You’ll find plenty of games, puzzles, cards and poker chips in the entry cabinet. The kitchen features a stainless-steel double oven, 48” 6-burner gas cooktop with griddle, 2 refrigerators, pantry, and everything you might want for cooking any meal. Grocery delivery is also available. A drink station includes a Keurig coffee pot and pod option, a drink refrigerator that keeps drinks extra cold, and a large ice maker (1 of 4 ice makers in the house.) You'll be close to town if you'd like to enjoy downtown or the casino. And it has everything you need right there if you just want to sit and enjoy the lake. This property is newly renovated and is beautifully designed with every detail in mind. The space A professionally decorated space that has every detail thought of for you to enjoy time with friends and family while enjoying everything Hot Springs has to offer. Every room has been designed to provide a warm and inviting space for you and your loved ones to connect and recharge. Whether you want to play games or share a meal on the 8' dining table or watch movies on the 65" TV every space is designed for connecting and making memories with those you love. Outside, there are two decks available to enjoy, as well as a screened in porch, all overlooking the lake. There is another Airbnb at the bottom of the hill. Guests of both houses have full access to the decks and yard between the two houses. The grassy shoreline and boat dock are shared with the other Airbnb on the property. Our property is on Highway 7 which is a busy highway. Our house is set back 20 feet and has a high retaining wall separating the house from road. But if you have young children you'll want to make sure they stay in the backyard. The nice thing about being on Highway 7 is that you are on the same road as everything that you'd want to do in Hot Springs. The house is 10 minutes from the casino and 15 minutes from the old downtown. It's a great place to enjoy the lake and everything Hot Springs has to offer. Guest access Guests have access to the entire home, the front yard, the decks overlooking the lake, and the grassy area between the house and the lake. There is a second home at the bottom of the hill is a separate Airbnb. The grassy shoreline and boat dock are shared with the other Airbnb on the property. Please refer to the property map in the checkin instructions, as well as in the welcome binder at the house for specifics. Anything directly to the left/west of the house is the neighbor's yard and is off limits. Other things to note Please note that there are two Airbnb's on the property. Also, this area was hit by a tornado last spring. The property is well maintained and repaired however there was some damage to the houses on either side of ours that have changed the area. Please reach the house rules closely: House Rules •	Please refer to the map of the property and make sure and stay within its bounds. Guests need to stay on the right side of the driveway (not to the left of the house) when outside or when parking. Construction happening next door at the neighbor's house. For the safety of our guests, we ask that guests stay close to the house when outside and not pass the left/west side of the house. •	Keep outside noise to a minimum between 10pm and 6am. *This includes loud music inside that can be heard from outside the house. Guests will get one warning if the noise is too loud. If noise is an issue after the first warning, guests will lose their reservation immediately without a refund. * No early check in or late check out unless it has been discussed and approved prior to your arrival. •	We want you to enjoy your time with friends and family, but no parties allowed. •	No extra guest allowed unless approved by host before your stay. Swim dock & boat dock are available & home has two covered back porches. Lake views from common areas & 3 bedrooms! It is located in the highly desirable 7 south area off the main strip of Hot Springs that leads directly to grocery stores, Oaklawn racing and casino, shopping, and everything Hot Springs has to offer. The space Come enjoy our lakefront home on a quiet cove and in desirable 7 south area and on one of the best spots on the lake (located in area near Fisherman’s Wharf and multiple marinas)! We have lake views from almost every spot in the house! Boat dock and swim dock available to use and plenty of yard area to play on! Here for the horse races? Our home is an easy drive to Oaklawn! Only 5 miles away! Just hit Higdon Ferry Rd. and you’re there! Our home is 2800 sf and located on a cove that enters directly into the main channel of Lake Hamilton. When you're not enjoying the lake, the home is located right on the main strip of Hot Springs and gives direct access to shopping, grocery stores, restaurants, family activities, Oaklawn, Garvan Woodland Gardens, and so much more! Lake is easily accessible from home through lower level of home or from the side of home. Yard gently slopes to the lake providing an easy walk to the water. Home has a swim dock and boat dock available to use (able to tie up to outside of boat dock at any time or if renting a boat; covered part of boat dock may be available for guests bringing a personal watercraft during the duration of their stay with extended notice). There are two covered decks that extend the length of back of home. This home is a two level home. There are lake views from all living areas and all bedrooms with king beds. We have two back decks that extend the length of the home. There are two separate living areas. The main level has the master bedroom (king bed)/master bathroom with soaker tub, half bath, living room, dining room, kitchen, and laundry room. Area you walk into is open concept (kitchen, dining, and living room). Dining room has a large table that seats 8 and a breakfast nook that seats 6. washer and dryer are available to use. There are TVs located in both living areas and in all bedrooms with king beds (no TV in bunk room). Wifi is available with streaming services loaded onto televisions. Home does provide live TV via streaming television service. For those staying in our cooler season, we do have a functioning fireplace in the main living area. The fireplace in the lower level living room is nonfunctional. Stairs lead down to lower level (which goes to the lake). Lower level has 3 bedrooms (two king beds, two twin over full bunk beds), and two full bathrooms (shower/tub in one bath; shower only in second bath). There is also a full sleeper sofa with memory foam mattress in the living area downstairs. (Bed coverings/pillows may vary from photos) We do have an alexa dot located in both living areas. They do have the ability to have the microphone turned off or you may unplug them. Parking available: No street parking. Parking available at top of driveway for any vehicle type (3 spots) - steps with rail leading to home. May park at driveway entrance if needed. Parking available in front of home for front wheel or AWD/4WD (2-3 spots) under normal conditions. Driveway has incline (see photo). If conditions are wet we recommend AWD/4WD for parking in front of home. If conditions are icy, use only parking available on top of property. Please use judgment on appropriate parking arrangements. We do allow children but home is not baby proofed. There are stairs present (no gates), fireplace, and balcony on both levels. Please use own discretion. Please note: Lake Hamilton is lowered by Entergy starting in November and annual refill begins around March 1st and is typically set to be completed by the 15th at the latest. For any bookings that begin at the end of October and have a departure date in November, we are unable to move our boat from the covered area, as it must be on the lift when the lake is lowered, but guests can tie to the outside of the dock until November 1. From November 1 - March 15, unable to tie boat to dock until lake refilled. After booking is completed we ask to review house rules. There will also be a short term rental agreement that will be sent and will need to be signed, as well as a copy of a government issue ID will need to be provided. There are security cameras located at exterior entrances of home (front and back) for the safety of our guests and property (front is audio/visual; rear is visual only). Beautiful Farmhouse on Lake Hamilton

Have fun with the whole family at this stylish place. This completely remodeled 1960's ranch is located at the center of it all - the "7 South" area of Hot Springs, on highly-desirable Long Island. You know what they say about location, right? You'll be right on the waterfront on a huge lot, enjoying 180° views of Lake Hamilton. And speaking of views, we have some of the best sunsets on the la The space We know that everyone says the pictures don't do it justice, but that really is true with this property - the whole lot is absolutely stunning in person. Just wait until you're sitting on the deck, nestled in the huge oak and pine trees, sipping a cocktail while enjoying the gorgeous view of the lake and watching boats drive by. It's a hard property to leave. We have a new dock that will accommodate both a boat and 1 or 2 personal watercraft, plus seating out there to watch those sunsets! The main slip is 26' x 11', and the PWC slip is 12' x 13' (enough for two PWC's). As a very rare bonus, the property also features onsite trailer parking in a secure, lockable 20x40 building with easy access from the street. The building is even heated and cooled! You'll have keyless entry to the house, and there's enough parking for 4 to 6 cars. Y'all, we spent way, way too much money and took an entire year to breathe new life into this house, and nearly all of it from the studs out has been renovated. We tried to think of everything to make your stay as easy, relaxed, and cozy as possible. And we also hope you enjoy the artwork - we really wanted to deviate from the norm and create a more unique feel. I probably don't need to tell you we love color. There's an upstairs deck right off the living room with multiple seating, a gas grill, and expansive views of the lake. Downstairs features a new stained-concrete 60'x10' patio, also with lots of seating. I've spent a lot of time at this property, and folks, it's so pleasant in these areas. You'll know what I mean when you get here! The upstairs living room shares a large space with the main kitchen and features wall-to-wall windows for a great view of the lake, and the downstairs living room doubles as a play room with an awesome pool table. There's also a full drink bar down there, with a small fridge and microwave. Curl up with the fam on the ultra-comfortable sectional downstairs and watch a movie - the 65" TV is equipped with a great Sonos soundbar. Three main-level bedrooms have king beds with ultra plush mattresses, and the downstairs "kids" bedroom has three bunk beds with two twins each. Super-high thread count linens and awesome pillows on all of it. There are three bathrooms, and all have been totally modernized, with new glass showers and lovely tile work. Plenty of soft towels, shampoo, body wash, toilet paper, and nearly everything else you'll need. All the TV's are 4K HDR and offer complimentary, Hulu, Disney Plus, and a full cable network lineup through Hulu Live TV. You'll find most local channels, several ESPN's, and the all-important SEC Network! You'll have private access to Gigabit WiFi - no clunky slow Internet here! Take care of all your laundry with our washer/dryer, along with complimentary detergent. The kitchen features a Keurig "dual" coffee maker and Vitamix blender, and all the utensils and cookware you'll need to channel your inner chef. A couple more nice bonuses. The property is equipped with a tankless water heater to keep up with the whole family's needs. We're also thrilled to have a whole-house backup generator, to make sure you stay comfortable in case of power outage. You're still welcome to bring and use your boat during this time of year, but the dock could be inaccessible, so you'd have to trailer it after each outing and return it to our onsite indoor storage building.
