Drift off to sleep in the cozy nook with four queen-over-queen beds or retreat to the private bedroom featuring a plush queen bed and a walk-in closet with ample storage. You’ll be close to town, yet secluded – and super-close to Sunday River Resort for snowboarding, skiing in the winter, and mountain golfing and hiking in the summer. Riverside Mountainview Lodge, is adorned with unique artwork and endless amenities. The Sunday River is just steps from the back door. In the summer sit by the river, take in the scenery, you may see the bald eagle, deer or even a moose. On those hot days wade or float in the cool waters. Anglers can cast a line, with the proper license of course! Walk to the pond and enjoy a quiet moment. Walking trails on property and extensive hiking trail heads nearby. Award winning Sunday River Golf course is just 2 miles away. Guests can take-in the expansive views of Sunday River trails from the front of the lodge. Just a 2 mile drive to the base lodge, resort restaurants and shops. Arrive to the property and park under one of the two massive carports offering protection from the elements. Each entrance, upper and lower, offer mudroom storage for all your outside gear including custom ski and boot storage in the lower mudroom. The main level features vaulted ceilings, a massive open concept kitchen and living area with high end appliances, large kitchen island with seating, comfortable leather couches and wood burning fireplace. Off the kitchen is the beautiful dining area with massive dining table plus custom hutch and unique live edge coffee table with a set of chairs facing Sunday River. From the dining area, the back deck offers seating and BBQ grill with views of the river. The primary en-suite bedroom presets direct Sunday River trail views, king bed, large soaking tub, separate glass tile shower with duel shower heads. For guests that need to work while traveling, there is a dedicated office space. On the upper level of the home two roomy queen bedrooms share a large bath with glass tile shower. This bathroom was designed with plenty of space for a massage table for those spa weekends! The lower level of the home features the TV room with gas fireplace, cozy up and watch a movie or your favorite sporting event. The lower level is also home to the dart board and sauna room as well as kitchenet. With plenty of space, the bunk room is off the TV room with a queen bed and 2 sets of twin bunks. The lower level is also where guests will find access to the back patio. Hot tub, large custom firepit and two additional artistic fireplaces make the back yard magical. The Sunday River runs just below the back patio area, take the path to sit by the river foe morning coffee or evening cocktail. Guests should be advised, there is another home adjacent to the main house. Guests will not be disturbed by the owners of that property. Remember we are in the mountains of Maine and the snow we hope for all year can make travel more difficult. We recommend all or 4 wheel drive in the winter season. The roads and driveway are professionally maintained but guests may find travel difficult without it. The damage waiver fee of $150.00 is a non-refundable payment- which covers accidental damage up to the amount of $1500.00. This fee is processed in the overall costs of the rental at the time of booking. ~Cancellation Policy: If you cancel more than 30 days before arrival: You’ll receive a refund of your deposit, minus a $50 processing fee. If you cancel within 30 days of arrival: You’ll be refunded for any portion of your stay that is rebooked by another guest. Guest access Guests have access to the entire property for their stay. The only exception would be if an owner has a locked closet or space for their personal items. Inside, you’ll find plenty of room to settle in with 4 bedrooms and 3 full bathrooms, so everyone has space to relax. When I’m not wandering the trees, I enjoy peaceful nights in the 4K movie theater with a massive 145” screen, and a little friendly competition in the game room. I suspect you will too. When the warmer months arrive, the pool can be heated if you choose to add pool heat, making it perfect for sunny days and evening swims. And when the air turns cool or the snow returns, the year-round hot tub is always ready beneath the open sky. This fully equipped Ski Challet is 5min from Sunday River with access to hiking and mountain biking trails right out the door. The house has pleantly of room for 15+ and is a pet friendly home that is good for couples, business travelers, families (with kids), and larger groups. The space The house has three large bedrooms and a full basement with a fourth bunk room complete with 3 full over queen beds. The first floor has a master bedroom with a private bathroom that includes a shower and jet tub. The second floor has two bedrooms that share a bathroom. There is an additional half bath on the first floor. The basement has a full bathroom and living room. Guest access A unique code will be provided to the guests upon checking. The driveway is regularly plowed but is accessed on a hill, as such guests should be prepared with all-wheel drive or four-wheel-drive vehicles in case of inclement weather. The deck is regularly shoveled but can experience some icing from roof snow, as such salt will be left on the deck for guests in case of icing during the stay. Other things to note While there is a working fireplace and wood under the deck, the fireplace is finicky with drafts and can cause the house to be colder and smokey. I recommend not using it.

You’ll love everything about this one from the panoramic view of Sunday River, the furniture, the built-in bunk beds; even the floor plan is something to marvel at. ⁠ The space Mansion Ave is located off of the Sunday River access road and positions its residences to benefit from breathtaking views of the slopes from their perches above the valley.   Upon your approach to the home, you will pass by the Artist’s covered bridge, numerous trail access points and local swimming holes. Located within 10 minutes of the Welcome Center of Sunday River, access to the resort is direct and easy.   Birch View is located at the end of Mansion Ave with a steep approach and rewarding views.   Through the main entrance of the house, you are greeted by an attractive, tiled mudroom. The radiant heat makes a warm area for you to sit and remove your winter gear. Custom-built cubbies are built-in and will keep your gear organized and dry throughout your stay.   Into the great room and kitchen, you will find soaring ceilings which are accentuated with a dark, contrasting stain and custom lighting. The dining room flows from the kitchen and is surrounded by the magnificent fireplace, views across the valley, and an intimate seating area by the deck.   This gourmet kitchen is not only easy to cook in, but it's fun. Open to the entire main area, the chef in your group will feel part of the party while they prepare meals surrounded by barstools, the dining table, and extra seats for friends and family to gather. The kitchen is fully equipped with quality appliances, utensils, and serve-wear. Meals together will likely be one of the highlights of your stay as you unwind in front of the fireplace and watch the groomers work away on the ski slopes across the valley.   There is a bonus room on the lower level for those looking for a different way to unwind. We will take reasonable and appropriate steps to remedy any reported problem as soon as practicable. We may enter the Property at your invitation to remedy any problem you report, at reasonable times and with reasonable notice to inspect, maintain, or repair the Property, and to address any situation that we reasonably deem an emergency that threatens persons or property. You acknowledge that if the Property has access to amenities that are shared with other properties, such as a shared pool, hot tub, parking lot, or fitness center, that the availability and condition of those amenities is outside Owner's control. L. Choice of Law; Jurisdiction and Venue; Dispute Resolution. L.1. Choice of Law. Unless otherwise specified in any Unit-Specific Terms or if a different choice of law is required by the law of the jurisdiction in which the Property is located: these Terms shall be governed by laws of the State of Maine, U.S.A, without regard to its conflict-of-law provisions. L.2. Dispute Resolution and Arbitration Agreement: United States. If (a) your claim against Owner relates in any way to a reservation for or stay at a Property located in the United States, or (b) you bring any other claim against Owner in the United States (to the extent permitted by these terms or the Airbnb Terms) (any such dispute, claim, or controversy under either (a) or (b) a “US Claim”), then you agree to resolve the US Claim as follows: a. Agreement to Arbitrate. You and Owner mutually agree that any US Claim will be settled by binding arbitration rather than in court, such arbitration to be conducted by the American Arbitration Association (“AAA”) under its Consumer Arbitration Rules, or such other AAA arbitration rules that the AAA decides to be applicable to a specific dispute, that are in effect as of the time of service of an arbitration demand. To begin an arbitration, a party must send a letter to the other party requesting arbitration and describing the claim. As the only exceptions to the agreement to submit all US Claims to binding arbitration as provided herein, Owner and you both retain the right to pursue: (1) in small claims court in the county in which the Property is located, any claim that is within that court’s jurisdiction, and the parties consent to the personal jurisdiction and venue of such court; and (2) a suit in any court with jurisdiction to enjoin (whether by temporary, preliminary, or permanent injunctive relief) infringement or other misuse of intellectual property rights. L.3. Dispute Resolution: you and Owner agree to bring any action in the courts of the country in which the Property is located, or in such other location and forum as you and Owner may mutually agree. L.4. Class Action and Jury Trial Waiver. You and Owner agree that any dispute resolution proceedings will be conducted only on an individual basis and not in a class, consolidated or representative action. If for any reason a claim proceeds in court rather than in arbitration, you and Owner waive any right to a jury trial. M. Limitation of Liability. TO THE MAXIMUM EXTENT PERMITTED BY LAW, IN NO CASE SHALL THE OWNER OF THE PROPERTY, NOR THEIR AFFILIATES, NOR THEIR RESPECTIVE OFFICERS, DIRECTORS, EMPLOYEES, AGENTS, OR OWNERS, BE LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, OR EXEMPLARY DAMAGES, OR FOR ANY DAMAGES FOR PERSONAL OR BODILY INJURY, EMOTIONAL DISTRESS, OR DAMAGE TO PROPERTY, ARISING OUT OF OR IN CONNECTION WITH YOUR STAY AT THE PROPERTY. N. Indemnity. P. Assignment. Owner may assign these Terms or any of its rights, or delegate any of its duties under these Terms, at any time without your consent. Q. Open Fires, Lanterns, And Fireworks. You agree that all open fires on the property shall be contained in a smokeless fire ring, even within a brick or stone enclosure. Propane firepits are allowed. All open fires must not be left unattended, must be attended by someone 18 years of age or older, and must be completely extinguished before being abandoned. No fireworks shall be discharged on the property, and no sky lanterns or any type of balloon-like incendiary device that requires fire to propel upwards shall be discharged on the property. Use of these devices on or around the property WILL result in immediate forfeiture of your stay and eviction from the property. Guests are responsible for any fines assessed by the neighborhood's HOA for their violation of this rule. R. Septic System. This home uses a septic system that is shared with other neighborhood homes and maintained by the neighborhood's HOA. To keep this home and the neighborhood's homes in proper working order, you agree to comply with the following Septic System rules while staying at the property. The most important preventative measure is to ensure that no unauthorized waste enters the system. •	Kitchen - No grease, oil, food products, coffee grounds or any kind of waste can be placed down the drain. Use the drain strainers provided and put all food garbage in the trash. Utilize the grease can for disposing of cooking grease or oil. •	Dishwashers - Utilize the automatic dishwasher detergent provided. If you must purchase automatic dishwasher detergent during your stay, please use only liquid detergents and do not purchase Cascade. Cascade (powder or liquid) contains ingredients that can clog the system. Rinse solids off dishes before putting them in the dishwasher and catch these food particles in the sink (strainer) and discard in garbage. •	Bathrooms - No feminine hygiene products, wipes of any kind (even the “disposable” kind), cotton balls, dental floss, cigarette butts, bandages, or any other foreign products not mentioned cannot be flushed down the toilet. These items will not pass through the filter that is installed in the septic system and can clog the tank. Medications (especially antibiotics) should never be flushed down a toilet. •	Washing machines - Use liquid detergents only, never powdered detergents as they clog the system. Do not use Tide (powder or liquid) as it contains ingredients that can clog the system. Utilize the laundry detergent provided. Do NOT use bleach as it will kill bacteria in the system required for the system to operate properly. Doing multiple loads of laundry consecutively, can be harmful to a septic system as it doesn’t allow the system sufficient recovery time. Spread out the loads as best you can. Household cleaning - Utilize the products provided. Do not use bleach, ammonia, or harsh cleaners. They are toxic to septic systems and kill the bacterial needed to keep our system functioning properly. •	Products labeled “antibacterial” should not be used down a drain or toilet. •	Minimize the amount of cleaning products used as best you can. •	Do not use drain cleaners as they are toxic. If you must tend to a clogged drain; 1) Use a plunger, 2) Pour one handful of baking soda and 1/2 cup white vinegar down the drain and cover tightly for one minute. Repeat as needed or; 3) Pour 1/2 cup salt and 1/2 cup baking soda down the drain followed by 6 cups of boiling water. Let sit for several hours or overnight, then flush with water •	Water Usage - Use water efficiently to allow septic system proper recovery time. If the amount of wastewater entering the system is more than the system can handle, it can overtax the system. •	Stagger the use of appliances and showers as to not overload the system. •	Don’t wash load after load.
