The main lodge and cabin are included in this listing, with your own private access to the pool area and woods. Bedroom 1 and bathroom 1 are the upstairs east main suite. Bedroom 2&3&4(4 is a walk through room with the twin trundles) are in the upstairs west wing and share bathroom 2 Bedroom 5 and bathroom 3 are the downstairs main suite Bedroom 6 is downstairs and does not have a private bathroom - the half bath is right outside the bedroom door. A covered outdoor game room is conveniently located off the kitchen with ping pong, pop a shot basketball, and foosball table. There is a billiard table in what we refer to as "the little bar", and is just off the living area of the lodge with a gaming table and electronic dart board. A hot tub is available adjacent to the resort style pool (not heated), complete with floats and toys for the kids to enjoy while the adults enjoy a beverage poolside on the covered lounge area with outdoor couch and chairs. Two creeks converge on the back several acres of the property which is designated a natural wildlife habitat as it provides food, water, and shelter for many natives species of plants and animals such as river otters, raccoons, gopher tortoise, bobcats (which are slightly larger than the average house cat), a wide variety of fish, and of course the florida alligator. Other things to note We do our best to think of all the little things, but please think of any essentials you can't live without and bring them along for your stay. If you would like to host an gathering with more than just the overnight guests, we will discuss and request an additional fee. The property has plenty of parking and is meant to be enjoyed by groups as there is no risk of disturbance with this large and very private property. Pets are welcome, however we will request a deposit and records for flea and vaccine treatment (we love animals but have had some issues, so are trying to continue allowing, but need to take precautions). Whether your days are filled with beach time, boating, sunset cocktails, or simply relaxing poolside, this home makes it easy to do it all. Anna Maria island is a family community and the city imposes a strict noise ordinance. Please adhere to our good neighbor policy and observe the local quiet hours between 10 pm and 8 am. No loud music or use of the pool is allowed during these hours along with any other noise which may disturb the neighbors. This home provides off-street parking for up to 4 vehicles. Other things to note We generally require a minimum stay during the high season. We are more flexible in the off season so please send us a message if your dates appear unavailable. We may be able to accommodate you! Housekeeping will provide a starter supply of toilet paper, soap, and garbage bags but guests will likely need to replenish the supply during their stay. Our cleaning fee includes a professional linen service. When you stay with us you can rest assured that you will have high quality linens such as those at a fine hotel. We also provide plenty of luxury bath and beach towels. A note about “hot tubs” and “spas” Please be aware that the advertised hot tub and/or spa is a section of pool that circulates water from the pool with relaxing jets and warm temperatures. This type of hot tub is powered by an electric heater and will usually reach temps in the high 90s or more, depending on the outside air temperature. Spas do not run continuously and may not achieve the high temps of a standalone or commercial hot tub. Spas do not heat automatically when not in use. To activate the spa and begin the heating process you must turn it on with the control panel and wait 30-45 minutes for the maximum temperature to be reached. The spa will turn off automatically but you can push the button again to reactivate it. As with all pool and spa heat, at times when the ambient temperature drops too low (50’s and 60’s) the heaters will be unable to operate. Beach Boutique is not responsible for failure of equipment due to such uncontrollable circumstances.

By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. 4. Pets are only permitted with prior approval and upon completion of the Pet Addendum to the rental agreement. An additional pet fee does apply. 5. All items in the home and on the property, including DVD's, CD, books and games are intended for entertainment and enjoyment of the guests while staying at the house and are not to be removed from the home or property.
