This home is situated in a nice community with a club house that has a large pool, gym, cinema, computer games room and pool tables. What more could you need, once you've stayed here you'll never want to go anywhere else. Welcome home to this 4 bedroom 3 bathroom resort vacation home. The open kitchen features all necessary appliances to enjoy home cooked meals while away from home. There master bedroom on the first floor with full ensuite bathroom features a queen size bed. 3 additional bedrooms, two of which have queen beds. The fourth room features a Mickey themed room with two twin beds. Spend your days lounging by the pool which has a heatable spa. Best of all you will get sun mostly all day as the pool is South facing ! Enjoy Florida's natural beauty while enjoying your privacy. We kindly remind you that this is a self catering vacation rental. You'll be provided with some starter dishwasher tabs, hand soaps, toilet paper and trash bags. Any additional consumable items such as the items just mentioned, shampoos, laundry detergent, paper towels, trash bags, etc. are the guests responsibility. Feel free to contact us if you have additional questions about these items.The minimum booking age of the lead party must be at least 25 yrs old. We also do require all loose trash be bagged in 13gal bags and placed in the bin for collection prior to departure. If you did not request pool/spa heat when placing your booking and would like to add this service, please contact us at least a week prior to your arrival, as most pools take up to 24-48 hours to heat from the time it is turned on. If you arrive and wish to add this service, there is a USD 50.00 call out fee in addition to the daily pool/spa heat fees. Gas pool heaters is $40 per day plus tax. Electric pool heat is $30.00 per day plus tax. Pool/spa heat has a 4 consecutive day minimum. Pool heat is set between 83°F and 86°F. We are unable to adjust this setting. If the temperature is in this range and it is not comfortable for you, the only option would be to turn the pool heat off. There are no refunds provided when this situation occurs. Spa Heat If the home has a spa, you must purchase pool heat for it to be warmed. The spa can only be heated by the pool heater. If you purchase pool heat, the spa can only be heated to 100, as the spa is not a hot tub. Pool Heat and Extreme Low Outdoor Temperatures All pool heaters have electrical/mechanical components, which automatically shut off if the outside temperature drops below 50°F. This is a protective mechanism to prevent the pool pump from breaking by over exhausting to compensate for the cooler weather. In this case, the water temperature will indeed fall. Heat will automatically restart once the outside temperature reaches 50°F. Please note there are no refunds provided when this situation occurs. Pool/Spa heating is only available Oct 1 through April 30th. No Smoking: Smoking of any kind is not allowed on the property (including Vape). A cleaning fee of USD 350.00 plus tax will be assessed to any guest violating the smoking policy to cover extra costs for sanitizing the home. No Pets: Pets are not allowed in the home. If a pet is in the home, the guests will be asked to vacate the property without a refund. This vacation pool home is a 4 bedroom, 3 bathroom detached single property that can accommodate up to 8 people comfortably. From the over-sized pool deck with the very attractive and large pool, enjoy the view onto the conservation area with small pond. The space This Excellent Vacation Home is of the Excellent Superior category. The villa is situated in a quiet cul-de-sac (no through traffic) in St. James Park, right off South Poinciana Blvd. All major theme parks like Walt Disney World, Universal Studios and Sea World are within easy reach. Just like the many world’s best golf courses Central Florida has to offer. There are supermarkets and dining nearby. Everything you could possibly need really is close at hand. This villa offers free high-speed internet (Wi-Fi) plus free local and long-distance calling within the United States. The 2 story villa has many extras to make your stay very enjoyable. It has been furnished to a very good standard. When entering the villa the living room with comfortable sofas is on your left. The formal dining room is on your right. Straight ahead you step into the family room with cable TV and to the right of that room you will find the semi-open kitchen and spacious breakfast nook, seating 6. In the rear on the left side of the villa you will find the Master Bedroom with King Bed, flat-screen TV with DVD player, plus walk-in closet and the en suite bathroom with dual vanity, walk-in shower, large garden tub and toilet. On the right side of the villa you will find the second bedroom with Queen Bed, TV and closet, plus another spacious bathroom with dual vanity, walk-in shower and toilet. This bathroom also offers direct pool deck access. This is a very convenient feature; it allows you to walk-in and out from the pool deck right into the bathroom to take that quick shower and find your towels after those refreshing swims. The other two bedrooms are upstairs. The first bedroom to the right has a Full bed, closet and bathroom with vanity, shower and toilet. This bathroom is shared with the other bedroom, which has a bunk bed sleeping 2 younger guests. Last but not least, you will find upstairs another family room with TV, plus access to the screened balcony, offering a wonderful view onto the pool and surrounding area. All bedrooms and the family room have ceiling fans. The open kitchen is very well fitted. It includes a full size oven, built-in microwave, large fridge-freezer with ice-maker, waste disposal unit and dishwasher. There is also a full range of electrical appliances and utensils – pretty much everything you could want in your home away from home. From the family room and the two downstairs bedrooms, you have access to the heatable pool. Pool deck chairs and sun loungers allow for late night, pool side relaxing. (We do not provide any refunds for this) Hot Tub: The hot tub heat is free of charge and is automatically set to 102 degrees Fahrenheit but only when the jets are on. There is a override switch near the screened door that will turn the jets on for the time selected. It will take about 10-15 minutes (Sometimes longer in winter months) for the spa to get to temperature.

Spa Heat If the home has a spa, you must purchase pool heat for it to be warmed. The spa can only be heated by the pool heater. If you purchase pool heat, the spa can only be heated to 100, as the spa is not a hot tub. Pool Heat and Extreme Low Outdoor Temperatures All pool heaters have electrical/mechanical components, which automatically shut off if the outside temperature drops below 50°F. This is a protective mechanism to prevent the pool pump from breaking by over exhausting to compensate for the cooler weather. In this case, the water temperature will indeed fall. Heat will automatically restart once the outside temperature reaches 50°F. Please note there are no refunds provided when this situation occurs. Pool/Spa heating is only available Oct 1 through April 30th. No Smoking: Smoking of any kind is not allowed on the property (including Vape). A cleaning fee of USD $650.00 plus tax will be assessed to any guest violating the smoking policy to cover extra costs for sanitizing the home. No Pets: Pets are not allowed in the home. If a pet is in the home, the guests will be asked to vacate the property without a refund. A cleaning fee of USD $450.00 plus tax will be assessed to any guest violating the pet policy to cover extra costs for sanitizing the home. Game room with pool table, skeet ball, foosball table and a gaming system with hundreds of old favorites like Pac Man and Mario Brothers. 4 bedrooms and 3 bathrooms. Fully equipped kitchen and an outdoor grill makes preparing meals a breeze. Flat screen TVs in all 4 bedrooms and living room. We also have beach chairs, cooler and other beach equipment. The space We have 2 bicycles for guest use. The community also has a playground, basketball court, outdoor exercise equipment and tennis court. Guest access The entire house and pool are available for your private use. All of the property is for your use. There are fishing poles available in the game room if you care to fish in the lake behind the house. Other things to note Pool heat is available. It is $25 a day with a five night minimum. It must be ordered at least 3 days in advance. It takes a day to heat up the pool. If staying 2 nights, pool heated is $60. This requires a 3 day notice also.
