Just off the kitchen is the laundry room with large washer, tumble dryer, iron and ironing board, all of which are free to use during your stay. Pool towels are also in here - perfect for lounging on or using when you go to the beach! 🍴 Dining: There are two dining areas in addition to the breakfast bar. The nook is an informal area off the kitchen and Great Room overlooking the pool/lanai areas. There is a glass topped table with four chairs. The large ensuite for the first master bedroom has a large walk in shower and large garden tub/bath. The twin vanity basins each have their own mirror, lighting, wall and base cabinets and drawers plus there is a separate toilet cubicle. The second master bedroom has a shower room with direct pool access. There is a large walk in shower, single vanity basin with large mirror, lighting, wall and floor units and toilet. The third bathroom is shared by the twin and triple bedrooms, and is situated between them. There is a bath with shower over, toilet and single vanity basin with large lighted wall mirror and wall and base cabinets. All bathrooms are equipped with hair dryers. 🎲 Games Room: The garage has been converted into a games room for those of you that have the energy after the parks or perhaps on a rest day. There is a full size table tennis table, a 7' pool table and a multi games table (football etc). There is also a selection of games and beach toys available for your use. There is a storage rack with 2 Igloo cool boxes you can borrow, and a spare gas canister for the BBQ Grill is safely stored in here. 🏊 Pool: The pool has been extended to a large 30' X 15' and there is also an inground spa/jacuzzi. Pool & spa heating is available for an extra charge, if requested prior to arrival. The underwater pool lighting changes color and lights up both the pool and jacuzzi if you wish to swim after dark. The pool and deck is screened by a large cage which lets through the sun but keeps out the bugs. The lower cage panels are screened with 'Florida Glass' (frosted pool cage mesh) for added privacy. The pool area faces south and gets sun from early morning until just before setting in the evening. There is a patio and small occasional table with selection of sun loungers and chairs giving seating for up to 12 guests. There are two lanai (covered) areas (L shaped) each with a ceiling fan and light to shelter from the heat of the sun. Our Zen Garden at the end of the pool promotes stress relief and offers a nice focal point. The BBQ is located under the lanai on a protective floor mat and cover to protect from the Florida rain. We just ask if this is used, it is left clean for the next guests. 🏠 Outside: The villa is sutuated on a large corner plot on the quiet development of Countryside at Tuscan Ridge. The plots here are larger than usual giving you more space. 📶 Internet: Free high speed WiFi internet access is available throughout our home. For our international visitors direct dialled calls are also free to North America, Canada, Mexico, & Puerto Rico. Hopefully you'll be too busy enjoying yourselves to surpass this allowance. Remember for mobile users calls etc are free via Whats App or Messenger when connecting to our Wi Fi. 🚼 Baby Equipment: Baby equipment of travel cot/playpen and high chair are included free of charge. If you would like this service, please ask us two days before your arrival date. The pool heat only runs from the hours of 8am-8pm. (Also the pool temp Is set to 76-87 degrees and when the weather is cold this will affect the pool heat) We also ask that pool heat is requested a few days before arrival as the pool does take some time to heat up. If the pool heat is requested when you are already in the home please know that it will take some time for the pool to get warm. (So there will be no refunds) A “heat-only” swimming pool heat pump—designed to only heat the water and not cool it—can work effectively down to the mid to lower 40s. However, the ambient temperature greatly affects the ability of air-source heat pumps to produce heat. The colder the air, the less heat the heat pump will be able to produce. * For the spa to be heated the pool heat must be on. A spillover spa or hot tub is not able to be heated on its own. The spillover spas are attached to the pool, using the same water. There is no option to only heat the spa since it is the same water as the pool. When pool heating is chosen in this set-up, the pool and spa will be heated to a temperature of around 80-84 degrees Fahrenheit. When in the spa mode, the system will automatically adjust the valves so that the water from the spa is returned to the spa. This bypasses the pool, and the spa will be heated up to between 94 and 102 degrees Fahrenheit. If left in Spa mode the pool will not be getting any heated water and so the pool will cool down. * Pool/spa heaters operate on a timer and are set to come on in the morning and go off in the evening. There will be some cooling off overnight when the air temperature drops. In the coldest winter months heating the pool can be difficult, with the water temperature dropping down overnight. Florida has a temperate climate but cold fronts can bring overnight low temperatures in the 30's and 40's that can last for several days. Unfortunately, under these circumstances, there is no way the pool/spa heater will be able to keep the water at a temperature in the mid-to high-80s, especially where pool/spa heat is provided via an electric heat pump if the outside air temperature drops below 55 degrees Fahrenheit. Electric heating pumps do not operate effectively below this temperature, and failure of such devices to heat the pool/spa to the desired temperature is outside of the company's control and is regarded as an act of nature. Please note that cold weather does NOT constitute a mechanical failure and no refunds will be given for problems that are due to cold weather. I can not accept any responsibility for the guests' personal safety during their vacation. Guests are reminded to exercise care as to the personal safety of themselves and their companions. Use of the pool and any community pool, tennis court, and recreation area is entirely at the guests' own risk. It is particularly important that children are supervised at all times in and around the pool areas. Pools are used at the guests' own risk. Guests under 18 years of age must be accompanied at the pools. For the safety of children, doors that have direct access to the pool may be alarmed. Tampering or disconnection of these devices is a criminal offense. According to Chapter 515.33 of the Residential Swimming Pool Safety Act: Anyone tampering with or disconnecting pool alarms commits a misdemeanor of the second degree, punishable by a $5,000 fine or one (1) year in jail. If this pool safety fence is removed during the stay at the home, the guest will assume full responsibility for any and all use of the pool and spa. (note the pool is serviced on a weekly basis. This means the service day might land on a day that you are in the home should this happen you will not be able to use the pool for about 30mins-1hr) The safety fence (if installed) must be used at all times. Guest agrees that an adult will be responsible for closing pool fences after entering the pool area, do not leave children alone. Spillover spa rules - maximum use 15 minutes. (There will be no compensation for this as this is out of our control) Air Conditioner*** The air conditioning in any rental property should not be set below 74 Degrees Fahrenheit (23 Degrees Celsius) by the guests. Setting the thermostat to a lower temperature will not cool the property quicker. Due to the high temperatures in Florida, it can be difficult for the system to cool the internal temperature below this point. Setting the temperature below 74 Degrees Fahrenheit may result in the system freezing up. If this occurs the air conditioning will have to be turned off to allow the unit to defrost. The guest will have no air conditioning during this time and will be responsible for the technician's call-out charges. If the windows have condensation that is a definite sign the air conditioning temperature is set too low and there is a risk of freezing the air conditioning unit. Our main dining table seats 6-8 people, and we have 4 additional spots right at the kitchen bar so nobody gets left out of the conversation. The Kitchen: You will have everything you need to cook up a feast—from essential pots and pans to fun extras like a waffle maker, rice cooker, blender, and a popcorn maker for movie nights. If there's something we don't have, let us know! The Coffee Bar: We’ve set up a dual-mode Keurig (it does single pods or full carafes) and left a starter pack of coffee to help you wake up on your first morning. SUN, SPLASH & GAMES 💦 The Pool & Patio: Because our screened-in pool and spa face south, they catch the Florida sunshine all day long! We’ve set up comfy lounge chairs and outdoor dining furniture for long afternoons outside. There’s also a handy towel rack right out there for easy drying. The Game Room: We converted our garage into a private fun space to keep the energy high! Challenge each other to a game of Ping Pong or a competitive shootout on the Double-Shot Basketball game. Guest access Guests will have access to the entire home and all its amenities, including the private pool and spa, outdoor dining area, and game room. Enjoy complimentary on-site parking for 2 vehicles. Other things to note POOL HEAT We can heat the pool for $45/day (2-day minimum, just let us know 48 hours before you arrive). To respect our neighborhood quiet hours and give the filtration system a little rest, the pool pumps and heating operate from 9:00 AM to 9:00 PM daily. For extra peace of mind, our back sliding doors are equipped with safety alarms that will immediately alert you if a youngster opens the door leading out to the pool area. (If the alarm doesn't seem to be on when you arrive, just flip the switch right on the door frame to activate it). RENTAL AGREEMENT To finalize your stay, all guests must sign a separate, short-term rental agreement and provide a full guest list immediately upon booking to finalize the reservation.
