We welcome responsible guests, however, if the majority of the adults in your group are under 25, we require an additional refundable damage deposit of $750. Extended Stays To keep the home comfortable and well-maintained, reservations longer than 7 nights include a required weekly cleaning every 7 days for an additional cleaning fee. We’ll coordinate timing in advance to ensure minimal disruption. Back Glass Sliding Door: Please keep the sliding glass doors closed AT ALL TIMES after leaving and entering the home to prevent insects/wildlife from entering the home and for safety reasons. Before leaving the home or going to bed, please make sure you lock the sliding glass doors. Try to open it again after locking and make sure you are not able to open Pool and Spa: • Pool is serviced once a week. As this is an outdoor pool, it’s normal for some leaves or debris to appear between cleanings. This does not indicate the pool is unclean - rest assured, all necessary chemicals are properly balanced and the filtration systems are regularly maintained for your safety and comfort. • Extra fee is charged for heating the pool. $150 for the first day, $100 for 2nd day, $75 for additional days. Guests cannot have exclusive use, build structures, or leave personal property unattended. Guests must comply with all USACE rules and host is not liable for injuries on public land. No motorized vehicles allowed on public land/lake. • Neighbors’ Property Lines: Our Neighbors’ property lines go beyond their fences. The wooden posts outside the fences mark the properties’ bounderies. Please don’t tresspass our neighbors’ properties. Fire Extinguisher: Fire Extinguishers are available and placed close to the kitchen pantry and the shed close to the fire pit. Regular Maintenance: • The pool technician comes on Wednesdays and accesses the area through the backyard gate. • The landscaper comes on Thursdays. Quiet Hours: To respect our neighbors, please keep noise levels down during 10:00PM-8:00AM. Furniture and Lights: Moving of furnitures is prohibited. Messing with the fireplace and string lights and supporting poles will incur a fine of $500. Smart Devices: Tampering with WiFi and smart devices will be fined $500. Smoking: No smoking of any kind is allowed on the property, indoors or outdoors - this is strictly prohibited. A violation will incur a $500 fine. Security Cameras: For security, we have exterior cameras installed. One on the front door overlooking the yard, one in front of the garage facing the driveway, and another one on the back outdoor deck overlooking the backyard. Wildlife and Pest Control: The home is in close proximity to the lake and green/wooded areas. Even though our pest control services go out to the home at least once a month, you might encounter wildlife and insects. Thermacell lamp with strips are provided (instructions on the guide book) to repel insects. Please use it as you hangout in the backyard especially at night. House Rule Violations: Any violation of the house rules can result in the cancelation of the reservation with no refund to the guest and loss of any security deposit.

It is thoroughly cleaned between every stay and carefully maintained — but it is not a newly renovated or hotel-style property. We believe in full transparency so your stay matches your expectations. Interior & Surfaces Countertops have minor permanent discoloration from years of use. This is a material characteristic, not a cleaning issue. Hardwood floors and carpets show natural wear, minor paint marks, and have not been recently refinished or waxed. They are clean but carry the patina of an older home. Most of the walls are recently painted but unpainted walls have minor scuffs and marks consistent with a long-term family residence — cosmetic only. Bathroom grout and caulk show age-appropriate darkening; the space meets hygiene standards but is not cosmetically pristine. Appliances & Fixtures Appliances are fully functional. Some hard-to-reach interior crevices may show minor surface oxidation or discoloration. These areas do not contact food and present no health concern. Fixtures and hardware reflect the original 2007 construction — functional but not recently updated. Outdoor Space The backyard contains a large bare dirt area with no grass coverage. This is a permanent landscape feature, not the result of weather or neglect. Please review outdoor photos carefully if this matters to your stay. This home is a great fit for guests who value comfort, cleanliness, and honest value in a real family home. This home may not be the right fit for guests expecting a hotel experience, freshly renovated finishes, or a pristine new-construction aesthetic.
