninterrupted. 	10.	ARRIVE BEFORE SUNSET (If Possible): We recommend arriving before sunset on your check-in day. The cabin is nestled on top of a mountain, and while the drive is beautiful, the roads are winding and not well-lit at night. Street signs can also be hard to spot in the dark, so arriving during daylight makes it easier to find your way and settle in comfortably. YOSEMITE RESERVATIONS: Yosemite now requires reservations during peak seasons and holidays. Be sure to check their official website to see if one is needed for your visit. SNOW CONDITIONS: Snow can arrive anytime from late December through April but often melts within a few days. The county keeps main roads well-plowed. We only allow cancellations if the cottage becomes completely unreachable. Tire chains are required during active snowfall or when there’s heavy accumulation. We highly recommend 4WD, just in case.

We try to clearly state this in the listing so there are no surprises.   Linens: Did you know that our vacation homes are among the few in the Yosemite area to feature professionally laundered linens? For every reservation, all linens are cleaned in commercial-grade washers using hypoallergenic detergent that’s stronger and more effective than typical residential options. They’re then pressed at 300°F—nearly twice as hot as a standard home dryer—to ensure the highest level of cleanliness and freshness. It’s an extra step we take to provide a truly clean, comfortable, and welcoming stay.  Bunkbeds: Please note that due to California Worker’s Compensation restrictions, housekeeping will not be able to make the top bunk prior to arrival. Fresh sheets, bedding, and pillows are absolutely provided for it though!  Fireplace/Firepits: (Per Madera County Regulation) No open wood-burning fire pits, bonfires, or campfires are permitted at short-term rentals. Charcoal grills of any type are strictly prohibited. Guests shall not bring any personal grills, barbeques, or other outdoor cooking apparatuses to the short-term rental; only those grills, barbeques, or other outdoor cooking apparatuses provided with the short-term rental are permitted to be used as installed and in the location installed. We appreciate you not exceeding the maximum parking limit. Many of the local roads are privately owned and privately maintained. Please be mindful to obey speed laws and drive slowly in residential neighborhoods!  Simple Checkout Instructions: We understand checking out can be stressful and hectic, so we have implemented some of the easiest checkout procedures in our industry. 1.) No need to start any laundry, we’ll handle it all off site with our professional linen company. 2.) If you have time to start the dishwasher, that would be helpful. 3.) Kindly throw your garbage in the dumpster, located on the left side of the house! It really helps us keep the critters away! 4.) PLEASE return any furniture you may have moved during your stay (especially outdoor chairs). 5.) Relax & enjoy making new memories while you vacation with is at Chapparal Cabin. NO dogs allowed. Owner is severly allergic. The space Pictures may not be EXACT as we are constantly making upgrades to the property. Other things to note NO PETS. In booking this property you agree not to bring a pet. The owner is severely allergic and can not have pets in the home. Also keep in mind our home is located in the mountains. There is local wild life we have no control over. Leaving the front door open while unloading can alow time for something to run in. There is also a local bear. So all trash must be secured in the bear resistant trash bins in the yard. It is a large green dumpster. Located to the right of the garage. Make sure lid is closed and locked properly. We also pay for routine pest control. But spider webs can pop up overnight. We provide plenty of firewood on the rack outside the back door (and in the shed beyond the lawn). You can set the fire on “low” by moving the lever at the bottom of the stove to the right. This allows less air in, and it will burn slowly. Pile it up with wood during the night, set it on low, and it should stay warm all night long. The wood stove is a desirable feature for most guests **HOWEVER, If you don't want to deal with a wood stove, this cabin may not be your best option. This is a family-owned vacation cabin, with the goal of being comfortable and cozy but not fussy, not modern. Take a good look at the photos; what you see is what you get. We are child-friendly! One King bed and One Cal King bed for a comfy stay. This home is located in a wonderful residential mountain community. It is extremely peaceful and quiet in the mountains and it is easy to hear the nature outdoors. It is important to note that due to it being so quiet, noise is taken very seriously and there are external cameras on the property. We are experienced hosts and make sure to include all the necessary items for cooking, cleaning, and living. If something is missing or not to your standards please reach out and we will be sure to make things right. Internet here is with Vyve and gives us great speeds up to 200mbps. As an engineer that needs a good workspace, I made sure I was able to be comfortable and work efficiently while here. Traveling during the winter has risks due to potential snow storms. Always check the weather before traveling. During the winter months make sure to have chains available. During the summer there is extreme fire danger. There is absolutely NO tolerance for smoking and outdoor fires during the summer months. The county will HEAVILY fine you for creating any campfires plus it will be documented via cameras and/or neighbors. Fully-stocked kitchen, Wi-Fi, a washer/dryer, and coffee and tea are included The space We are on a large corner lot property over an acre, the main. house is a 2 bed 2 bath, very easy to find. turn in on the second driveway up the driveway which can park multiple vehicles. There is a covered patio you can hang out in the firepit or grill something up on the charcoal grill. There are fruit trees (apple and peach trees) on the property, so help yourself. Guest access the whole house is avail for use, please excuse our garage, it is being converted to a 3rd bedroom when no guest are visiting. You will be surrounded by trees, free roaming animals (dogs, cats, horses, chickens & ducks) & occasionally our kids that love to play outdoors. If you do not like kids or animals this will not be the home for you. Come disconnect in nature The space The guest house is a beautiful ranch style home with exquisite and simple decor. It was built with the minimalist in mind but providing all the comforts to make your stay a unique and enjoyable experience. The bedrooms are spacious and comfortable. The loft was built with older kiddos in mind (8yrs-teenager) and includes (2) twin beds. The TVS can be connected to all the apps but WiFi is NOT provided since the signal up in the mountains is weak. However, you can use your hot spot and you will be all set! ;) The kitchen includes a stove, microwave, blender, coffee maker and basic pots and pans. Please DO NOT use scrub metals or chemicals on the counters or the appliances. The back yard has patio seating and a charcoal BBQ grill our guests can use, we just ask that you leave the space free of trash and that you DO NOT utilize the pool! You will be charged a $400 fine if it gets used. The front yard has a small play yard and a trampoline your kiddos can play in but we advise to have adult supervision at all times. The house sits in the middle of a 6-acre property but only a few steps away from the main home so if we are in town you will see us and our kids during your stay! We are animal lovers and we allow them to free roam the entire property. You will might just wake up with a horse looking into your window! POOL IS NOT INCLUDED IN THIS LISTING AS AN AMENITY!!! You will be charged if used. Guest access You will be able to access the entire guest house. The back patio BBQ area and the front yard play area are shared with us. Enjoy your "Perfect Mountain Getaway", a cozy, private, hillside, 2 bd, 1st floor apartment, with great views from covered patio - grill & picnic table. Indoor small kitchenette w/dishwasher (NO oven). You'll have as much privacy as you would like, or meet your hosts, maybe even come up and join us on our deck for a glass of wine! Just 30 minutes from the South Gate of Yosemite National Park, and 15 minutes from Bass Lake. The space Stay in an Artist’s personal Gallery! Recently remodeled & decorated - fresh & bright. This private apartment is below the Host’s main house (one an Artist, the other a Photographer)…… all on a hillside with views of the trees above Oakhurst. There are 2 private bedrooms, one with a king bed and the other with a queen bed and each has a cozy electric heater wall 'fireplaces' for individual climate control. (The sofa is not for sleeping, please only use the two beds provided). During the summer/fall seasons the main house air-conditioner is controlled by the owner’s thermostat upstairs so this level tends to stay very cool all summer long but it can be adjusted by opening the sliding glass door or windows with screens if it’s too cool. The fireplace heaters can also be turned on to temper cold air in any season. There is a Tesla Type 2 Car Charger (with an adapter for other EV) available with no additional fees that should fully charge your Tesla vehicle overnight. You will need to set the charger to come on from midnight to 6 am to avoid peak hours electricity rates. PLEASE LET US KNOW IF YOU PLAN TO USE THE CAR CHARGER! We have special instructions for parking, setting charging amps to 30 before plugging in and we need to move the cord outside the garage where you can reach it. The living/dining area has a full size sofa (not for sleeping though - please use beds only), 46" Smart TV, very small dining table and tiny kitchenette (sink, small refrigerator, single IH burner, toaster oven, coffee maker and microwave). The kitchen is not set up for cooking large meals several times a day. It works best for minimal light meals. Using too many appliances at once can trip the breaker. We have provided a full size BBQ on the patio with propane provided (do not use briquettes or wood). Enjoy outdoor dining on the picnic table. The full bathroom has a tub/shower combination between the two bedrooms. There is a separate external entrance and parking near the shaded patio. The inner stairwell to the rest of our part of the house upstairs is in your kitchen area and will be locked during your stay. Our mountain casual apartment is the perfect place to retreat, relax and enjoy nature, work on writing or painting and use as a home base to explore the surrounding area. It's common to see deer walking around the 2 1/2 acres filled with a variety of trees. Our place is an 8 minute drive to the shops and restaurants of Oakhurst and about 15 minute drive from Bass Lake. Yosemite's South Gate entrance is about a 30 minute drive and approximately 1 1/2 hours to the valley floor of this renowned National Park. We are a husband and wife team; Lenny is a Realtor & photographer with a commercial drone pilot license and Teresa is an Artist and opinionated interior design helper. Guest access The full first floor of the 3 story house (excluding the garage) will be your private space with a large shaded outdoor patio off the front door. The property is on a hillside that has steep sections and wild animals, so we request that you keep a close watch of your children. You are welcome to walk the short path at your own risk (but do not allow children to play there unattended). Other things to note 5 Star experience is our goal with every guest. Please notify us DURING your visit if there is a problem or concern that we can solve so that you can enthusiastically rate your experience with the highest marks. We have solar and back up batteries so if you stay with us we will have power when other locations are shut down due to safety blackouts during high winds and high fire risk. In the Summer, the first floor Airbnb space stays very cool because our space above easily gets too hot. We only have one thermostat for the whole house. If you do not like Air Conditioned cool spaces it might be best to choose another place. You can open windows &/or the sliding glass door to let warm air in if you desire. We take hosting seriously, and are a proud #HostfullyHost. This means when you stay with us, you will get a personalized Hostfully guidebook. In it, you will find important information about our home, as well as our favorite local recommendations. It’s easy to navigate, and you can access it from your phone or desktop. No Smoking inside or outside on our property (of any smoking products except odorless vaping outside only please). The risk of forest fire is very high in our area so please exercise extreme caution with the BBQ grill and respect the 'no smoking', 'no fireworks' and 'no outdoor campfire' policies. Children: We made every attempt to make the house safe for children but it is your responsibility to watch them. Some sections of the property are steep and there are wild animals that should not be approached. It is also important that you do not try to feed them. There might be poisonous plants in the brush as well. Toys are provided in large bedroom closet but parents please check for age appropriateness for their safety. There are wipes under sinks if you want extra caution, we cannot clean every toy between guests. It is very important that you never leave minors unattended in the house! Water quality: We have a high end, whole house water purification system which we regularly have serviced. You can be confident that our water is safe for drinking, bathing and cooking. Also, we have a tankless water heater so your entire group will have ample hot water for baths and showers. Surveillance cameras: to ensure safety for our family and our guests, we have installed surveillance cameras on the property. They detect motion and record video if they "see" anything. Of course there is no surveillance in any of the interior spaces and no audio is recorded. If you have any privacy concerns, we'll be happy to turn off the camera next to the Airbnb during your stay. During Winter (and early Spring) months, check weather and road conditions before booking and again 2-3 days before departure. Yosemite requires you to carry tire chains in case of snow during winter/spring visits, even if you have all wheel drive vehicles. Our driveway is steep and may be difficult to manage in snowy or icy conditions. All wheel drive cars are recommended. But in severe weather you may need to cancel and find another accommodation.

Day visitors are not allowed so every person on the property at any time (including infants and children), must be on your reservation. The Housekeeping company pays their staff by the hour, whether they are cleaning or waiting for guests to leave. As an engineer that needs a good workspace, I made sure I was able to be comfortable and work efficiently while here. Traveling during the winter has risks due to potential snow storms. Always check the weather before traveling. We provide a plowing service, however, during a major storm it could take significant time for the driveway to be plowed. There are shovels provided in case of snow storms but this is pretty rare. During the winter months make sure to have chains available. During the summer there is extreme fire danger. There is absolutely NO tolerance for smoking and outdoor fires during the summer months. The county will HEAVILY fine you for creating any campfires plus it will be documented via cameras and/or neighbors. We hope you'll love the serenity of this carefully designed home in a natural setting. The space Sitting on just over an acre, this home features two stories of restful retreat. Downstairs you'll find an extra large bedroom with a king size bed clothed in organic sheets. Next door is a spa-like bathroom with a vanity and marble tile shower. Also downstairs is a full size kitchen and dining room and even a reading nook overlooking French doors leading outside. Upstairs, enjoy our dormer space with two twin beds, a yoga studio, and an office. We hope you enjoy the fun of a loft-like space covering all of your vacation needs. Check in is very easy; you'll receive a code to enter and you're all set! You can head on in anytime after 3pm and checkout is at 11am. Let us know if you'd like us to have the lights on for you if it will be late. It does get dark here. My wife and I live just down the hill and are a 2 minute walk away if you need anything but otherwise we hope you enjoy the privacy of a full residence all to yourself. Other things to note A) The house is 2 miles from the small town of Oakhurst which has plenty of restaurants and grocery stores; we'll send you some of our favorites in your check in email. B) The kitchen is stocked with high quality essentials but is not overstocked. You will not find a microwave, for example. C) On three sides you're surrounded by nature but you do have one neighbor, who is a member of our family and is therefore highly committed to you having a private, retreat experience.
