This space is great for entertaining family and friends with good food and conversation. A fully furnished kitchen and dining table that seats 8 comfortably and 2 bar areas that will accommodate 7 more for sitting. There is also an outside table seating 6 and ample other seating as well. The downstairs includes a bedroom and a bathroom with a King size bed. Sink into the soft leather couches with oversized ottamans to watch some of your favorite shows. There is also a full size laundry area and half bath. Go upstairs and you will come to the game area with a pool table, shuffle board, TV, and a wide choice of board games for different ages. Off this area there are 3 bedrooms. The balcony room, over looking the lake, where you can sit on your own private porch viewing the natural beauty, has a King bed and private bath. The second bedroom has a King size bed and attached bathroom. The third bedroom can be great for kids or adults with 2 queen sized beds, toys and books for children's entertainment and a TV. There is also an Office with a large leather sectional and floor space for extra sleeping. With prior arrangements, we have a Pak and Play crib, booster seat and blow up mattresses for additional children sleeping options. Outside, there is a large porch where you can grab a book, a drink or just relax in the oversized swing for a nap. There are ceiling fans, a drink fridge, outdoor games and a comfortable couch and chairs. Spend quiet mornings watching cranes and deer while sipping your morning coffee. A set of stairs leads down to the dock (boat and lift are not available for use) where you can sit by the water in rocking chairs. Cool off by taking a refreshing swim or float on the Lilly Pad in the constant 72 degree water. For the more energetic, take the kayak's out for a scenic trip on the lake. Our cleaning company provides a starter pack of toilet paper (2 rolls per restroom), paper towels (2 rolls in the kitchen), sponge (1), trash bags (3), dishwasher tablets (3), bar soap (1 per restroom), hand soap in the restrooms, and dish soap in the kitchen. We supply enough bath towels for the maximum occupancy of the unit, and half the guest count for hand towels and wash cloths. There is a washer and dryer in the unit for you to use at your convenience! We recommend for guests to bring any food, toiletries, and beach towels they may need during their stay! The cleaning fee covers the cost for cleaning to come in, and flip the unit for the next arrival, especially during the summer when we have a four-hour turnover time. While the cost may seem high to some, this includes the starter pack of supplies in the unit, washing all of the linens and towels, and completely cleaning and sanitizing the unit for the next guests arrival. This is why we kindly ask you to remove all trash, run the dishwasher, and just put the linens and towels in a pile. If these items are not completed, it then causes the cleaning crew to spend extra time doing these tasks, which we have to charge the guest for. By the guests completing these tasks, and not leaving the unit excessively dirty, we are able to get cleaning in and out during the four hour turnover, and this is also how we are able to accommodate early check-ins! While this may not always be the case (sometimes we may have 20-40 turnovers in one day), we strive to accommodate guests and their schedules within reason, to allow you to have an enjoyable stay! With any excessively dirty unit (excessive mess, vomit, stained sheets, stained towels, confetti/glitter, etc), we will have to charge the guest the additional cleaning. This happens very rarely, we just ask you be respectful of the property, as if it were your own home.

Don’t forget to take advantage of the beautiful barbeque area, with picnic tables, charcoal grills, gorgeous pecan trees, and acres of green grass. Unwind from a fun filled day with a drink while watching the sunset from one of your balconies, while the younger members of your group enjoy the X-Box 360 entertainment center or a movie in their own room. The cleaning fee covers the cost for cleaning to come in, and flip the unit for the next arrival, especially during the summer when we have a four-hour turnover time. While the cost may seem high to some, this includes the starter pack of supplies in the unit, washing all of the linens and towels, and completely cleaning and sanitizing the unit for the next guests arrival. This is why we kindly ask you to remove all trash, run the dishwasher, and just put the linens and towels in a pile. The area just along the river where the picnic tables are is shared with a few area neighbors. Self-check-in is available with a digital keypad. Parking for at least four cars is available in front of the cottage. You’ll be less than 4 miles from New Braunfels’s main attraction – the Schlitterbahn, known as “the world’s best waterpark.” You’ll be close to Gruene, offering festivals year-round and country stars like Willy Nelson playing at Gruene Hall. Shopping and restaurants are nearby, too. Enjoy easy access to I-35, San Antonio, Austin, and attractions like Landa Park. See Location tab and guidebook for more. This spacious 4 bedroom, 2.5 bathroom, single-family home is an ideal place for some family fun. In addition to it's amazing Home Theater with theater-quality surround sound, it provides plenty of space for a family of 9 to comfortably live, work, and play. It is located in a newer community that is quiet and well-maintained. It's location is ideal for commuting in and around New Braunfels, as well as neighboring cities such as Schertz, Universal City, and San Antonio. The space This spacious home has great amenities such as a home theater, indoor and outdoor dining areas, and an impressive double grill that has propane and charcoal grilling capabilities. Dining Areas: The dining room table can seat 6 to 8 people. The outdoor dining table on the back patio currently has seating for four, but with more seating, it could easily seat 6 or possibly 8 people. Master Bedroom: The master bedroom is downstairs, and has a large king bed and a seating area with a side table for some quiet time with a good book. It also has a full-size dresser and nightstand with a bedside lamp, and a large walk-in closet. The attached master bathroom has a double sink and a separate private toilet. The walk-in shower has two massage jet shower heads - one at each end of the shower, and one removable hand-held shower head. Two Queen Bedrooms: Two of the upstairs bedrooms have queen beds. Both of these bedrooms have dressers, good size closets, and nightstands with bedside lamps. One Triple-Twin Bedroom: The fourth bedroom, which is also upstairs, has a twin bed and a daybed with another bed underneath that can be pulled out. This room also has a walk-in closet and two nightstands with bedside lamps. Upstairs Bathroom: The full-size bathroom upstairs has plenty of counter space, and a shower/bathtub combination with a massage jet shower head that also has a removable hand-held shower head. Movie Theater Room The highlight of the house is the stunning 100” movie screen with theater-quality surround sound. There are three reclining theater seats with drink holders on a raised platform. The two extra-large bean bags provide additional seating for 2 to 4 people. There is also a console table and reusable popcorn containers for your movie treats. The projector has Roku streaming capabilities so you can stream any movie available on your streaming channels. Living Rooms: There are two living rooms in this generous home. The downstairs living room has two couches, a 55” smart television with Roku streaming, and an electric fireplace for ambience. The upstairs living room has a couch and a chair with a footstool, a large square coffee table for playing your favorite board or card game, and a 32” television with Roku streaming. While the home is a 4 bedroom, 2 bath with only 1667 square feet, it’s open and airy layout can accommodate up to 8 people. It's a cozy fit, but we make it work perfectly. The home is furnished with one king-size hybrid gel-memory foam bed in the master, two queen-size hybrid gel-memory foam beds in the 2nd/3rd bedrooms and two twin-size hybrid cooling gel-infused memory foam beds in the 4th bedroom. (We'll let you draw straws to decide who is sleeping where—ha!) The KITCHEN is small, but mighty with all new stainless steel appliances and a coffee/tea bar with all you need to perk up each morning. Inside, you'll find we have all the silverware, pots, pans and plates you need to pretend like you’re going to cook yourself dinner from scratch! The kitchen is fully stocked so you can enjoy a variety of things; like baking cookies with the animals (we mean kids), crafting or blending a fancy cocktail, or throwing something in the crockpot so dinner is ready when you return home after a long day of fun in the sun! NO BULL here; this might be our house favorite...that black accent wall gives all the feels! The playful and colorfully decorated 4TH BEDROOM, is most perfect for your lil' calves, furnished with two twin beds constructed with over head lamps & a nightstand with USB adapters to charge all of their gadgets. There is also a TV so they can enjoy streaming to their heart's content. The Garage is equipped with folding chairs so you can enjoy cooler evenings the Texan way; in the front driveway playing Cornhole, Giant Jenga, or badminton. In terms of amenities, we've got you covered too! You'll have access to small, yet important, things like: An iron, blow dryer, Pack N' Play, highchair, towels, shampoo/conditioner/body gel, soap, laundry detergent and more. Full size washer and dryer are available for all guests. As we mentioned earlier, our boho-barn hacienda is so perfect, you'll want to stay forever. We've had guests ask. Just kidding. (But seriously.) To utilize the pool, splash pad, & BBQ Pits, use the pool key found in the living room above the high-top desk clipped on the Grid Panel. To get to the pool continue driving up Calandra Lark, make a right on Chiffchaff; the communal area will be seen on the left-hand side. Only a few miles away, you can enjoy a huge selection of restaurants, ice cream & coffee shops in the Downtown Local New Braunfels area or the Historic Gruene District. There's a bunch of antique shops to explore, with lots of family-friendly activity locations such as Schlitterbahn Waterpark, a Zoo, The Caverns and many more (listed below).
