Roomy, comfortable townhome. Less than 2 miles to great restaurants, cafes, and bars in downtown Flagstaff. Not far from Grand Canyon, Sedona, and San Francisco Peaks (skiing, hiking, and biking a plenty). 2-car garage so parking not a problem. Great internet, TV, and streaming services. BIG kitchen with amenities. Note, the townhome has no A/C. You will have an amazing time here. The space The property is a three level townhouse with a two car garage on the bottom floor and two levels of living space above. The middle floor has a very large kitchen and a large living area with a half bath. Guests can sleep on a queen size Murphy bed or a sofa on this floor. There’s also a washer and dryer. There are three bedrooms on the top floor, one master with bathroom and two smaller rooms with shared bathroom. Parking: Guests can park two cars in the garage. There is no remote garage door opener available but you can access the wall mount door opener inside the garage by going through the front door and then the adjacent garage door, IMPORTANT: please make sure to NOT park in front of the garage door outside of the townhouse. This is not allowed and you will be ticketed. Keeping the place warm: there is a thermostat which allows for heating on the middle floor. It is set to automatically keep the townhouse at a fixed temperature at four times a day. Slightly warmer during the daytime hours and slightly cooler at night time. Guests can temporarily change the temperature higher or lower to suit their needs. Note that the top floor gets significantly warmer than the bottom floors since the heater is located above it. Sometimes to balance the heat, I jencourage guests to crack the windows on the top floor. cooling the townhouse: there is no AC for the property. But Flagstaff typically doesn’t get too hot, especially in the evening where it can cool down quite a bit even in the middle of summer. There are several fans available throughout the house that guests are encouraged to use if it is warm. Opening windows and doors to let breezes in can help too. Please be mindful when parking in the garage to stay to the left and leave room for a car to your right. We realize that many of our guests will have more than 1 vehicle. During the dates of May 1 - October 31 guests are welcome to park in front of the home. During the Dates of November 1 - April 30, guests can park on the street during the day but cars cannot be parked on the street between the hours of 12am - 6 am. This is a city ordinance. There are designated parking spots throughout the community you can park in overnight. For the closest spots you’ll want to take a right on Wright Rd and then your first left on Clement Cr. The lock into the back yard and into the house front the back have the same code. Please remember that studio guests do NOT have access to the backyard, so the code to get into the backyard from the garage is not provided to them and we ask our guests not to share the code. Guest access Guests will have full access to the home, including the garage for convenient parking. Entry is simple and secure with a smart lock on the front door—no keys to keep track of. During the summer months, additional seasonal street parking is available. Other things to note ✅ This property has special local compliance requirements which include a signed rental agreement and ID verification. We also require a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). Upper level of the house has 3 bedrooms including: -A huge Master Bedroom with King bed, bay window seating area, desk area, walk in closet, en-suite bathroom with shower and separate tub and a whole lot of personality! - Camping themed Kids bedroom with twin bunks and a full pull-out couch/floor mattress with a thick mattress pad that sleeps 3 total. This room has touches like camping style lantern lights, a mountain feature wall and animal art. Hall bath shared with the 3rd room includes tub. - Literature themed bedroom with Queen bed that sleeps 3 total when you include the pull out floor trundle. This room has touches like a chaise lounger, lit themed feature wall, large bookshelf and pink chandelier! Hall bath shared with the Camping Room includes tub. Lower Level - The Sofa converts into a Queen sofabed that can accommodate 2. - The first floor living area boasts tongue & groove ceilings with skylights, a feature wall, atmospheric pellet stove on a pedestal and plenty of seating to relax in. - This living space flows into a open layout kitchen with bar seating for 5, gas stove, stainless steel appliances and dining area framed by bay windows. - Half Bath on 1st floor. Garage, Game Room and Outdoors - Garage & Driveway offer parking for 2-3 vehicles depending on size. - The huge garage extends the usable living area with a fully finished game room that boasts a wet bar and minifridge, 55'' TV, card table, darts, foosball, and arcade style basketball hoops. - The fenced-in backyard includes a firepit, lawn games like cornhole, gas grill and outdoor dining for 8 (patio heater for chilly nights). - The rooftop deck includes another dining are for 8, firepit, Adirondacks, umbrella and loungers for warmer days. With neighborhood views of the SF Peaks & Mt Eldon, it has a Flagstaff flair and feel no matter the season The space With 2,000 sq feet of living space there is room to spread out. Each room is geared toward a rustic style. Photography of local Northern Arizona attractions is displayed throughout the home. This is an Alexa smart home. Echo show and dots are located throughout the home and smart locks are on all exterior doors. (Don't like Alexa? Feel free to unplug the units or request we remove them from the house prior to your arrival.) Guest access The house/property is exclusively yours. A few storage closets in the main house and a storage area above the garage are currently unavailable for guest use. There are two parking spaces available in the garage and more parking spaces in designated spots throughout the neighborhood. Other things to note There are 6 outdoor security cameras on the premises. One at the front door (a ring doorbell), one that has a view of the front yard, two in the garage and one pointed toward the back gate on the side of the garage and one pointed at the driveway. There are no cameras anywhere indoors or in the backyard area. The house is best for 6 guests but can accommodate up to 7 comfortably. There is no sleeping on the couch in the living room.

We can book you a court at your request. There’s also tennis if that’s your thing. There’s a fully enclosed dog park. You can step out of the house and a short walk down the block puts you on the Flagstaff urban Trail system. Other things to note This is the entire house. No split level shares or other houses on the lot. It is one of the few listings that offer the entire home and the privacy that comes with. Ample parking in front of the house or even in the driveway. We have AC for those summer nights and central heat for the chilly winters. We DO allow pets for an additional fee of $75. If you do bring a furry family member please do not allow them on the furniture or beds. The backyard if FULLY fenced so no worries about them getting lost. If you are not a pet person do not worry we take the utmost care to clean meticulously after each guest, pets or not. Everything you need to make homemade meals, but within delivery areas if you just don't feel like cooking. We leave a few treats for your guests to enjoy on check in and some things to hold you over while you settle in. The neighborhood is new a quiet and sought after close to EVERYTHING, but not downtown. The peaceful experience of a private neighborhood, but very convenient. A children’s playground, Pickleball Courts, Tennis courts, and a fenced dog park just a short 5-7 min walk. You can also walk or ride a bike out the door of the home and hop in the Flagstaff Urban Trail System for an adventure or just to get coffee. We are a 5 minute drive from all the conveniences of home-don't worry about forgetting a thing. All of the fun is easy to get to from this sweet mountain get away! Things to note: Outdoor cameras located front and back of property. Devices record 24/7 for security purposes County Quiet time is defined as 10:00 pm to 7:00 am. Noise complaints and fines range from $1250-$2500. We request that you respect the reservation you committed to and only have the same number of overnight guest in the house as listed on your reservation. All guests must be included in the reservation no matter time and length of their stay, this is for your safety and is required by all booking sites. Any extra overnight guests not disclosed will cause a $500 fine. If you have a pet, please contact us to discuss prior to booking. Any pets on property without prior consent guest will be charged a $500 fine per pet.

Absolutely spectacular renovation in University Highlands completed 1.5 years ago but shows great. Great floor plan with Primary Suite down and 2 beds/1 bath and a great loft upstairs.
