Perfect for families, couples or small group trips. With 3 bedrooms offering two queen size beds and one bunk bed, this cozy home has everything you need to relax and unwind in the Pocono Mountains area. Our home fits 4 adults and 2-4 kids comfortably but 2 more adults can be accommodated on an air mattress if requested at the time of booking. All bedrooms and the living area have ceiling fans to keep you cool during summer months. However, our home is surrounded by many trees, so temperature is usually very comfortable, even in the summer months. Our kitchen is fully stocked with all basic necessities, including children’s dinnerware and toddler chair. The living room has a gas fireplace, books and record player. We have a washer and dryer on the premises as well. Our outdoor area offers a children's obstacle course, a grill and a picnic table to enjoy a summer barbecue. As well a gas fire pit and some Adirondack chairs to relax with a fire; maybe even make some s'mores. Our driveway fits 3 cars max and no street parking is available. Please plan accordingly. Guest access You will have private access to the entire home with the exception of a locked closet used by hosts. Parking for 3 cars and outdoor areas are also private. Our Community Association (PCP) offers different recreational activities (pool, lake, kayaks, paddle-boats, playgrounds) opened from Memorial Day to Labor Day. These are not included in our listing but can be accessed for an additional fee (2024 prices are $12 per person/per day). Keep in mind that to enter our community, you will need a valid driver's license and car registration. Information regarding check in will be provided to you prior to arrival. Other things to note Our HOA (PCP) requires a guest Registration Form which lists every guest entering the community. Upon booking, you will be asked to provide hosts with an email address so they can forward that registration form to PCP. This information must be submitted at least 48 hours prior to check-in and if received past this time, guests will be responsible for an additional $75 late processing fee. Please make sure to observe the speed limit of 25 MPH when driving around our community. There are police on the grounds and they do give traffic violations for going over the speed limit. This allows you to log into any other providers you have personal access to. Downstairs there is a POOL table and a small Smart TV. Kitchen- the kitchen is fully equipped with dishwasher, utensils, plates and cups, toaster oven, microwave, and oven. For your convenience we also equipped kitchen with coffee maker, kettle, and blender. Bedrooms- Each bedroom comes with a closet and hangers. For your convenience iron and board is provided and located in the smaller upstairs bedroom. In this closet is also the playpen and the vacuum cleaner. Additional blankets can be found in the upstairs bedrooms. Cleaning: We provide our guests with a liquid soap, small dishwasher detergent, a few dishwasher detergent cubes, kitchen towel, and a few garbage bags. If spills or messes occur during stay, a mop is in the closet by the main entrance, a bucket is under the sink in the kitchen, and a vacuum is in the closet in the 2nd bedroom (upstairs). Power outages may affect the water supply as we are on wells and the well pumps need power to work. This house is nestled in the mountains, surrounded by trees and nature. As a result, you may encounter wildlife, as this is their home and we are merely guests. Wildlife may include flying insects, spiders, ants, squirrels, flying squirrels, mice, foxes, raccoons, opossums, skunks, snakes, turtles, coyotes, and black bears. Smaller creatures and insects can occasionally find their way inside depending on the outside conditions. We have monthly exterminator visits to minimize this, but being in the mountains, anything is possible. Additionally, please note that the mountain infrastructure differs from that of the city. Small wind or rain storms can occasionally cause power or internet outages in specific areas, including our home. Power outages may affect the water supply as we are on wells and the well pumps need power to work. Usually, these outages are restored within 8-10 hours, which is a quick turnaround given the weather conditions. For outages lasting less than 24 hours, no refund or compensation will be provided. For outages exceeding 24 hours, compensation will be issued on a case-by-case basis. Lastly, please be aware that extreme heat or cold waves can put stress on the house's heating or cooling systems, and these systems may struggle to keep up during very high or very low temperatures. ◆◆◆Summer Bookings◆◆◆ During Memorial Day weekend through Labor Day weekend, this is our busiest season. Check-in time is at 5 PM, and early check-in is nearly impossible. If we can accommodate an early check-in, the earliest would be 3 PM. If you need to arrive earlier than 3 PM, we recommend booking the day before to ensure you can arrive any time on your desired day. ◆◆◆Winter Bookings◆◆◆ During winter months, it is highly recommended to have a vehicle with All-Wheel Drive (AWD) or 4x4 capabilities due to potential heavy snowfall. ◆◆◆Supplies◆◆◆ We provide a starter pack of household essentials (paper towels, toilet paper, garbage bags, dish detergent). The space Step into a warm and inviting space, complete with a wood-burning fireplace, providing the perfect atmosphere for cozy evenings. Our open-concept living area is designed for both comfort and style, making it ideal for family gatherings or a getaway with friends. Enjoy a meal outside on the deck by the grill with the whole family. Want to check out the lake? It's a one minute walk from our front door! Warm up afterwards and share some smores around our fire pit. The cabin has 3 cozy bedrooms, each with comfortable bedding to ensure a good night's sleep. There are 2 full bathrooms, one is located next to the primary bedroom adjacent to an extra sleeping area in the loft. (The loft is shown in the photo guide as living room 2, since there is no option from airbnb to list a "loft". It is not a separate bedroom, but it comfortably sleeps 2 on a full size sleeper sofa). We are excited to host you in our getaway in the Poconos! Guest access Guests will be able to use our whole home, deck, firepit and yard. There is plenty of parking in the driveway. You will be receiving a door code the day before your travel. It is a unique code that will only activate at time of check in. *For lake fishing: You need a fishing license to fish in any lake in PA. Security and Game commission does show up so make sure you are in compliance. *There is no swimming at the lake as there are no lifeguards there. To access our cozy retreat, a tenant registration form and waiver is needed prior to your arrival. By booking our home, you agree to comply with this requirement. Host will have the right to cancel your booking within 24 hours from stay date if this requirement is not fulfilled. Other things to note We are located in a private gated community which requires you to fill out a guest registration form & lease agreement for security and/or emergency purposes. Guest registration form will ask for full names and ages of each guest in your party. The primary renter must be 25 years of age. It will also require vehicle and driver information including but not limited to license ID number for the main registrant and plate numbers for each vehicle entering the community. Names on submitted forms MUST match the legal ID of the person driving. These forms will need to be completed at least 3 days before check in. The welcome center is open 24/7, so check-in is easy no matter what time you arrive. Just bring your license & registration when you arrive. During weekends starting Friday afternoons, there can be a long line (especially Holiday weekends). Community amenities (weather permitting - Memorial Day - Labor Day): Beach/pool access: $12/day per person 3+ years old gets you access to all pools, lakes, mini golf, and canoes in the community. Pool hours: 11:00AM to 7:00PM. Please note that you will need to purchase this pass at the pool, and there can be a line on busy days. We have ring cameras (doorbells) facing outwards for your safety. They record video outside on the deck, the front door, driveway, and the backyard. We supply starter packs of paper towels, toilet paper, laundry detergent etc. After the starter pack is done, guest is responsible to supply their own. We will also provide towels, soap, shampoo & conditioner. The house is equipped with cooking ware such as pots pans, plates, utensils, filtered water pitcher, baking dishes, dishwasher, etc. Grocery items guest are responsible for such as seasoning, flour, sugar etc. NO SMOKING. We don't allow smoking anywhere on the property. Please do not book if you smoke. Any evidence that you have will result in a 150 dollar fee or more if damages or additional cleaning fees are incurred. We do not supply life jackets. (Swimming is not allowed in the lake as there are no lifeguards). If being rented for commercial photography, we require you to provide a certificate of insurance (COI) to us as part of our contract agreement with you.

Resort feel, fully equipped kitchen, and comfy beds. 15-30 minutes to main attractions, Kalahari, Great Wolf Lodge, Mount Airy Casino, Crossings Outlets, Camelback and Jack Frost/Big Boulder. Get close to nature with hiking close by, as well as deer, squirrels and fresh clean air on the deck! We aim to provide a 5 star experience and hope you enjoy your stay! The space The cabin is in a quiet neighborhood very near the lake. From the front deck the lake is often visible through the trees and lake access is about 100 yards down the road. We have made it somewhere we love to go with our family and friends and we hope you enjoy it as well. House decor is modern and the air is fresh. We love to sit on the porch, and watch the deer and squirrels that are abundant in the area. The kitchen is fully equipped with pans and utensils, plates, glasses, etc. The propane grill is great for the perfect BBQ on the deck. Linens, blankets and towels are provided. 1 Bedroom downstairs with a queen bed, 2 bedrooms upstairs (bunk room, and queen bed). 2 full bathrooms give plenty of space for multiple people to get ready at the same time. Includes washer/dryer for ease of keeping stuff clean on longer stays. House has the fastest internet available in the local area, so taking care of work/school is never an issue. TV' s are both smart TV's, equipped with Netflix and ready for you to use any other streaming services you have. Plenty of board and card games to keep you entertained. Also, we have been bringing our kids since they were toddlers, but if you are uncomfortable with heights (loft) or steep stairs, this house has both.
