Evidence of smoking cigarettes will result in forfeiture of security deposit. 2. People other than those in the Guest party set forth above may not stay overnight in the property.  Any other person in the property is the sole responsibility of Guest.  Guests are not allowed to exceed the occupancy limit agreed to above. 3.	Guests should treat our neighbors as their own. While this is a vacation for the Karin’s place guests, we live in a small close-knit community and the neighbors live here full time and value their peace and quiet. Outdoor neighborhood quiet hours are from 9:00 p.m. – 8:00 a.m and amplified music is not allowed outdoors at all. Quiet background music outdoors is fine, but party music should remain indoors. While the house is very secluded, sound travels and the music should not be intrusive for the neighbors. (We will alert you to take it inside if there are complaints.) There is no limit to level of music inside since the house as long as the doors and windows remain closed as the house is well insulated.   4. Keep the property and all furnishings in good order. 5. Only use appliances for their intended uses. 6. Pets are not permitted.    7. Parking: Vehicles are to be parked in the designated parking area or on the driveway. Cars should not be parked on the grass. Parking on the town road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. There is plenty of parking on the property. 8. Housekeeping:  There is no daily housekeeping service. While linens and bath towels are included in the house, daily maid service is not included in the rental rate.  A separate agreement is possible and the Housekeeping Addendum must be completed. We do not permit towels or linens to be taken away from the house.  9. Garbage: Any garbage must be stowed in the proper garbage or recycling receptacle, located under the deck.   10.  Hot Tub and Sauna: No splashing. If there is excessive water on the floor, it leaks into the basement and could cause forfeiture of your security deposit. No children under the age of five permitted in hot tubs at any time. No children under the age of 10 without adult supervision. (No young child should be allowed in a hot tub until they can stand on the bottom and have their head remain completely out of the water. Children who are big enough to be in a hot tub should not use it for more than five minutes at a time, especially at the maximum temperature of 104 degrees.) When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. We drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. [DO NOT STAND ON THE HOT TUB COVERS.  Hot tub covers are for insulation purposes and are not designed to support a person or persons.  They will break and you may be charged for replacement.] Remember when not using the hot tub, leave cover on so hot tub will stay warm. 11.   Fireplace: Please use responsibly. Open the flue and close it when it has cooled down. Wood, kindling, and starter logs are not provided. 12.   Water and Septic: The house is on a well and septic system. The mineral content in the water is high. During a drought, the well water may have an odor. There is a filter system but there is also spring water available. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages up to $3000. 13.   Storms: No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four-wheel drive and/or chains during the snow months and mud season. We do not refund due to road conditions. The driveway is well maintained and plowed, salted, and sanded whenever necessary.  14.   Utility Outages: A privately owned estate is similar to your own house, in that power outages, Internet outages, etc. are out of the control of the owner. We are all under the constraints and timelines of the local utility companies. If the internet goes out you will not be entitled to a partial refund on the rental if the outage is directly related to Fairpoint. Unfortunately, getting a service appointment on utility issues in our area can take up to 5 days or more. We ask that you be patient and not let an inconvenience like this disrupt the enjoyment of your vacation. We will, of course, make every effort possible to rectify the situation. 15.   Repairs: Occasionally things break or break down, like appliances, furniture, etc. Unlike a hotel, there is no 24/7 maintenance staff. You will need to notify the owner immediately of an appliance malfunction and the owner will work to have things repaired as quickly as possible. Repair of a dishwasher or washer can take up to a few days. Broken furniture may require replacement and can take a couple days, also, to do so. If you have difficulty reaching the owner in these situations (with the numbers provided), there is a list of local people to help posted on the property. 16.   Departure and Upkeep: As you know there is only a 5 -hour time period for owners to clean, transition, and ready the estate for the next rental. It is critical that you check-out on time so the cleaning staff/person can get started (remember that the owner is paying a cleaning person while they are waiting for a late check-out). It is important that you perform the check-out procedures asked of you in the information document provided. To the extent possible, please try to “leave it as you found it”—at the very least, leave the property “tidy” or “broom clean”, dispose of garbage, run dishwasher (if applicable), wash dishes, and make a list of any damaged items. If you have brought a pet with you will need to tidy up after him/her (including removal of dog feces from the yard). Late check-out, failure to perform check-out procedures or leaving Karin’s Place in an unclean state (requiring additional cleaning above typical cleaning time) will result in forfeiture of a portion or all of your deposit. Please do not re-make the beds. Please strip them and put sheets, towels, and robes in the laundry bags provided. 17.    Liabilities and Amenities: We provide the use of cross-country skis, bicycles, pool, etc., as an added amenity to the property. You must take responsibility for your usage of these facilities. It is at your own risk that you use them. Extra care should be taken with children and these facilities. It is important that you know your own limitations when it comes to swimming, skiing, and biking and the proper safety equipment must be used with them (life preservers and helmets).(URL HIDDEN)18.   Rustic Terrain: You are visiting a rural, natural location with sometimes rustic terrain. Many properties have wooded pathways, gravel driveways, trails, rocky/ledgy waterfronts, etc. You should bring the proper footwear and use caution as you get to know the property. The original barn was converted to retail in the 60's when US Route 7, a main artery from Long Island Sound to the Canadian border, was relocated. There are sleeping accommodations for 6 people but we prefer to have no more than 4 adults as to not overtax the infrastructure. Guest apartment is a wholly separate space that can be accessed from its own entrance or, by special arrangement, through the service entrance. The space Ideal for VT/MA/NY Vacation, this unique property is unlike any you've ever seen. Entrance is though a brick courtyard up a spiral staircase (alternate handicap entry is available - please inquire in advance) to a huge balcony with hot tub, gas grill, and dining table for six. This renovated 1938 dairy barn with its 1963 additions is a Vermont icon with 'rooms' cleverly defined throughout the spacious, loft-style 2100 sq. ft. The kitchen, dining “room”, media “room”, and bunk "house" are located in the original structure, and the living “room”, master bed “room”, bathroom/laundry are in the 1963 addition with a big barn door separating the two open layouts. The large kitchen was designed with a family of chefs in mind and includes the Media area at the far end, perfect for informal gatherings. Kitchen is fully supplied with all necessities for the usual culinary activities, and has a dishwasher, gas stove, refrigerator, free-standing freezer, microwave and a variety of smaller appliances. The kitchen flows into the media area with a flat screen TV and full+ sofa bed we enhance with a memory-foam topper. Please request use of this bed in advance and know once a bed, it cannot be folded up to be used as a sofa during the day. Around the corner is the dining room with seating for 6, expandable to 8. The outdoor grill is just a few steps away so you can still BBQ when its too cold to eat outdoors. A Vermont slate buffet invites you to plan serve-yourself meals, with chairs comfortable enough to encourage after-dinner conversation! Next comes the bunk area with accommodations for four youngsters or teens. (Top bunks are not good for adults due to low ceiling.) New memory-foam mattresses encourage a good night's sleep after skiing, swimming or just lounging around.. There is also a game table for those who remember how to play games without batteries, and a couple of bean bag chairs for reading, texting or playing those games that do require batteries. The media, dining and bunk areas and much of the kitchen are closed off on three sides being open to the passage area. Through the barn door is the accommodating living room with a gas log stove, big comfy furniture and soaring cathedral ceiling. If you're trying to break the TV habit there's a library with something for every taste, G-rated that is. The amazing feature of this wing is the seven floor-to-ceiling stained glass windows installed over 60 years ago. One has even been made into an emergency exit to bring the building up to 21st century safety-standards. Behind a partition created by a row of 9' high closets is the master bedroom with king bed and additional closets. A quiet work space in the bedroom is an ideal respite for a type A personality who can't leave it all at the office. The bathroom doubles as a laundry with large capacity, low-flo/low-energy machines. The shower is ample for two people, but tub enthusiasts will have to hit the deck and use the hot tub. The seasonal pool and yard are for guests from both apartments to enjoy. The deck box in the courtyard includes croquet and other outdoor games. You can enjoy the large lawn area big enough for tournament croquet, or swim in the seasonal 30' lap pool. Use the bikes (please request at time of reservation) for a stress-reducing ride around one of the nearby scenic loops. Or, use the bike rack to transport them for, say, a historic tour around Old Bennington following in the footsteps of Ethan Allen or a shop-free trip to Camelot Village where two barns full of antiques and handmade crafts are offered.. Grilling and dining out are purely private as is enjoying the hot tub and your own fire pit located behind the pool. We are only there when maintenance issues or repairs necessitate our presence to make sure your stay is enjoyable. FOR SKIERS: we are about 20 minutes by car from Mount Greylock Ski Club, 25 minutes from Jiminy Peak, and 45-55 mins from Berkshire East, Hermitage Club and Mount Snow. FAMILY AND SAFETY NOTE: We warmly welcome families with children! Please be aware that our home is not fully childproof. The staircase to the second floor does not have protective gates, so young children will need supervision indoors. Outdoors, our backyard includes a steep slope with a brook at the bottom. For safety reasons, we kindly ask that guests, adults and children alike, do not go down the slope. As we’re in a rural area, you may also see wildlife such as deer, foxes, and other animals in the yard. They’re beautiful to watch, but not safe to approach. Families who are comfortable with these considerations will find our home a cozy, rustic retreat surrounded by nature. Guest access You’ll enter the home through the back door by the patio. During your stay, you’ll have full use of the half of the building closest to the driveway - private and all yours. The other half is currently being renovated, but there will be no construction work while you’re here, so your stay will be peaceful. Parking is easy - you can park your car(s) right in front of the garage. And don’t forget to spend some time on the secluded patio, the perfect spot to relax and enjoy the tranquil setting. Other things to note We’re just a phone call away if you have any questions or need assistance. Since we live nearby, we can usually take care of anything quickly. Cozy Vermont mini-house Convenient to the Clark Art Institute, Mass MoCA, & Bennington, VT The space Owl Hill House is an organically shaped structure built by a group of sculptors in the early 1980’s and recently renovated by one of its original creators. Its 570 square feet interior is bright, airy and cozy with hand-plastered, sculptural, white walls and custom built-in furniture. It is set in a tranquil clearing surrounded by beautiful trees on a private Vermont dirt road, and is the perfect base for exploring northern Berkshire County's cultural gems and southern Vermont’s picturesque towns and natural beauty, or to just relax and leave the rectilinear world behind. Location The house is in Pownal, VT and is convenient to The Clark and Williams College (10 minutes), Mass MoCA (20 minutes), and Bennington, VT (10 minutes). The Space There is a main space with a seating area, a sleeping nook with a queen-sized bed, and a kitchen. The bathroom has a custom-made bench and a shower. A small utility room has a washer/dryer. There is high-speed Wi-Fi. Owl Hill Road The house is 0.1 miles up a private dirt road shared with 4 houses. In the warm months the road might have a few rough spots, but it’s fine for any vehicle. When the ground is frozen, good snow tires are highly recommended, and All Wheel Drive or 4-Wheel Drive are optimal. In snowy, icy, or muddy conditions, like when the ground is thawing, you might need to park your car at the bottom of the hill and walk to the house. It's a 4–5-minute walk, and it can be icy or muddy. Please be prepared for that possibility. Winter in Vermont can be an adventure! ***** Sorry, no pets. We do not supply coffee beans or tea. --------------------------------------------- PANTRY: We stock the house with salt, pepper, olive oil, & balsamic vinegar. The experience is designed to be self-sufficient, but both the property manager and the owner live nearby if needed. Other things to note We at Owl Hill are taking precautions to protect guests and staff from COVID-19 by taking the following measures: •	In addition to our normal cleaning routine, all frequently touched surfaces (such as doorknobs, thermostat and stove controls, etc.) are disinfected, and all linens are washed at high heat. The space We purchased our 100 acre property in 2019 with a grand vision to build our "forever" home. The mountain views, the forested acres crossed by bubbling brooks and the close proximity to Williamstown are an incredible combination. We saw the opportunity to create a spectacular property for generations to come. To turn our vision into reality, we started off by fully renovating the cottage. We took it down to its studs and then built it back to be cozy, energy efficient and technology enabled. We lived in the cottage for 3 years while planning out and then building our "forever home" 100 yards up the hill. The entire property is designed to be self-sustaining. The 54 solar panels on the barn generate almost twice as much energy as we consume during a year (the excess electricity goes back to the grid for others to use). We are excited to share our beautiful slice of the world with you! Guest access Everything at the cottage is yours to enjoy (with the exception of the bunk beds and ladders.) - Enjoy nature and freshen up with the cedar fenced, outdoor shower. (Not available during winter.) - Soothe your body in the hot tub/spa with 27 massage jets. There are clean, soft slippers to cushion your journey to the tub and fresh, large towels to dry off afterwards. - Explore the 100 acres that make up our property. We have trails that wind through it and there are several creeks/brooks. - Relax and lose yourself in the dancing flames of the outdoor, fire pit. We provide firewood and fire-starters for your usage. - Show off your culinary skills with the fully equipped kitchen. Dishes, pots, pans, glasses, mugs, silverware, paper towels and spices are all provided. - Savor a steaming espresso drink. The Breville Espresso maker is yours to use. We provide a starter set of caffeinated and decaffeinated Nespresso pods. There is also a French Press for you to use if you prefer that style of coffee. - Enhance your Zen on the cottage's yoga mat. - Get some work done while taking in the mountain view. A 27" monitor with HDMI cable and full sized USB keyboard are provided. - Help the environment and charge your electric vehicle with our solar generated power. Cautions: - The items listed above under "Guest access" are used at Guest's OWN RISK. - The bunks and ladders are not safe and are not available for Guest usage. - We maintain beehives on the property (by the apple trees near the driveway). The hives are surrounded by an electric fence to keep out the wildlife. You are welcome to observe the bees from a distance but please do not go near the bee yard. - We have many wild animals that share the property with us. Other things to note We are located on a dirt road that is very well maintained by the town. We have never had trouble accessing our property (we have two low ground clearance cars). You will drive about a mile on the dirt road, so your car will likely get dusty/dirty. Annika, our two Irish Setters, and I live in the main house which is about 100 yards up the hill from the cottage. We have installed trees and a blind by the cottage to enhance privacy but you will not be completely isolated. You may see us out and about, but we will respect your need for privacy. AT&T Cellular Service is NOT available at the cottage. Verizon Cellular Service IS available. In either case, we recommend having Wifi Calling enabled on your phone so you can leverage the high speed Wifi for your cellular calls.
